"I have a 15-year relationship with this client, this is actually my third project with them. This is their forever home." CI founder and Principal, Michael Miller, walked Haute Design through this unique and comprehensive project.

Located in Chicago's prestigious Lincoln Park area, this initially unassuming home offers so many unique and custom aspects that very few, if any, Chicagoans can brag about. Thanks to its generous double-long and double-wide lot, there was plenty of space for Michael and his design team to consider. Centaur Interiors executed this entire project from conception to the final decorative details. This includes build, architecture, design and even artwork.

"There are not many indoor/outdoor living situations in Chicago," Michael added. "But because their home has this unique backyard space, we wanted that to be integral to the design. We tore down the original sunroom and built a new one made entirely of glass, where all the sliding door systems open up to this back courtyard."

The unique millwork and lighting seen in the borders of the courtyard is meant to resemble artwork. Since this part of the exterior is visible from the kitchen and sink, CI's design team thought it would be great for the residents to see something beautiful year-round.

"The clients are big cooks," Michael continued. "So, the kitchen was the centerpiece of the home. We created a centerpiece kitchen that's made for two people to comfortably work together. I believe there is a six or seven-foot galley dual tap sink, which allows you to work side by side. Directly alongside that is what we call the baker's kitchen with its own sink and dual oven. Additionally, there's a bar area for glassware, wines and spirits. We broke the kitchen down into three spaces which allow for simultaneous and undisrupted entertainment."

Being one of the focal points of the home, it was fitting that the kitchen be so perfectly symmetrical. In fact, throughout the entire home, the concept of symmetry was of utmost importance to CI's design and architecture teams. This symmetry provides a harmonious sense of balance which can not only be seen, but felt. Another great example of symmetry lies within the master bathroom.

The wall where the master bed sits is the same in which the master bathroom's vanity is located. This allows for a seamless design which considers two separate entries for him and her in their corresponding sides of the bathroom and closets as well. While there is a his and her portal to the bathroom, the hand milled stone, shower and tub remain dead center of the bathroom to ensure that sense of symmetry.

The more details and visuals revealed about the home, the more it becomes apparent that CI's work does not merely have to do with the beauty and luxury of a home, but the practicality of the home as well. This residence is a perfect example of that. The several tailor made, bespoke pieces is just further proof that everything about the design of this home had the residents in mind.

For example, the view from the staircase will reveal a custom made light fixture which hangs from the third story of the home and perfectly dances throughout each level, undisturbed. The dining room is another great example of Michael's extensive knowledge of the family and their lifestyle. Considering that this family loves to entertain, the dining room table was designed to sit as a single unit, or it can become two separate pieces depending on the occasion.

In other words, this family's fingerprints are reflected throughout the entire build and design of this home. However, do not think this to be the case just because Michael and his team have an existing rapport with the clients. CI makes sure to learn as much as possible about their clients' needs, lifestyle and more in order to design their perfect home.

"We included a smart home system which grants the residence total control over their surroundings and prevents what I like to call, 'wall acne'," Michael added. "The smart home system does not have too many switches and yet it controls, HVAC, lighting, floor heating, as well as the corresponding room's electric devices such as TV, music and more."

Kirk chose to highlight a beautiful Ivey Design Build project which exemplifies the one-of-a-kind work the firm consistently delivers.

Haute Design: There is a wide range of natural elements throughout the home. How do you go about using outdoor elements and making them fit so naturally inside a modern home?

Kirk Ivy: The protagonists of this project were always the sea and nature. From the very beginning the architect in charge wanted to make sure that nature would be a big part of the project's structure and theme. Being on the seventh floor, the ocean is the primary focus. Limestone was used throughout the floor to mimic the sand so that there would be a continuous dialogue between the sea and all the finishes, materials and tonalities.

HD: What really adds to the natural aesthetic is the quantity of natural light seen throughout several spaces in the home. Was this something the client required?

KI: The privilege of natural light was something we had to take advantage of and accentuate to the fullest. We worked very closely with our client to find the right location for his home, where he would properly be able to rest and find peace. Natural light was always something we strived to find and, in this case, it became a major ally for us.

So much so, that we were able to add an interior window into one of the bathrooms, where the user could appreciate the sea, light and nature, despite being this being inside a bedroom and not adjacent to the perimeter of the building.

HD: The art pieces and accessories seem to do most of the leg work when it comes to bringing in color to the home. Was that by design?

KI: The art selection was a collaboration between the client, his wife and daughters. Each piece was selected to bring life to the home in its own way depending on its location and the story behind it. For example, "The Mulucans" by Hunt Slonem, which is located in the master bedroom, brings nature into the room. The master bedroom is on the west side of the apartment, where you have a view of the street and plenty of trees. The inspiration was that the parrots from the piece came from the trees outside to rest on branches inside the room - to bring their music and color indoors. Additionally, we chose to not hang this piece, but rather, we designed a shelf to support it and act as a branch for the parrots.

HD: What was the most unique or challenging aspect of this project?

KI: What makes this project unique is that we were able to maintain the same design language in all areas of the house, with the same architectural details. For example, on the baseboards, ceilings and walls, there is a consistent half reveal detail. This can also be found throughout the millwork, cabinets and doors. This was the most challenging and fun aspect about this project. It pushed us to guarantee the space felt larger and more harmonious.

As we just hit the end of Q1, do you have a short update you can give on your unique market?

The luxury real estate market continues to explode in the prime neighborhoods from Hollywood to Malibu. Q1 sales of $10M+ are up 28% year-over-year, while sales of $20M+ are up 108%. In the last week, we have sold two properties prior to photography or broker tours because of the historically limited inventory and buyer demand! The probability of rising interest rates is causing everyone to invest NOW. A recent article in the Wall Street Journal featuring real-estate economist Ralph McLaughlin suggests that retrospective annual inflation in the last month is 8.5% and prospective annual inflation is 15.4%, at that rate a 5% loan sounds cheap and the smart investor will realize that. It is the best seller's market that I have seen in my career. We need listings in order to satisfy our tremendous buying clientele! Now is the optimal time to request a confidential consultation, market evaluation, or preview off-market listings.

My Q1 observations include:

• During the pandemic over the last couple of years, the New York real estate market hasn't been as impacted by foreign buyers as it has in previous years, but he anticipates that European buyers will be attracted by the stability and demographics of U.S. real estate, and he expects a new wave of foreign buyers entering the market.
• International buyers are mostly from Canada, Israel, China, South Korea, and India.
• With the Euro remaining strong against the USD, it costs less for Europeans to buy in the U.S., and New York real estate should benefit from this discount.
• We saw strong volatility and losses in the stock market because of the conflict in Europe, including dips in the cryptocurrency market.

Despite the pandemic-stressed economy, real estate assets in Manhattan sustained liquidity and the shortage of inventory didn’t overly affect this. Currently, Manhattan and the southern metropolitan areas of New York are offering great opportunities for investors. The real estate market has always remained a haven and a hedge against risks that result from an uncertain economy.

I think this year and 2023 will be one of the greatest years for real estate in Manhattan, as New York has positive news with a new Mayor and a new Governor joining forces to clean the city and make a positive impact on people who are coming back to their offices and places of business.

In Newport Beach, the number of listings and closed transactions has increased since the beginning of Q1 as we enter the spring season. The number of days on market has continued to decrease. Although there is more inventory, homes are still selling very quickly due to the high demand.

We’ve seen both differences and similarities in comparing the first quarter of 2022 to that of 2021 on St. Croix in the US Virgin Islands.

By the end of the first quarter in both 2021 and 2022, there were 43 residential closings. As of the end of Q1 2022, there were another 93 homes under contract. The big difference between this year and last year is that there were only seven homes that sold over one million dollars in Q1 of 2021, and this year there have been 11 residential properties over $1million that sold in the first quarter of 2022. The real stand-out number is that there were 21 properties over $1 million under contract within the first quarter. Just to put this in perspective, there have been years where we have had just one $1 million home close. So having 30 homes that are a combination of closed or under contract that are in that range is really completely new to our market.

I always knew St. Croix was a gem; that’s why I moved here over 40 years ago and made this wonderful island my home! Now the rest of the world is setting their sights on St. Croix and our stats from the first quarter of 2022 reflect that!

Atlanta has very little inventory at the end of Q1. Property pricing is inching upwards as demand is high for homes in the greater metro area.

The Sarasota Market ends the first quarter strong! The number of properties sold in the first quarter of this year compared to the same quarter of 2021 is substantially down. However, prices are up! The number of sales is down only because of the lack of properties available for sale.

With the current low inventory of homes and strong demand, there will continue to be upward pressure on prices. At the same time, we are also seeing other market forces at work including interest rate increases, the situation in Ukraine, and inflation which may play into demand as the year evolves.

Coming out of the first quarter of this year the Aspen area is showing no signs of slowing down. Pitkin County which encompasses Aspen, Snowmass, and winds through Basalt and as far down to Redstone, has seen an increase of 11.6% in sales over 2021 so far. We have seen a decrease in transactions which means the median sales are higher in sale price.

The average sales price for a single-family home in Aspen is approximately $17 million, a change of 40% increase over 2021.

The average price of a single-family home in Snowmass is $5.75 million, an increase of 11% over 2021. This used to be the median sales price in Aspen not that long ago.

Interval sales, fractionals have seen a significant jump of 90% over 2021 with sales so far for this year being over $21 million. It has been a vehicle for those wanting to get into the Aspen/Snowmass Market to do so at an entry level of hundreds of thousands vs millions. For those traveling around the world, it also gives the purchaser more options with the networks in various locations.

Two things are brewing at this time in our area that could have rippling effects on the real estate market here. A building moratorium has been extended for another two months and the City of Aspen is reviewing the short-term rental. Depending on how they proceed with changing the current environment of either, there may be opportunities that open up for those waiting on the sidelines to purchase a property.

The prices for single-family homes in my market have increased 73% while the time on the market has decreased by 40%.

The luxury real estate market along the coastal Palm Beaches remains as strong as ever. Even with rising interest rates and a recent war overseas, there's still fear among many buyers of missing out on the next opportunity - and they're willing to get what they want at any cost. Many of my clients are perceiving their need to overpay as simply a part of doing business in this hot market. While our median sales price has jumped almost 20% since last year, when you compare the shift to other luxury markets, the Palm Beaches remain an exceptional growing value.

The market was and is still hot, with continued inventory shortages in the luxury and ultra-luxury markets as well. Bidding wars were prevalent in Q1 2022, rising to new record levels. The recent rise in mortgage rates may decelerate the frenzied sales pace a bit bringing more inventory to the market, but supply will still be low. As released by our Q1 2022 Elliman Reports for the Florida sales markets, produced in conjunction with Miller Samuel, South Florida inventory was at a record low of 7,906 units, historically down from an average of 27,000 units from 2017 to 2019.
“Demand is driving the Miami real estate market and the lack of housing supply continues to fuel property appreciation and record sales,” MIAMI Chairman of the Board Fernando Arencibia Jr. said. “Until we see new listings outpace active listings consistently month over month, our market will continue its current trajectory even in the face of increasing interest rates. Homebuyers with positive cash flow, strong jobs, and high equity are relocating to live in South Florida. The shift to working-from-home, Miami’s fintech expansion, and Miami’s stature as the No. 1 U.S. destination for global homebuyers continue fueling demand.”

As released by the Miami Association of Realtors Miami-Dade County total home sales rose 5% year-over-year in March 2022, from 3,751 sales to 3,939. The 3,939 sales rank No. 3 among the highest sales months in Miami history, trailing only April 2021 (3,960) and June 2021 (4,057).

Haute Design: How important is outdoor residential design for your clients?

Norma Galella: Because South Florida's weather is great all year long, a thoughtfully designed outdoor living area is just as important as the interior design of a home. Our clients are always asking us to come up with innovative solutions that provide the best use of their backyards, and in this market, every square foot is prime real estate.

HD: What are some of the most important aspects of outdoor design?

Gaston Galella: The most important is designing beautiful and functional spaces based on the client's needs. We start by asking some important questions: 'Is there a need for a separate multipurpose house for guests or other uses? What is your entertaining style? Do you want a fully-equipped outdoor kitchen or just a small kitchenette? What kind of landscaping do you prefer? How many shaded areas will you need for outdoor dining and lounging?' HD: Does the exterior of a home need to match the interior? If so, how is this done?

NG: We approach the outdoor design in the same way we approach interior design - by getting to know the client and letting their style and experience guide us. The interior of a home needs to express a cohesive story, but each space can have its own personality. This same concept applies for outdoor areas. Nature plays a big role, but you should still bring some of your interior style, colors and textures for a seamless transition.

HD: What is your favorite aspect of outdoor design?

NG: We love to provide a comprehensive design package. To have the opportunity to marry our interiors with exteriors is exciting. Our clients benefit tremendously, not only by hiring our full concierge turnkey services, but also by allowing us to design their entire home. This way, all they have to do is relax and enjoy their beautiful spaces.

HD: What are some tips to have in mind when designing outdoor spaces?

GG: The type of materials for outdoor spaces are very different from indoor spaces. That's the first thing to keep in mind while selecting furniture and finishes. Always ask if the material you are considering is suitable for outdoor use. This will depend whether pieces or materials are under shade or completely exposed to the elements.

The real estate market is constantly changing. At any given time, buyers and sellers may have more questions than answers. In the spring of 2022, many Miami residents are wondering when the housing market will balance out.

What is a balanced market?

First, it’s important to understand what a balanced housing market looks like. Whether it’s a buyer’s market, a seller’s market, or a balanced market has everything to do with the “months supply of inventory” or MSI. To determine the MSI, an individual must estimate how long a home will be on the market before it is sold or absorbed based on the homes currently being sold in the area. The absorption rate is the number of homes sold in a year divided by twelve.

In a buyer’s market, it is estimated that there is more than six months’ worth of inventory. When there is less than six months’ worth of inventory, it is assumed to be a seller’s market. A balanced market is said to occur when there is an estimated six months’ worth of inventory.

When will the Miami real estate market balance out?

Miami is currently experiencing very low inventory, as is most of the country, therefore making it a seller’s market.
“In recent years, it has become very tricky to predict when ‘balance’ will finally occur. However, indications are leading to the possibility of a balanced market by the end of this year,” says Miami Signature Homes President and top producer Mauricio J. Barba.

How has the COVID-19 pandemic affected the Miami real estate market?

At the beginning of 2020, when the COVID-19 pandemic started, national real estate experts projected that the housing market would enter into a depression. Seemingly in defiance of those expectations, by the summer of 2020, the housing market was booming. This phenomenon drove inventory down 32% when compared to pre-pandemic levels.

Locally, Miami experienced some of the highest housing cost increases anywhere in the United States, as reported by CBS4 Miami. Miami has always been attractive to Latin American and European investors, but more recently COVID restrictions in other parts of the United States, and the now ubiquitousness of remote work, have driven up costs as Americans look to relocate to the Magic City.

“They started coming to South Florida in droves,” said Jennifer Wollmann, board chair of the Miami Association of Realtors.

With buyers outnumbering homes for sale, Covid-19 has affected both supply and demand despite inflation rates. Prices in December rose by 29% in Miami-Dade, and by 18% in Broward according to the Miami Herald. Additionally, due to the high demand, buyers had no choice but to offer the listing price if they wanted to acquire a property.

Prior to lockdown restrictions, a poll conducted by Fannie Mae, showed that only 25% of homebuyers thought it was a good time to buy a home, compared to 69% who were convinced it was a good time to sell. A more recent poll showed individuals appeared certain that home prices would go up over the next year and they expressed increased concern about job stability than in the past reports.

“COVID has flipped our life upside-down, disturbed many aspects of everyday life, but the housing market had exceptional performance,” Lawrence Yun, chief economist of the National Association of Realtors, told FOX Television Stations.

Is the Russia-Ukraine Situation Affecting the Miami Real Estate Market?

Another worrying aspect for sellers and buyers is undoubtedly the situation in Ukraine and its effects on housing in the United States. The effects of the Ukraine crisis certainly are impacting oil and energy prices. Until now, we haven’t seen changes in real estate. However, if those energy prices remain elevated for a significant period, the potential effects may hit the housing market. In other words, higher energy prices could make consumers even more apprehensive about making big purchases.

Elevated oil prices, material shortages, distribution delays, and increased shipping costs, all ultimately affect construction prices. Some commodities for new home construction have reached record-high price levels, making experts believe home prices will rise by as much as 22% this spring. In addition, the lack of construction materials has created a new-home construction supply gap of 5.8 million houses as of February 2022.
Although the situation in Russia and Ukraine is creating significant uncertainty, experts are reluctant to change their forecasts for the spring housing market, as the future is more unpredictable than it was before.

“Currently, we are all concerned with Ukraine/Russia's effect on our hyper-local market, but at this moment it doesn’t seem to have noticeably affected the housing market. Prices remain high and buyers are paying, generally speaking,” said Barba. “Even so, the market is continuing to change very quickly making it more important than ever for buyers and sellers to work with a real estate professional to navigate these changes.”

According to industry insiders, changes in inventory aren’t projected to change in Miami in the near future. However, interest rates are already on the rise, which will affect the market.

Hafsa Burt recently gave Haute Design an insider's look at her Terra Glen project in San Jose, CA.

Haute Design: How did the Terra Glen renovation project come about?

Hafsa Burt: This multi-family asset was being repositioned and I knew one of the new owners. He expressed interest in allowing me to take a look to see what can be done to modernize the building. We got together with their marketing team to make sure goals were aligned with their vision and worked closely with them, every step of the way.

HD: What is the biggest challenge when approaching a project of this scale?

HB: Projects such as these are usually occupied, therefore design and construction need to be flexible to work around the occupants. Such assets are also dated for building code requirements and need to be carefully analyzed for upgrades relevant to current codes and regulations. And then of course, aesthetics are addressed.

HD: What are some of the ecologically-friendly practices utilized throughout the project?

HB: We used materials throughout that have a low carbon footprint and don't off-gas, creating a healthier indoor air quality. Fresh air, natural light and ventilation were also key factors in design. We specified bamboo cladding, which is a carbon-capturing material and has shown great resilience compared to tile and looks fantastic on the exterior.

HD: What were the main goals throughout the renovation? What needed the most improvement?

HB: As briefly mentioned before, assets like these, which have been around for decades, require significant building code upgrades to make sure the building is safe for occupants. There are complex layers that start with a detailed analysis of existing conditions while maintaining contingencies for unexpected surprises during construction when walls are demolished, etc.  After the initial analysis, a plan is laid out to address code issues and solutions are discussed with the clients while keeping in line with their vision and making the space aesthetically appealing and contemporary.

Duoma Atelier recently shared a wellness study regarding the increasingly normal trend for companies to allow (sometimes prefer) employees to work from home. The following are some of the key concepts that promote a healthy home office with wellness at the forefront.

Air

Since we spend most of our time indoors, the air quality of our buildings is extremely important. There are easy ways to improve the quality of the air you breathe at home. A good place to start would be to make sure that the HVAC unit filter has a high MERV rating. The Minimum Efficiency Reporting Value is a measurement scale which reports the effectiveness of air filters.

Other than that, the next course of action would be to add an air purifier to rooms which you use most, including bedrooms, and in this case, home offices. Adding indoor plants also contributes to air purification.

Comfort

Above all else, your home office should be a comfortable environment which allows you to work in peace. It's recommended to invest in a good pair of noise-cancelling headphones - you won't regret it. If you share a home office, or if your home office is located near a space in the house which tends to be noisy, a great idea would be to add materials such as carpet, felt or fabric-wrapped panels in order to absorb sound.

When it comes to lighting, it's a good idea to have a variety based on different uses and needs. General lighting ought to be considered as the first layer, accompanied by individual desk lamps for personal use. When taking zoom meetings into consideration, good illumination is a huge facet of any great home office.

Mind

Mental wellness and physical wellness are equally important and they go hand in hand. Natural light should be at the top of the list when it comes to working from home. Try incorporating views to the outside or at least set up your office in a room that has windows to help with your circadian rhythm.

Next, add items that stimulate the senses. This can be through aromatherapy, a speaker which can emit sounds of nature in the background, or even some form of a miniature Zen Garden. The idea is to provide your mind with sensory cues to remember to breathe and relax from time to time.

Water

Hydration is key to your overall health. However, drinking the appropriate amount of water for your body can be easier said than done. While a brief walk to the kitchen can be a good break from work and good way to avoid staying stationary for too long, it's a good idea to keep a water station nearby within your home office. Consider it a visual cue to remind you to stay hydrated.

Movement

There are several ways in which your home office can be designed to promote wellness. Investing in a good ergonomic chair is a good place to start in order to promote good posture when you work.

But it doesn't stop there. Research shows that remaining seated for extended periods of time is just as dangerous as smoking. An adjustable standing desk has become popular for good reason. They have been proven to promote mobility, aid prevention of back pain and regulate blood flow.

Dorothy Alon is the founder of prominent Los Angeles-based design firm, Sophea Interior Designs. Dorothy has previously explained what sets her firm apart from other firms in the industry. Sophea Interior Designs is an all-encompassing firm with a holistic approach an exceptional attention to detail. Recently, Dorothy took time from her busy schedule to discuss modern design with Haute Design. What is modern design, anyway? Dorothy provided her fascinating perspective on this and more.

Haute Design: Does modern design equate to minimal design? If not, why do you feel so many people think out does?

Dorothy Alon: To each their own. As with everything in design, each person will have their own conception of what modern entails. Minimalism originated in the midcentury as a result of the Bauhaus movement, where less became more. Through the years, I think people started to want to care for less. So fast forward to the 2000s, and particularly toward the past 15 years or so, things changed drastically as far as construction is concerned. There are more metals involved, engineering has drastically advanced, and in turn, become more complex and we are now able to create far greater expanses and openings. This leads to larger windows and doors.

Construction has plenty to do with it because now, architects are able to plan way beyond their dreams in comparison to the past, where supplies and techniques were much more limited. So due to advances in construction, the exteriors of these houses are almost completely made of metal and iron. This allows architects to create openings of 20 to 30 feet.

Additionally, the contribution of television and social media cannot be overlooked. Clients used to come to you with maybe two or three reference images, whereas these days, they have 30 images at the ready because they see these pictures from all around the world and they want that openness and that space.

However, with that openness and the lack of walls, comes plenty of issues. Most of the issues come in the form of storage. Because now, your home does not have walls, it has no room for shelves or places to hang your art. Back in the day, your kitchen would be hidden and with it, any mess you created would go unnoticed by any guests you may have. Now, your kitchen is open for all to see in the living room. So, it's difficult to host if you have a family because everything is exposed. So, not everything that came as a result of this modern design was necessarily positive.

Clients who come from traditional homes to modern homes run into problems all the time. If you collect art for example, no we need to start discussing how to hang your pieces from hooks and all of these elaborate systems because your new home is all window. This is not to say that there aren't solutions to these problems, but most clients do not even consider this beforehand.

HD: Do you think the average conception of a modern homes has changed, especially after considering all of our relationships with our living spaces over the past year and a half?

DA: If anything, I think most people realized they don't need that much. People have learned to make their spaces accommodate to their lifestyles rather than the other way around. For the most part, when clients say modern, they are thinking of an open floor plan and clean lines. And yet, most clients ask for a 'warm modern.' Because a minimalist home, does not feel like 'home' to most people. So, they do not necessarily want a modern home. Because if the exterior is this shell of a minimal, Bauhaus home, but the inside has traditional furniture, with stucco, and curved and cozy furniture, it's not a cohesive idea. The inside has to communicate with the outside. It's all about feeling.

HD: Is there such a thing as a timeless home?

DA: When you say timeless, I believe you mean classic. It's something I tell my clients every time, when talking about exteriors, "Go for the classic." To me, classic is comprised of anything from the beginning of the 20th century, until the '80s or '90s. Classics will still look great 20, 30 years from now, but more importantly, they work. All of these design homes from the past century, they might be updated with new colors and textures, but their shape remains the same, because it works.

Guimar recently completed a unique project involving a renovation of an athletic rehab and recovery facility in South Florida.

Haute Design: How did a project to design a gym come about?

Guimar Urbina: One of my family members decided to open his own facility for rehab and recovery. It was a very challenging project since we only had 30 days to complete the entire renovation and to receive the fixtures, equipment and furniture.

HD: There are plenty familiar names on the jerseys displayed above the gym mirror. Are all of those athletes current or former clients of the gym?

GU: Yes, those jerseys belong to some of the professional athletes who work with my client. They play baseball, soccer and tennis. Many of them play for Inter Miami, the Mexican National Soccer Team, the Miami Marlins, and the Toronto Blue Jays.

HD: What is the main difference you felt while designing this space compared to a home? 

GU: The first major difference that stood out to me was the size of the open space. The floor is made of rubber, as opposed to the porcelains, marbles or wood floors we are used to working with inside a home. It was also very interesting to work with the spacing between each massage bed and workout machine.

HD: What was the biggest challenge for you throughout this project? 

GU: The toughest part of this project was convincing my client, who is a family member, that a scale drawing and three-dimensional renderings are the perfect tools to avoid mistakes before ordering fixtures and furniture pieces. As you might imagine, working with family is never easy (ha ha ha).

HD: Would you work on another gym or non-standard design project in the future?

GU: Of course! I love a challenge in life. At the moment, I have two clients who are professional baseball players and they want me to design their home gym. And of course, it's great for me and the firm to have the opportunity to work on these new projects, which I can add to my portfolio.

Rita recently previewed an exciting upcoming project with Haute Design. The massive structure is set to result in an exceptional and unprecedented exterior for Miami.

Haute Design: What does a project of this magnitude mean for your firm?

Rita Chraibi: This means a lot. This kind of project is a big challenge because it is an existing house that we have to completely reconfigure. The residence is more than 30 years old. For the exterior of the house, we have redesigned all the facades. This completely affects the interior as well as it alters the distribution and rearrangement of the layout. Therefore, the interior design of the home has been completely redone.

Taking into account all the constraints of the existing house, it's a lot of parameters to take into consideration and a lot of constraints to manage at the same time. From a scale and size point of view, it requires a lot of time and very experienced interior design teams to manage a huge project - which also implies teams to manage and coordinate on-site.

It also implies a lot of creativity because this type of mansion has to be completely rethought and reconfigured, not just on an aesthetic level, but on a technological level as well. There are plenty of constraints to manage since we have an existing house with all the structural and architectural limitations. So yes, it’s a very large project in terms of its size and importance and it's a wonderful opportunity to be able to express my creativity and expertise on such a project.

HD: What is the most exciting part about tackling a project this large?

RC: It's very exciting to compare the before and after aspects of a project like this. You have a house that's over 30 years old and you have to completely changes its style and redesign it. Unlike new house built from scratch, we will benefit from this before and after concept and it's very exciting. Aside from the size (42,000 sq. ft built-up) and importance of the project, what will be most exciting is to see the house at the beginning of the project and then see its gradual transformation toward the final result. We're expecting to get the sense that it's not the same house at all and it will be somewhat of an extreme makeover.

HD: What will be the main inspiration for the design of this home?

RC: It's a house that was built in a Mediterranean style in the 80's on a private beach. The location of the house is exceptional. The owners wanted it to be modern but in a classic style that respects the shape of the house. Knowing that we were redesigning the interior as well as the exterior of the house, I proposed to my clients to do something unique and outstanding, never seen before in Miami, so we designed the exterior of the house in a “French chateau-style” as we often see in France - My clients are very refined and loved the idea of having something completely different and brand-new - it's unprecedented in Miami and the result of the exterior of the house will be truly exceptional!

The interior of the house is definitely very modern and this is often the case with renovations in France for all the old buildings and even in the “Haussmanian” style apartments in Paris. The character and the old architecture are preserved while matching it with a contemporary interior design.

I find the result very interesting as a kind of respect for the past with a foot in the future. It is a kind of confrontation between the old and the modern that gives an unparalleled result.

Founders and Principals at FORM Design Studio, Joshua Rose and Rafi Kalichstein, recently sat down and spoke to Haute Design about their design philosophies and why they prefer to work in tandem rather than as sole proprietors.

Haute Design: What is your favorite part about working as a duo?

Joshua Rose: I think we get to the iterative process faster than a lot of other sole proprietors or single principal firms. Along with our team, if we do not all agree that a particular decision is the best option, we don't move forward. At the end of the day, once all of us are aligned on the same perspective, the results are that much stronger and our collective buy-in allows us, in many ways, to work more efficiently.

Rafi Kalichstein: It's important to note, as Josh mentioned, that we aren't a firm of two. We are two principal designers in a small team. That said, one of the things I think is most valuable in design is peer review. There's no architectural firm worth its salt that is going to issue a set of drawings without peer review, regardless of how high or low in the chain the person who drafted these drawings finds themselves.

I think we have a tremendous advantage because the peer review process is so engrained in our DNA. The intrinsic trust and understanding among our team allows us to deliver work at a level of quality that I think is hard to find.

Lastly, I would say there is a practical benefit inherent in the way we deal with projects and personalities. We have extra tools in our tool kit to manage clients' expectations, personalities, or whatever the case may be. If I am not reaching a client in a certain way, there is a chance that someone else in the team can. We rely heavily on each other.

HD: Josh, what do you feel is the most valuable skill set you bring to the table? What is Rafi's? 

JR: The most valuable skill I bring, Rafi will probably say is the thing that drives him most crazy about me is that I'm really a do-er and I like to get things done and move on. I think I can cue things up really well and can get us to move the ball down the field efficiently. The creative is a given, you can't be a principal designer without having some sort of talent. But what I'm referring to is a more managerial high-level thinking.

Rafi's greatest skill set is that he is unbelievably detail-oriented. We're all detail-oriented to an extent but he's detail-oriented on so many different levels, not only on design and execution but also when collaborating with subcontractors, working with trades, and being cognizant of what the clients are going to be left with. He thinks on this really multi-dimensional level to make sure that every 'i' is dotted and every 't' is crossed, so that we can feel extremely confident in the work we deliver, which tempers my inclination to just keep moving. It is a constant dance between us.

At the end of the day, when you're dealing with millions of dollars, you have to be responsible and you need to feel comfortable with not just aesthetics but how people will live with your designs.

HD: Same question to you, Rafi. 

RK: Josh has an incredible observational capacity. Not to mention his memory, on which I rely heavily. While I know I'll see all kinds of things, to know that there is someone who can see your blind spots, is unbelievable. There is a real freedom and joy in that.

I think tenacity is my best quality, which can also be a hindrance, as Josh points out. But my unwillingness to let go until we have gotten the best solution is really an asset. There's a yin and a yang to everything we do together.

HD: Each of you has separately unique design backgrounds. Rafi, what is the most valuable trait you have kept from your Feng-shui background?

RK: First, I'll broaden it to say that it's diagnostic skills and tools, as well as the ability to see the unseen. There are things that I just know in my bones, which comes from years of diagnosis.

HD: Josh, same question to you, regarding your time in visual FX. 

JR: I think the strongest trait I have kept from that time is dealing with big personalities. I've been in very intense situations with some of the biggest film producers in the world. Navigating that in my 20's taught me so much, so I can certainly deal with clients and builders and intense deadlines.

HD: Where do either of you see FORM Design Studio in the next five to 10 years?

JR: I see us continuing to do what we're doing, which is delivering commissioned, beautiful, large-scale luxury projects. I think our product development channel will continue to grow as we add partners and collaborators. By then I think we'll definitely have fabric and wall coverings, and we'll have established a luxury high-end furniture presence as well.

RK: We would like it to grow our team a little bit, but there's a line past which we are not interested in traversing because of what we love about what we do. If you get too big, you become manager and project-getter, but you can't really get your hands dirty because there's no time. I don't think either of us is interested in just being managers. We will both always want to be deep in the worlds we design.

Haute Design: How much should the interior design of a space change depending on the seasons?

Lakesha Rose: Very little because if the overall design has been thoughtfully curated, you won’t want to change much. That said, I would like to suggest, seasonal flowers, candles, seasonal pillows that were curated with the original design to be able to change during the season(s) of your choice. 

HD: Is there any climate for which it is more difficult to design?

LR: No, there are countless possibilities for designing in accordance with any and every season.

HD: What is the main criterion for a home in Chicago that is designed to endure the harsh winter months?

LR: Texture during the winter months provides a cozy home feel. I burn candles all the time and during dinner at home often dim the lights and light a candelabra at the dinner table during the winter. 

HD: What are three easy ways to warm up an interior?

LR: Cozy texture, candles and dim lighting.

The Miami Design District announced the arrival of its first new Class A office building, The Ursa. Combining museum-quality art by Daniel Arsham with ten floors of office space, The Ursa will transform the work experience in its unique environment.

The Ursa is being developed by Miami Design District Associates. It is a joint venture between Dacra, L Catterton Real Estate, and Brookfield Properties. The fifteen-story building houses ten floors of office space. There are two retail spaces available on the ground floor and outdoor areas on every level. Included on each floor are a private balcony and floor-to-ceiling glass windows. Also, the rooftop features an indoor/outdoor garden deck that all tenants can access.

“The Ursa is an exceptional addition to the Miami Design District. In keeping with our development approach, our emphasis was creating something that truly enhanced the built environment and added to the overall experience of being in this unique community. Arquitectonica designed The Ursa to fit within the artistic neighborhood of the Design District. It features monumental artworks incorporated into the building’s façade. Famed contemporary artist and founder of architecture and design company Snarkitecture, Daniel Arsham, was inspired by Greek and Roman sculptural reliefs when creating these artworks. The Ursa’s interior art and furniture were also created by Arsham.

“Having an almost life-long personal presence and relationship within the Design District it’s an honor to be invited to collaborate with Dacra on The Ursa. The integration of the surrounding tropical landscape with world-class architecture, contemporary art, and design sums up, to me, what is special about Miami and this neighborhood specifically. Cipriani is set to launch Cipriani Residences Miami, their first-ever ground-up residences in the United States. The brand-new 80-story tower will be located at 1420 South Miami Avenue. Reigning over Brickell, Cipriani Residences Miami will offer views of Biscayne Bay and Simpson Park.

Each of the 397 one- to four-bedroom residences will have a ten-foot-high ceiling, floor-to-ceiling glass windows, a private outdoor space, and custom finishes and furnishings. Cipriani created the modern design of the building in collaboration with Mast Capital and Arquitectonica. Cipriani Residences Miami will also feature elegant, resort-style amenities. Montage Residences, founded by Alan J. Fuerstman in 2002, is an ultra-luxury residential community under the Montage Hotels & Resorts umbrella intended to help affluent homeowners find desirable properties. The care we take for ourselves and our family coalesce together in the design of oral healthcare. Kliniko Miami has been birthed from a time of uncertainty. It is therefore that the design of my dental clinic practice in Miami is twofold.

First and foremost, the creation of a new, renowned physical aesthetic space to practice and share the art of dentistry was built to help create a space of peace and calmness while captivating our inquisitive nature of architecture and the feelings it brings to the surface. In doing so, and much like Haute Living has accomplished, we create a forum and space to discuss the art of oral and dental health. Like artisans of past and present, this transitions into creating beautiful smiles for our patients. All the while, Kliniko Miami is happy to share its presence in the metaverse. Cozy Salazar Interiors is based and accomplishes plenty of work in the historic and charming Coral Gables area of Miami. Haute Design recently inquired about the tight-rope act of elevating and innovating design in such a historic area.

Haute Design: Working in Coral Gables, how do you maintain the look/feel of a home within the Gables vibe while making it unique as well?

Cozy Salazar: The houses in Coral Gables are all special in their own way! We love working on renovations, specifically in Coral Gables, that restore the charming aspects of a home to its former glory rather than trying to make them look like new construction. Whether that be preserving an old mantle, decorative ceiling, exterior arches etc. There is so much history here and we love playing into that. If we are working on a renovation with French or Spanish architecture and influence, we try to pay homage to that in the interior and respect the intention the original owners had for the space.

We do this in several ways by adding millwork that correlates with the style of the home, sourcing specific wallpapers for that space, leaning into furniture and decor that feels relevant, or, when working on the exterior, adding natural stone, updating front doors and windows, redesigning the pool, and/or investing in great landscaping. It saddens me a little to see a charming Coral Gables home renovated either too modern or in a contradicting style to its bones. Paying respect to what is already in place during a renovation is important in maintaining the “City Beautiful’s” rich history and charm.

The Rodriguez-Cheney renovation project is a great example of the amazing work done by Duoma Atelier on a regular and consistent basis.

For this renovation, Norma was inspired by the clients' inclination for hosting as well as their modern aesthetic taste. The clients' desire was for her to create a sophisticated and functional home that would feel modern and inviting. They wanted their home to meet at the intersection between moody and airy. The result presented itself as a muted palette with delicate touches of black, green and blue accents, warm metals, woods and rich textures.

The Duoma Atelier team created a floor-to-ceiling slatted wood wall at the entrance which serves as an open “mud room” on the foyer side, dividing it from the new living room. As soon as guests enter the space, they can appreciate their hosts' art collection on the gallery wall, which was designed with track-lighting and custom placards.

While the home living spaces have beautiful high vaulted ceilings, it was originally divided by the existing kitchen, located directly at the center of the space, blocking all the wonderful natural light. By relocating it to one side and creating an open-style concept, the new kitchen became the heart of the home, drawing all eyes to its simplicity and elegance. Norma played with proportions and materials in order to create a one-of-a kind kitchen with ample room for entertaining.

The powder room, truly a hidden gem of this project, became one of the clients' favorite spaces. Norma combined dark materials and patterns to create a moody and boutique look.

Finally, the Master Bathroom was design to be a Zen-contemporary retreat with a soft palette, free standing bathtub, floating vanity, and LED-mirror. The wood floors coming into the room and changing to modern hexagon gray tiles brings a touch of playfulness and interest.

Cheryl Kaufman commissioned her home to be redesigned by esteemed luxury interior designer Guimar Urbina. Haute Design recently asked about the experience after Cheryl so kindly accepted to take the time and share her thoughts.

Haute Design: You have such a lovely home. What were some of the main things you wanted Guimar to do with this space?

Cheryl Kaufman: I wanted Guimar to transform our home from a Mediterranean style to a more contemporary style and to execute a complete renovation with which we would be proud to use for entertaining. I could not visualize what I wanted but Guimar was brilliant with reading between the lines when we went through some images of rooms I liked. When Guimar made her presentation of her proposal for our home, my husband Dana and I were completely by the beauty and creativity with which she captured our vision for living in our renovated home.

HD: How did you discover Guimar? What was your favorite part about working with her?

CK: I actually. discovered Guimar on Houzz, believe it or not. I met with a few designers that were recommended to me but they didn't wow me enough to want to begin renovating our home. I then discovered Houzz and poured through each and every designer South Florida. I came across of project photo from Guimar Urbina Interiors and it seemed to be exactly what I wanted. I love how she did a lot of the leg work before we met, which saved a lot of time. If there was something I did not like, she helped find an alternative. If she thought I was making a mistake, she gently made me aware of it and told me why it might not be the right choice. Guimar met with me often and always kept us informed about our budget and what to expect next. When we would visit stores to choose furniture, it was clear Guimar has strong relationships with so many of the vendors. I felt I was in excellent hands.

HD: There are plenty of accents of wood throughout the home, yet it is not overbearing - quite the opposite. Was that a feature you already had in mind or did Guimar make the suggestion? 

CK: The wood was completely Guimar's idea. The built-ins, the placement of the dining room, the blending into structural columns which needed to remain for foundational purposes, as well as the fabulous wooden custom doors to our bedroom suite - it was all Guimar's idea.

HD: The artwork and decorations add subtle yet impactful nots of color throughout the mostly neutral-shaded home. Are these art pieces and decorations yours or did Guimar help pick these out? 

CK: Guimar chose the pop of color on the oversized chair in the family room as well as in the throw pillows and other accessories. She even drew colors out from some of our artwork when she chose our accessories. While many of the accessories were chosen by Guimar, some we already had but just didn’t know how to properly place them and group them. Guimar helped us find the correct use for them. With respect to the artwork, we had most of it but Guimar recommended that we reframe them. She me with me at the framing store to help us to choose new frames for each of our hanging art pieces. After reframing our hanging art, she came to the house and assisted us with choosing the perfect spot for each piece. After everything was placed, we engaged Guimar to assist us with filling a few empty walls. Guimar helped me choose the size of the custom artwork piece above our bed, painted by the very talented artist, J. Steven Manolis.

Principal at LS&A, Leslie Saul, recently explained the impact a structure's architecture can have on the interior design.

"It seems that some people are confused by the fact that I am both a licensed architect (MA, FL, IL, OH) and licensed interior designer (FL, IL, CT). Interior designers are not licensed in some states. Generally, the license for interior design is required for commercial projects only, not for residential projects. In most states, even residential projects require an architect’s stamp for a building permit. My firm and I do both commercial and residential projects, so we need licenses in the states in which we do projects. I passed the national interior design test first, then after having more experience, I took and passed my architectural licensing exam. I also am an accredited LEED professional for building design and construction. All of these credentials require continuing education to maintain my licenses. I guess I’m a glutton for punishment!

Haute Residence: What is unique about your market?

Joyce Rey: What makes Beverly Hills unique is that it almost exclusively deals with luxury homes, and I have been involved in this luxury segment of Beverly Hills my entire career. I have, on several occasions, sold the most expensive house in the United States, and in 1979, I started the first division in the world to only handle million-dollar houses. In today's market that doesn't seem that impressive but back then no one could believe there was a company only handling million-dollar houses. It was very exciting and made news around the world. I would say that's the single most unique part of the market I deal with, that the geographic area lends itself to these beautiful estate properties.

HR: What kind of trends have you been seeing recently in the market? Has COVID affected the market?

JR: The first trend improved our market. All of a sudden the household became the focus of people’s lives because they were living in their homes all day long and doing their work from home. I actually predicted that when COVID first hit and we had the first lockdown. I would say the prevailing thought among realtors was that we were going to have a tough time and that we wouldn't be able to sell houses during the pandemic but I tried to look for the silver linings. The first was that there was no traffic on the roads. I thought that was fantastic! I could always get to my appointments on time! Secondly, I looked at my own situation and I never used to spend any time in my house during the day unless I was sick. I was out and about all day long and then I would go out in the evenings, so I was largely in my house sleeping. All of a sudden I was locked up in my house for three weeks and I’m thinking it’s not just me who's looking around their house and realizing how important it is and the things I could be doing with it… this is going to be prevalent amongst everyone. They're going to want to have a larger place to live, a home office, a gym, an outdoor area, etc.

HR: Are there any other trends that have been happening recently now that we’re beginning to come out of COVID?

JR: Well we’re coming out of COVID but we’re coming into a difficult time in the economy with inflation hanging over our heads. Typically, real estate does well in times of inflation, though one concern, of course, is interest rates. Usually, the federal government will raise interest rates to tamper down inflation, so it’s kind of a catch-22. Another thing is the luxury market is the strongest it's ever been, presumably because people are searching for safe places to put their money and traditionally real estate is one of the safest. Especially if you’re spending more time in your home, what better place is there to have part of your savings than in your personal residence?

HR: What do you see happening in the future for your market?

JR: Most people would say that there has to be hills and valleys and since we’ve been on a 10-year up-trend there could be cloudy skies ahead, but I just don't see any indication of that in the marketplace. People are generally optimistic right now, though it has been harder for developers to find projects because the prices are high. We are in a seller’s market, so it’s hard for them to find projects where they can see a profit at the end. That certainly is problematic, though ultimately that means less supply, and less supply means rising prices, so right now most people are thinking that 2022 is going to be a favorable year for real estate—especially for luxury real estate.

Haute Design: What made you fall in love with design?

Hafsa Burt (hb+a Architects): I’d say the ability to imagine the impossible and be able to plan it out so it becomes real. As designers/architects, we have the ability to solve technical and conceptual problems, which is the reason why I fell in love with design. The potential of realizing a concept by taking it to paper and eventually making it a product is quite an addictive process. I have always loved walking through spaces and landscapes and imagining what they could become. It’s a bit of a theater in your head that you organize and churn out functional spaces or objects.

Rita Chraibi (International Designers by Rita Chraibi): What made me fall in love with design was the ability as an to project myself into a space as an interior designer before it's even been realized. I must fall in love with the concept to be able to present or sell it. The place where you live or work must have a connection with your personality, your lifestyle, and what you want to reflect of yourself onto others. Many people think they know what they want but many make mistakes. Love is like choosing a good or bad partner. You must get the connection.

Leslie Saul (Leslie Saul & Associates): The Dalai Lama said, "Happiness is when you lose track of time." I have always felt happiness and joy when I get involved in an art or design project. I think my love of design came in part from my mother, who was very much into design. My mother also had a perfect color memory, so that if we were out shopping, she knew how to choose something new to go with something old, and when we got home, the colors would match perfectly. Perhaps my love of design and my love for my mother are intertwined.

Kevin O’Leary, famously known as Shark Tank’s Mr. Wonderful, visited E11EVEN Residences Beyond’s sales gallery for a Yupix virtual tour. He and his wife, Linda O’Leary, were amazed by the life-like experience of the meta-reality. E11EVEN Residences Beyond’s co-owner Marc Roberts led the tour which started on top of the tower’s helipad.

“The level of detail really is incredible. The view is unbelievably real,” O’Leary said about the experience. As Kevin and his wife toured the property and its amenities, words such as, “mind-blowing, incredible, crazy, and amazing,” were frequently used by them to express their astonishment. Kevin also acknowledged the innovative technology that was used to make this virtual reality experience possible.

Haute Design: How has your rich design background influenced your career?

Rita Chraibi: When I was young, my dream was to become a fashion designer. Life has steered me toward the world of interior design. I had the chance to study in a world-renowned prestigious architecture and design schools in Paris, École Camondo, but I kept this love and passion for the world of creation and fashion design. This is why in my creations I always incorporate major fabric brands such as Christian Lacroix, Jean-Paul Gauthier, Hermès, Missoni, etc. The thought process is that they 'dress' my interiors the same way a fashion designer would dress a unique top model on fashion runways. I think, in the luxury spectrum, this touch humanizes the spaces and adds a chic and simultaneously 'haute couture' signature.

Haute Design: As we know, the process of interior design depends not only on the designer but the client as well. How do you share enough about the client but also control the design narrative all at once?

Rita Chraibi: I believe the role of an interior designer is to tell the story of an interior. This interior has to be as unique as its story. I always listen very closely to my clients' expectations in order to create and design up to the standard of expectations of their dreams. It is from those dreams that I tell a story - a unique story: the story of the interior. To me, this is the most important role an interior designer must play at the beginning of each adventure in order to determine what a project can represent.

About a month into 2022, Haute Residence experts from across the country give their opinions on where they see the market heading this year. 

What are your predictions for the real estate market in 2022?

Catherine Burgess, Boulder, CO - The national migration will continue to slow, but Colorado Front Range demand for housing will remain high, as more businesses and individuals relocate here. Expect slim inventory, similar to or possibly slimmer than we've had for the past handful of years.

Amy Land-de Wilde, St. Croix - We ended 2021 hitting record sales. Our sales volume is the highest it has ever been, even compared to the 2006 boom, which was our highest year until 2021. Heading into 2022, we anticipate buyer activity staying steady.

With very low inventory, we don’t anticipate our sales volume to be as high as 2021. Many property owners on St. Croix are holding on to their properties in America’s paradise, specifically homes and condos, for several reasons. Vacation rentals are at an all-time high yielding higher returns than previously. Baby boomers are “retiring” and making the full-time move to St. Croix and working remotely. Since so many have the ability to work from anywhere, why not work in the beautiful US Virgin Islands? This mentality is encouraging owners to spend more time on St. Croix and hold on to their St. Croix, USVI real estate assets. The pandemic has encouraged buyers to escape the congested city life for locations like St. Croix where living outdoors and having space to roam makes living easy and enjoyable, and we anticipate this to continue into 2022. We are still seeing a lot of 1031 exchange buyers looking to put their dollars into St. Croix rather than other sunny locations like Florida, St. Thomas, or St. John because their dollar goes further here. Also, many investors are just realizing that 1031 exchanges extend beyond the 50 states, into the US territories, like St. Croix.

We look forward to welcoming buyers to St. Croix to experience our culture, community, and laid-back lifestyle!

Hilary Farnum-Fasth, Scenic 30A, FL - 2022 will be another year of low inventory and high demand as buyers want to continue to take advantage of low-interest rates.

Debra Johnston, Atlanta, GA - My predictions are that interest rates will remain the same and the market will remain On Fire!

Debbi DiMaggio, Berkley, CA - The Piedmont, Oakland, Berkeley, East Bay market has incredibly low to no inventory at this time. Buyers are waiting in the wings for new inventory to hit the market. We even ratified a home in Piedmont on Christmas morning for $4,000,000; we didn't even have time to paint or stage. I anticipate multiple offers on homes properly prepared for market in all price ranges will continue to be the norm in 2022. It's all about supply and demand, and our supply is always fairly limited. Lisa Culp Taylor, Tennessee - In 2022, my prediction for the Nashville area is more of the same as long as interest rates aren’t raised substantially. I really feel the first half of 2022 will be similar to 2021. We are extremely low on inventory and demand is still huge. In the first week of January, in the middle of a huge snowstorm, we had people come in person to view a multi-million dollar listing, which just hit the market. The gorgeous home ended up earning a contract over the asking price. Now, more than ever, you need an experienced Realtor to help navigate this type of real estate market.

Elisa Linton, Kingwood, TX - I see the Real Estate market still holding strong. Interest rates have started rising just a bit so both buyers and sellers will need to react smartly and swiftly in order to be on the favorable side of the transaction. It still makes dollars and sense to invest in real estate.

Debbie Wysocki, Deerfield Beach, FL - Based on where we were 18 months ago and where we finished up 2021 and taking into consideration the “Top 100 Economists” predictions for the real estate market, I believe Southeast Florida - and the East Broward County waterfront, Oceanfront, and beach community properties market will continue to be a Seller's market in both Traditional and entry-level Luxury ($1 to 4 million) homes. Mid-Level and Ultra Level Luxury in these same communities will also remain strong and buyers should be able to negotiate as much as a 5 - 7 percent discount off List Price.

Why is the market continuing to remain so strong? We are seeing significant migration for tax, weather, pro-business, and lifestyle reasons. My prediction is Waterfront, Oceanfront, and beach area homes will continue to appreciate at a moderate rate somewhere between 6-8 percent over the next 12 to 18 months. Obviously, our buyers/investors are typically cash, but interest rates will remain at historically low levels even with their slight increases. I always encourage my clients to refinance after closing and use OPM (other peoples’ money) for additional investments.

We serve a variety of clients - those looking for a second - third and even fourth home; those families (including sports professionals) looking to relocate for their job, and investors looking for a strong return on the Luxury Vacation Rental Market - for which we are well known.

Scott Goshorn, Brentwood, CA - January is off to a blazing start! With low inventory and Covid still pinning many people down, I see a strong year for 2022. Home has a different value and space has become prevalent. Also, the threat of increased interest rates has pushed the fence-sitters into purchase mode.

Heidi Bintz, Vail Valley, CO- As we move into 2022, I expect the real estate market to remain at a steady pace. We may see a decrease in total sales volume over 2020 and 2021, but that would only be due to a smaller pool of available inventory. As a result, buyers will need to continue to move quickly when embarking on their home search all the way through the purchase process.

The state of Colorado takes great care in protecting its public lands, and as a result, there is a limited amount of space in which homes can be built. In the Vail Valley (in Eagle County) specifically, located two hours west of Denver, just under 20% of the land is designated for private use and so the demand for homes can be quite limited by the available inventory. Colorado resort towns remain very desirable for the lifestyle that they can provide and so a purchase in the mountains is a great long-term investment in real estate. Come take a look!

According to records, the Construction financing for the downtown Miami project was provided by a Starwood Property Trust affiliate by way of a partnership between Property Markets Group and E11EVEN Partners.

Miami Block 17 LLC, led by E11EVEN Partners' Simkins, sold the 9,125 square-foot stretch of land at 1025 North Miami Avenue to 11th Street Trustee LLC, led by PMG's Ryan Shear. The land sold was previously owned by Simkins and Roberts.  According to property records, Miami NE 11th LLC also sold the property at 20 and 30 NE 11th Street to the PMG affiliate for over $5 million.

The newly-acquired loan will serve to finance construction for all three properties. While E11EVEN Hotel & Residences launched sales quietly at the beginning of 2021, developers claimed they quickly sold out. Sales for tower 2 were launched quickly thereafter. Tower 2, also known as E11EVEN Residences Beyond, will connect to the first tower via a sky bridge and at ground level.

The 65-story towers are set to develop just south of 24-hour nightclub E11EVEN Miami, in the Park West neighborhood of downtown Miami. The development will be designed by Sieger Suarez Architects and units will all be finished and furnished.

The first tower, where amenities for the. entire project will be included, will offer a casino-style sports launch, a rooftop, a spa and wellness center courtesy of Dr. Deepak Chopra, and a slew of chef-driven restaurants. The first tower is expected to be completed in 2023.

Developers broke ground on phase one, a 375-unit hotel and condo tower, in November 2021. WNBA player Candace Parker, ESPN co-host Sage Steele and MMA fighter Luke Rockhold are all buyers there.

The Portland Trail Blazers' Just Nurkic is buying units in both buildings. Youtubers and fighters Jake and Logan Paul are expected to buy penthouses in the second phase. Remaining units at E11EVEN Residences Beyond start in the mid-$300,000s, with sizes beginning at 318 share-feet for studios. Cryptocurrency is accepted as form of payment by the developers.

Due to their exceptional work and achievement in traditional design, Beatrice Row was awarded the Palladio Award for most outstanding architecture in a residential multi-unit project.

The 19^th annual Palladio Awards competition honored fourteen architectural firms across the country for their outstanding work in traditional design for commercial, institutional, public, and residential projects. With a façade full of elegant coral stone details, cast stone cornice, and hand-crafted bronze-finished balconies, Beatrice Row was recognized for its beauty and creative interpretation of Georgian design principles. The Palladio Award is not the first award Beatrice Row has won; however, Beatrice Row was previously awarded the Addison Mizner Award and The Congress of New Urbanism Award as well.

The interior of Beatrice Row is just as impressive as its exterior. Standing three stories tall, each townhome offers four bedrooms, four bathrooms, and a powder room. The first level includes a 4-car garage with a service area, a walk-in laundry room, a library, and a full bath. On the second level is the home’s main floor with an entryway and gourmet kitchen. The third level features the master suite with a spa and a full bathroom. Private elevators, smart home automation, and covered terraces can also be found in each townhome.

Michael Scigliano (MS2 Design Studios): My design resolution for 2022 is to start exploring, using color and pattern in our designs. Don’t get too excited. I will always be the "King of Taupe and Black" but I have been enjoying bringing deep jewel tones into our projects.  This resolution started in mid-2021 and will be apparent when our latest project in New York City is published.  We used deep turquoise, navy blue and ivory in the organic shaped area rugs from Kyle Bunting.

Michael Miller (Centaur Interiors): CI’s Team resolution for 2022 is to further elevate our client experience with personalized solutions and service that are unparalleled in the industry. We developed and recently implemented a proprietary process for our clients. To know that we do not need to follow trends and make everything match to be successful. Each individual is unique, so why do so many projects look the same?

Kirk Ivy (Ivey Design Build): To better utilize technology in our design process. We want to improve the way we work and communicate with clients, so that we can create even better user experiences, efficient service, flawless workflow and outstanding designs. We’ve been researching and experimenting with different software for a little while now and we are convinced that it will play a big role in the near future of our service.

Some of the changes we plan on implementing include converting any manual process into an automated one, investing more in tech, and focusing on training and development for all team members.

Haute Design: What is the build update of the most-awaited dental practice in Miami?

Dr. Humza Arif: The inspirations from following leaders in the space has been ongoing and we continue to build kliniko Miami - Cosmetic & Restorative Dentistry for completion date of April 2022.

HD: How has the process from design to build gone?

Dr. HA: It has been a very humbling experience. Taking an internal idea and capturing it so beautifully on paper as Yodezeen Architects has been able to do confirms the partnership kliniko and Yodezeen has formed. My team and I feel so grateful for what our patients will be able to experience. As we are now in the physical construction phase, it is becoming more and more tangible. The element of design simply cannot be overstated.

HD: Has your background helped in this process?

Dr. HA: As you know, I have always had an underlying passion for architectural form and function. I have applied the craft of dentistry as it relates to oral health and have kept the highest standards for both. Much like in the creation for a beautiful smile, we have been relentless in our pursuit for the ultimate space. Seeing the progression of kliniko as made tangible by our contractors under the guidance of Yodezeen has captured that idea with such precision.

HD: As we continue to move through 2022, what insights or advice would you give others who are on similar journeys of design?

Dr. HA: The concept of self as made tangible through spaces we experience should be exactly that. Let your own internal experiences flow outward in the design you want to capture. Don't settle for anything less than that. Our place in the world is to partake in the experiences of others and give of ourselves for the betterment of those experiences. Moving into this new year of 2022, we should always remember that we are one - architecture and design brings us together to share, experience and to be a vessel for pushing the boundaries of what we know.

Just because most people prefer to shop for homes during nice weather doesn’t mean you shouldn’t buy a house in the winter. For many shoppers, buying in the winter might even be a better idea than buying in the summer. Here’s why:

1. You Might Get a Better Deal:

Most sellers are more motivated to offload a home on the market during the winter months when home sales traditionally slow down. So you’ll be able to talk the seller down more than you would in May or June when sellers can usually command higher prices for their real estate.

2. You’re Less Likely to Be Outbid:

You might have fewer homes to choose from in the winter, but you’ll be more likely to have an offer accepted when there’s less competition from other buyers.

3. You’ll Know What to Expect from a Home in Bad Weather:

When you shop for homes in the winter, you’ll get to see how drafty the windows are or how cold the bedrooms get. You’ll have the chance to inspect the roof for ice dams and check the walk and driveway for icy spots. How well does the city clear the roads leading to your prospective home? Driving there in the winter will tell you.

4. You Could Close Faster:

Because the real estate market picks up so much in the spring and summer, mortgage brokers tend to get behind on their work. It can be a real bummer to have to wait for closing just because your mortgage broker is slammed, but you could end up closing a lot faster if you buy in the winter.

5. It’ll Be Easier to Hire Movers:

While it’s true that ice and snow can make moving even more miserable than it might otherwise be, having your pick of moving companies can make up for that. It’ll be much easier to book movers in the winter, and you might just be able to negotiate a better deal, too, because they aren’t booked solid.

Buying a home during the winter might sound like a bad idea on the surface, but it can actually be a great way to get a better deal on your dream house.*

Leslie Saul recently discussed how she approaches each design project and shared some lessons she has learned throughout her successful career.

Haute Design: You have nearly 30 years of experience in running and operating your own design and architecture firm. What is the most valuable lesson you have learned during that time?

Leslie Saul: Do the right thing, even if it's hard. You will build trust and loyalty with your clients, suppliers, vendors, contractors, artisans and employees.

HD: What is your favorite part about serving the Cambridge, Massachusetts region?

LS: We love New England and South Florida! While people might associate New England's climate with snow storms, it is the design climate here that makes our work so fun. Additionally, our clients and team members are extraordinarily smart and collaborative.

HD: When approaching a new design project, what is the first thing on your mind?

LS: Who are the people who will be living in this house? What makes them different from other clients? Even if we have done the same program many times, each client and each site or setting is different. We specialize in additions and major renovations, so we think about the big picture to start. Later, we think about some wonderful, personalized details that can make a difference in our clients' lives.

HD: What is typically the most difficult room to work on within an interior design project?

LS: The hardest rooms to design are the multi-purpose rooms. My theory of 'keep it simple' is put to the test when one space must serve many uses. We were hired to design a studio apartment in Manhattan, and there was a whole lot of living going on in a small space. Whenever faced with the impossible, I think about the creativity of the RISD environment and try to imagine, 'what can be?'

HD: To what do you attribute the continued success of your firm?

LS: When you like to create bespoke spaces tailored to your clients' needs and dreams, and when you like to work collaboratively with the client and the team of builders and the artisans who bring those dreams to life, it's so much fun! The process is part of the fun of making good design. Luckily, our wonderful clients keep coming back for more.

Also, I try to express my appreciation for everyone involved in every project. My mother taught me to write thank you notes.

Alex Zapirain, founder and Principal at his eponymous design firm, shared his initial experience in the design world and what he hopes to accomplish this year.

Haute Design: What is your first memory within the design industry?

Alex Zapirain: My very first memory within the design industry was life changing for me. It was actually a very challenging project in Miami. It was an ultra-modern and minimalist space and I believe it awoke my great passion for design. The experience definitely got me more into the design and architectural field and led me to explore and grow within the industry.

HD: What do you love most about your job?

AZ: I love the fact that I don't have to work a day in my life. My work is my life and I love to challenge myself with every project. Every day is a new learning experience which definitely requires teamwork.

AZ: Definitely all the hard work and dedication contributed on behalf of every client. We do our best to deliver the quality of work each project deserves. Our team puts their souls and passion for architecture and design into every project.

HD: What do you believe is your strongest quality as a designer?

AZ: I would say I listen closely to every client's needs. Aside from my passion for design, I would say that practicality and functionality are key to me.

AZ: Our goal will be to complete new and exciting projects which are already underway. I look forward to stepping outside of my comfort zone for some of these projects. It should be a pretty busy year ahead but full of excitement.

The Four Seasons Hotel and Residences Peninsula Papagayo is one of the most desirable locations for the brand in the world and with good reason. It is all of the refinement, luxury, and excellence of service the Four Seasons is known for wrapped inside of a tropical paradise. The grounds include two beaches to choose from, five restaurants,  luxury boutiques, four pools, and a fleet of golf carts armed with men in crisp white uniforms able to take you wherever your heart desires.
