Kirk chose to highlight a beautiful Ivey Design Build project which exemplifies the one-of-a-kind work the firm consistently delivers.

Haute Design: There is a wide range of natural elements throughout the home. How do you go about using outdoor elements and making them fit so naturally inside a modern home?

Kirk Ivy: The protagonists of this project were always the sea and nature. From the very beginning the architect in charge wanted to make sure that nature would be a big part of the project's structure and theme. Being on the seventh floor, the ocean is the primary focus. Limestone was used throughout the floor to mimic the sand so that there would be a continuous dialogue between the sea and all the finishes, materials and tonalities.

HD: What really adds to the natural aesthetic is the quantity of natural light seen throughout several spaces in the home. Was this something the client required?

KI: The privilege of natural light was something we had to take advantage of and accentuate to the fullest. We worked very closely with our client to find the right location for his home, where he would properly be able to rest and find peace. Natural light was always something we strived to find and, in this case, it became a major ally for us.

So much so, that we were able to add an interior window into one of the bathrooms, where the user could appreciate the sea, light and nature, despite being this being inside a bedroom and not adjacent to the perimeter of the building.

HD: The art pieces and accessories seem to do most of the leg work when it comes to bringing in color to the home. Was that by design?

KI: The art selection was a collaboration between the client, his wife and daughters. Each piece was selected to bring life to the home in its own way depending on its location and the story behind it. For example, "The Mulucans" by Hunt Slonem, which is located in the master bedroom, brings nature into the room. The master bedroom is on the west side of the apartment, where you have a view of the street and plenty of trees. The inspiration was that the parrots from the piece came from the trees outside to rest on branches inside the room - to bring their music and color indoors. Additionally, we chose to not hang this piece, but rather, we designed a shelf to support it and act as a branch for the parrots.

HD: What was the most unique or challenging aspect of this project?

KI: What makes this project unique is that we were able to maintain the same design language in all areas of the house, with the same architectural details. For example, on the baseboards, ceilings and walls, there is a consistent half reveal detail. This can also be found throughout the millwork, cabinets and doors. This was the most challenging and fun aspect about this project. It pushed us to guarantee the space felt larger and more harmonious.

Haute Design: How important is outdoor residential design for your clients?

Norma Galella: Because South Florida's weather is great all year long, a thoughtfully designed outdoor living area is just as important as the interior design of a home. Our clients are always asking us to come up with innovative solutions that provide the best use of their backyards, and in this market, every square foot is prime real estate.

HD: What are some of the most important aspects of outdoor design?

Gaston Galella: The most important is designing beautiful and functional spaces based on the client's needs. We start by asking some important questions: 'Is there a need for a separate multipurpose house for guests or other uses? What is your entertaining style? Do you want a fully-equipped outdoor kitchen or just a small kitchenette? What kind of landscaping do you prefer? How many shaded areas will you need for outdoor dining and lounging?' HD: Does the exterior of a home need to match the interior? If so, how is this done?

NG: We approach the outdoor design in the same way we approach interior design - by getting to know the client and letting their style and experience guide us. The interior of a home needs to express a cohesive story, but each space can have its own personality. This same concept applies for outdoor areas. Nature plays a big role, but you should still bring some of your interior style, colors and textures for a seamless transition.

HD: What is your favorite aspect of outdoor design?

NG: We love to provide a comprehensive design package. To have the opportunity to marry our interiors with exteriors is exciting. Our clients benefit tremendously, not only by hiring our full concierge turnkey services, but also by allowing us to design their entire home. This way, all they have to do is relax and enjoy their beautiful spaces.

HD: What are some tips to have in mind when designing outdoor spaces?

GG: The type of materials for outdoor spaces are very different from indoor spaces. That's the first thing to keep in mind while selecting furniture and finishes. Always ask if the material you are considering is suitable for outdoor use. This will depend whether pieces or materials are under shade or completely exposed to the elements.

Dorothy Alon is the founder of prominent Los Angeles-based design firm, Sophea Interior Designs. Dorothy has previously explained what sets her firm apart from other firms in the industry. Sophea Interior Designs is an all-encompassing firm with a holistic approach an exceptional attention to detail. Recently, Dorothy took time from her busy schedule to discuss modern design with Haute Design. What is modern design, anyway? Dorothy provided her fascinating perspective on this and more.

Haute Design: Does modern design equate to minimal design? If not, why do you feel so many people think out does?

Dorothy Alon: To each their own. As with everything in design, each person will have their own conception of what modern entails. Minimalism originated in the midcentury as a result of the Bauhaus movement, where less became more. Through the years, I think people started to want to care for less. So fast forward to the 2000s, and particularly toward the past 15 years or so, things changed drastically as far as construction is concerned. There are more metals involved, engineering has drastically advanced, and in turn, become more complex and we are now able to create far greater expanses and openings. This leads to larger windows and doors.

Construction has plenty to do with it because now, architects are able to plan way beyond their dreams in comparison to the past, where supplies and techniques were much more limited. So due to advances in construction, the exteriors of these houses are almost completely made of metal and iron. This allows architects to create openings of 20 to 30 feet.

Additionally, the contribution of television and social media cannot be overlooked. Clients used to come to you with maybe two or three reference images, whereas these days, they have 30 images at the ready because they see these pictures from all around the world and they want that openness and that space.

However, with that openness and the lack of walls, comes plenty of issues. Most of the issues come in the form of storage. Because now, your home does not have walls, it has no room for shelves or places to hang your art. Back in the day, your kitchen would be hidden and with it, any mess you created would go unnoticed by any guests you may have. Now, your kitchen is open for all to see in the living room. So, it's difficult to host if you have a family because everything is exposed. So, not everything that came as a result of this modern design was necessarily positive.

Clients who come from traditional homes to modern homes run into problems all the time. If you collect art for example, no we need to start discussing how to hang your pieces from hooks and all of these elaborate systems because your new home is all window. This is not to say that there aren't solutions to these problems, but most clients do not even consider this beforehand.

HD: Do you think the average conception of a modern homes has changed, especially after considering all of our relationships with our living spaces over the past year and a half?

DA: If anything, I think most people realized they don't need that much. People have learned to make their spaces accommodate to their lifestyles rather than the other way around. For the most part, when clients say modern, they are thinking of an open floor plan and clean lines. And yet, most clients ask for a 'warm modern.' Because a minimalist home, does not feel like 'home' to most people. So, they do not necessarily want a modern home. Because if the exterior is this shell of a minimal, Bauhaus home, but the inside has traditional furniture, with stucco, and curved and cozy furniture, it's not a cohesive idea. The inside has to communicate with the outside. It's all about feeling.

HD: Is there such a thing as a timeless home?

DA: When you say timeless, I believe you mean classic. It's something I tell my clients every time, when talking about exteriors, "Go for the classic." To me, classic is comprised of anything from the beginning of the 20th century, until the '80s or '90s. Classics will still look great 20, 30 years from now, but more importantly, they work. All of these design homes from the past century, they might be updated with new colors and textures, but their shape remains the same, because it works.

Rita recently previewed an exciting upcoming project with Haute Design. The massive structure is set to result in an exceptional and unprecedented exterior for Miami.

Haute Design: What does a project of this magnitude mean for your firm?

Rita Chraibi: This means a lot. This kind of project is a big challenge because it is an existing house that we have to completely reconfigure. The residence is more than 30 years old. For the exterior of the house, we have redesigned all the facades. This completely affects the interior as well as it alters the distribution and rearrangement of the layout. Therefore, the interior design of the home has been completely redone.

Taking into account all the constraints of the existing house, it's a lot of parameters to take into consideration and a lot of constraints to manage at the same time. From a scale and size point of view, it requires a lot of time and very experienced interior design teams to manage a huge project - which also implies teams to manage and coordinate on-site.

It also implies a lot of creativity because this type of mansion has to be completely rethought and reconfigured, not just on an aesthetic level, but on a technological level as well. There are plenty of constraints to manage since we have an existing house with all the structural and architectural limitations. So yes, it’s a very large project in terms of its size and importance and it's a wonderful opportunity to be able to express my creativity and expertise on such a project.

HD: What is the most exciting part about tackling a project this large?

RC: It's very exciting to compare the before and after aspects of a project like this. You have a house that's over 30 years old and you have to completely changes its style and redesign it. Unlike new house built from scratch, we will benefit from this before and after concept and it's very exciting. Aside from the size (42,000 sq. ft built-up) and importance of the project, what will be most exciting is to see the house at the beginning of the project and then see its gradual transformation toward the final result. We're expecting to get the sense that it's not the same house at all and it will be somewhat of an extreme makeover.

HD: What will be the main inspiration for the design of this home?

RC: It's a house that was built in a Mediterranean style in the 80's on a private beach. The location of the house is exceptional. The owners wanted it to be modern but in a classic style that respects the shape of the house. Knowing that we were redesigning the interior as well as the exterior of the house, I proposed to my clients to do something unique and outstanding, never seen before in Miami, so we designed the exterior of the house in a “French chateau-style” as we often see in France - My clients are very refined and loved the idea of having something completely different and brand-new - it's unprecedented in Miami and the result of the exterior of the house will be truly exceptional!

The interior of the house is definitely very modern and this is often the case with renovations in France for all the old buildings and even in the “Haussmanian” style apartments in Paris. The character and the old architecture are preserved while matching it with a contemporary interior design.

I find the result very interesting as a kind of respect for the past with a foot in the future. It is a kind of confrontation between the old and the modern that gives an unparalleled result.

Cheryl Kaufman commissioned her home to be redesigned by esteemed luxury interior designer Guimar Urbina. Haute Design recently asked about the experience after Cheryl so kindly accepted to take the time and share her thoughts.

Haute Design: You have such a lovely home. What were some of the main things you wanted Guimar to do with this space?

Cheryl Kaufman: I wanted Guimar to transform our home from a Mediterranean style to a more contemporary style and to execute a complete renovation with which we would be proud to use for entertaining. I could not visualize what I wanted but Guimar was brilliant with reading between the lines when we went through some images of rooms I liked. When Guimar made her presentation of her proposal for our home, my husband Dana and I were completely by the beauty and creativity with which she captured our vision for living in our renovated home.

HD: How did you discover Guimar? What was your favorite part about working with her?

CK: I actually. discovered Guimar on Houzz, believe it or not. I met with a few designers that were recommended to me but they didn't wow me enough to want to begin renovating our home. I then discovered Houzz and poured through each and every designer South Florida. I came across of project photo from Guimar Urbina Interiors and it seemed to be exactly what I wanted. I love how she did a lot of the leg work before we met, which saved a lot of time. If there was something I did not like, she helped find an alternative. If she thought I was making a mistake, she gently made me aware of it and told me why it might not be the right choice. Guimar met with me often and always kept us informed about our budget and what to expect next. When we would visit stores to choose furniture, it was clear Guimar has strong relationships with so many of the vendors. I felt I was in excellent hands.

HD: There are plenty of accents of wood throughout the home, yet it is not overbearing - quite the opposite. Was that a feature you already had in mind or did Guimar make the suggestion? 

CK: The wood was completely Guimar's idea. The built-ins, the placement of the dining room, the blending into structural columns which needed to remain for foundational purposes, as well as the fabulous wooden custom doors to our bedroom suite - it was all Guimar's idea.

HD: The artwork and decorations add subtle yet impactful nots of color throughout the mostly neutral-shaded home. Are these art pieces and decorations yours or did Guimar help pick these out? 

CK: Guimar chose the pop of color on the oversized chair in the family room as well as in the throw pillows and other accessories. She even drew colors out from some of our artwork when she chose our accessories. While many of the accessories were chosen by Guimar, some we already had but just didn’t know how to properly place them and group them. Guimar helped us find the correct use for them. With respect to the artwork, we had most of it but Guimar recommended that we reframe them. She me with me at the framing store to help us to choose new frames for each of our hanging art pieces. After reframing our hanging art, she came to the house and assisted us with choosing the perfect spot for each piece. After everything was placed, we engaged Guimar to assist us with filling a few empty walls. Guimar helped me choose the size of the custom artwork piece above our bed, painted by the very talented artist, J. Steven Manolis.

HD: What would you say to anyone who might be reading this and is currently looking for a luxury interior designer in South Florida?

CK: As I have said to many of my friends, I had a wonderful experience with Guimar and her team. They were extremely creative, professional, talented and everything I could have asked for in a design team. Not only did Guimar's team have incredible vision, they stuck to time schedules and budget!  I highly recommend Guimar to my friends, family and clients. I was so lucky to have come across Guimar.

Principal at LS&A, Leslie Saul, recently explained the impact a structure's architecture can have on the interior design.

"It seems that some people are confused by the fact that I am both a licensed architect (MA, FL, IL, OH) and licensed interior designer (FL, IL, CT). Interior designers are not licensed in some states. Generally, the license for interior design is required for commercial projects only, not for residential projects. In most states, even residential projects require an architect’s stamp for a building permit. My firm and I do both commercial and residential projects, so we need licenses in the states in which we do projects. I passed the national interior design test first, then after having more experience, I took and passed my architectural licensing exam. I also am an accredited LEED professional for building design and construction. All of these credentials require continuing education to maintain my licenses. I guess I’m a glutton for punishment!

Leslie Saul recently discussed how she approaches each design project and shared some lessons she has learned throughout her successful career.

Haute Design: You have nearly 30 years of experience in running and operating your own design and architecture firm. What is the most valuable lesson you have learned during that time?

Leslie Saul: Do the right thing, even if it's hard. You will build trust and loyalty with your clients, suppliers, vendors, contractors, artisans and employees.

HD: What is your favorite part about serving the Cambridge, Massachusetts region?

LS: We love New England and South Florida! While people might associate New England's climate with snow storms, it is the design climate here that makes our work so fun. Additionally, our clients and team members are extraordinarily smart and collaborative.

HD: When approaching a new design project, what is the first thing on your mind?

LS: Who are the people who will be living in this house? What makes them different from other clients? Even if we have done the same program many times, each client and each site or setting is different. We specialize in additions and major renovations, so we think about the big picture to start. Later, we think about some wonderful, personalized details that can make a difference in our clients' lives.

HD: What is typically the most difficult room to work on within an interior design project?

LS: The hardest rooms to design are the multi-purpose rooms. My theory of 'keep it simple' is put to the test when one space must serve many uses. We were hired to design a studio apartment in Manhattan, and there was a whole lot of living going on in a small space. Whenever faced with the impossible, I think about the creativity of the RISD environment and try to imagine, 'what can be?'

HD: To what do you attribute the continued success of your firm?

LS: When you like to create bespoke spaces tailored to your clients' needs and dreams, and when you like to work collaboratively with the client and the team of builders and the artisans who bring those dreams to life, it's so much fun! The process is part of the fun of making good design. Luckily, our wonderful clients keep coming back for more.

Also, I try to express my appreciation for everyone involved in every project. My mother taught me to write thank you notes.

Alex Zapirain, founder and Principal at his eponymous design firm, shared his initial experience in the design world and what he hopes to accomplish this year.

Haute Design: What is your first memory within the design industry?

Alex Zapirain: My very first memory within the design industry was life changing for me. It was actually a very challenging project in Miami. It was an ultra-modern and minimalist space and I believe it awoke my great passion for design. The experience definitely got me more into the design and architectural field and led me to explore and grow within the industry.

HD: What do you love most about your job?

AZ: I love the fact that I don't have to work a day in my life. My work is my life and I love to challenge myself with every project. Every day is a new learning experience which definitely requires teamwork.

HD: To what do you attribute the success of your firm?

AZ: Definitely all the hard work and dedication contributed on behalf of every client. We do our best to deliver the quality of work each project deserves. Our team puts their souls and passion for architecture and design into every project.

HD: What do you believe is your strongest quality as a designer?

AZ: I would say I listen closely to every client's needs. Aside from my passion for design, I would say that practicality and functionality are key to me.

AZ: Our goal will be to complete new and exciting projects which are already underway. I look forward to stepping outside of my comfort zone for some of these projects. It should be a pretty busy year ahead but full of excitement.

Norma and Gaston Galella, co-founders of Duoma Atelier, recently explained their design firm's philosophy and attributes with Haute Design.

Haute Design: As we have previously noted, Duoma Atelier is comprised of two main components. How do the two of you divide work flows for each project? Do both of you interact with the client?

Norma Galella: It's very important for us to listen to our clients from every perspective, whether that be design or constructibility. While I direct the design process and Gaston directs the construction process, we are constantly consulting with each other. We both interact with the client at all stages of each project, allowing for our corresponding expertise to inform each other and to brainstorm for better solutions in order to fulfill our clients' needs.

HD: What is the best service Duoma offers to its clients?

Gaston Galella: We can't really pinpoint a specific service. We believe our clients benefit the most when they hire us for our design and construction turnkey services. This is when you will truly experience peace of mind through our concierge practice.

HD: What is your design style?

NG: We all have personal styles, and believe it or not, it evolves throughout the years. However, what is truly different about our studio is that we try not to impose our style and trends onto our clients. Instead, we go through a rigorous discovery session with questionnaires and visuals to uncover their own style, which then informs our design process. Our clients don't come to us for a certain 'look.' The result is a truly customized project that fits each client individually, supporting their aesthetics, needs and wants.

HD: How do you bring peace of mind to your clients?

GG: In a traditional design and construction process, the client is the project manager for their home project and it can easily become a full-time job. The client would have to hire and supervise the design team and the consultants while providing construction documents for permits. The client would then have to oversee permitting and hire a general contractor for quotes. More often than not, price estimations come back higher than anticipated and initial design plans must be tweaked and adapted, not to mention permit drawings would need to be revised as well.

We have heard horror stories from clients who have gone through this lengthy and painful process only to realize their project was not feasible and they had to abandon their plans for their dream home.

At Duoma, the client only has to interact with us and we act as their representative throughout the entire process. We hire and manage all necessary consultants and subcontractors. We will establish the clients' goals and needs from the beginning of the design process accordingly, so the entire process is streamlined and more efficient. We always keep the client informed and we work with them as one team.

HD: How did the name for the firm come to be? Who came up with 'Duoma?'

NG: Duoma stems from the word 'duo' and signifies the expertise duality on which our studio is founded. The 'o' in Duoma creates the center and balance of our logo and is composed of two floating symmetrical shapes. Each shape represents each discipline constantly pulling and pushing each other, creating a holistic approach in design and construction.

We worked with a branding company called Panamera. They're a very creative group who helped us develop a bespoke brand to represent our aesthetics and what we stand for.

As a result of COVID, we are spending significantly more time in our homes. While stay-at-home orders have relaxed, lingering concerns over our safety keep us from venturing out as often as we would like. Therefore, it should almost go without saying that your home decor should make you feel comfortable, and truly at home. Part of that sense of comfort comes from who you are. Your decor should reflect your personality.

So, how do you decide what style or styles best match you? Do the unornamented sleek lines of mid-century modern tempt you? How about the clean, easy-going minimalism of Scandinavian? Or perhaps you are more of a cool brash industrialist. If your answer to any of these questions is "yes," then the authenticity movement may be just what you need.

What Does it Mean to be Authentic?

The choices we make in designing our living spaces reflect who we are as individuals and have the potential to inspire those who visit our homes. The furniture we choose, the color palettes we implement, and even the dominant shape themes we use say something about how we view and approach the world.

Authenticity is about making choices that enlighten you and fit the personality you want to portray. The key is to spend time with colors and shapes, to explore furnishings and understand their materials, textures, weights, and colors so that you know what truly speaks to you. Only then, can you build a design scheme that feels authentic and inspiring!

But who am I?

A great deal of research has gone into understanding how the choices we make speak to our personality characteristics. One immediate way to plan your design scheme is to understand how "you" matches with design elements.

Colors, for example, can speak to our characteristics. People who love blue tend to be reliable and sensitive. The preference for tidiness and their desire for stability suggest that elements of unornamented minimalism or the weighty furnishings of traditional might match well with their authentic style. On the other hand, those who enjoy purple are often artistic, unique and may be perceived as arrogant. People of this element might enjoy the more unusual lines of a zig-zag chair or the quirkiness of an eclectic style.

Shapes can also tell us something about our psychological make-up. Based on Susan Dellinger's book on psycho-geometrics (and yes, that is apparently a field), people who are drawn to squares typically do not like surprises, are organizers and seek a sense of security - traits that connect well to more traditional styles like classicism. Round lovers are more forthright and outgoing and match well with the eclectic sense of style. Look out lovers of curves and waves!

Squiggly lines suggest the non-traditionalist who is creative, motivated, independent and sexy. These traits of the young professional often match well with urban styles like industrialism and modernism.

Even overall design schemes say something about who we are. Drawn to Scandinavian design? Chances are you're friendly, stylish and interested in culture. Tend toward the modern? You are likely driven, organized and professional. The traditionalist is poised and elegant. The minimalist is introverted and efficient. But remember that authenticity is about finding all the parts of yourself, so that one style does not have to define you. If you feel like your personality traits bridge certain styles, then try blending the styles to find what works for you!

Just be Yourself

Authenticity is about knowing and embracing your personality traits and the ways they connect to the design you love. Don't feel locked down by any one trend or by styles that seem chic but make you feel like a visitor in your own home. Take a look "inside"... both with yourself and your home. Do not be afraid to make home decorating choices that truly say, "this is the real me."

What could have easily been a gut renovation, became instead a thoughtful plan to update and personalize the interiors while respecting the existing 1950s-era architecture of a 2,000 square-foot home in the prestigious North Bay Road neighborhood. "The bones were quite workable," says Luciana Fragali, the architect and designer who leads the team at Design Solutions Miami. Retaining the integrity of the structure also meant preserving the original wood beam ceiling over the dining room. "It's part of the '50s vernacular of Miami, now a part of history," Fragali says. To maximize the aesthetic but still achieve their design goals, they left walled-in private courtyards on the exterior, but removed the pebbled covered flooring and overgrown vegetation with a wooden desk and Kettal outdoor furnishings. "We wanted to emphasize more tropical modernism, less mid-century," she adds with a laugh.

Fragali, who has clients all over the world, grew up in Brazil, a country known for its rich interior design influence. She is known for creating homes with functional beauty. "We do not only deal with logistics, but also create space for each client's own life. How they work and entertain - we love to get into their worlds. It's what drives our aesthetic."

These clients realized they needed more space for their children and grandchildren. So, in 2016 they bought the sprawling residence with an 8,000 square-foot lot after searching for three years. The wife, who was also born in Brazil, already knew Fragali. The leader of the DS Miami team had previously designed and oversaw the renovation of their daughter's Brickell apartment. "They're from a famous, renowned design firm and we knew them socially," the wife reveals when asked how she initially heard of Luciana Fragali. "Luciana had given us great advice during our daughter's project, so I trusted her implicitly."

With a masterful use of rich hues, luxurious furnishings and refined finishes, the interior came alive. The restored wooden beam ceiling adds drama and anchors the dining area, cresting intimacy in the immense space. The massive round, wood Taj dining table - a Luan Del Savio design - balances out the delicate leaves of light that grace the coronal silhouette of the Moooi Heracleum Small Big O LED Chandelier overhead. The client says guests love to linger long after dinner is over. Leather caramel-colored chairs by Marcelo Ligieri balance out the room.

In the living room, Fragali had her heart set on cheerful vibes. "But I wanted to also have a sophisticated and relaxed feel," she adds. Life and color are brought into the space via the accessories, rug, Missoni pillows and a beautiful Palessandro marble slab used for the TV wall unit. A unique piece is the light blue Denny sofa by Anima Domus in pampas leather. It adds the perfect touch to the overall design.

Paying careful attention to the concept of indoor/outdoor living, Fragali designed rooms to draw the exterior inward and the eye outward. The flowing spaces - from the open-plan kitchen, to the sunroom, to the outdoor pergola - were adapted to suit a family. "Everything in the house, even though it is beautiful, is extremely comfortable and durable for the family. They didn't want to worry about fragile fabric," says Fragali.

When it was time to renovate the outdoor area, the dated kidney bean-shaped pool, former BBQ area and scalloped awning were demolished. Fragali redesigned the pool, patio and landscaping. The pool deck, bright with Kettal outdoor furniture, has multiple areas for the family and the children's friends to hang out, sun bathe or read. The additional space helped the family through COVID-19 lockdowns, remote schooling and zoom calls.

"When you have a long relationship with your client (we've been friends over 10 years), it makes the job easy and comfortable," Fragali reveals. "This is the result of a great relationship with a client and friend."

Donté J. Young, founder and CEO of The Young Companies, shared how The Young Companies approaches Interior design.

Haute Design: What does your design firm do that no one else can imitate?

Donté J. Young: Two specific things come to mind. We're not just designers, we're design artists. I like to think we're the Picasso of designers. While I may not be known on that level (yet), my team and I are visionaries in a way that does not have us picking out multiple paints or floor samples for our clients. I envision it, then I bring it to life. Our design process is a bit unconventional but always memorable through the turnkey delivery. Matched with an infectious savant energy, it is something that cannot be duplicated or imitated.

HD: Describe The Young Companies' design philosophy in three words.

DJY: I'm not sure if I could do that in three words necessarily, but our mantra is, "Be bold, not basic."

HD: What has been the biggest lesson you learned since the launch of your design firm?

DJY: For me, the main thing has always been practical communication. There are so many layers to design - from architects, to general contractors, sub-contractors, vendors, employees, and the clients themselves, things can fall apart quickly if you do not have effective communication.

When my team and I went remote, we moved to a more robust project management system. It provided our clients with a real-time, 24-hour communication platform to ensure all lines of communication were effectively met. It has indeed been the foundation of our design-build firm.

HD: What is your favorite part of working in Chicago?

DJY: Chicago is somewhat of a full-circle moment for me as I lived here over a decade ago. It's an approachable city Mecca known worldwide for its beautiful architecture, world-class cuisine and phenomenal art scene. Combine all these things along with the beauty of the Midwest's people, and it makes for a fantastic place to call home as well as creating experiential home designs for many clients throughout the Chicagoland area. It is the foundation and birthplace of many greats; therefore, I am pleased to be based here amongst that inspiring energy.

HD: When did you realize you wanted to fully dive into the design industry? How was that?

DJY: My mother was an interior designer and art broker, so I was always around design from a young age. Initially, I studied structural engineering before shifting my studies to architecture. My career led me down many avenues - from being a real estate broker, resulting in a period within the world of marketing and public relations for various celebrities and entertainers. However, the one thing that remained constant was that I owned and designed luxury rental properties where people would ask who my designer was, not knowing it was me. After designing for friends 'just for fun' and getting burned out by the entertainment and public relations firm, I leaped full-time back into the development and design business, which has proven to be a fruitful and highly notable career path.

While no one could have anticipated the unprecedented circumstances in which the world has found itself over the past two years, principal at MS2 Design, Michael Scigliano, reveals he designed his business to be able to function under any condition.

Haute Design: With the global pandemic going into its second full year, how has MS2 Design Studio adapted to this “new normal?” Was the beginning of the pandemic a particular shock in terms of business?

Michael Scigliano: Before opening MS2 Design Studio in 2010, the original business plan took into consideration the lessons that were learned from the previous firms that I had worked with. One firm had gone out of business because of the 2008 recession and the other because of conflicts with the partners. I made a conscious decision to keep our firm more boutique; therefore, eliminating the need for a large office space and the corresponding overhead.

Our team has always worked from home when possible and we meet when needed. This boutique design also kept us from bringing on too many employees and therefore, not needing too many projects at once. We’re able to hand-select the projects that challenge and interest us.

I’m humbled that MS2 Design Studio has thrived these past two years; having two of the best years in our history. This pandemic has negatively impacted so many companies and my heart goes out to all those that have fallen on hard times.

HD: What are some of the ways you have managed to maintain your high standards throughout all of this?

MS: Managing our high standards during the pandemic was actually easier than expected. Being stuck inside and having nothing else to concentrate on but work, made getting our job done much easier. There was literally nothing to do…but work. The beginning of the pandemic, March- May 2020, was surreal for everyone. Trying to make sure we were still taking care of our clients, while they were stuck in their own homes, helped to take the focus off being stuck at home ourselves.

HD: How have you managed client expectations throughout the pandemic?

MS: We’ve been blessed that our clients have been very understanding to the current situation. Being business owners themselves, they understood that the entire world was being affected and that those delays would impact their projects as well. Oddly enough, within the last year and a half, we finished a gut renovation in Miami Beach at the Continuum and a design project at 40 Bleecker in New York City, in record time. The team we’ve assembled has gone above and beyond to keep things on track.

HD: Given the amount of time folks have been forced to remain indoors, have any of your residential design plans changed?

MS: The biggest change we have noticed is that we have signed several new projects from clients moving to the Miami area from New York and California. The need to have a home with combined indoor and outdoor social areas became a necessity to see friends and family in a somewhat-safe environment. This made Miami more popular than ever. Add to that, major companies changing to “work from home” formats, living in a warm, open-air environment, just seemed like the best choice. The exploding Miami real estate market is a clear sign of that.

HD: What is the biggest takeaway you've gotten from these unprecedented times?

MS: My biggest takeaway from all this change, is that HOME is the most important place. It doesn’t matter how big your home is or how many things you have, but having a sanctuary where you feel safe and can detox from all that the world is throwing at you, is incredibly important. When you aren’t allowed outside or allowed to live a normal life, your home is where you gather with those you love.  It’s the place you celebrate birthdays, anniversaries, holidays, etc. The feeling of “being home and safe” has become paramount to our physical and mental well-being. And we get to design those spaces for our clients.

Haute Design recently discussed how Lakesha balances work life and private life on social media.

Haute Design: How big a role does social media play in your day-to-day business strategy?

Lakesha Rose: Honestly, it should play a larger role than it currently does. Often, I am in the moment of work and I forget to post progress or when I think I should post something, I just shrug my shoulders and say I will just feature the work when it is finished that is why often I am radio silent, but the truth is I am just working. My plan is to hire someone to keep me more present on social media. Secondly, I also really enjoy flying under the radar just living my wonderful life quietly.

HD: What is your thinking behind sharing both professional and personal posts on Instagram?

LR: I do it very carefully. I do not post vacations unless I visit a manufacturer or design store. In which case, I post that moment because it is related to work. My husband is the number one Sportscaster in Chicago and has been for over 40 years, so his life is public being on TV every day, so we enjoy fading away to vacation quietly together. I do post some photos of us from time to time and it is because I emotionally feel ok to post about it that day. Jim and I both have public jobs, so we enjoy going to our home in Michigan and not leaving the house all weekend and I cook, listen to French music, we create date nights inside of our home. Most of the time, the season determines what our cocktail of choice is and since it's winter we are drinking Whiskey Sours, using Japanese whiskey. I would best describe us as introvert/extrovert.  

HD: Have you noticed any specific patterns among clients or prospective clients regarding which posts are preferred between professional and personal?

LR: I would say they like both because it gives them a peek inside of my personality before meeting me but if I venture to guess they like what they see because they are hiring someone that understands exclusivity and will not talk about a well-known client. My page does not reveal a narcissist.

HD: Are there any other social media platforms you like to use? Is Instagram your favorite?

LR: The other one I use is Facebook, but for creativity I use Instagram.

Jasmin Reese recently discussed her view on how to adequately use color in interior design projects and renovations.

Haute Design: How much does your artistic background influence your interior design?

Jasmin Reese: My artistic background definitely influences my interiors- from paintings, to vintage movies, books and travel. For instance, looking at vintage European train cars is a major inspiration for a custom closet on which we are currently working for a historic residence, and looking at images from the gym on the Titanic for a new gym with a whimsical scene, or looking at a Dutch still-life painting and using it to design an entire kitchen in moody hues but with rich finishes. It all starts with a Style Session where I pull images from a James Bond movie, or views from hotel lobbies that spark a conversation.

It is a genuine emotion/vibe that you can sense that we try to convey.

HD: With the rising trend of neutrals and minimalistic design, how do you show your clients that you can indeed have fun and use colors in your home?

JR: All-inclusive rooms are a lot of fun to incorporate even with a full house that is mainly white. Below, you can see a music room that is right off of the main entrance to the house - it is an encompassed room of green with kaleidoscopic wallpaper on the ceiling and the couple are both surgeons who find this music room calming and artful.

Another example is to elevate the mundane with a bold neon color, like this chartreuse laundry room:

Similarly, you can use color sparingly with just a bold gesture on the ceiling. If you cannot commit to bold moments, you can always accessorize like this styled dining room server:

HD: Do certain colors play better for different areas of a home? For example, what hues or tones work best in bathrooms or kitchens?

JR: I don’t totally buy into certain colors only for certain rooms. In fact, I came across a blog once with my bedroom in red saying “what NOT to do” because it's “too aggressive of a color for a bedroom” when in reality, the client has house guests that adore this room, it is super cozy, and a lot of people have connected with the space.

I think color affects people differently - I painted my own kitchen cabinets blush, and then I have really modern black lighting, it’s a push-pull of traditional and modern, feminine and masculine that gives the space verve.

HD: How much artwork is too much artwork inside someone's home?

JR: It really depends on the scale of someone’s home and the quality of the art. If they have high ceilings and beautiful pieces, you can pack them in Salon style, mixed with high quality furniture for a layered look. However, if you take the same space and put in terrible cheap prints it could look like a lifeless commercial space.

HD: Which area of the home have you realized clients are most willing to take a risk and really go for some daring artwork or bold colors?

JR: Interestingly enough, the powder room is the room in the house where your guests are completely alone. It’s a space they will definitely go and you can use any color, any style, ANYTHING and have it completely unrelated to the rest of the home. The monkey wallpaper below is sophisticated whimsy.

Or you can go a little more edgy. Basements can also be a fun theatrical space like this jungle-inspired basement:

Helaine recently spoke to Haute Design about her favorite part of a design project and what she sees for her firm's future.

Haute Design: When did you first decide to pursue a career in design?

Helaine Tregenza: My very first job in design was in New York in the 70s as a milliner. When I moved to California thirty years ago and bought my first house, that was when I truly decided to pursue a career in design.

HD: Was there anything particular about California that led to this decision, or was it simply a transitional point in your career?

HT: I believe it was just this desire to apply what I knew about design in fashion and art, and translate that to a structure or a building and learning how it all comes together. Once design is in your blood, it applies to your whole life - at least it has for me. Interior design is a form of art but it's also science and math.

HD: What would you say is your strongest attribute as a designer?

HT: I would say that it's my ability to listen to clients and problem-solve. We must consider space, scale, color, light and of course, I want to create a beautiful environment, but it also has to function. I always ask, 'how does the client live in this space?' Form definitely follows function.

HD: What would you say sets your firm apart from others?

HT: We only take a handful of clients at a time. Because of this, we provide a bespoke and very custom experience. We are very selective about our projects and we're extremely hands-on throughout the design process.

HD: What is your favorite part of the process in a design project?

HT: That's like asking who's your favorite child. But I will say, I am especially fond of textiles and lighting and selecting artwork. That's kind of like the icing on the cake. To be able to work with the client at the end of a design project and select art, as an art collector myself, is just a total treat.

HD: How would you describe your own design aesthetic?

HT: I would say I'm a classicist with a twist and my design is very multi-layered. I like combining old and new. I like to create a collected look as opposed to one particular style.

HD: Where do you see your firm five years down the road?

HT: I expect we will be happily bringing more clients' vision to realization. I am open to doing some travel for projects but really just doing more of the same. For now, my main focus is to continue to provide a bespoke, turn-key experience for residential spaces.

Hafsa Burt recently took the time to discuss matters of well-being and health with Haute Design.

Haute Design: Being successful in any line of business takes plenty of sacrifice and even more time. In the field of design and architecture, "work hours" are not necessarily uniform or standard. How do you find ways to make time for yourself?

Hafsa Burt: It isn't easy. I certainly can't work out every day, but I try to schedule it on my calendar. I realized early on that if you're not taking care of yourself, the demands of your business and life will take a toll on your health and well-being and you may become a nuisance to be around. I worked for larger firms before starting my own business and noticed many unhealthy lifestyle patterns in my senior colleagues, which resulted in a tense work environment. I try to use holistic therapies such as sauna, cryotherapy and acupuncture as needed. I also take care of what I eat to stay in optimum health in order to meet daily demands. A three-minute cryo session or a 30-minute sauna are easy to squeeze into my schedule.

HD: The topic of self-care has become ubiquitous in the past two years, in large part due to the pandemic and its consequences. What was the biggest lesson in self-care you came away with after lockdown?

HB: One of the biggest lessons from the pandemic is that life is fragile and given the consequences of globalization and climate change, our lives can transform drastically overnight, and with that, certain industries and businesses can become obsolete, leaving a lot of families economically vulnerable. Therefore, measures for resilience and flexibility in both the personal and business world need to be at the forefront of everybody's mind. The age-old notion of filling your cup so that you can be there for others has never been more relevant. Also, in the age of information, carefully editing what enters your mind can do wonders for your well-being.

HD: In fields like design and architecture, which require so much creativity and perspective from the designer/architect, is the work partially an extension of yourself? If so, how much do you value your rest or solitude? Do you have any practices you recommend in order to rest and recover at the end of the day?

HB: I would love to be that parson who can fall asleep on a tour bus or in an opera performance! At the end of the day, I read fiction or historical biographies. It's a great way to give my mind a break from business activities and to enter someone else's imagination. I am just as careful about what I let into my mind as I am with what I eat. I also paint and sculpt to give the left side of my brain a break, which I wish I could do more often. In the middle of the day, a 30-minute spinning session can also be a good break to allow oxygen into the bloodstream and come back more focused and refreshed. I tend to use these techniques more than caffeine.

HD: Does health and wellness go hand in hand with design consciousness and ecological practices? If so, how?

HB: Yes, of course! Everything starts with the individual. I strongly believe that our spaces can contribute to our physical and mental health. Besides products specified in a project, access to daylight and positive air flow can all contribute to our well-being. Deliberate design choices that include green belts/corridors in our developments to allow access to nature, filter the air, are conducive to walking and biking, all create healthier micro-climates. Since the outdoor/indoor environment can be very polluted, we need to be careful about what we put into our bodies to cope with external stressors in order to remain in optimum health and focus on all the great socio-environmental work.

Jasmin Reese, founder and Principal at Jasmin Reese Interiors, recently discussed her design philosophy with Haute Design.

Haute Design: You are based in Chicago but you do plenty of work for Naples and South Florida region. What would you say are the biggest differences in designing for either area? 

Jasmin Reese: For the most part, homes in Naples appear to be second or third homes, so the client is able to do something a bit more fun or perhaps something a bit out of their comfort zone that they would not have been able to do in previous occasions. This freedom to take design chances can translate into bold looks or finishes, furnishings that are more luxurious and beautiful, without the constant worry of "resale," or finishes getting "worn out" too fast.

Chicago is known for a neutral and gray palette generally but that would not describe my projects or my clients, for the most part. I try to introduce styles that would resonate with the client. My instinct is blending antiques with modern elements, dark elements mixed with light, feminine tones contrasting with masculine, high and low, as well as fully-encompassed rooms of color.

HD: Would you briefly explain your "Style Sessions" with clients at the beginning of each project?

JR: The process begins with a 15-minute discovery call to learn about general requirements. This is followed by a paid initial consultation within the space to establish the client's wish list. The next meeting is a fully-collaborative style session between me and the client. Throughout the meeting, we work together to establish principal design requirements, a budget and a general time table for the project. This is the most important meeting throughout the entire process and I make a point for all decision-makers to be present. Throughout the meeting we also establish a presentation date, which my team and I commit to arrive prepared with samples, floor plans and an itemized budget.

HD: How would you describe your design identity?

JR: As an artist, I am very passionate about our design projects and I strive to push the ideas as far as the client is willing to go. That said, I am also a business owner and I have to manage the team, client expectations, vendors, project completions, etc. So, my identity has to balance between the left and right side of the brain at all times.

HD: To what do you attribute the success of Jasmin Reese Interiors? 

JR: Right away, I think of my mother, who went from having a tiny shop in a terrible parking lot with a small business in Rhode Island, to running one of the best gift shops in the state, with loyal customers, great staff and a robust business. Personally, I think for our Chicago clients, having a brick and mortar shop and office is very important and it allows us to engage with clients and build trust within the community. I am also very lucky to have an amazing team of talented designers, who are creative, smart and kind. I thoroughly enjoy going to work, and although we work in a bit of a tight office space in the lower level of the shop, we all have a mutual respect for each other and there is no drama. The only drama we want is from the interiors of the homes on which we work!

HD: Where do you see your firm in the next five years?

JR: I see Jasmin Reese Interiors with a strong foothold in Naples and with a larger team in Chicago. We will have multiple project managers so that I can do what I do best, which is design.

Here are some of the questions and answers from the exclusive interview with Habet.

Seth Semilof: Tell us a little about you growing up in Belize with the family business.

Carlo Habet: I honestly got into real estate sort of rowing the boat. It was not what I had really envisioned. I do not seem like the agent type. I am not like typical agents probably because of my background in more marketing, IP, and typical business processes. I know people in real estate tend to be seen kind of like salesmen. I went into it looking at it as a want to cultivate long-term relationships. Something that I have found a lot of success in has been referrals from happy customers, so a large sum of my business is actually referral-based.

SS: Tell us how you were able to survive tough times because that, to me, is what really makes a champion top agent. Anyone can be successful in the good times, but it is the bad times too.

CH: How I survived, I think, was specifically because I played my niche. I was lucky because I have two things going at the same time, which was a steady trickle of smaller residential lots and development companies. That kept me going, but as well, allowed me to spend a lot more time on bigger deals. I have been trying to convince people that there are some deals that you are chasing behind and following up for sometimes a year, but in the end, it is worth it because it closes. I was in a position with my network that I had a couple of these deals for a year. With proper financial planning, I was able to make that happen and with time, it only grew. Every year, I was doing better and better. At a certain point, I realized I have momentum that I do not think is going to go anywhere. I got over my fear of bringing in too many agents and losing focus.

SS: Tell us a little about your company 4realty. How many agents? Do you have offices? Tell us about your empire you built in Belize.

CH: It is not necessarily an empire, but I think we have got a lot done with a pretty tight team. We have currently five agents and the office is for members, mainly administration, and one marketing focal point. From there, what has been very key has been the network that I started with. Choosing the right agent has helped me to expand the network in meaningful ways to places that I did not touch before. We are seeing other agents in other parts of the country also step up, but it is a federal market and such a strong market. There are so many people from the U.S. and from Canada. The demand greatly outstrips supply, so the prices are very strong and very stable.

SS: Where do you see your business in the next five years?

CH: Because we recently expanded again, I think we want to make sure we get the most out of this new set of agents. What we are going to look at next within the next six to 12 months is strengthening our administrative staff. Organizationally, we can improve. You have to have relationships, but what I find the most interesting about real estate is it is really like every other business in that you have a back end and you have people that are also working really hard doing things that no one really knows about. Those things are as key to the success of the company as anything else, so what we are looking at right now is to consolidate our admin, marketing, and specifically to expand marketing a little bit.

SS: If you had to give some advice to someone [getting into real estate], what advice would you give?

CH: The landscape has changed a bit, so there are more established brokerages. There is this environment where if someone wants to be an agent, they can actually try to get a job with an agency first and then learn. I would recommend that. Basically, I would advise that people get the experience under people who know. Go to a brokerage and try and get a job, first and foremost.

Many have felt the impact of supply chain malfunctions to some extent. Whether it be a shortage of toilet paper or lengthy delays in delivery of online purchases. However, one of the industries particularly affected by supply chain shortages has been interior design. Materials, equipment and furniture have all been extremely backed up, leading to projects lasting much longer than normally anticipated. So, when Sensi Casa explained their furniture rental services to Haute Design, you can imagine the strong impression it made.

Sensi Casa is a home staging and interior design firm based in Miami. Through their Presto Design service, they offer unique and fully original proposals, but in an extremely faster time frame. They take care of everything, down to the linens and bedsheets, so a client only has to walk through the door and enjoy their new home. Chiara Sensi-Contugi, founder of Sensi Casa, shed some light on her firm's Pronto Stay services as well as their other furniture rental options which virtually solve any supply chain issues the average design firm would face.

While Sensi Casa's Pronto Stay service was originally introduced before the pandemic, the consequences of COVID-19 made this a particularly attractive option for clients. The Sensi Casa team noticed the vast influx of people moving down to South Florida would all run into the same problem: they would not be able to furnish their newly-rented or purchased residences quickly enough due to supply chain malfunctions. Fortunately for them, Sensi Casa operates a widely successful home staging operation and as a result, have access to an eclectic catalogue of their very own furniture.

The Miami-based design firm realized they could rent these pieces to clients. Considering how uncertain the pandemic has left many peoples' working conditions (remote or otherwise), most clients were not looking to make huge investments in furniture if they were to return up North, for example, in the next six months. This is where the genius of the Pronto Stay service comes in.

Not only can Sensi Casa clients rent their furniture, but they can rent their entire interior design by one of the most highly-acclaimed design firms in the country. With Pronto Stay, Sensi Casa still interviews clients, similarly to any other interior design service they offer. Furniture and design are provided based on the client's corresponding needs and lifestyles. The only difference is that clients rent their furniture, rather than owning the furniture.

Short-term, in this case, would mean anything less than six months. That said, there is no maximum amount placed on a furniture's lease. Client need only to sign a security deposit and they're set.

Sean Combs, notably recognized by his multiple stage names Puff Daddy, P. Diddy, Puffy, or Diddy, is an American rapper, record executive, record producer, and entrepreneur. The hip hop musician was romantically involved with model and actress Kim Porter for 13 years and the celebrity couple had four children together. In 1993, Shaquille Rashaun O'Neal, most notably recognized as 15-time NBA All-Star “Shaq,” purchased a wonderous waterfront mansion in Windermere, Florida. The extravagant estate was acquired for $3.95 million nearly three decades ago and in the years following, the space became his long-term residence.

In 2018, the property was first listed on the market at a whopping $28 million. As the steep asking price failed to attract prospective buyers, the home was most recently reduced to an offer of $16.5 million. The residence has spent three years on the market at varying price points presented by multitude of real estate agents. However, on Friday, a deed for the sale finally closed at $11 million, about 60% less than the initial asking price. The transaction is yet to be available on public property records and the buyer is currently unknown.

The lavish lakefront property spans nearly four acres of the exclusive Isleworth Golf and Country Club with the primary residence occupying 31,000 square feet of living space. The interior floor plan opens to a two-story great room with walls of glass. In December of 2020, Emmy winning comedian and television host Trevor Noah purchased an expansive estate in Los Angeles’s Bel Air neighborhood for $27.5 million. The South African entertainer acquired the impressive abode from architect Mark Rios who initially designed the property for himself in 2014. The home had previously been listed on the market in 2018 asking as much as $36 million. In 2020, the asking price was reduced to $32.5 million then lowered once more to $29.5 million.

Now, “The Daily Show” host is bidding farewell to his newly purchased residence for $29.75 million only 10 months after purchased. Although it is currently unknown as to why Noah is so quickly selling the home, he has been linked to several other properties across the country. In 2019, he purchased a nearby mansion at $20.5 million before flipping it for $21.7 million last year. Noah has also owned a $10 million penthouse in Manhattan’s Hell’s Kitchen since 2017 and is currently renting a second residence in Tribeca for a reported $52,000 a month.

Noah’s former Bel Air abode spans a whopping 11,375 square feet with six bedrooms, eight full baths, and three half-baths. The expansive space evokes a Japanese inspired aesthetic and has been described as a “tranquil haven.” The interior floor plan features the living area with floor-to-ceiling glass doors and chef’s kitchen with bar seating, formal dining room, and den. The library, in particular, was fashioned after a room in Kyoto with the addition of heavy and dark timbers. Across the home, primary decorative elements consist of dark wood accents, light-filled spaces, and sweeping city views.

Following news of their split, it is reported that Kardashian would be staying in their Hidden Hills residence nearby her famous family clan in Calabasas.

Los Angeles records confirm that Kardashian is now the role owner of the once shared Hidden Hills home. She purchased West’s share of the estate for $23 million total. When the two first acquired the property, they proceeded to gut and rebuild the entire space from the ground up over the course of six years. West spearheaded the design project to showcase a sense of stark minimalism and bright simplicity. Of the $23 million Kardashian paid, $20 million accounts for the property itself while the remaining $3 million is the price of the interior contents, including art and furniture.

Since 2018, West has made routine trips between his Los Angeles residence and his Wyoming ranch while spending the majority of 2020 on the ranch. This reportedly was one of the reasons contributing to the estranged pair going their separate ways. West continued to stay in his ranch in Cody, Wyoming, until he unexpectedly listed on the market earlier this month.

Here are some of the questions and answers from the exclusive interview with Sherrill.

Seth Semilof: After school, what did you end up doing?

Anna Sherrill: I had some interesting sales jobs. I worked for a company that a friend of my mom owns which booked athletic teams in hotels all over the nation. I did that during college and a little bit after college. I also worked for a headhunting company which was really popular at that time, but as soon as I moved to Miami in 1999, I got my license in 2000 very shortly after. The company that had sold us our place, Suncoast Properties, was a little office in Brickell Key. The owner offered me a job and asked if I wanted to get into real estate. I got my license and started right away.

SS: In 2000, we were in a recession, so you got in at the worst time in the market, correct?  

AS: It was a tough time. I was recruited shortly after by a development company called ISG, International Sales Group. They did marketing and sales for a lot of developers. They still do incredibly well. I went and worked with them right away, which was great. I got into self-developments and that is a great way to start your career. We traveled all across South America and Central America. We would go with an immigration attorney as well. We would meet with different brokers in those cities. They would put people in a room, and we would be able to present our developments. It is a great way to start because you can actually get paid. You are building a business when you are first starting and it is truly your own business. Starting with a developer, they pay for marketing and a lot of the things you maybe cannot afford as a new agent. That really helped me build my business, learn the market, and meet a lot of agents.

SS: Everyone wants to do the luxury properties and you make it seem easy. Tell us some of the learning experiences that led you up to that point.

AS: It is never easy. It is a learning curve of learning to listen to people to try to be an expert in the market. Knowledge is everything in this market and in every market. It is really about educating yourself but also listening to your client and doing what they want you to do. 90% of my business is referral business; it is repeat clients, friends, family, or brokers that refer me business. I know that every client is special and there to teach me as well because a lot of these people are incredibly smart, really savvy, know the market well, know what they want, and know the business well. You can learn a lot from your clients as well.

SS: Can you tell us about being involved in One Thousand Museum and some of the success stories you have had?

AS: People want to understand why we are the most expensive. Obviously, it is the best building in my opinion. It is an iconic building and what they have done here is incredible. Especially during COVID, the price tag here is the highest price tag, not only price per foot but total price. People are not used to paying this price tag in this area, so it really is about educating the buyers, getting the right people through the door, and building that trust. In the beginning, we had a couple of months where nothing was really happening, and it was scary. We did virtual open houses and instead of ten people showing up, we had two hundred and something people watching. We got great exposure, even though at the beginning, it was a little tough. It is all about pivoting, using your resources, knowing the agents selling in your area, following up with them, and knowing your product really well.

SS: What advice would you give to somebody that is in your shoes who might have moved to Miami or L.A., a city without real relationships, which is the majority of realtors?

AS: To start out, if you can, join a team or have a mentor. It is super important because you want to learn from the best of the best. If you want to enter a market and work for people, even if you take on a rental business for a big team, you will learn from that team. I also think if you can, get into development. Even as a junior associate, you learn so much in sales. That can also be people’s career. I am blessed to be in both, but some people are just in development sales, and they do incredibly well in that. If you are inspired by that or the other, whichever one you get into is great.

Here are some of the questions and answers from the exclusive interview with Miller.

Seth Semilof: What made you make the move to go into real estate?

Sandra Miller: I transitioned from an outside sales representative to inside manager, then I launched in seven different markets for them. When I left, I had 178 indirect distributors under my realm with managers and etc., so a ton of reports all commission only. I knew about five years before I left that when I left that job, I would go into real estate. It was just never a question in my mind. The reason I would go into real estate is because there is no other industry where someone who is good at sales has unlimited income potential like real estate.

SS: How was it pivoting? How was it building your business? Did it take time, or did it start immediately?

SM: It was really an interesting time. It was 2004 when I got my license. What I did was I went around and interviewed different companies, owners, and operators that were running retail storefronts in the U.S. There were not that many in 2004, but I wanted to do retail because that was my specialty. I had thousands of them underneath me in my previous life. I did not know anyone in L.A. because at that point, I was really upper management and traveling between seven different markets. It was really starting from ground zero. What I learned when I went around the country, interviewed people, and set up my business plan, is how to launch. I started marketing about six months before I ever did a deal, needed to do a deal, or wanted to do a deal. I did 20,000 mailers a month for six months before I got my first call.

SS: If you had to give advice to somebody that wants to get into real estate and is scared but has the resources to invest in themselves or to somebody who does not have the resources, what advice would you give?

SM: If they do not have the resources, I advise them to work on a team. Honestly, you need resources in order to be successful. You cannot just wing it. My expertise was launching markets for my old company, so I did the research. I knew exactly what I was getting into. I knew exactly the target market I was going after. I did the mailings, I opened my office, and I had no choice but to be successful. I am not a trust fund baby. I needed to make money. I had a very specific business plan that I executed, and it worked.

SS: How was building, setting up with Engel & Völkers, having a name, having a fancy office, and having to produce?

SM: There was no producing. Santa Monica real estate, west side real estate, really just stopped. They did not have to sell. It is all people with lots of money. There were no short sales in this market. There were no foreclosures in this market. It was just a stalled market, but I survived. I started doing a lot of leasing in those 18 months. Then, the market took off like a rocket. It was eye opening when it happened as a woman business owner that is responsible for other people's livelihoods.

SS: Where do you see your business in the next five to 10 years?

SM: I see continuing to build my team, continuing to make them successful, and doing more of the same. I want to sell until I am 100. I really enjoy the boutique. I do not want to build an empire. I did that and I do not want to do it again. I want to enjoy traveling, which I can do with the Engel & Völkers brand. I can go network with fellow agents and office owners whenever and wherever. I can really enjoy my clients and the homes that I get to sell. It has been a journey.

Belcalis Marlenis Almánzar, more notably recognized as Grammy winning rapper Cardi B, has received an extravagant 29^th birthday gift from her husband Kiari Kendrell Cephus, known professionally as Offset. The celebrity duo got married in 2017 and have two children together: 3-year-old Kulture Kiari Cephus and a baby boy born in September and whose name has not been announced.

The musician’s opulent birthday gift was inspired by her long-term interest in purchasing investment properties in the Caribbean. In the caption of her Instagram video tour, Cardi B explained that Offset worked with her father, who is originally from the Dominican Republic, to purchase the villa. The Las Terrenas home named "Calle Plaza" is currently available as an Airbnb for $836 a night. Although there is no available record of how much Offset spent on the estate, it was most recently listed at $1.49 million.

With 8,000 square feet, the Dominican vacation home sits atop picturesque hills with seven bedrooms and seven baths. According to Airbnb guest reviews, the property is remarkably noted for its scenic ocean views and stunning architecture. Resting behind guarded gates, the four-story home is composed of natural materials including wood, rusted steel, brut concrete, and coral stone. The kitchen is fully equipped with a double fridge, oven, microwave, hood, five burner gas stove, wine fridge, and island bar. Further into the home presents the dining room with vast views through floor-to-ceiling windows. The living room highlights sliding glass doors leading to the outdoor space. The home also boasts an independent one-bedroom studio with its own living room, bedroom, and bath.

Outside, the exterior space offers plentiful entertainment and relaxation options. The rooftop infinity pool has fountains and built-in lounge chairs floating in the water. A second pool is directly accessible from one of the bedrooms. Additionally, the roof offers a gym, dining space, and a covered barbecue area with sink and grill. The estate also highlights a lush private garden and plentiful palm trees surrounding the house. Other luxe amenities include office space, private beach access, tennis club access, and helipad access.

Brandi Hunter-Lewis and Antonio Khoury of Compass represented the buyer in this transaction. The listing broker is unknown, but the listing appeared on the Atlantique Sud brokerage website.

Rita Chraibi launched International Designers in 2013, introducing her European design expertise and French “Art de Vivre” influence through modern, luxury designs to residential and hospitality projects in the United States, Europe, the Middle East, and North Africa.

Rita recently took the time to share a bit more of her design background as well as predict design themes for 2022 and beyond.

Haute Design: Could you share a bit more about your upbringing and your background in design?

Rita Chraibi: My background is one of opposition between art and discipline, creativity and duty. Growing up in Morocco, my father was one of the few officers in the Moroccan Army to have studied at Saint Cyr, in France, which is the highest training available for the military.  In fact, it is the same education General de Gaulle had. My mother on the other hand, had a degree in philosophy. So, while it was always my dream to be a fashion designer, my parents felt I needed to study in a more intellectual field. My dreams to draw, create, and work with colors and textures were dashed when I acquiesced and got my law degree. I felt my artistic soul had been crushed.

I worked at a law firm for two years until an opportunity to work as a design intern presented itself through a family friend, Hugo Torrico at Villarroel Torrico, a renowned design firm with offices in Spain and China, and I took it!

Not only did this experience make me fall in love with the world of interior design and architecture but it made me realize that many of my passions found within fashion could be translated to interior design, in terms of colors, textures, fabrics, drawing and volumes. You can "dress up" an interior and evoke many feelings, create and reconsider space. It's magic!

Eventually, in 2013, I opened my own firm, International Designers by Rita Chraibi. I chose to not name it exclusively after myself because although many of the projects derive from my inspiration, there is an exceptional team of designers behind me and I wanted to pay tribute to them.

HD: How would you describe your personal design style?

RC: I am not a fan of giving my style a label or committing to one for my firm because I think every good designer knows that each project has a soul of its own. Whether it is a hotel, office or residence, each property has a story, which I want to help convey. While each project guides me by way of style, I do have core values which I always strive to respect.

My spaces must feel elegant regardless of the style in which they are designed. That said, I have a good mastery of classical European, contemporary, Art Deco and Arab-Moorish styles, perhaps in part due to my French and Moroccan roots. "Haute Couture" would be another way to attempt to describe my styles I do take plenty of inspiration from the world of Haute Couture fashion, be it Christian Lacroix or Chanel.

I look at interiors in a similar way a fashion designer would look at their models. This does not just mean using fashionable furniture lines like Hermès, although I do that as well, it is also a way to humanize the interiors and express their personality. Fashionable and chic homes should not mean cold. It is very important to me that interiors are warm, livable and friendly. Achieving interiors that are simultaneously chic, sophisticated, warm and cozy is a challenge that I enjoy rising toward.

HD: What direction do you feel that design is moving toward?

RC: We are all learning to live for longer periods of time at home than we were previously used to and this has to be factored into residential designs moving forward. Interiors will need to be arranged in a manner that is more family-friendly while also allowing for solitary moments in order to allow for reflections as well as real work done.

Design will probably move toward comfort above trendy, which is a good thing in my opinion. Anything that is too trendy is further from authenticity and truth. There is a certain hypocrisy in imposing a current color or style on everyone so I simply avoid to do so. I feel we are going to get closer to the "real" and have closer as well as more frequent connections to nature. Conversely, there will be more technology incorporated into design, which may, in some ways, help with these environmental connections.

Sean Michael Leonard Anderson, more notably recognized as Grammy nominated rapper Big Sean, has recently bid farewell to his Los Angeles residence. The property located in the exclusive Mulholland Estates gated community was officially sold two months ago at the whopping price of $11 million. Now, the American musician is making news with yet another real estate transaction but this time, as a buyer. Anderson has recently purchased a newfound residence in the guard-gated enclave of Encino, California for $8.1 million. The property was originally listed in May for $10 million but was ultimately sold to Anderson at a nearly $2 million discount. Reportedly, this space is slightly smaller than his previous abode but is a Chateau style mansion with elegant touches of French Normandy-style.

Built in 2005, Anderson’s lavish Encino mansion was completely renovated four years ago. Sitting on almost half an acre of lush land, the residence spans more than 10,000 square feet with six bedrooms and nine baths. Stepping inside the three-floor home, the interior showcases stone-clad features and luxurious touches evoking the elegant feel of a European chateau. The space opens to a soaring foyer with a winding staircase. The formal living room highlights dome skylights and a full library wall while the casual family room features a wood-burning fireplace and retractable glass doors leading to a covered, wood-lined patio with fireplace. The sleek gourmet kitchen is fully equipped with appliances and two sizable islands. Further into the home rests a formal dining room and a breakfast nook with French doors opening to an outdoor loggia with a built-in barbecue.

Upstairs, the primary suite boasts a cozy fireplace, private balcony, and walk in closet. The spa like bath presents dual vanities, a glass encased shower, and a freestanding soaking tub. Seth Semilof: What exactly is a partner of the Regency Christie's International Real Estate and member of the Christie's Masters Circle?

Robert Greenwood: Christie's International Real Estate is one of the top luxury real estate brands in the world. We have been affiliated with Christie's for almost two decades now. With an investment angle, that has really helped us with our global exposure and the trust of the brand name. We have a fantastic team here at Christie's in the Turks and Caicos Islands with a breadth of knowledge. It is a great collaboration with Christie's and our team of 10 agents works very efficiently in the high-net-worth, high-value world of real estate.

SS: What made you want to get into real estate on the buy and sell side?

RG: It happened organically. At one point, I did the triad where I had a management company, a construction company, and a real estate company where one would feed the other. I did that for a long time, but I always gravitated towards real estate. I love the different styles of architecture. I really enjoy interacting with the people that we meet here. We get such a wide demographic of buyers from across the world, and you never know who you are actually dealing with everything from A-listers to captains of industry. The Turks is not just reserved for mega villas in the $20 million range. We are very price affordable in certain areas and certain condos, so I get to meet some incredible people.

SS: How was the island when you first launched the brokerage firm? What was your strategy?

RG: It was certainly very different than it is today. We did not have the technology that we have today. We did not have the inventory that we had today, but we also did not have the amount of brokerages. There are 16 brokerages within the Turks, but back then, it was three or four. It has always been very word of mouth in the Turks and Caicos Islands. It was slow-moving. Operating a real estate company was not aggressive at all and did not need to be. I do say quite often I have never really sold any real estate. The island already does that for me. My job is to simply guide you through the process.

SS: Tell us about who your mentor was or who helped mold you into where you are at today.

RG: I cannot mention his name, but he has an extensive background in commercial real estate in Canada. He was actually one of my first sales. The majority of my clients become my friends. You have to have the passion and the love of what you do. I love living in the Turks and Caicos Islands. I love what I do and love the people I meet. People see that and they recognize it is authentic. That is what makes the difference. You can read all the books you would like. You can have all the mentors you like. You can learn all the psychology of sales, but it really comes down to true authenticity. Make sure buyers get what they want. They will tell you everything you need to know.

SS: Who are the buyers? Where are they coming from?

RG: A lot of buyers are from the United States. It is a big demographic for us, and we are so easy to get to. It is a hop, skip, and a jump three and a half hours from New York. 90 minutes from Miami. We have direct flights from Charlotte, from Atlanta, and from Houston. Now, we are getting interest from new demographics in California and Vegas. Predominantly, U.S. buyers, but Europe is another big one and South America. The grand prize here is going to be exceptional, not just for real estate, but for tourism. They go parallel when you come down here. You fall in love on vacation, and we can offer you a condo from $290,000 to $68 million or $86 million. It has the full range.

Philip Weiser has worked within the luxury hotel and hospitality industry for decades in London before transitioning to real estate when he and his young family settled in France. Weiser has held his French real estate license for over 40 years and assisted hundreds of buyers and sellers in the sale and acquisition of luxury homes and villas throughout the French Riviera. Launching Carlton International in 1995, the first of the Carlton International brands, Weiser and the Carlton International team collectively speak 14 languages to cater to an international clientele as a leading estate agent on the Cote d'Azur.

Here are some of the questions and answers from the exclusive interview with Weiser.

Seth Semilof: What made you think of moving to France and getting into real estate? Did you move to France first to do hotels, and then do real estate?

Philip Weiser: Not at all. My pre-Airbnb adventure was very successful. I sold the business and decided that I would move my family into a more international environment in the south of France where we have a good selection of schools with the English language. I was on a trip from Paris to Nice international airport and I sat next to a property developer who had opened the state agency in the town where I was living, and he was about to close the agency. Since I had nothing to do, I said, “I will be happy to see if I can make your agency run.” The Monday following, he forgot it, but he was as good as his word. He took me across the road, introduced me to my new boss, and suddenly I was a real estate. That was in 1982.

SS: Tell us how the business evolved from 1982. Where did you go from there?

PW: We were very successful as brokers as well buying, selling, renovating, and constructing. A lot of money was made at that time and I reinvested all the resources into other projects. The banks were throwing money at this time and in 1992, there was the first Gulf War when Iraq invaded Kuwait. Property prices around the world were heavily affected by that. In Europe, especially because we are closer to North Africa, prices dropped by 50% and interest rates were at 18.6%. I had 50% borrowings and 50% cash, but my properties all lost value of 50%, so I lost everything. It was the end of a glorious 10-year adventure.

SS: How is the real estate changed over the last 20 years? Are people building contemporary homes in the south of France?

PW: The architecture is sort of Mediterranean, with a lot of bay windows and tiled rooms like you have in California. That was the staple that together with traditional homes in the area are the two trends, but in the last five years, the word contemporary has become part of the local architecture dictionary. We never spoke of contemporary architecture. It was modern, but it was never contemporary. Now, we have some magnificent contemporary homes. It is very much the trend today. We must have, at least right now, 10 potential buyers looking for land to build a contemporary home or readymade contemporary homes designed by a local architect they can move straight into. There are very few standardized materials, so the cost of construction in spite of that it is clean, nice, and easy is that it is an expensive item here.

SS: What advice would you give to somebody getting into real estate to be successful?

PW: First is never believe anybody until you have proof of what they are saying is correct whether it is a buyer, seller, colleagues, or other brokers. The second is you need resilience because you have to have face the fact that you cannot win them all. The other self-discipline is being able to get up in the morning, go out, do the job, and stick with it. There is no day off. The last one is that when you are successful, do not spend the money. You may be successful this time. Ultimately, I tell everybody, you cannot sell a house. There are no sales in this job. It is understanding the needs of the buyer.

SS: Do you think your experience, training, and education in the hotel industry is what made you successful? Did you bring that to your real estate company?

PW: Certainly, that aspect played a very important role. A hotel is like a small town. You have lots of people of different nationalities and different characteristics. If you are managing, you have to move the people and the visitors first, not just the staff. All these people have their specific needs, their behaviors, and the way in which they react. If you go to have any peace and quiet managing, I will tell you to have to manage the staff and the guests with a lot of psychology, understanding, and great service.

Alecia Beth Moore, known professionally by her stage name Pink, and husband, Casey Hart, have recently purchased a waterfront home in Malibu, California for $13.7 million. The “just completed,” contemporary space was formerly home to fellow musician Barry Manilow. The beach house was presented to Pink and Hart in April for $13.5 million, but the duo were prepared to offer $200,000 above asking price to secure the picturesque property.

Despite the seemingly optimistic purchase, Pink has surprisingly listed the Malibu beach house on the market a mere three months after acquiring it. It is currently unclear as to why she is bidding farewell to the residence bought in late June, but reports have portrayed the listing as a “flip.” Unfortunately, the new listing price of $15 million will offer Pink less than a 6% profit when broker’s fees are considered.

Built in 1976, the 7,000-square-foot mansion perfectly encapsulates the ideal attributes of a Malibu beach house. The interior highlights oak hardwood floors, a living room with gas fireplace, seating room with lighted tray ceiling, and dining room with a dazzling chandelier. Further into the home, the cream and white gourmet kitchen has been renovated and highlights a cozy breakfast nook with scenic views. Upstairs, the oceanfront primary suite presents a fireplace, dual walk-in closets, and luxurious bathroom with Onyx stone countertops, a standalone tub, and a large walk-in shower. Stepping outside, the expansive exterior offers plentiful entertainment options with sizeable seating space, impressive dining area, and swimming pool. Additionally, the 0.16-acre lot boasts a separate guesthouse, front and back porches, and 180-degree views of the Malibu waterfront.

Chasity recently spoke to Haute Design about the opportunity Riese Design was given to participate in the hit TV show, George to the Rescue.

Haute Design: Congratulations on the big TV announcement! Tell us a little bit about how this came about. When were you working on these projects and filming the series?

Chasity Centeno: NBC reached out to me directly, about six years ago, when I first started. I am currently filming my eighth episode. We recently filmed 'Maggie's Mission' in the summer, while simultaneously juggling about 15 clients. We usually do one a year but this year we had the honor and pleasure of filming three episodes. One episode was filmed in the winter, and the other two were filmed in the summer and fall, respectively.

HD: For those who might not be aware of George to the Rescue, could you briefly explain the premise of the show?

CC: George to the Rescue is a home improvement show, which airs on NBC, and focuses on home renovations and makeovers for deserving families. Contractors, designers and tradespeople alike, donate their services to help out for the greater good of the family, with one main goal in mind - providing a space that heightens the functionality of the home by accommodating the corresponding family's wants and needs.

HD: Was this one of the more gratifying experiences of your career?

CC: Each and every episode that I work on, and the families I help, are gratifying all the same. Design is more than just making a space pretty. Design is about changing someone's life for the better, in the most important place they could ever be - their home.

HD: How much did these projects differ from your other projects?

CC: The scope of the project wasn't all that different from other projects that I take on. The biggest difference is the timeline where we squeeze what would be a three-month project into about four weeks. All the products need to be purchased, inspected, delivered, designed and installed in about a month's timeframe from start to finish.

HD: How and when can we tune in to watch the episodes?

CC: The next episode will air Saturday, October 9th, at 9:30am and 7pm ET in the greater New York area on NBC. The show is nationally syndicated. Our 8th episode, which we are filming this fall, is set to air in the Spring of 2022.

HD: Would you be willing to do more television appearances on similar programs?

CC: Yes, as long as it is for a good cause!

HD: What was your biggest takeaway from this experience?

CC: The reward you get from helping someone is not always about a dollar sign, it's more about what's at the heart of why you do what you do.

She opened her own brokerage in 2001, which she sold to the Schmidt Family of Companies, Coldwell Banker’s largest affiliate operation, and happily remains a broker there leading the top-producing team. Land-de Wilde has received Coldwell Banker’s top production awards annually since joining forces decades ago. With a track record of representing the most significant properties on St. Croix, she keeps current with industry innovations, marketing trends, and all facets of real estate. Her clients benefit from her excellent negotiating skills, knowledge, and deep connections to the resources that benefit new and experienced Islanders alike.

Here are some of the questions and answers from the exclusive interview with Land-de Wilde.

Seth Semilof: You moved to the island. You were at the radio station for about five years and then you said, “I either want to come into the financial industry or the real estate industry.” Tell us about that.

Amy Land-de Wilde: I had a lot of good experience managing a radio station and starting in radio sales. If practice for any kind of sales job, you are dealing with an evaporating commodity. You have to have excellent not only people skills, but you have to be organized and follow up to develop good work habits. I really do credit that beginning as one of the reasons I started in 1986.

SS: When you started, things were hot. How long were they hot for? How long did it take you to get your first deal?

ALW: My story is unusual in a way because of what was happening in our market at the time. I had my first deal within a month and my first year was good. People always tell you and it is true that you have to be able to have the cash to support yourself for that period of time. I started doing a newsletter in 1986, which I still do today, so that consistency did not take that long.

SS: You built an amazing company and worked very hard to open it in 2001. Tell us a little about the reasoning behind selling it and when you made that sale.

ALW: I started the company in 2001 and at the time, it was just Land-de Wilde realty. Although Coldwell Banker had been talking to our company, which I finally did go to that larger company in another couple of years, I stayed at that company until she closed it. That is what started my company. Coldwell Banker continued, I continued, and that was the best decision ever, so I am very happy about that. When I sold in 2018, there were about 35 people, which is not huge for a company in the States, but I was eager to do that.

SS: How is St. Croix right now with the real estate market?

ALW: Real estate, strangely, was one of the businesses allowed to open since we managed other people's properties here from afar. It was very strict, but people were allowed to come see us to our island. People wanted to get out of their home, so we really benefited from a lot of people who came to visit and loved it who would never have.

SS: What advice would you give to somebody watching us, even a person that is in the business for six years and not as successful or someone having some success but not at that level? 

ALW: I would try to get brutal honesty from people they respect around them if they are not having the success that they feel they should be having. I would first definitely look within and say, “Am I doing my best? Am I spending the hours?” The flexibility does offer us benefits, but it is not 40 hours a week. Work-life balance is something that you need to create if you want to be successful in the confines of giving your all to your business.

Grammy winning singer Justin Timberlake has delved into film entertainment in recent years and has now made news in the real estate world. The popstar purchased a nearly 10-acre property in the residential area of Hollywood Hills, Los Angeles in 2002 for $8.3 million. Ten years later, Timberlake married actress Jessica Biel and the duo have two children together. Additionally, the celebrity couple owns further properties in New York City, Montana, and Tennessee although, reportedly, have been spending less time in Los Angeles. This has presumably led them to listing their Hollywood Hills abode on the market. The expansive compound has been offered at a whopping price of $35 million.

Timberlake and Biel’s former residence has a history of acclaimed owners. In the 1940s, Golden Age actor Errol Flynn allegedly used the space to build a compound with hidden passageways, peepholes, and two-way mirrors, according to the book “Errol Flynn Slept Here” by Robert Matzen and Michael Mazzone. Later, American actress Helen Hunt built a house on the roughly 3-acre property that she sold to Timberlake in 2002. Timberlake then purchased an additional 7-acre lot behind the primary residence for further privacy.

Resting on an expansive 10-acre lot, the Spanish style villa serves as the primary residence spanning approximately 13,000 square feet with seven bedrooms. The gated estate offers luxe amenities fit for a star with a screening room, gym, tennis court, separate guesthouse, and outdoor entertaining space with a wooden ceiling patio wrapping around the house. Stepping outside, the exterior presents a hot tub overlooking the San Fernando Valley and a swimming pool running the entire length of the home before spilling into a separate plunge pool. Co-founder, bassist, and ‘The Demon” of legendary rock band Kiss has been a longtime superstar and resident of Beverly Hills, California. In 1986, Simmons and his wife, Shannon Tweed, purchased a Beverly Hills abode for $1.34 million. For more than three decades, the property has been home to him and his family as the primary setting for seven seasons of his A&E reality series, “Gene Simmons Family Jewels.”

The once two-acre estate boasted a 3,500 square foot farmhouse which Simmons renovated into an impressive 13,400 square foot mansion for about $12 million. However, the iconic musician decided to bid farewell to his custom-built home in October of last year when the property was listed at $22 million. The home, however, went unsold and was taken off the market before being relisted in March for $25 million. By mid-May, the price had been reduced to $20 million. Now, the property has finally been sold for a $16 million as Simmons claimed he would like “a quieter lifestyle” while planning to relocate to Lake Tahoe.

Down a long winding pathway, the Beverly Hills home rests beyond gated walls and opens to a dramatic entry with sweeping staircases. The palatial space with a two-story foyer and great room with catwalk includes seven bedrooms and eight bathrooms. Two of the rooms have previously encapsulated a Kiss inspired theme but have since been stripped of memorabilia after being listed on the market. Stepping outside, the exterior space offers luxe amenities. The front yard presents a tennis court while the backyard boasts a swimming pool and lush lawn surrounded by patios.

At the young age of 24, pop culture icon and makeup mogul Kylie Jenner has already acquired an impressive real estate portfolio. The media personality owns various properties across Los Angeles and Hidden Hills, including a five-acre lot purchased in April of 2020 for $15 million and a $36.5 million palatial showplace in Holmby Hills. Meanwhile, her partner, Travis Scott is primarily based in Brentwood where he spent $29.3 million on two properties this past year. Additionally, the couple owns a $13.5 million home in the mountains above Beverly Hills.

In terms of New York residences, Jenner and Scott reportedly rent a townhome in Greenwich Village. Built in 1839, the building has served as home to plenty of occupants over the past nearly two hundred years including "The March King" John Phillips Sousa. For the past ten years, the property has been listed on and off the market with several brokers at a plethora of differing prices as high as $31.95 million. Now, the six-story building is once again available for purchase through “Million Dollar Listing” star Ryan Serhant at a price of $26.5 million.

The historic Greenwich townhome previously home to Jenner and Scott spans 8,700 square feet with six bedrooms and eight baths. The 22-foot-wide building has been completely redone by developer and owner William Rainero while Clodagh Design worked on the interiors and the outdoor kitchen was designed by Silvano Marchetto. Stepping inside, the space opens to soaring 18-foot ceilings, exposed original stone, and warm brick walls. The living area highlights a modern fireplace that leads into the 700 square foot garden. The interior layout also presents a mezzanine lounge, a secondary kitchen, and a media room which can be accessed by the glass staircase or glass elevator. The entire fourth floor boasts the primary bedroom suite with a fireplace, expansive dressing room, and terrace. Stepping outside on the terrace, the space offers a hot tub and wellness area with glass-walled sauna. The exterior space also includes a roof deck with picturesque views of Washington Square Park and the Freedom Tower.

After graduating from Bonanza High School, Marques pursued sales with the top fireplace and window subcontractor in the city. Within six months, he was the leading salesperson specializing in custom homes. This kicked off years as a successful executive in sales and development. Most recently, Marques was a luxury home specialist for 11 years with Ivan Sher Group, an affiliate of Berkshire Hathaway HomeServices Nevada Properties, where he held the role of sales manager for ASCAYA, a premier luxury home community in Henderson with 313 estate sites projected to be the greatest collection of Desert Contemporary architecture in the country upon its completion. As a thirty-year resident of Las Vegas with a deep knowledge of the valley, Marques has an eye for elevated living and a skill set that results in clients achieving the most value when purchasing and selling their homes.

Here are some of the questions and answers from the exclusive interview with Marques.

Seth Semilof: How was the movement [to creating your own company]? You moved around at the beginning of COVID.

Darin Marques: I left [Ivan Sher Group] in December of 2019 and moved over here to start my team. Then, we rolled around to March, and everything shuts down. I am thinking, “What did I do?” but everything worked out. There was this incredible rebound that started late August, early September of last year. We more than made up for it in the fourth quarter of last year. We grossed almost 22 million in sales just in the fourth quarter and this year we have been off to an incredible start. We are currently sitting at 54 million in sales and on track to break 100 million this year.

SS: How did you get into real estate? Was that your first profession? Tell us a little about your first moves in your career.

DM: Believe it or not, I started working when I was 14. I was into bodybuilding at the time, and I started working for a local health food store here. I worked for them for about five years until I was 19 and one of our customers offered me my first sales opportunity, which was outside sales for a construction company here in town. This is what led me into luxury. I worked for him for a few months as a project manager, then he moved me into sales. I was selling high-end materials for custom home construction: fireplaces, windows, mirrors, shower doors, and all that stuff. The one area that he did not have anybody to focus on was custom homes.

SS: How long did it take you to get your first deal whether it be a listing or a sale?

DM: In my first month, I landed two one and a half-million-dollar deals, which, at that time, would be the equivalent of three or four million now. Both of those were prior customers of mine from when I sold construction materials, and they ended up listing their homes with me. My first 90 days were incredible, but nine months afterward was nothing. The first five years in real estate from 2009 to 2014 was tough. I was going to quit and every year, thankfully, I had two great people who believed in me. The turning point was when I went and met with Ivan. I said, “I am at rock bottom. I am broke. I cannot afford to pay my dues.” He said, “This is the best thing. Everything from here is up.” I move forward and about 90 days later, ASCAYA came to me ready to reopen and start selling luxury home lots again.

SS: What advice would you give to people starting out?

DM: I think anybody who is successful knows that you cannot do it all on your own and to surround yourself with the right people. The other thing I tell all new agents now, I say, "Keep a job for at least a year. Take all the money that you are making from real estate and put that away because that is what is going to finance your business." You are starting a business and any business owner knows that you cannot walk into any business without having money for a startup. It really comes down to time blocking and being organized with your time.

SS: 18 months ago, you went to launch your own business. What made you decide to do that?

DM: I was managing ASCAYA and overseeing 32 agents plus admin at our main office. It was like drinking water from a fire hose for about a year, but it gave me a great opportunity to learn a lot really quickly about managing agents and running a team. It gave me an opportunity, and it gave me confidence. When my contract was up at ASCAYA after five years, I went back and tried to be an agent on the team, and I realized that was not me. I did not want to just be in sales; I wanted to build something. As an entrepreneur, I had all these ideas, and I knew it was not my business. It was scary, to say the least, but it was the best thing that I could have ever done.

While 2id Interiors has stood out as one of Miami's premier luxury interior design companies, perhaps most are not acquainted with the 2id origin story. Co-Founder and Creative Director, Rafaela Simoes shares the beautiful origin of her amazing partnership with Laila Colvin.

Do you know those people whose parents went to school together and created a bond where it would make it inevitable for their children to become best friends? Eventually, those children grow up side by side and dream of becoming partners and building their own company when they get older.

Cool, isn't it? Well, guess what? That's not our story.

Our mothers did indeed know each other for many years. They went to school together in Brazil. However, we defied the odds and both our mothers' efforts to get us to meet one another and we did not instantly form a friendship. In fact, we never met each other while we lived in Brazil. Incredibly, our story only began once we both ended up moving to the U.S.

Laila realized we had both moved to Florida and her mother convinced her to give me a call. That was the beginning of a beautiful friendship. We immediately bonded over our similar backgrounds and our shared passion for interior design.

I believe we were meant to support each other here in the States and eventually work together, even though it was never in either of our plans. One of the magical things about life is that it is unpredictable. Because not only is she now one of my best friends, but she is my pattern in work and in life. We even got pregnant almost at the same time and now our kids have grown up together.

Working as a duo can be challenging, but for us it is a blessing. Since day one, we had similar visions for the business and every obstacle we have overcome since then has only made us better partners. We recognize our individual limitations and we respect what each other brings to the partnership.

Laila is more pragmatic, practical and rational. She is better with numbers and budgets, so she is the one who brings some sense when we are going too far and keeps us on track with finances. I am more emotional, intuitive, approachable (but not early in the morning, please) and outspoken.

Working as a pair allows us to share our tasks, while each of us specializes in areas we're best at and enjoy most. By sharing the labor, we can lighten the load. This allows us to take time off when needed, as we know there will always be a trusted person to hold down the fort and this has certainly had a positive impact in our personal lives.

Another advantage of our partnership is that we have a multidisciplinary approach with our clients. We work in a way that allows them to not get confused with both of us. If Laila begins a conversation with a client, she will be the one that will continue assisting them in that manner in order to ensure clear communication. The same applies if I am the one to begin the conversation. This avoids confusion and clients always know who to speak with. That said, we always share and discuss key pieces of information for every project to make strategic decisions that are best for the business.

All of these processes ensure harmony and clear results. I believe that our skill sets combined is what makes up the 2id recipe for success, along with the amazing team that we have, not behind us, but rather working by side by side with us. This way, we create a stronger, more balanced, and happier workplace.

The story of how we became 2id Interiors

The name of the company was something we struggled with. It was difficult to think of a name that included both of us and that also sounded good. I previously had my own company, the RS ID, which stands for Rafaela Simoes Interior Design. Laila made its logo and I was so in love with the "id" component that when it came time to think of a name for our company, I was not giving up on it.

We brainstormed ideas to include our initials but nothing was working out. Eventually, Laila had the idea of adding the number 2, to "id," symbolizing two interior designers, as a provisional name, but of course, it ended up being our permanent name. It's simple and conveys the idea that we are two people in this amazing journey together.

Highly acclaimed musical artist Elton John and his husband, filmmaker David Furnish, have acquired a sprawling real estate portfolio with properties across the globe. The couple owns various estates in the U.K., lavish homes in the south of France as well as in Venice, Italy. In the United States, they also own a mansion sized condo in Atlanta, Georgia but reportedly spend most of their time at an impressive two-house compound in Beverly Hills, California.

Now, John and Furnish are adding yet another property to their portfolio with a second Beverly Hills residence. This newfound abode is actually the property immediately neighboring to their longtime residence. The home was purchased from a family who has reportedly owned the house for decades before selling it to John and Furnish in an off market for $8.5 million.

Located in the coveted neighborhood of Trousdale Estates, John and Furnish’s newfound abode spans 5,343 square feet with five bedrooms and four bathrooms. Built in 1968, the single story home captures a midcentury modern feel yet has been modified over the years. In 1991, the poster woman of American homelife Martha Stewart purchased an East Hamptons residence for $1.7 million. The Martha Stewart Living Omnimedia founder stated that, “It was the oldest house on the block and a total wreck,” yet “[she] decided [she] had to have it.” Over the years, the property would be renovated and become her longtime vacation home. However, she is now bidding farewell to the humble abode. While the transaction is an off-market deal, it is reported that the initial asking price was listed at $8.4 million but was finalized at a whopping $16.5 million. At nearly double the asking price, Stewart has made a massive profit and left her former residence to Kenneth Lerer, the former chairman of BuzzFeed and co-founder of the Huffington Post, and his wife, interior designer Katherine Sailer.

Built in 1873, the shingled cottage has been restored and renovated into a more contemporary space while maintaining its initial charm. Stewart, well known for her design skills, claims “it’s an old-fashioned house, but it has a clean, pristine vibe.” Although not much is known regarding the interior layout of the home, decorative elements include unique pieces acquired from various yard sales and consignment stores. With its original paneling and built-ins, the lovely vacation home features a glass-enclosed porch with teal-blue Mexican cement tiling which acts as dining area. Additionally, the space boasts newly leaded glass windows and plentiful wainscoting. Notable distinctive features consist of a marble vanity in the primary bathroom, a pink and yellow Venetian-glass chandelier in the formal dining room, and a collection of antique taxidermized fish throughout the residence.
