Haute Design: How important is outdoor residential design for your clients?

Norma Galella: Because South Florida's weather is great all year long, a thoughtfully designed outdoor living area is just as important as the interior design of a home. Our clients are always asking us to come up with innovative solutions that provide the best use of their backyards, and in this market, every square foot is prime real estate.

HD: What are some of the most important aspects of outdoor design?

Gaston Galella: The most important is designing beautiful and functional spaces based on the client's needs. We start by asking some important questions: 'Is there a need for a separate multipurpose house for guests or other uses? What is your entertaining style? Do you want a fully-equipped outdoor kitchen or just a small kitchenette? What kind of landscaping do you prefer? How many shaded areas will you need for outdoor dining and lounging?' HD: Does the exterior of a home need to match the interior? If so, how is this done?

NG: We approach the outdoor design in the same way we approach interior design - by getting to know the client and letting their style and experience guide us. The interior of a home needs to express a cohesive story, but each space can have its own personality. This same concept applies for outdoor areas. Nature plays a big role, but you should still bring some of your interior style, colors and textures for a seamless transition.

HD: What is your favorite aspect of outdoor design?

NG: We love to provide a comprehensive design package. To have the opportunity to marry our interiors with exteriors is exciting. Our clients benefit tremendously, not only by hiring our full concierge turnkey services, but also by allowing us to design their entire home. This way, all they have to do is relax and enjoy their beautiful spaces.

HD: What are some tips to have in mind when designing outdoor spaces?

GG: The type of materials for outdoor spaces are very different from indoor spaces. That's the first thing to keep in mind while selecting furniture and finishes. Always ask if the material you are considering is suitable for outdoor use. This will depend whether pieces or materials are under shade or completely exposed to the elements.

Haute Design: How much should the interior design of a space change depending on the seasons?

Lakesha Rose: Very little because if the overall design has been thoughtfully curated, you won’t want to change much. That said, I would like to suggest, seasonal flowers, candles, seasonal pillows that were curated with the original design to be able to change during the season(s) of your choice. 

HD: Is there any climate for which it is more difficult to design?

LR: No, there are countless possibilities for designing in accordance with any and every season.

HD: What is the main criterion for a home in Chicago that is designed to endure the harsh winter months?

LR: Texture during the winter months provides a cozy home feel. I burn candles all the time and during dinner at home often dim the lights and light a candelabra at the dinner table during the winter. 

HD: What are three easy ways to warm up an interior?

LR: Cozy texture, candles and dim lighting.

Cozy Salazar Interiors is based and accomplishes plenty of work in the historic and charming Coral Gables area of Miami. Haute Design recently inquired about the tight-rope act of elevating and innovating design in such a historic area.

Haute Design: Working in Coral Gables, how do you maintain the look/feel of a home within the Gables vibe while making it unique as well?

Cozy Salazar: The houses in Coral Gables are all special in their own way! We love working on renovations, specifically in Coral Gables, that restore the charming aspects of a home to its former glory rather than trying to make them look like new construction. Whether that be preserving an old mantle, decorative ceiling, exterior arches etc. There is so much history here and we love playing into that. If we are working on a renovation with French or Spanish architecture and influence, we try to pay homage to that in the interior and respect the intention the original owners had for the space.

We do this in several ways by adding millwork that correlates with the style of the home, sourcing specific wallpapers for that space, leaning into furniture and decor that feels relevant, or, when working on the exterior, adding natural stone, updating front doors and windows, redesigning the pool, and/or investing in great landscaping. It saddens me a little to see a charming Coral Gables home renovated either too modern or in a contradicting style to its bones. Paying respect to what is already in place during a renovation is important in maintaining the “City Beautiful’s” rich history and charm.

Cheryl Kaufman commissioned her home to be redesigned by esteemed luxury interior designer Guimar Urbina. Haute Design recently asked about the experience after Cheryl so kindly accepted to take the time and share her thoughts.

Haute Design: You have such a lovely home. What were some of the main things you wanted Guimar to do with this space?

Cheryl Kaufman: I wanted Guimar to transform our home from a Mediterranean style to a more contemporary style and to execute a complete renovation with which we would be proud to use for entertaining. I could not visualize what I wanted but Guimar was brilliant with reading between the lines when we went through some images of rooms I liked. When Guimar made her presentation of her proposal for our home, my husband Dana and I were completely by the beauty and creativity with which she captured our vision for living in our renovated home.

HD: How did you discover Guimar? What was your favorite part about working with her?

CK: I actually. discovered Guimar on Houzz, believe it or not. I met with a few designers that were recommended to me but they didn't wow me enough to want to begin renovating our home. I then discovered Houzz and poured through each and every designer South Florida. I came across of project photo from Guimar Urbina Interiors and it seemed to be exactly what I wanted. I love how she did a lot of the leg work before we met, which saved a lot of time. If there was something I did not like, she helped find an alternative. If she thought I was making a mistake, she gently made me aware of it and told me why it might not be the right choice. Guimar met with me often and always kept us informed about our budget and what to expect next. When we would visit stores to choose furniture, it was clear Guimar has strong relationships with so many of the vendors. I felt I was in excellent hands.

HD: There are plenty of accents of wood throughout the home, yet it is not overbearing - quite the opposite. Was that a feature you already had in mind or did Guimar make the suggestion? 

CK: The wood was completely Guimar's idea. The built-ins, the placement of the dining room, the blending into structural columns which needed to remain for foundational purposes, as well as the fabulous wooden custom doors to our bedroom suite - it was all Guimar's idea.

HD: The artwork and decorations add subtle yet impactful nots of color throughout the mostly neutral-shaded home. Are these art pieces and decorations yours or did Guimar help pick these out? 

CK: Guimar chose the pop of color on the oversized chair in the family room as well as in the throw pillows and other accessories. She even drew colors out from some of our artwork when she chose our accessories. While many of the accessories were chosen by Guimar, some we already had but just didn’t know how to properly place them and group them. Guimar helped us find the correct use for them. With respect to the artwork, we had most of it but Guimar recommended that we reframe them. She me with me at the framing store to help us to choose new frames for each of our hanging art pieces. After reframing our hanging art, she came to the house and assisted us with choosing the perfect spot for each piece. After everything was placed, we engaged Guimar to assist us with filling a few empty walls. Guimar helped me choose the size of the custom artwork piece above our bed, painted by the very talented artist, J. Steven Manolis.

HD: What would you say to anyone who might be reading this and is currently looking for a luxury interior designer in South Florida?

CK: As I have said to many of my friends, I had a wonderful experience with Guimar and her team. They were extremely creative, professional, talented and everything I could have asked for in a design team. Not only did Guimar's team have incredible vision, they stuck to time schedules and budget!  I highly recommend Guimar to my friends, family and clients. I was so lucky to have come across Guimar.

Haute Residence: What is unique about your market?

Joyce Rey: What makes Beverly Hills unique is that it almost exclusively deals with luxury homes, and I have been involved in this luxury segment of Beverly Hills my entire career. I have, on several occasions, sold the most expensive house in the United States, and in 1979, I started the first division in the world to only handle million-dollar houses. In today's market that doesn't seem that impressive but back then no one could believe there was a company only handling million-dollar houses. It was very exciting and made news around the world. I would say that's the single most unique part of the market I deal with, that the geographic area lends itself to these beautiful estate properties.

HR: What kind of trends have you been seeing recently in the market? Has COVID affected the market?

JR: The first trend improved our market. All of a sudden the household became the focus of people’s lives because they were living in their homes all day long and doing their work from home. I actually predicted that when COVID first hit and we had the first lockdown. I would say the prevailing thought among realtors was that we were going to have a tough time and that we wouldn't be able to sell houses during the pandemic but I tried to look for the silver linings. The first was that there was no traffic on the roads. I thought that was fantastic! I could always get to my appointments on time! Secondly, I looked at my own situation and I never used to spend any time in my house during the day unless I was sick. I was out and about all day long and then I would go out in the evenings, so I was largely in my house sleeping. All of a sudden I was locked up in my house for three weeks and I’m thinking it’s not just me who's looking around their house and realizing how important it is and the things I could be doing with it… this is going to be prevalent amongst everyone. They're going to want to have a larger place to live, a home office, a gym, an outdoor area, etc.

HR: Are there any other trends that have been happening recently now that we’re beginning to come out of COVID?

JR: Well we’re coming out of COVID but we’re coming into a difficult time in the economy with inflation hanging over our heads. Typically, real estate does well in times of inflation, though one concern, of course, is interest rates. Usually, the federal government will raise interest rates to tamper down inflation, so it’s kind of a catch-22. Another thing is the luxury market is the strongest it's ever been, presumably because people are searching for safe places to put their money and traditionally real estate is one of the safest. Especially if you’re spending more time in your home, what better place is there to have part of your savings than in your personal residence?

HR: What do you see happening in the future for your market?

JR: Most people would say that there has to be hills and valleys and since we’ve been on a 10-year up-trend there could be cloudy skies ahead, but I just don't see any indication of that in the marketplace. People are generally optimistic right now, though it has been harder for developers to find projects because the prices are high. We are in a seller’s market, so it’s hard for them to find projects where they can see a profit at the end. That certainly is problematic, though ultimately that means less supply, and less supply means rising prices, so right now most people are thinking that 2022 is going to be a favorable year for real estate—especially for luxury real estate.

Most sellers are more motivated to offload a home on the market during the winter months when home sales traditionally slow down. So you’ll be able to talk the seller down more than you would in May or June when sellers can usually command higher prices for their real estate.

2. You’re Less Likely to Be Outbid:

You might have fewer homes to choose from in the winter, but you’ll be more likely to have an offer accepted when there’s less competition from other buyers.

3. You’ll Know What to Expect from a Home in Bad Weather:

When you shop for homes in the winter, you’ll get to see how drafty the windows are or how cold the bedrooms get. You’ll have the chance to inspect the roof for ice dams and check the walk and driveway for icy spots. How well does the city clear the roads leading to your prospective home? Driving there in the winter will tell you.

4. You Could Close Faster:

Because the real estate market picks up so much in the spring and summer, mortgage brokers tend to get behind on their work. It can be a real bummer to have to wait for closing just because your mortgage broker is slammed, but you could end up closing a lot faster if you buy in the winter.

5. It’ll Be Easier to Hire Movers:

While it’s true that ice and snow can make moving even more miserable than it might otherwise be, having your pick of moving companies can make up for that. It’ll be much easier to book movers in the winter, and you might just be able to negotiate a better deal, too, because they aren’t booked solid.

The luxury real estate buying boom that began in 2020 escalated in 2021. Insatiable demand depleted inventory across the U.S. and put upward pressure on prices. Driving the real estate surge was a combination of factors: 1) shifting consumer values caused by the Covid-19 pandemic, 2) historic wealth growth due to cryptocurrency gains, soaring stock markets, rising house prices, and increased savings, and 3) the idea of home became paramount. As people searched for safe places to put their wealth and re-envisioned homes as multi-functional spaces for work, play, and sanctuary, they sought out bigger and better living environments. Many luxury real estate professionals will look back on 2021 and be able to say that it was their best year yet.

The question now is: will 2022 build on this unprecedented momentum, or will there be a deceleration of demand as some experts are predicting? There are a number of unknowns that will dictate the future market direction, but here are five key trends to watch:

1. LOW INVENTORY

Low inventory continues to constrict the top 10% of the market. In September 2021, there were 36% more luxury homes sold than new inventory entering the market. One month later, that figure ballooned to 55%. Coldwell Banker Global Luxury® Property Specialists from across the country have told me that they do not see inventory levels improving any time soon. “The biggest story of the year is that our inventory is down 44% year-to-date in the Aspen area and 72% in Snowmass Village,” commented Carrie Wells, the No. 1 agent in the Coldwell Banker network.

2. NEW LUXURY PRICE THRESHOLDS

Declining inventory levels, combined with a lack of desirable properties, have pushed prices up across all luxury price points.

Median luxury sold prices* as of the end of October 2021, compared to the full year of 2020, has risen 23% for single-family homes and 14% for attached properties, according to recent stats compiled by the Institute for Luxury Home Marketing, the partner who helped us prepare our 2021 “A Look at Wealth” report released this fall.

One of the price segments with significant growth was the $1 to $5 million range. In the first 10 months of 2021, there was a 69.2% increase in the number of single-family sold properties in that price category and 65.3% for attached properties, compared to the full year of 2019. Based on current trends, sales for single-family homes priced $1 to $5 million will rise YOY by 64.6% compared to 2020 and 112.6% compared to 2019, while attached properties will rise by 81% compared to 2020 and 96.6% compared to 2019.

As a result, luxury price thresholds rose across the U.S. In Los Angeles, the entry-level luxury home price hovered around $2 million for many years, but is now closer to $3 million, according to Joyce Rey of Coldwell Banker Realty in Beverly Hills. It’s not just happening in major U.S. cities either. Even in a small resort market like Hilton Head Island, S.C., the barrier to luxury entry has increased nearly 40% since 2019, from about $550,000 to $779,000 – “while at the same time experiencing a more than 60% decrease in the inventory of homes,” noted Thomas M. Kersey with Coldwell Banker Access Realty.

3. HIGH DEMAND FOR TURNKEY PROPERTIES AND NEW CONSTRUCTION 

Turnkey properties are still sparking bidding wars and fetching the highest prices. Jade Mills, also in Beverly Hills, said earlier this year: “People have a lot on their plate, and adding a remodel to a move during such complicated times gives added attraction to a move-in condition house. Clients want done houses.” In Miami Beach, Danny Hertzberg of Coldwell Banker’s Jills-Zeder Group estimates that 90% of his affluent buyers want new construction, compared to 70% of them, pre-pandemic. Recent supply constraints in the construction industry – from labor shortages to materials like lumber, concrete, and paint – have only amplified demand for turnkey and newly built properties.

This is also the case in Manhattan, where new luxury construction appears to be leading the city’s recovery. A joint report by Marketproof and UrbanDigs recently found that Manhattan's new development deals in October 2021 rose 122% to 224 contracts from last year’s pandemic depressed 101. Month-over-month, the number of deals increased 28% from September’s 175 contracts. Median list prices also increased 71% year-over-year in October and 52% from September, buoyed in part by 200 East 83rd Street, a Robert A.M. Stern-designed luxury development by Naftali Group and Rockefeller Group, which reported 35 contracts ranging from $3.6 to $11.5 million. As Gerard Splendore, a broker for Coldwell Banker Warburg Realty noted: “It is not entirely surprising that most post-pandemic buyers prefer pristine and immaculate spaces that are previously unoccupied as opposed to older residences with wear and tear. After all, who wouldn’t want to move into an entirely new home, with the most modern accouterments and facilities at their disposal?”

4. THE MIGRATIONS CONTINUE

The Great American Migration was still in effect for much of 2021, except partly in reverse. Whereas in 2020 people were fleeing densely packed cities and pandemic hotspots to small-town hidden gems, suburbs, and popular second-home destinations, people returned to cities in 2021. Another group of buyers was also making moves to small to midsized cities with more affordable home prices and reasonable commuting distances to major employment centers.

5. THE RISE OF CO-PRIMARY OWNERSHIP

Happening concurrently with migrations, as remote work became the norm, was the rise of co-primary ownership. Some affluent buyers did not fully migrate to other locations; rather, they simply swapped a secondary residence for a primary residence or chose to own two primary properties in different locations and split their time based on lifestyle preferences.

LOOKING AHEAD

What will 2022 bring? Inflation, mortgage rates, and construction supply constraints are all economic factors to watch. Our Luxury Property Specialists are also keeping an eye on what wealthy international buyers will do now that U.S. travel restrictions are lifted. Markets like Miami are especially keeping close tabs on this development, per the Jills Zeder Group. “Miami has doubled the number of sales in the $5+ million range year-over-year,” they recently shared. “As international buyers make a slow comeback to the Miami market and start competing with domestic buyers, we anticipate an even tighter inventory.” And, with low inventory levels and turnkey properties commanding a premium, will we see some wealthy buyers pivoting to adjacent “aspirational” markets or adjusting their expectations and purchasing properties that need a little work?

All of these elements will be in play in 2022. It’s a wrap!

It’s official: 2021 is over and in spite of its many challenges, it was a terrific year for Beverly Hills real estate.

As anticipated, supply and demand continued to heat the market, and low inventory inspired buyers to move quickly and decisively. Sellers and buyers of estate properties—and their agents—found ways to work around social distancing issues and transactions were brisk and efficient.

As the year progressed with its tremendous activity, the Joyce Rey team demonstrated once again that knowledge, integrity, and flexibility are key. A record-breaking career of more than four decades has confirmed that philosophy—and we’ve made it part of our daily interaction with clients and with each other.

When it comes to record-breaking, my 2019 sale of the Chartwell Estate in Bel Air held the honor in California until the Warner Estate was sold in 2020. This year, Malibu took the prize with the $177 million sale of a Paradise Cove oceanfront compound. It was California’s highest single-family home sale ever, if still behind New York’s 220 Central Park South penthouse purchase in 2019 at $238 million—a record I’d love to break! Interestingly, in each of these recent California record sales, the price has gone up even as the acreage has gone down.

The other record that was broken in 2021 is a personal one. In my long career, I have never before put two properties into escrow on New Year’s Eve, but this year I ended 2021 on that high note!

I think an auspicious close to one year signals an extraordinary start to the next and I predict an amazing 2022 for the Westside luxury marketplace.

Day is the exclusive agent representing the Breckenridge, Colorado real estate market as a member of the Haute Residence Real Estate Network.

Tom Day was hosted by Haute Media Group Cofounder Seth Semilof. Watch their conversation below.

The topics included Day’s foray into the real estate market, his diverse set of skills and hobbies outside of work, life in Colorado, and his eventual ascendency in the Breckenridge luxury mountain real estate market.

Tom Day is the co-founder and current member of the Day Palazola Group, a realty team that since 2020 has become the #1 realty team at LIV Sotheby’s in Breckenridge while also being one of the foremost realty teams in the county. Day has over 30 years of experience in realty with the last two years spelling an exciting new chapter. In this time, Day’s emergent team managed to broker over 80M in real estate sales its first year in addition to recently closing on the highest value property ever sold in Breckenridge, an impressive $17,000,000. Outside of realty, Day is a man of many talents: he is well versed in carpentry, regularly instructs skiers, plays guitar, and has competed in numerous snow sculpting competitions, proving above all else Day’s can-do attitude. It is this attitude that has quickly propelled Day’s team to the upper echelon of Colorado realty, an approach that is bolstered by Day’s extensive realty experience, business integrity, and outright dedication to clients, qualities that have cemented Day as an invaluable leader in the Breckenridge realty market.

Here are some of the questions and answers from the exclusive interview with Day.

Seth Semilof: You moved to Breckenridge and became a ski instructor and then found your love for real estate. Tell us how that transpired. 

Tom Day: Well I loved skiing and teaching skiing and during the summer I was working as a contractor building houses. I was watching these realtors make all of the money and I thought to myself, “I think I could do that”. I actually was not planning to be a realtor when I got my license, but I ended up helping a local managing broker move into his house and he said, “You’d be great in real estate; come talk to me some time”. That was about 33 years ago.

Seth Semilof: Once you got into real estate, how did you start building your business?

Tom Day: I started out with the company Moore and Co. and went fully into it, but the first couple of years were definitely a struggle. I was doing part-time carpentry work, teaching skiing, and selling houses, then things finally took off. It’s been a dream I’ve got to admit.

Seth Semilof: You recently sold a property for $17,000,000. What does $17,000,000 buy you in Breckenridge?

Tom Day: It was a seven-bedroom, eight-bathroom new construction with very clean architecture inside and out, what we call “mountain modern”. It has an outdoor, in-ground hot tub for up to 12 people, amazing outdoor living areas, a four-car garage, and it's right off the ski run on Peak 8, so it’s as good of a ski in ski out property as anywhere in the state.

Seth Semilof: You had said it took you a couple of years in real estate to start seeing success. Having gone through that process, what is some advice you would give to others?

Tom Day: First of all, I’m not special. Anybody can do this. The biggest thing is that you focus on being happy. I see some people in the business that are negative all the time. More than anything, don’t get discouraged because things could turn around tomorrow. Feel good and think about good things. I meditate and focus on my breathing for 20 minutes every morning and that’s something I would recommend for everyone.

Helaine recently spoke to Haute Design about her favorite part of a design project and what she sees for her firm's future.

Haute Design: When did you first decide to pursue a career in design?

Helaine Tregenza: My very first job in design was in New York in the 70s as a milliner. When I moved to California thirty years ago and bought my first house, that was when I truly decided to pursue a career in design.

HD: Was there anything particular about California that led to this decision, or was it simply a transitional point in your career?

HT: I believe it was just this desire to apply what I knew about design in fashion and art, and translate that to a structure or a building and learning how it all comes together. Once design is in your blood, it applies to your whole life - at least it has for me. Interior design is a form of art but it's also science and math.

HD: What would you say is your strongest attribute as a designer?

HT: I would say that it's my ability to listen to clients and problem-solve. We must consider space, scale, color, light and of course, I want to create a beautiful environment, but it also has to function. I always ask, 'how does the client live in this space?' Form definitely follows function.

HD: What would you say sets your firm apart from others?

HT: We only take a handful of clients at a time. Because of this, we provide a bespoke and very custom experience. We are very selective about our projects and we're extremely hands-on throughout the design process.

HD: What is your favorite part of the process in a design project?

HT: That's like asking who's your favorite child. But I will say, I am especially fond of textiles and lighting and selecting artwork. That's kind of like the icing on the cake. To be able to work with the client at the end of a design project and select art, as an art collector myself, is just a total treat.

HD: How would you describe your own design aesthetic?

HT: I would say I'm a classicist with a twist and my design is very multi-layered. I like combining old and new. I like to create a collected look as opposed to one particular style.

HD: Where do you see your firm five years down the road?

HT: I expect we will be happily bringing more clients' vision to realization. I am open to doing some travel for projects but really just doing more of the same. For now, my main focus is to continue to provide a bespoke, turn-key experience for residential spaces.

The number one rule is to allow your home to shine online and here’s how to do that. 

In order to capture the highest and best offer and maximize return, on most likely your biggest asset, a homeowner should consider doing the following: 

1. Paint. Painting both interior and exterior to create a fresh, clean slate.  
2. Update Light Fixtures. I like to say, lighting is jewelry to the home.  Light fixtures make a big impact with very little investment. 
3. Staging. Staging allows the buyer to see the home rather than look at the furniture. It is very difficult for a home buyer, even a Realtor, to imagine what a home could be if it is currently occupied by a seller as a buyer tends to dwell on “their” things rather than home. 
4. Landscaping. You get one chance to make a good impression and the first thing a buyer will see is the front of the home. 

1. Window Washing & Detailed Interior Cleaning. I always tell my clients after they purchase a home to remember to have their windows cleaned inside and out, yearly. It makes such a difference.

Beyond the shortlist, and depending on condition here are 5 additional improvements that can be made. 

• Kitchen Refresh: Paint kitchen cabinets, replace countertops, and replace knobs & pulls. 
• Bathroom Refresh: Paint bathroom cabinets, replace the mirror, update lighting and replace knobs & pulls. 
• Flooring: Replace carpet
• Refinish hardwood floors 
• Replace sewer lateral  

Allow the home to be presented in its best light.

Prior to any work being done, we like to gauge the condition of the home thereby generating the following reports. Depending on the market you are buying or selling a home varies as to whether the Buyer or the Seller will assume responsibility for any of the reports provided by a Seller. In the Bay Area market, for the most part, these reports and inspections and any work to be done on the home being sold will be passed onto the Buyer. In order to compete in a multiple offer situation, a Buyer has to put his/her best foot forward and that will include a very clean offer without any contingencies.

• Pest Inspection 
• Home Inspection 
• Sewer Lateral 
• Roof 
• Fireplace/Chimney 
• Foundation Inspection (as recommended by the Home Inspector) and any others the home warrants further investigation

and depending on current market conditions a home is located and whether it is a Buyer or Seller's market — the work to be done as is outlined in each report will either be passed onto the Buyer — as is the case in our area, however, if you are selling in a Buyers market - a credit towards repairs may be likely. 

We cannot emphasize enough the importance of properly preparing a home for market in order to gain the maximum return on investment. 

Today, Buyers begin their search online. If a home fails to sparkle online there is a good chance many Buyers will not contact their agent to preview the home nor attend any of the public open house opportunities. Depending on what a Buyer sees online, a decision will be made in seconds whether to preview or skip it. Buyers are busy at work, travel, and play— we live in busy times. If a home misses out on being seen by potential Buyers an opportunity is missed. In order for a home to sell over the asking price that entails multiple bidders. 

In conclusion, don’t short-change yourself or cut corners and leave money on the table; allow your home to shine online and make it readily and easily available for homebuyers to preview.  Should you seek further advice and information please do not hesitate to contact us.

Cheryl Stauffer, CEO of Crimson Design, is an award-winning interior designer of residential and commercial spaces. Her work is vibrant and adventurous, bringing an international flare full of culture and beauty to any space. For the past 20 years, through Crimson Design, she had been sharing her gift by bringing vivid energy to personal and social spaces throughout the Midwest.

Cheryl’s talents were not realized at a young age and came to life as she found her calling. Raised by missionary parents, Stauffer spent her early childhood in the jungles of South America, in a life completely void of color. As she grew up and discovered her talent and passion for design, Stauffer infused amazing combinations of color with an international flair into all her work.

Based in Columbus, Ohio, Crimson Design has been commissioned by developers since 2013 to design the most modern community living spaces, restaurants, bars, and areas of the city that are young, professional, and attracting talent from across the globe. Her most recent designs include Lux 23, a new luxury suite multi-living complex, and the Whisky Lounge in Columbus.

Cheryl recently spoke to Haute Residence about where she finds her inspiration and what sets Crimson Design apart in an industry full of unique talent.

Stauffer, who grew up in the untamed jungles of Paraguay, South America, was raised by Mennonite missionaries who dedicated much of their lives to helping others. “Living among the locals and indigenous Indians shaped how I look at the world,” Stauffer told us.

“It also curated my love of cultures, which has given me a different viewpoint of spirituality and made my world much larger. I was instilled with a strong faith and acceptance of people from all walks of life and I’ve carried those values into my adult life through my artistic work, philanthropic efforts, and of course, my family.”

Stauffer’s most recent work, Luxe 23, has received a tremendous amount of attention. The 113 luxury suite apartment complex located in the heart of Short North (Columbus, Ohio) has a rooftop terrace and a refined social venue known as The Whiskey Lounge.

“Our design goal was to create an experience to transport guests into another world,” Stauffer says. “The inspiration started with Pierre Frey fabric that represented caftans collected at a bazaar as colorful as Ikats. The starting point in the design was the use of color, custom brass light fixtures, mosaic tiles, and custom-designed wood cabinetry. The rooftop terrace displays chandeliers from Italy.”

Stauffer describes this as a “one-of-a-kind” piece that serves as a local landmark, creating curiosity and making for memorable Instagram moments.

Haute Design: What was the biggest challenge with Luxe 23?

Cheryl Stauffer: The design challenge was to translate and marry the developer’s vision along with the restauranteur’s vision for a seamless design of the lobby, The Whiskey Lounge, and throughout the five-story complex.

To give a new spin on modern imagery, we created unique art with a Renaissance vibe which was graffitied, with a collection of modern and old pieces comprising the art and furniture. Additionally, there is a 12-foot sculpture of a woman from the waist down, which was designed by our team and manufactured by a local company.

Within the weeks of its opening, Luxe 23 was a success for the developer and at 100 percent occupancy.

HD: Where do you pull your inspiration from today? How do you keep your designs unique / fresh / vibrant?

CS: Most of my inspiration comes from my travels and experience with other cultures. From the vibrant colors and patterns of the Massai tribe in Africa to the refined architecture in Europe, I see art and inspiration everywhere I go.

My goal is to make the typically unseen beauty, seen by people in the spaces I create. I love being able to make a difference in the lives of our clients and transform how they view and experience their spaces. The art of interior design can have an emotional and spiritual effect, and I enjoy creating something beautiful for each client to appreciate. This industry is full of makers and creatives who think outside of the box and bring ideas to life; the people and their ideas are what makes interior design so magical!

HD: Let’s talk about some of your philanthropic work, specifically with the orphanage in Thailand you are building and designing.

CS: My husband, Luis, and I have a heart for adoption. Luis was adopted from Guatemala and we have an adopted daughter, sparking our interest in having a bigger impact with children. We worked with Asia’s Hope, which provides residential housing and a family-care environment for orphaned children in Thailand, Cambodia, and India.

The project, which started in 2019, couldn’t have been done without the help of our clients and vendors, allowing us to raise $250,000 over the course of 6 months to build the home. Now, it houses 20 children with ages ranging from 2 to 16. Most of the children in the orphanage are from a hill tribe, and now have access to a safe, nurturing environment and education while staying true to their culture.

HD: Do you feel comfortable talking about your work in Columbus, designing a home for victims of human trafficking?

CS: Unfortunately, Ohio is one of the top 10 states for human trafficking, with a clean and constant need to address the issue.

We first became involved with the Rehab’s Hope project to spread awareness and bring comfort to victims. When the organization’s founder started an effort to transform a 32-bed facility into a home to transition women who are victims of trafficking and start new lives, I took the lead to gather the design community and get involved.

We enlisted the help of eight other designers, along with Value City Furniture to turn this facility into a home. We wanted this place to feel safe, warm, and comforting. We put our collective skills to work, mixing both old and new pieces to bring the rooms to life through soft colors and textures. We are excited about this project and are expecting a December 2021 completion date. 

HD: What does ‘success’ mean for you in today’s interior design industry?

CS: Success in many industries is based upon relationships, which also holds true in design. Building and maintaining long-term relationships with clients, subcontractors, and vendors is critical to long-term success. There are many layers and details to each piece of a project, as it is a complex industry. For this reason, knowing how to navigate the many working pieces and streamlining processes to increase efficiency has always, and will always need continuous improvement.

Another key to achieving success is surrounding yourself with a strong team. I have worked hard to recruit a team of thought leaders with amazing talent that are committed to the Crimson vision.

HD: What advice would you give to incoming designers, perhaps Millennial/Gen-Z targeted, on how to get started and succeed?

CS: To get to the top, you have to start at the bottom. You have to be willing to take leaps beyond just interior design - which means getting out from behind the computer and going to your sites, seeing the whole process from start to finish, and actively participating.

Don’t be afraid to roll up your sleeves and get dirty. Some leaders I look to for inspiration that embody these values include Joni Vanderslice of J. Banks Design Group and Kit Kemp of Firmdale Hotels and Kit Kemp Design Studio.

"The bridge is a striking connector, welcoming one to explore the best of Miami Beach retail, dining, and culture," said artist Daniel Buren.

Carlo Habet is a third-generation entrepreneur whose family has had a rich history in Belize’s development. He then founded 4Realty in 2009 and has been able to develop a niche market selling commercial and luxury investments with a full-service company that provides boutique quality care to its clients. Currently the President of the Belize National Association of Real Estate, he has been lobbying diligently for the establishment of regulatory legislation in the Belizean real estate industry. Habet is the consummate businessman broker with an unparalleled network, unmatched communication, negotiation acumen, deep national knowledge across sectors, and a long and respected reputation for getting things done.

Here are some of the questions and answers from the exclusive interview with Habet.

Seth Semilof: Tell us a little about you growing up in Belize with the family business.

Carlo Habet: I honestly got into real estate sort of rowing the boat. It was not what I had really envisioned. I do not seem like the agent type. I am not like typical agents probably because of my background in more marketing, IP, and typical business processes. I know people in real estate tend to be seen kind of like salesmen. I went into it looking at it as a want to cultivate long-term relationships. Something that I have found a lot of success in has been referrals from happy customers, so a large sum of my business is actually referral-based.

SS: Tell us how you were able to survive tough times because that, to me, is what really makes a champion top agent. Anyone can be successful in the good times, but it is the bad times too.

CH: How I survived, I think, was specifically because I played my niche. I was lucky because I have two things going at the same time, which was a steady trickle of smaller residential lots and development companies. That kept me going, but as well, allowed me to spend a lot more time on bigger deals. I have been trying to convince people that there are some deals that you are chasing behind and following up for sometimes a year, but in the end, it is worth it because it closes. I was in a position with my network that I had a couple of these deals for a year. With proper financial planning, I was able to make that happen and with time, it only grew. Every year, I was doing better and better. At a certain point, I realized I have momentum that I do not think is going to go anywhere. I got over my fear of bringing in too many agents and losing focus.

SS: Tell us a little about your company 4realty. How many agents? Do you have offices? Tell us about your empire you built in Belize.

CH: It is not necessarily an empire, but I think we have got a lot done with a pretty tight team. We have currently five agents and the office is for members, mainly administration, and one marketing focal point. From there, what has been very key has been the network that I started with. Choosing the right agent has helped me to expand the network in meaningful ways to places that I did not touch before. We are seeing other agents in other parts of the country also step up, but it is a federal market and such a strong market. There are so many people from the U.S. and from Canada. The demand greatly outstrips supply, so the prices are very strong and very stable.

SS: Where do you see your business in the next five years?

CH: Because we recently expanded again, I think we want to make sure we get the most out of this new set of agents. What we are going to look at next within the next six to 12 months is strengthening our administrative staff. Organizationally, we can improve. You have to have relationships, but what I find the most interesting about real estate is it is really like every other business in that you have a back end and you have people that are also working really hard doing things that no one really knows about. Those things are as key to the success of the company as anything else, so what we are looking at right now is to consolidate our admin, marketing, and specifically to expand marketing a little bit.

SS: If you had to give some advice to someone [getting into real estate], what advice would you give?

CH: The landscape has changed a bit, so there are more established brokerages. There is this environment where if someone wants to be an agent, they can actually try to get a job with an agency first and then learn. I would recommend that. Basically, I would advise that people get the experience under people who know. Go to a brokerage and try and get a job, first and foremost.

Like many major metropolitan areas across the country, Seattle is seeing a resurgence in downtown life, and recent near-record sales of luxury properties show that buyers remain confident in the value of living in Seattle.

"As we continue to press through the Covid-19 pandemic, the resurgence of Seattle and its real estate market in the downtown core is becoming more and more apparent,” says Scott Wasner, co-founder and executive vice president of Christie’s International Real Estate Seattle. “In the last four months, I have orchestrated two of the most significant sales the city has seen since 2020. These sales, along with others, showcase the growing demand for in-city residences as astute buyers see the current and long-term value of a downtown property.”

Since July, Wasner has closed on two spectacular penthouses in Escala, one of Seattle’s most exclusive condominium towers, located at 1920 4th Avenue. Seth Semilof: Tell us your vision of why you chose this area.

Pierre Halimi: Bal Harbour is an amazing mall. The issue that we had is we had 600 square feet and if you really want to welcome people, you need space. I did not have a choice for this. The fact that we are in downtown Miami, we are in the center of everything; we are in the center of the business, the center of the residences, the center of all the culture. It is a true melting pot here downtown, more so than Bal Harbour. We moved from the boutique business model to the Maison, the “house of,” where we can welcome people, have a drink, or have a cigar on the terrace on the Miami river, or even just hang out and talk to other collectors. That is the idea of what we call the usual community, so at least we can enjoy each other.

SS: F.P. Journe has an amazing amount of collectors and passionate watch lovers. Tell us a little about the brand F.P. Journe.

PH: F.P. Journe was a brand created in 1999. Mr. Journe, François-Paul, F.P. for short, actually started making watches back in the early 80, so he was making watches well before he created the eponymous company. He is considered to be the best watchmaker alive. Unfortunately for a lot of people, we are not well known because we are very, very tiny. Last year, we produced 904 mechanical watches worldwide for the whole year. That is it, so that limits a lot.

SS: Tell us about the experience that you have given to your customers because I think it is first class and it is something that was not done in the watch world before.

PH: The good thing with François when he designed the first boutique in 2005 for Tokyo, he did it in a way that was a store, which is kind of like the showroom, and then you walked behind the showroom and you had a bar, a library, and sofas. Time to relax, time to have coffee, and think about this. I do not think François-Paul had the vision of what the retail would be in 2021, but it does not matter for him. It really helped us tremendously when we started, seeing that trend of the retail and the customer being on the same side. We like to play with this, and the great thing is when you come here and you need another Journe collector, you have something to talk about. I have been telling François-Paul, as much as I really appreciate the success we have and the money that entails, the fact that when I see two Journe collectors meeting each other, becoming friends, going on vacation together, you cannot buy.

SS: Where do you see the brand going over the next three to five years?

PH: Exactly the same. François-Paul’s aim when he says he wants to do the best watches is not your best or my best. It is his best and what is his best? It is what we call the scientific watch: the precision instrument. His watch has to be precise. That is his mantra, so everything that he is trying to do is trying to gain maybe a 10th of a second better accuracy a day. It is almost impossible because it is exponentially more difficult to always bring something new. If it has been done before, why would I do it? Even if you look at our automatic movement from the beginning, it has been set to be a little bit off-center for the only reason that if, one day, you want to make a complication in the back and that time you wanted to do the celestial map, he is able to do it mechanically. Then, Patek Phillipe came out with Sky Moon. He said, “Oh, they did it before me. Good for them.” No more celestial for us. Why copy? That is not the point of it. Create, create, not copy.

SS: You have been in Miami for a long time. The growth of Miami is just explosive. Have you ever seen anything like that?

PH: I remember coming to Miami and Miami Beach back in the ‘80s. It was weird. It was like you knew it was coming up, but it was Tony Goldman and all these guys that really created South Beach. He said, “How come we do not have one Michelin star right now in Miami?” Michelin had not come to the city yet with all these new restaurants, but they had to come. We have all this space that we should be on the map for the culinary part and not just the fiesta, which I think is the superficial part of Miami. I think with the New Yorkers we are going to be more gravitas and more culture than we had in the past, which I welcome tremendously.

Sean Combs, notably recognized by his multiple stage names Puff Daddy, P. Diddy, Puffy, or Diddy, is an American rapper, record executive, record producer, and entrepreneur. The hip hop musician was romantically involved with model and actress Kim Porter for 13 years and the celebrity couple had four children together. In 2009, Combs purchased a mansion in Los Angeles’s Toluca Lake for $5.3 million which would become a longtime residence for Porter.

However, Porter unfortunately passed away in her home at the age of 46 due to pneumonia. Now, three years after her passing, the dwelling is being listed by Combs for $7 million. The affluent neighborhood is also home to various other public figures such as Sia, Viola Davis, Steve Carell, and Billy Ray Cyrus. Combs also owns a second residence in Los Angeles.

Recently, the 32-year-old star has also made strides in the real state industry with the purchase of a Westchester getaway. The Los Angeles native is based primarily out of Brooklyn with her $3.2 million Williamsburg apartment in a converted warehouse purchased in 2015. Now, the actress has acquired a newfound residence two hours from her Brooklyn Loft. Kravitz quietly purchased a charming retreat in the Pound Ridge enclave of New York’s Westchester County for $1.45 million. The property had previously been owned by actress Maggie Q who purchased the residence for $1,230,850.

Built in the 1800s, Kravitz’s newfound getaway was formerly a cider mill, known as Aaron Wood’s Mill. Spanning 2,592 square feet, the rustic structure has been converted into a two bedroom and three bath residence. In 1993, Shaquille Rashaun O'Neal, most notably recognized as 15-time NBA All-Star “Shaq,” purchased a wonderous waterfront mansion in Windermere, Florida. The extravagant estate was acquired for $3.95 million nearly three decades ago and in the years following, the space became his long-term residence.

In 2018, the property was first listed on the market at a whopping $28 million. As the steep asking price failed to attract prospective buyers, the home was most recently reduced to an offer of $16.5 million. The residence has spent three years on the market at varying price points presented by multitude of real estate agents. However, on Friday, a deed for the sale finally closed at $11 million, about 60% less than the initial asking price. The transaction is yet to be available on public property records and the buyer is currently unknown.

The lavish lakefront property spans nearly four acres of the exclusive Isleworth Golf and Country Club with the primary residence occupying 31,000 square feet of living space. The interior floor plan opens to a two-story great room with walls of glass. In December of 2020, Emmy winning comedian and television host Trevor Noah purchased an expansive estate in Los Angeles’s Bel Air neighborhood for $27.5 million. The South African entertainer acquired the impressive abode from architect Mark Rios who initially designed the property for himself in 2014. The home had previously been listed on the market in 2018 asking as much as $36 million. In 2020, the asking price was reduced to $32.5 million then lowered once more to $29.5 million.

Now, “The Daily Show” host is bidding farewell to his newly purchased residence for $29.75 million only 10 months after purchased. Although it is currently unknown as to why Noah is so quickly selling the home, he has been linked to several other properties across the country. In 2019, he purchased a nearby mansion at $20.5 million before flipping it for $21.7 million last year. Noah has also owned a $10 million penthouse in Manhattan’s Hell’s Kitchen since 2017 and is currently renting a second residence in Tribeca for a reported $52,000 a month.

Noah’s former Bel Air abode spans a whopping 11,375 square feet with six bedrooms, eight full baths, and three half-baths. The expansive space evokes a Japanese inspired aesthetic and has been described as a “tranquil haven.” The interior floor plan features the living area with floor-to-ceiling glass doors and chef’s kitchen with bar seating, formal dining room, and den. The library, in particular, was fashioned after a room in Kyoto with the addition of heavy and dark timbers. Across the home, primary decorative elements consist of dark wood accents, light-filled spaces, and sweeping city views.

Upstairs, the master suite presents dual baths and spacious walk-in closets. The second floor also offers four additional ensuite bedrooms. Outside, the exterior space features a rooftop terrace, swimming pool, kitchen, and fire pit. In 2002, the actor lived in a plush South Kensington penthouse suite at Petersham House. This was his residence while he filmed the iconic festive rom-com “Love Actually” as the Prime Minister and love interest to Martine McCutcheon’s Natalie character. The price presented was a whopping $13.8 million but as the steep asking price failed to attract potential buyers, the home was taken off the market. Now, the London penthouse is for sale once more after a $2.8 million deduction for a total asking price of $11 million.

In 2014, media personality Kim Kardashian and renowned rapper Kanye West tied the knot becoming an iconic pop culture couple. Soon after, the two spent a whopping $23 million for a mansion in Hidden Hills, California. Throughout the years, the expansive space served as home to the celebrity duo as they raised their four young children, North, Saint, Chicago, and Psalm. However, earlier this year, the reality star filed for divorce after nearly seven years of marriage. The two currently share joint legal and physical custody of their children. Following news of their split, it is reported that Kardashian would be staying in their Hidden Hills residence nearby her famous family clan in Calabasas.

Los Angeles records confirm that Kardashian is now the role owner of the once shared Hidden Hills home. She purchased West’s share of the estate for $23 million total. When the two first acquired the property, they proceeded to gut and rebuild the entire space from the ground up over the course of six years. West spearheaded the design project to showcase a sense of stark minimalism and bright simplicity. Of the $23 million Kardashian paid, $20 million accounts for the property itself while the remaining $3 million is the price of the interior contents, including art and furniture.

Since 2018, West has made routine trips between his Los Angeles residence and his Wyoming ranch while spending the majority of 2020 on the ranch. This reportedly was one of the reasons contributing to the estranged pair going their separate ways. West continued to stay in his ranch in Cody, Wyoming, until he unexpectedly listed on the market earlier this month.

Founder and Principal, Karlee Coble herself, recently took the time to give Haute Design a glimpse into her thought process regarding her firm's future, when she knew she wanted to begin designing and her design philosophy.

Haute Design: Have you always wanted to become a designer? If you were not the esteemed and notable interior designer you are today, what would you like to be?

Karlee Coble: By the time I was seven years old, I knew would be a designer. I would rearrange my room, play with fabrics from my mom's sewing room, and spend hours in my dad's wood shop, trying to build things. It was things at the time, since I really didn't have the skills to use a saw or even a hammer. I was never really sure why I was so girly at times, and yet such a tomboy at others, but the first time I walked onto a construction site, it all became very clear.

In my free time, I love to be near the ocean. As a child, I collected facts about marine life as a result of my complete fascination with the sea. If I had to switch feet and do something different, I would definitely find myself studying ocean life.

HD: Describe your own interior design style. 

KC: I don't have one.

I know it sounds funny, but I love all styles and find myself wanting to paint a project every color of the rainbow one minute, and the next project I design can have a space that is completely neutral, without a speck of color. For me, it comes down to how my clients want to live in their spaces, what makes them feel like it is THEIR space and what works with the existing geography and architecture of the house or building.

HD: You are based in the San Francisco area. Is your environment and surrounding reflected in your work?

KC: I work on several projects from Seattle, to San Francisco, to San Diego. We are currently working on a single family residence in Portola Valley and a 13,000 square-foot house in Montecito, CA. It all inspires me up and down the West Coast. I love the urban grit of West Coast cities and the cool, calmness of the oceanfront landscape. It is heavily reflected in my work, because my clients almost always want that coastal vibe or the urban West Coast city style.

HD: Describe your ideal customer experience.

KC: We prefer to have our clients be a part of the process the entire way, through design and construction. This creates the ideal customer experience, resulting in a completely satisfied client. We think it's a good thing if they are pushed just a touch out of their comfort zone.

HD: Do you have a favorite part of a home when working on a private residence project?

KC: I love powder rooms. It's the one little part of the house where everyone is willing to have a little too much fun. It's just the powder room...

KC: We like to make the client laugh throughout the process and we really strive to put ourselves in the client's shoes. Creating a calm and happy space for our client is our job and why not have some fun along the way?

KC: Continuing to create elevated interiors for homeowners and building owners up and down the West Coast.

Here are some of the questions and answers from the exclusive interview with Sherrill.

Seth Semilof: After school, what did you end up doing?

Anna Sherrill: I had some interesting sales jobs. I worked for a company that a friend of my mom owns which booked athletic teams in hotels all over the nation. I did that during college and a little bit after college. I also worked for a headhunting company which was really popular at that time, but as soon as I moved to Miami in 1999, I got my license in 2000 very shortly after. The company that had sold us our place, Suncoast Properties, was a little office in Brickell Key. The owner offered me a job and asked if I wanted to get into real estate. I got my license and started right away.

SS: In 2000, we were in a recession, so you got in at the worst time in the market, correct?  

AS: It was a tough time. I was recruited shortly after by a development company called ISG, International Sales Group. They did marketing and sales for a lot of developers. They still do incredibly well. I went and worked with them right away, which was great. I got into self-developments and that is a great way to start your career. We traveled all across South America and Central America. We would go with an immigration attorney as well. We would meet with different brokers in those cities. They would put people in a room, and we would be able to present our developments. It is a great way to start because you can actually get paid. You are building a business when you are first starting and it is truly your own business. Starting with a developer, they pay for marketing and a lot of the things you maybe cannot afford as a new agent. That really helped me build my business, learn the market, and meet a lot of agents.

SS: Everyone wants to do the luxury properties and you make it seem easy. Tell us some of the learning experiences that led you up to that point.

AS: It is never easy. It is a learning curve of learning to listen to people to try to be an expert in the market. Knowledge is everything in this market and in every market. It is really about educating yourself but also listening to your client and doing what they want you to do. 90% of my business is referral business; it is repeat clients, friends, family, or brokers that refer me business. I know that every client is special and there to teach me as well because a lot of these people are incredibly smart, really savvy, know the market well, know what they want, and know the business well. You can learn a lot from your clients as well.

SS: Can you tell us about being involved in One Thousand Museum and some of the success stories you have had?

AS: People want to understand why we are the most expensive. Obviously, it is the best building in my opinion. It is an iconic building and what they have done here is incredible. Especially during COVID, the price tag here is the highest price tag, not only price per foot but total price. People are not used to paying this price tag in this area, so it really is about educating the buyers, getting the right people through the door, and building that trust. In the beginning, we had a couple of months where nothing was really happening, and it was scary. We did virtual open houses and instead of ten people showing up, we had two hundred and something people watching. We got great exposure, even though at the beginning, it was a little tough. It is all about pivoting, using your resources, knowing the agents selling in your area, following up with them, and knowing your product really well.

SS: What advice would you give to somebody that is in your shoes who might have moved to Miami or L.A., a city without real relationships, which is the majority of realtors?

AS: To start out, if you can, join a team or have a mentor. It is super important because you want to learn from the best of the best. If you want to enter a market and work for people, even if you take on a rental business for a big team, you will learn from that team. I also think if you can, get into development. Even as a junior associate, you learn so much in sales. That can also be people’s career. I am blessed to be in both, but some people are just in development sales, and they do incredibly well in that. If you are inspired by that or the other, whichever one you get into is great.

Seth Semilof: What made you make the move to go into real estate?

Sandra Miller: I transitioned from an outside sales representative to inside manager, then I launched in seven different markets for them. When I left, I had 178 indirect distributors under my realm with managers and etc., so a ton of reports all commission only. I knew about five years before I left that when I left that job, I would go into real estate. It was just never a question in my mind. The reason I would go into real estate is because there is no other industry where someone who is good at sales has unlimited income potential like real estate.

SS: How was it pivoting? How was it building your business? Did it take time, or did it start immediately?

SM: It was really an interesting time. It was 2004 when I got my license. What I did was I went around and interviewed different companies, owners, and operators that were running retail storefronts in the U.S. There were not that many in 2004, but I wanted to do retail because that was my specialty. I had thousands of them underneath me in my previous life. I did not know anyone in L.A. because at that point, I was really upper management and traveling between seven different markets. It was really starting from ground zero. What I learned when I went around the country, interviewed people, and set up my business plan, is how to launch. I started marketing about six months before I ever did a deal, needed to do a deal, or wanted to do a deal. I did 20,000 mailers a month for six months before I got my first call.

SS: If you had to give advice to somebody that wants to get into real estate and is scared but has the resources to invest in themselves or to somebody who does not have the resources, what advice would you give?

SM: If they do not have the resources, I advise them to work on a team. Honestly, you need resources in order to be successful. You cannot just wing it. My expertise was launching markets for my old company, so I did the research. I knew exactly what I was getting into. I knew exactly the target market I was going after. I did the mailings, I opened my office, and I had no choice but to be successful. I am not a trust fund baby. I needed to make money. I had a very specific business plan that I executed, and it worked.

SS: How was building, setting up with Engel & Völkers, having a name, having a fancy office, and having to produce?

SM: There was no producing. Santa Monica real estate, west side real estate, really just stopped. They did not have to sell. It is all people with lots of money. There were no short sales in this market. There were no foreclosures in this market. It was just a stalled market, but I survived. I started doing a lot of leasing in those 18 months. Then, the market took off like a rocket. It was eye opening when it happened as a woman business owner that is responsible for other people's livelihoods.

SS: Where do you see your business in the next five to 10 years?

SM: I see continuing to build my team, continuing to make them successful, and doing more of the same. I want to sell until I am 100. I really enjoy the boutique. I do not want to build an empire. I did that and I do not want to do it again. I want to enjoy traveling, which I can do with the Engel & Völkers brand. I can go network with fellow agents and office owners whenever and wherever. I can really enjoy my clients and the homes that I get to sell. It has been a journey.

Belcalis Marlenis Almánzar, more notably recognized as Grammy winning rapper Cardi B, has received an extravagant 29^th birthday gift from her husband Kiari Kendrell Cephus, known professionally as Offset. The celebrity duo got married in 2017 and have two children together: 3-year-old Kulture Kiari Cephus and a baby boy born in September and whose name has not been announced.

The musician’s opulent birthday gift was inspired by her long-term interest in purchasing investment properties in the Caribbean. In the caption of her Instagram video tour, Cardi B explained that Offset worked with her father, who is originally from the Dominican Republic, to purchase the villa. The Las Terrenas home named "Calle Plaza" is currently available as an Airbnb for $836 a night. Although there is no available record of how much Offset spent on the estate, it was most recently listed at $1.49 million.

With 8,000 square feet, the Dominican vacation home sits atop picturesque hills with seven bedrooms and seven baths. According to Airbnb guest reviews, the property is remarkably noted for its scenic ocean views and stunning architecture. Resting behind guarded gates, the four-story home is composed of natural materials including wood, rusted steel, brut concrete, and coral stone. The kitchen is fully equipped with a double fridge, oven, microwave, hood, five burner gas stove, wine fridge, and island bar. Further into the home presents the dining room with vast views through floor-to-ceiling windows. The living room highlights sliding glass doors leading to the outdoor space. The home also boasts an independent one-bedroom studio with its own living room, bedroom, and bath.

Outside, the exterior space offers plentiful entertainment and relaxation options. The rooftop infinity pool has fountains and built-in lounge chairs floating in the water. A second pool is directly accessible from one of the bedrooms. Additionally, the roof offers a gym, dining space, and a covered barbecue area with sink and grill. The estate also highlights a lush private garden and plentiful palm trees surrounding the house. Other luxe amenities include office space, private beach access, tennis club access, and helipad access.

Brandi Hunter-Lewis and Antonio Khoury of Compass represented the buyer in this transaction. The listing broker is unknown, but the listing appeared on the Atlantique Sud brokerage website.

Sean Michael Leonard Anderson, more notably recognized as Grammy nominated rapper Big Sean, has recently bid farewell to his Los Angeles residence. The property located in the exclusive Mulholland Estates gated community was officially sold two months ago at the whopping price of $11 million. Now, the American musician is making news with yet another real estate transaction but this time, as a buyer. Anderson has recently purchased a newfound residence in the guard-gated enclave of Encino, California for $8.1 million. The property was originally listed in May for $10 million but was ultimately sold to Anderson at a nearly $2 million discount. Reportedly, this space is slightly smaller than his previous abode but is a Chateau style mansion with elegant touches of French Normandy-style.

Built in 2005, Anderson’s lavish Encino mansion was completely renovated four years ago. Sitting on almost half an acre of lush land, the residence spans more than 10,000 square feet with six bedrooms and nine baths. Stepping inside the three-floor home, the interior showcases stone-clad features and luxurious touches evoking the elegant feel of a European chateau. The space opens to a soaring foyer with a winding staircase. The formal living room highlights dome skylights and a full library wall while the casual family room features a wood-burning fireplace and retractable glass doors leading to a covered, wood-lined patio with fireplace. Here are some of the questions and answers from the exclusive interview with Greenwood.

Seth Semilof: What exactly is a partner of the Regency Christie's International Real Estate and member of the Christie's Masters Circle?

Robert Greenwood: Christie's International Real Estate is one of the top luxury real estate brands in the world. We have been affiliated with Christie's for almost two decades now. With an investment angle, that has really helped us with our global exposure and the trust of the brand name. We have a fantastic team here at Christie's in the Turks and Caicos Islands with a breadth of knowledge. It is a great collaboration with Christie's and our team of 10 agents works very efficiently in the high-net-worth, high-value world of real estate.

SS: What made you want to get into real estate on the buy and sell side?

RG: It happened organically. At one point, I did the triad where I had a management company, a construction company, and a real estate company where one would feed the other. I did that for a long time, but I always gravitated towards real estate. I love the different styles of architecture. I really enjoy interacting with the people that we meet here. We get such a wide demographic of buyers from across the world, and you never know who you are actually dealing with everything from A-listers to captains of industry. The Turks is not just reserved for mega villas in the $20 million range. We are very price affordable in certain areas and certain condos, so I get to meet some incredible people.

SS: How was the island when you first launched the brokerage firm? What was your strategy?

RG: It was certainly very different than it is today. We did not have the technology that we have today. We did not have the inventory that we had today, but we also did not have the amount of brokerages. There are 16 brokerages within the Turks, but back then, it was three or four. It has always been very word of mouth in the Turks and Caicos Islands. It was slow-moving. Operating a real estate company was not aggressive at all and did not need to be. I do say quite often I have never really sold any real estate. The island already does that for me. My job is to simply guide you through the process.

SS: Tell us about who your mentor was or who helped mold you into where you are at today.

RG: I cannot mention his name, but he has an extensive background in commercial real estate in Canada. He was actually one of my first sales. The majority of my clients become my friends. You have to have the passion and the love of what you do. I love living in the Turks and Caicos Islands. I love what I do and love the people I meet. People see that and they recognize it is authentic. That is what makes the difference. You can read all the books you would like. You can have all the mentors you like. You can learn all the psychology of sales, but it really comes down to true authenticity. Make sure buyers get what they want. They will tell you everything you need to know.

SS: Who are the buyers? Where are they coming from?

RG: A lot of buyers are from the United States. It is a big demographic for us, and we are so easy to get to. It is a hop, skip, and a jump three and a half hours from New York. 90 minutes from Miami. We have direct flights from Charlotte, from Atlanta, and from Houston. Now, we are getting interest from new demographics in California and Vegas. Predominantly, U.S. buyers, but Europe is another big one and South America. The grand prize here is going to be exceptional, not just for real estate, but for tourism. They go parallel when you come down here. You fall in love on vacation, and we can offer you a condo from $290,000 to $68 million or $86 million. It has the full range.

Philip Weiser has worked within the luxury hotel and hospitality industry for decades in London before transitioning to real estate when he and his young family settled in France. Weiser has held his French real estate license for over 40 years and assisted hundreds of buyers and sellers in the sale and acquisition of luxury homes and villas throughout the French Riviera. Launching Carlton International in 1995, the first of the Carlton International brands, Weiser and the Carlton International team collectively speak 14 languages to cater to an international clientele as a leading estate agent on the Cote d'Azur.

Here are some of the questions and answers from the exclusive interview with Weiser.

Seth Semilof: What made you think of moving to France and getting into real estate? Did you move to France first to do hotels, and then do real estate?

Philip Weiser: Not at all. My pre-Airbnb adventure was very successful. I sold the business and decided that I would move my family into a more international environment in the south of France where we have a good selection of schools with the English language. I was on a trip from Paris to Nice international airport and I sat next to a property developer who had opened the state agency in the town where I was living, and he was about to close the agency. Since I had nothing to do, I said, “I will be happy to see if I can make your agency run.” The Monday following, he forgot it, but he was as good as his word. He took me across the road, introduced me to my new boss, and suddenly I was a real estate. That was in 1982.

SS: Tell us how the business evolved from 1982. Where did you go from there?

PW: We were very successful as brokers as well buying, selling, renovating, and constructing. A lot of money was made at that time and I reinvested all the resources into other projects. The banks were throwing money at this time and in 1992, there was the first Gulf War when Iraq invaded Kuwait. Property prices around the world were heavily affected by that. In Europe, especially because we are closer to North Africa, prices dropped by 50% and interest rates were at 18.6%. I had 50% borrowings and 50% cash, but my properties all lost value of 50%, so I lost everything. It was the end of a glorious 10-year adventure.

SS: How is the real estate changed over the last 20 years? Are people building contemporary homes in the south of France?

PW: The architecture is sort of Mediterranean, with a lot of bay windows and tiled rooms like you have in California. That was the staple that together with traditional homes in the area are the two trends, but in the last five years, the word contemporary has become part of the local architecture dictionary. We never spoke of contemporary architecture. It was modern, but it was never contemporary. Now, we have some magnificent contemporary homes. It is very much the trend today. We must have, at least right now, 10 potential buyers looking for land to build a contemporary home or readymade contemporary homes designed by a local architect they can move straight into. There are very few standardized materials, so the cost of construction in spite of that it is clean, nice, and easy is that it is an expensive item here.

SS: What advice would you give to somebody getting into real estate to be successful?

PW: First is never believe anybody until you have proof of what they are saying is correct whether it is a buyer, seller, colleagues, or other brokers. The second is you need resilience because you have to have face the fact that you cannot win them all. The other self-discipline is being able to get up in the morning, go out, do the job, and stick with it. There is no day off. The last one is that when you are successful, do not spend the money. You may be successful this time. Ultimately, I tell everybody, you cannot sell a house. There are no sales in this job. It is understanding the needs of the buyer.

SS: Do you think your experience, training, and education in the hotel industry is what made you successful? Did you bring that to your real estate company?

PW: Certainly, that aspect played a very important role. A hotel is like a small town. You have lots of people of different nationalities and different characteristics. If you are managing, you have to move the people and the visitors first, not just the staff. All these people have their specific needs, their behaviors, and the way in which they react. If you go to have any peace and quiet managing, I will tell you to have to manage the staff and the guests with a lot of psychology, understanding, and great service.

Alecia Beth Moore, known professionally by her stage name Pink, and husband, Casey Hart, have recently purchased a waterfront home in Malibu, California for $13.7 million. The “just completed,” contemporary space was formerly home to fellow musician Barry Manilow. The beach house was presented to Pink and Hart in April for $13.5 million, but the duo were prepared to offer $200,000 above asking price to secure the picturesque property.

Despite the seemingly optimistic purchase, Pink has surprisingly listed the Malibu beach house on the market a mere three months after acquiring it. It is currently unclear as to why she is bidding farewell to the residence bought in late June, but reports have portrayed the listing as a “flip.” Unfortunately, the new listing price of $15 million will offer Pink less than a 6% profit when broker’s fees are considered.

Built in 1976, the 7,000-square-foot mansion perfectly encapsulates the ideal attributes of a Malibu beach house. The interior highlights oak hardwood floors, a living room with gas fireplace, seating room with lighted tray ceiling, and dining room with a dazzling chandelier. Further into the home, the cream and white gourmet kitchen has been renovated and highlights a cozy breakfast nook with scenic views. Upstairs, the oceanfront primary suite presents a fireplace, dual walk-in closets, and luxurious bathroom with Onyx stone countertops, a standalone tub, and a large walk-in shower. Here are some of the questions and answers from the exclusive interview with Land-de Wilde.

Seth Semilof: You moved to the island. You were at the radio station for about five years and then you said, “I either want to come into the financial industry or the real estate industry.” Tell us about that.

Amy Land-de Wilde: I had a lot of good experience managing a radio station and starting in radio sales. If practice for any kind of sales job, you are dealing with an evaporating commodity. You have to have excellent not only people skills, but you have to be organized and follow up to develop good work habits. I really do credit that beginning as one of the reasons I started in 1986.

SS: When you started, things were hot. How long were they hot for? How long did it take you to get your first deal?

ALW: My story is unusual in a way because of what was happening in our market at the time. I had my first deal within a month and my first year was good. People always tell you and it is true that you have to be able to have the cash to support yourself for that period of time. I started doing a newsletter in 1986, which I still do today, so that consistency did not take that long.

SS: You built an amazing company and worked very hard to open it in 2001. Tell us a little about the reasoning behind selling it and when you made that sale.

ALW: I started the company in 2001 and at the time, it was just Land-de Wilde realty. Although Coldwell Banker had been talking to our company, which I finally did go to that larger company in another couple of years, I stayed at that company until she closed it. That is what started my company. Coldwell Banker continued, I continued, and that was the best decision ever, so I am very happy about that. When I sold in 2018, there were about 35 people, which is not huge for a company in the States, but I was eager to do that.

SS: How is St. Croix right now with the real estate market?

ALW: Real estate, strangely, was one of the businesses allowed to open since we managed other people's properties here from afar. It was very strict, but people were allowed to come see us to our island. People wanted to get out of their home, so we really benefited from a lot of people who came to visit and loved it who would never have.

SS: What advice would you give to somebody watching us, even a person that is in the business for six years and not as successful or someone having some success but not at that level? 

ALW: I would try to get brutal honesty from people they respect around them if they are not having the success that they feel they should be having. I would first definitely look within and say, “Am I doing my best? Am I spending the hours?” The flexibility does offer us benefits, but it is not 40 hours a week. Work-life balance is something that you need to create if you want to be successful in the confines of giving your all to your business.

Grammy winning singer Justin Timberlake has delved into film entertainment in recent years and has now made news in the real estate world. The popstar purchased a nearly 10-acre property in the residential area of Hollywood Hills, Los Angeles in 2002 for $8.3 million. Ten years later, Timberlake married actress Jessica Biel and the duo have two children together. Additionally, the celebrity couple owns further properties in New York City, Montana, and Tennessee although, reportedly, have been spending less time in Los Angeles. This has presumably led them to listing their Hollywood Hills abode on the market. The expansive compound has been offered at a whopping price of $35 million.

Timberlake and Biel’s former residence has a history of acclaimed owners. In the 1940s, Golden Age actor Errol Flynn allegedly used the space to build a compound with hidden passageways, peepholes, and two-way mirrors, according to the book “Errol Flynn Slept Here” by Robert Matzen and Michael Mazzone. Later, American actress Helen Hunt built a house on the roughly 3-acre property that she sold to Timberlake in 2002. Timberlake then purchased an additional 7-acre lot behind the primary residence for further privacy.

Resting on an expansive 10-acre lot, the Spanish style villa serves as the primary residence spanning approximately 13,000 square feet with seven bedrooms. The gated estate offers luxe amenities fit for a star with a screening room, gym, tennis court, separate guesthouse, and outdoor entertaining space with a wooden ceiling patio wrapping around the house. Stepping outside, the exterior presents a hot tub overlooking the San Fernando Valley and a swimming pool running the entire length of the home before spilling into a separate plunge pool. Co-founder, bassist, and ‘The Demon” of legendary rock band Kiss has been a longtime superstar and resident of Beverly Hills, California. In 1986, Simmons and his wife, Shannon Tweed, purchased a Beverly Hills abode for $1.34 million. For more than three decades, the property has been home to him and his family as the primary setting for seven seasons of his A&E reality series, “Gene Simmons Family Jewels.”

The once two-acre estate boasted a 3,500 square foot farmhouse which Simmons renovated into an impressive 13,400 square foot mansion for about $12 million. However, the iconic musician decided to bid farewell to his custom-built home in October of last year when the property was listed at $22 million. The home, however, went unsold and was taken off the market before being relisted in March for $25 million. By mid-May, the price had been reduced to $20 million. Now, the property has finally been sold for a $16 million as Simmons claimed he would like “a quieter lifestyle” while planning to relocate to Lake Tahoe.

Down a long winding pathway, the Beverly Hills home rests beyond gated walls and opens to a dramatic entry with sweeping staircases. The palatial space with a two-story foyer and great room with catwalk includes seven bedrooms and eight bathrooms. Two of the rooms have previously encapsulated a Kiss inspired theme but have since been stripped of memorabilia after being listed on the market. Stepping outside, the exterior space offers luxe amenities. The front yard presents a tennis court while the backyard boasts a swimming pool and lush lawn surrounded by patios.

At the young age of 24, pop culture icon and makeup mogul Kylie Jenner has already acquired an impressive real estate portfolio. The media personality owns various properties across Los Angeles and Hidden Hills, including a five-acre lot purchased in April of 2020 for $15 million and a $36.5 million palatial showplace in Holmby Hills. Meanwhile, her partner, Travis Scott is primarily based in Brentwood where he spent $29.3 million on two properties this past year. Additionally, the couple owns a $13.5 million home in the mountains above Beverly Hills.

In terms of New York residences, Jenner and Scott reportedly rent a townhome in Greenwich Village. Built in 1839, the building has served as home to plenty of occupants over the past nearly two hundred years including "The March King" John Phillips Sousa. For the past ten years, the property has been listed on and off the market with several brokers at a plethora of differing prices as high as $31.95 million. Now, the six-story building is once again available for purchase through “Million Dollar Listing” star Ryan Serhant at a price of $26.5 million.

The historic Greenwich townhome previously home to Jenner and Scott spans 8,700 square feet with six bedrooms and eight baths. The 22-foot-wide building has been completely redone by developer and owner William Rainero while Clodagh Design worked on the interiors and the outdoor kitchen was designed by Silvano Marchetto. Stepping inside, the space opens to soaring 18-foot ceilings, exposed original stone, and warm brick walls. The living area highlights a modern fireplace that leads into the 700 square foot garden. The interior layout also presents a mezzanine lounge, a secondary kitchen, and a media room which can be accessed by the glass staircase or glass elevator.
