What To Look For: Realtor Jeff Morr On Property Purchasing Criteria

Be it a first time buyer, or someone looking for their next investment property, purchasing real estate is a multi-faceted decision process which much consist of more answers than questions when completed. With 25 years of real estate and design experience, Jeff Morr, of Majestic Properties, is  himself multi-faceted in his ability to help you find those answers and guide you through this process. Here is his advice on the questions we posed.

When clients come to you with an idea of what they want, how do you help them refine their criteria prior to finding a match?

The first step with any client is to determine their goals.  Is this a primary home, second home or investment property?  How important are certain factors (size, location, pool, waterfront, dockage, etc.), turnkey or a property that requires work, and finally price and any financing criteria.  After that, we hit the streets and find them their dream home!

What is the most important thing you look for when purchasing a home for yourself?

I look for creative and architecturally significant properties in prime locations for myself.  As an art enthusiast I like clean, open space and higher ceilings.  Natural sunlight is very important to me, so large windows with great views are a big plus.

If you had to choose one piece of advice for first-time home buyers, what would it be?

Choose the best real estate agent in your market place.  Purchase a home that you love!  Go in with the mindset that you will be holding the property for an extended period of time so purchase on the higher end of what you're comfortable spending in a market that’s on an upswing, like ours is today.

If you were not selling real estate, where would you be today?

I have a passion for architecture and design.  I recently launched itsuv design lab  (www.itsuv.com) with Jasmine Stine, a French architect and designer. I have been designing for years and have been creative director on such properties as Marquis, Paramount Bay, the Caribbean condominium and many others.

What would you say is your most proud accomplishment as a real estate agent so far?

Creating a brokerage and watching it grow into one of Miami’s leaders.  We have been named fastest growing, independently held real estate company by Inc. 500 magazine.  Additionally, Majestic Properties was recently selected to represent Miami in the invitation only, Who's Who in Luxury Real Estate network, a premier international network of agents and brokers in more than 60 countries around the world.
