"I have a 15-year relationship with this client, this is actually my third project with them. This is their forever home." CI founder and Principal, Michael Miller, walked Haute Design through this unique and comprehensive project.

Located in Chicago's prestigious Lincoln Park area, this initially unassuming home offers so many unique and custom aspects that very few, if any, Chicagoans can brag about. Thanks to its generous double-long and double-wide lot, there was plenty of space for Michael and his design team to consider. Centaur Interiors executed this entire project from conception to the final decorative details. This includes build, architecture, design and even artwork.

"There are not many indoor/outdoor living situations in Chicago," Michael added. "But because their home has this unique backyard space, we wanted that to be integral to the design. We tore down the original sunroom and built a new one made entirely of glass, where all the sliding door systems open up to this back courtyard."

The unique millwork and lighting seen in the borders of the courtyard is meant to resemble artwork. Since this part of the exterior is visible from the kitchen and sink, CI's design team thought it would be great for the residents to see something beautiful year-round.

"The clients are big cooks," Michael continued. "So, the kitchen was the centerpiece of the home. We created a centerpiece kitchen that's made for two people to comfortably work together. I believe there is a six or seven-foot galley dual tap sink, which allows you to work side by side. Directly alongside that is what we call the baker's kitchen with its own sink and dual oven. Additionally, there's a bar area for glassware, wines and spirits. We broke the kitchen down into three spaces which allow for simultaneous and undisrupted entertainment."

Being one of the focal points of the home, it was fitting that the kitchen be so perfectly symmetrical. In fact, throughout the entire home, the concept of symmetry was of utmost importance to CI's design and architecture teams. This symmetry provides a harmonious sense of balance which can not only be seen, but felt. Another great example of symmetry lies within the master bathroom.

The wall where the master bed sits is the same in which the master bathroom's vanity is located. This allows for a seamless design which considers two separate entries for him and her in their corresponding sides of the bathroom and closets as well. While there is a his and her portal to the bathroom, the hand milled stone, shower and tub remain dead center of the bathroom to ensure that sense of symmetry.

The more details and visuals revealed about the home, the more it becomes apparent that CI's work does not merely have to do with the beauty and luxury of a home, but the practicality of the home as well. This residence is a perfect example of that. The several tailor made, bespoke pieces is just further proof that everything about the design of this home had the residents in mind.

For example, the view from the staircase will reveal a custom made light fixture which hangs from the third story of the home and perfectly dances throughout each level, undisturbed. The dining room is another great example of Michael's extensive knowledge of the family and their lifestyle. Considering that this family loves to entertain, the dining room table was designed to sit as a single unit, or it can become two separate pieces depending on the occasion.

In other words, this family's fingerprints are reflected throughout the entire build and design of this home. However, do not think this to be the case just because Michael and his team have an existing rapport with the clients. CI makes sure to learn as much as possible about their clients' needs, lifestyle and more in order to design their perfect home.

"We included a smart home system which grants the residence total control over their surroundings and prevents what I like to call, 'wall acne'," Michael added. "The smart home system does not have too many switches and yet it controls, HVAC, lighting, floor heating, as well as the corresponding room's electric devices such as TV, music and more."

Haute Design: How much should the interior design of a space change depending on the seasons?

Lakesha Rose: Very little because if the overall design has been thoughtfully curated, you won’t want to change much. That said, I would like to suggest, seasonal flowers, candles, seasonal pillows that were curated with the original design to be able to change during the season(s) of your choice. 

HD: Is there any climate for which it is more difficult to design?

LR: No, there are countless possibilities for designing in accordance with any and every season.

HD: What is the main criterion for a home in Chicago that is designed to endure the harsh winter months?

LR: Texture during the winter months provides a cozy home feel. I burn candles all the time and during dinner at home often dim the lights and light a candelabra at the dinner table during the winter. 

HD: What are three easy ways to warm up an interior?

LR: Cozy texture, candles and dim lighting.

The Centaur Interiors design team recently spoke to Haute Design about the innovative and exciting work they have been incorporating into one of the most important spaces in anyone's home, the kitchen.

Haute Design: How would you describe Centaur Interiors' vision for the modern kitchen in 2022?

Centaur Interiors: We feel the modern kitchen should be compatible with each individual's specific function and lifestyle. We always incorporate smart kitchens that are fully integrated within the home. This gives our clients the power to start or access appliances from their phones through an app, giving them ultimate control of their kitchen. A kitchen in 2022 should always have as much work space as possible. We look to maximize surface areas as much as possible in every kitchen. While function is key, aesthetics are what make a kitchen pop and we love creating beautiful kitchens that have unique features. Anyone can pick out a beautiful granite countertop, but adding a recessed ceiling in the kitchen for architectural interest, dimension and breadth is what makes CI stand out from the pack. Clean designs with hidden appliances make for beautiful kitchens.

HD: What sets a Centaur Interiors kitchen apart from the rest?

CI: We provide custom solutions based on each client's lifestyle and how they entertain. There is never a generic CI kitchen since our designs are as unique and special as our clients. We tend to practice a modern, clean-line approach to gourmet kitchens rather than the generic stainless steel gourmet kitchen. We’re revolutionizing the art of building by offering the full range of design, construction and furnishing services all in one firm. HD: What are some of the more common requests from clients when discussing the concept of kitchens or dining rooms?

CI: Clients enjoy having control of their surroundings at home and they like to know they do not need to put in too much work by way of maintenance. Clients value specific task lighting and ambient lighting as well. Appliance garages seem to be very popular. We have observed that the preferred situation for cooling systems is to have separate freezer and refrigerator components and drawers. Clients appreciate a separate bar area as well as a casual dining space.

HD: With the rising trend of open concept spaces in modern homes, how does CI design a Kitchen, Family Room and dining room to all be one cohesive narrative while still distinguishing themselves apart from each other?

CI: There are a few main practices we abide by to accomplish this. First, these spaces can all be connected through traffic flow and complimentary finishes. This allows for the spaces to have a cohesive through line. Secondly, by utilizing unique furniture arrangements that designate the spaces, we create different zones.

The design firm has recently received praise for their continued growth and success and are currently shortlisted for the 2022 International Design & Architecture Awards.

Haute Design recently spoke to Jasmin Reese to discuss this special moment and what it all means to her.

Haute Design: How did your participation in the running for this award come about?

Jasmin Reese:

The Manager of the International Hotel and Property Awards and Senior Awards Coordinator reached out to me to see if I had any projects I would like to submit. There were several different categories to choose from and I selected Living Space in the Americas, Residential Project Value at 1-2.5Million and Luxury Space in Americas. We are shortlisted for all three.

HD: What are the criteria for winning this award?

JR: Good Photography is key, my photographer, Michael Alan Kaskel, is simply amazing. The awards' voting process really sets them apart from other awards. Instead of a small judging panel of 10-20 professionals, they have an average of 70,000 industry professionals voting over the four-week period, taking 53 minutes to complete a vote. The coverage, scope and reach of this process is incredible. Objective, fair, a true competition with winners decided by the industry itself.

Design et al Magazine and The International Design & Architecture Awards have run this ceremony for the past 13 years to promote the global interior design & architecture industry and bring together the design elite of this industry for an international celebration of designers and architects. They are recognized as "one of the leading authorities in the global interior design and architecture industry” and “represent some of the world's leading design names."

HD: What does it mean to be recognized among the potential winners of these awards?

JR: Having your work shortlisted in these awards is believed to be "the pinnacle of recognition within the industry." Only the best of interior design and architecture can be shortlisted.

HD: To what would you credit this award the most?

JR: My team is amazing. They work really hard, and of course, my clients, who trusted me to do something bold in their home. I'm very happy for the level of trust they have given me!

Donté J. Young, founder and CEO of The Young Companies, shared how The Young Companies approaches Interior design.

Haute Design: What does your design firm do that no one else can imitate?

Donté J. Young: Two specific things come to mind. We're not just designers, we're design artists. I like to think we're the Picasso of designers. While I may not be known on that level (yet), my team and I are visionaries in a way that does not have us picking out multiple paints or floor samples for our clients. I envision it, then I bring it to life. Our design process is a bit unconventional but always memorable through the turnkey delivery. Matched with an infectious savant energy, it is something that cannot be duplicated or imitated.

HD: Describe The Young Companies' design philosophy in three words.

DJY: I'm not sure if I could do that in three words necessarily, but our mantra is, "Be bold, not basic."

HD: What has been the biggest lesson you learned since the launch of your design firm?

DJY: For me, the main thing has always been practical communication. There are so many layers to design - from architects, to general contractors, sub-contractors, vendors, employees, and the clients themselves, things can fall apart quickly if you do not have effective communication.

When my team and I went remote, we moved to a more robust project management system. It provided our clients with a real-time, 24-hour communication platform to ensure all lines of communication were effectively met. It has indeed been the foundation of our design-build firm.

HD: What is your favorite part of working in Chicago?

DJY: Chicago is somewhat of a full-circle moment for me as I lived here over a decade ago. It's an approachable city Mecca known worldwide for its beautiful architecture, world-class cuisine and phenomenal art scene. Combine all these things along with the beauty of the Midwest's people, and it makes for a fantastic place to call home as well as creating experiential home designs for many clients throughout the Chicagoland area. It is the foundation and birthplace of many greats; therefore, I am pleased to be based here amongst that inspiring energy.

HD: When did you realize you wanted to fully dive into the design industry? How was that?

DJY: My mother was an interior designer and art broker, so I was always around design from a young age. Initially, I studied structural engineering before shifting my studies to architecture. My career led me down many avenues - from being a real estate broker, resulting in a period within the world of marketing and public relations for various celebrities and entertainers. However, the one thing that remained constant was that I owned and designed luxury rental properties where people would ask who my designer was, not knowing it was me. After designing for friends 'just for fun' and getting burned out by the entertainment and public relations firm, I leaped full-time back into the development and design business, which has proven to be a fruitful and highly notable career path.

Haute Design recently discussed how Lakesha balances work life and private life on social media.

Haute Design: How big a role does social media play in your day-to-day business strategy?

Lakesha Rose: Honestly, it should play a larger role than it currently does. Often, I am in the moment of work and I forget to post progress or when I think I should post something, I just shrug my shoulders and say I will just feature the work when it is finished that is why often I am radio silent, but the truth is I am just working. My plan is to hire someone to keep me more present on social media. Secondly, I also really enjoy flying under the radar just living my wonderful life quietly.

HD: What is your thinking behind sharing both professional and personal posts on Instagram?

LR: I do it very carefully. I do not post vacations unless I visit a manufacturer or design store. In which case, I post that moment because it is related to work. My husband is the number one Sportscaster in Chicago and has been for over 40 years, so his life is public being on TV every day, so we enjoy fading away to vacation quietly together. I do post some photos of us from time to time and it is because I emotionally feel ok to post about it that day. Jim and I both have public jobs, so we enjoy going to our home in Michigan and not leaving the house all weekend and I cook, listen to French music, we create date nights inside of our home. Most of the time, the season determines what our cocktail of choice is and since it's winter we are drinking Whiskey Sours, using Japanese whiskey. I would best describe us as introvert/extrovert.  

HD: Have you noticed any specific patterns among clients or prospective clients regarding which posts are preferred between professional and personal?

LR: I would say they like both because it gives them a peek inside of my personality before meeting me but if I venture to guess they like what they see because they are hiring someone that understands exclusivity and will not talk about a well-known client. My page does not reveal a narcissist.

HD: Are there any other social media platforms you like to use? Is Instagram your favorite?

LR: The other one I use is Facebook, but for creativity I use Instagram.

Jasmin Reese recently discussed her view on how to adequately use color in interior design projects and renovations.

Haute Design: How much does your artistic background influence your interior design?

Jasmin Reese: My artistic background definitely influences my interiors- from paintings, to vintage movies, books and travel. For instance, looking at vintage European train cars is a major inspiration for a custom closet on which we are currently working for a historic residence, and looking at images from the gym on the Titanic for a new gym with a whimsical scene, or looking at a Dutch still-life painting and using it to design an entire kitchen in moody hues but with rich finishes. It all starts with a Style Session where I pull images from a James Bond movie, or views from hotel lobbies that spark a conversation.

It is a genuine emotion/vibe that you can sense that we try to convey.

HD: With the rising trend of neutrals and minimalistic design, how do you show your clients that you can indeed have fun and use colors in your home?

JR: All-inclusive rooms are a lot of fun to incorporate even with a full house that is mainly white. Below, you can see a music room that is right off of the main entrance to the house - it is an encompassed room of green with kaleidoscopic wallpaper on the ceiling and the couple are both surgeons who find this music room calming and artful.

Another example is to elevate the mundane with a bold neon color, like this chartreuse laundry room:

Similarly, you can use color sparingly with just a bold gesture on the ceiling. If you cannot commit to bold moments, you can always accessorize like this styled dining room server:

HD: Do certain colors play better for different areas of a home? For example, what hues or tones work best in bathrooms or kitchens?

JR: I don’t totally buy into certain colors only for certain rooms. In fact, I came across a blog once with my bedroom in red saying “what NOT to do” because it's “too aggressive of a color for a bedroom” when in reality, the client has house guests that adore this room, it is super cozy, and a lot of people have connected with the space.

I think color affects people differently - I painted my own kitchen cabinets blush, and then I have really modern black lighting, it’s a push-pull of traditional and modern, feminine and masculine that gives the space verve.

HD: How much artwork is too much artwork inside someone's home?

JR: It really depends on the scale of someone’s home and the quality of the art. If they have high ceilings and beautiful pieces, you can pack them in Salon style, mixed with high quality furniture for a layered look. However, if you take the same space and put in terrible cheap prints it could look like a lifeless commercial space.

HD: Which area of the home have you realized clients are most willing to take a risk and really go for some daring artwork or bold colors?

JR: Interestingly enough, the powder room is the room in the house where your guests are completely alone. It’s a space they will definitely go and you can use any color, any style, ANYTHING and have it completely unrelated to the rest of the home. The monkey wallpaper below is sophisticated whimsy.

Or you can go a little more edgy. Basements can also be a fun theatrical space like this jungle-inspired basement:

Lakesha Rose, founder and Principal at L Rose Interiors, recently appeared on Daytime Chicago's TV program to share some helpful holiday hacks for seasonal decor. Haute Design decided to get some of her input from the television appearance and jot down some holiday decor inspiration while we were at it.

Haute Design: How did the opportunity to appear on Daytime Chicago come about? How often do you make TV appearances?

Lakesha Rose: I was asked to come on the show by the show's producer and co-host. They know of my work as an interior designer in Chicago. Pre-pandemic, I would often make appearances on television programs. I would cover topics such as interior design, cooking and home entertaining.

HD: What is your go-to advice for holiday decoration? 

LR: You do not always have to use the traditional red and green, if that does not agree with the decor of your home. I like to use winter whites, golds and silvers, along with white lights and holiday greenery. This creates a wonderful warm and festive feel and these colors will fit into any home color palette.

HD: What are three easy ways to refresh the concept of holiday decor?

LR: Even though I am a designer, I do not have a lot of time to decorate my own home. So, my easy go-to is using inexpensive items that make a large statement. I buy lots of holiday greenery and put it in a medium or large vase and place it on my kitchen island and console table. Because it is all one color, using a lot of it will make a large holiday statement. I also get holiday red berries in bulk and separate them into three small low vases and add them to the dining room table. The red berries are also beautiful around the home, in my guest rooms and in bathrooms.

HD: Do you have a not-so-secret design hack for holiday decorating? 

LR: Yes! Get holiday pots. If you are not good at it, hire someone who is, like my wonderful flower guys, who plant my front outdoor pots each season. My holiday pots are some of the prettiest on the block because I was smart enough to hire a professional.

HD: Could any of these design concepts apply to New Year's Eve? 

LR: Of course! Especially the warm winter whites, silver, gold and holiday greenery palette.

Jasmin Reese, founder and Principal at Jasmin Reese Interiors, recently discussed her design philosophy with Haute Design.

Haute Design: You are based in Chicago but you do plenty of work for Naples and South Florida region. What would you say are the biggest differences in designing for either area? 

Jasmin Reese: For the most part, homes in Naples appear to be second or third homes, so the client is able to do something a bit more fun or perhaps something a bit out of their comfort zone that they would not have been able to do in previous occasions. This freedom to take design chances can translate into bold looks or finishes, furnishings that are more luxurious and beautiful, without the constant worry of "resale," or finishes getting "worn out" too fast.

Chicago is known for a neutral and gray palette generally but that would not describe my projects or my clients, for the most part. I try to introduce styles that would resonate with the client. My instinct is blending antiques with modern elements, dark elements mixed with light, feminine tones contrasting with masculine, high and low, as well as fully-encompassed rooms of color.

HD: Would you briefly explain your "Style Sessions" with clients at the beginning of each project?

JR: The process begins with a 15-minute discovery call to learn about general requirements. This is followed by a paid initial consultation within the space to establish the client's wish list. The next meeting is a fully-collaborative style session between me and the client. Throughout the meeting, we work together to establish principal design requirements, a budget and a general time table for the project. This is the most important meeting throughout the entire process and I make a point for all decision-makers to be present. Throughout the meeting we also establish a presentation date, which my team and I commit to arrive prepared with samples, floor plans and an itemized budget.

HD: How would you describe your design identity?

JR: As an artist, I am very passionate about our design projects and I strive to push the ideas as far as the client is willing to go. That said, I am also a business owner and I have to manage the team, client expectations, vendors, project completions, etc. So, my identity has to balance between the left and right side of the brain at all times.

HD: To what do you attribute the success of Jasmin Reese Interiors? 

JR: Right away, I think of my mother, who went from having a tiny shop in a terrible parking lot with a small business in Rhode Island, to running one of the best gift shops in the state, with loyal customers, great staff and a robust business. Personally, I think for our Chicago clients, having a brick and mortar shop and office is very important and it allows us to engage with clients and build trust within the community. I am also very lucky to have an amazing team of talented designers, who are creative, smart and kind. I thoroughly enjoy going to work, and although we work in a bit of a tight office space in the lower level of the shop, we all have a mutual respect for each other and there is no drama. The only drama we want is from the interiors of the homes on which we work!

HD: Where do you see your firm in the next five years?

JR: I see Jasmin Reese Interiors with a strong foothold in Naples and with a larger team in Chicago. We will have multiple project managers so that I can do what I do best, which is design.

Haute Design: Did you always want to become an interior designer? What was you "aha" moment, when you knew this was the right path for you?

Lakesha Rose: When I was young, I was always creative and my outlets were, and still are, interior design, cooking and entertaining at home. My 'aha' moment came when I was working for developers in Chicago as the selection designer for the high-rise condominiums while simultaneously attending a local college for interior design courses. I was able to attend school and operate in the real world of design at the same time.

I am not sure the instructors always liked it because I normally had additional questions about what was being taught in class. That was back in 2002 and I have been going ever since.

HD: If possible, describe your interior design style in three words.

LR: Timeless, understated, elegant

HD: What is your favorite part of your career?

LR: The referrals. It tells me the truth about how I am doing.

HD: What is the best and worst aspect about designing in Chicago?

LR: The best part is that I am in a large city that has so many clients and the possibilities are endless. I do not have a worst aspect because I am grateful that people trust me to design their most personal spaces.

HD: What sets L Rose Interiors apart from the competition?

LR: I treat my clients like the concierge at their favorite hotel. I try to always remain a step ahead of their expectations.

HD: Where do you see L Rose Interiors in five years?

LR: Still operating successfully and continuing to expand.

The riverfront project developed from an existing relationship from a client who had entrusted Centaur Interiors to create a full vision for his new condominium residence. Situated high along the river, the client's initial desire was to update the powder room and fireplace and TV wall in the living room. However, the initial wish rapidly blossomed into a full renovation as the owner's trust in the team, as well as their excitement for the project, took over. The concept was to create a warm, modern space that did not feel too stark. Comfortable furnishings were a key element which were also durable for entertaining and everyday use.

You are initially drawn into the home by a feature wall incorporating translucent quartzite stone, floating in bronze channels at the fireplace. Both of which are backlit with a LED flat light to thread the custom mahogany bookshelf into the fireplace as one cohesive feature. The original flooring was replaced with darker, wide planked, hand scraped oak, which ties the space together.

The goal for the kitchen remodel was to lighten and modernize the space, while still meeting the client's desire for a transitional, warm, livable area. The Centaur team used mahogany millwork as an accent and feature throughout the home. The island cabinetry is wrapped by a dual waterfall of Taj Mahal which incorporates a floating custom dining table on a uniquely-shaped bronze base. The light satin lacquered cabinets and quartzite stone brighten the space up for a perfect blend in the kitchen.

The master bedroom boasts a full custom bed with mahogany wood framing and leather-wrapped panels. The fireplace surround was designed with new limestone, custom mahogany millwork panels, along with a place for both art display and the TV. The tones and colors used in the room were intentional to create a mood and lean more toward a masculine feel. The Centaur design team worked closely with the client to curate art for the home. The client's never-ending collection completes the residence and makes for the perfect home to live in day to day.

When Centaur Interiors was approached for this project in the Millenium Park area of Chicago, the client made it clear that the ideal outdoor area was an absolute must-have.

Located in the Loop community area of Chicago, this residence is a stone's throw away to some of the city's best museums, cultural attractions, restaurants and bars. So while access to breath-taking views would not necessarily be a problem, project manager and Principal at Centaur Interiors Michael Miller and Design Director Jennifer Aubry still had a few challenges ahead. Since this is a landmark building, approvals had to go through the building and the city as well. This translated to many of the custom pieces found throughout the stunning home to be fabricated on-site.

While rooftop terraces are a rarity in Chicago, the opportunity to create one allowed for the Centaur team to utilize core skills related to designing, building and furnishing.

Keeping in mind that the vast majority of the world has been reeling from a global pandemic which kept us all indoors for the past year or more, any and every outdoor spaces were welcomed by client and designer alike.

One of the aforementioned key pieces that had to be fabricated onsite was the floating steel trellis which integrates lighting, heating, water misters, as well as a motorized retractable awning. Which means this would be the ideal terrace to entertain and spend time at, year-round.

The terrace also includes a custom outdoor kitchen which incorporates concealed appliances for entertaining. Multiple flooring materials of wood, tile, and turf flawlessly integrate and also incorporate lighting features. Apart from floors, the planters, walls and trellis all have lighting, which creates a lovely atmosphere throughout the evening. All of these aspects including exterior grade TVs and speakers are harmoniously controlled with smart home technology.

Smart Home Technology allows for the option of entertaining for intimate and larger-scale functions alike. The robust one-touch controls give the client the option to entertain not only in a variety of social settings but throughout various climate conditions as well.

While the rooftop may be something of an oasis, the interior of this home is nothing short of spectacular either.

What is your background and what made you want to pursue interior design? 

I have a background in mechanical design and engineering. I did take some architecture classes as well, but never a degree. From an early age I was always sketching out my dream home, and even remodeling my parent’s house and bedroom when I was 12, so I knew I had a passion for design/aesthetics. Everywhere I go I consume design, architecture, and engineering in stores, restaurants, hotels, etc. It’s almost a part of my DNA to evaluate the design, what I like, or how I feel I can make this better. I use this for inspiration on our projects. It’s a lifestyle and rooted deep inside.

Why did you start Centaur Interiors? 

I started CI as I found a large void in our industry for a single source conception to completion company. There was a standard architect-designer-GC model and it did not serve the client well. Nobody was ever on the same page and the client needed much more education to make informed decisions. At our firm, we are doing pricing within the design phase so the client is informed on the costs to make educated decisions. Within the last 5 years with my growing passion for art, we added an in-house gallery and also developed my digital art system Apollo which is launching in May. We are a true turnkey concept to completion firm specializing in high-end residential consulting + design + build + furnishings + artwork.

Chicago has a long-standing history with high-end architecture and many of the most prestigious designers & architects have made a mark on this city. We look forward to building on this and leaving a legacy. Our commitment to our clients has taken us to multiple cities in the US including Dallas & South Florida where we have current projects underway.

What kind of projects are on the horizon for the firm? 

We perform a great deal of high-rise work and specialize in combining residences starting with an amazing space plan. Our boutique firm is growing and we look forward to taking on a more significant role in full concept to completion work. I feel clients are finding a great deal of value in this as we are able to assess and advise the clients throughout this process & journey. We are currently working on about 10 projects which are in the Gold Coast, River North, and Streeterville in Chicago, and a couple of projects in Miami, and one in Dallas. I had five condos in a building. I have sold four of them, so that speaks volumes to me."

Michael LaFido: "There are two different markets. The Chicago downtown market is a totally different animal than the suburbs. I was part of a $6.8 million purchased transaction in downtown about a month ago. We are seeing a lot more people leaving the city tand moving to the suburbs. The biggest estates had been sitting on the market for years in some of our more affluent suburbs. Now, if it's bigger it's better in the suburbs. The affluent upper price points are the hottest I've ever seen; it is thriving. There's a shortage of inventory. People want yards and pools. We are riding the wave. I do national training and speaking, talking to agents across the country who say that the market is hot. Chicagoland has been a buyer's market, and now it is a seller's market."

Now that Summer is close to ending, what do you see as the takeaways from the last six months?

The real estate market in Paradise Valley is still strong and we are looking for more inventory. With interest rates really low and inventory low, now is a great time to put your home on the market and get top dollar. We still have a very strong market and more people are moving here every day.

What activities can be done for Labor Day this year around Paradise Valley?

Restaurants are still open for business in Paradise Valley! Golf and tennis have always been an essential business and with the many resort courses around Paradise Valley, you can’t go wrong with a round of golf. Stay-cations and relaxing by the pool is always an option and some local resorts have added other fun activities including a drive-in movie night!!!

Is there an area from which buyers are relocating to your market?

I have found a lot of buyers are coming from California, Seattle, Chicago, and New York City to Paradise Valley!! We have more open spaces and a better cost of living in Arizona.  I always welcome new clients to Arizona!

How has your market been doing so far this year compared to this time last year?

We have seen a huge increase in business from last year to this year. Even with an election coming up the market is still strong and I see it staying that way through the end of the year.

Leslie S. Modell: "Since mid-June, the amount of traffic from the buyers has definitely picked up. Better to get out now and get something sold before the Fall... As a New Yorker and anyone else around the country, this is a great time to buy. I have not since prices or rates this low in a long time. To anyone around the country that is thinking about buying a home in New York: this is the time to buy. The numbers are ticking up again. The Hamptons homes are selling at top dollar."

Kelly Ringer-Radetich: "We are busy here in the peninsula, which is South San Francisco, on down south towards Stanford, all the way through down to Palo Alto, and then Silicon Valley and San Jose. We are seeing multiple offers; people want to get into a single-family residence, something that has more privacy with a yard and space... Younger couples and professionals come in, wanting to start out and get their foot in the door owning property along the marina here... Here along the peninsula, we have a great job market. It's what allows people to be able to come here and afford this area."

Darlene Streit: "It is as busy as I've ever seen real estate in Santa Fe. The closings at Sotheby's last month were equal to 2006-2007 numbers. We have not seen these numbers since then. The overall MLS numbers are about on par with last year. The fact that Sotheby's is ahead in the high-end [market] shows that there are a lot of high-end buyers coming... We are seeing more and more buyers over $3 and $4 million, and we would have many more sales if we had houses to sell them because we have a lot of people just waiting to find a house. It's a very, very tight inventory because everything is selling. It's very busy and people are just coming in from everywhere."

Shelton Wilder: "I'm seeing people coming here from New York, Chicago, and San Francisco. The people here are going to Santa Barbara, Arizona, Florida, Texas and Charleston... Home sales have skyrocketed. People are wanting to leave condos going to single-family [homes]... Some properties are going $400,00 to $500,000 over asking price. Anything under $3 million is going. All of our listings sell in less than 30 days, sometimes just a few days... Rates are low, dropped below 3% now for 30-year fixed. And then there's still really low inventory on in Los Angeles... Home has never been more important. It's a huge privilege to help clients with where they're going to live and building their wealth."

Our furniture makers and vendors are pretty much shut down, so that has been a challenge, but we are in the planning phases, and then we will get to the actual work once we can get back to factories and on sites."

Chris Goddard: "When I started my company (in Arkansas) 30 years ago, there was not much out there as far as design. We were removed from everything. I saw a need and a demand for luxury and more high-end items. I found that the more you talk people and educate items, the more perceptive they were to them."

Odalys Hernandez: "Vendors are still sending out samples, so I have sent these to clients. Since everything may be lifted a little bit this (coming) week in South Florida, we can start doing certain things. I'm going to go to a client's house with mask and gloves to take photos to start selecting her accessories. We have to get back to it somehow, little by little." 

Giselle Loor-Sugerman: "We moved our offices (recently) which was challenging. We tried to take as many precautions as possible, wearing our masks. We also didn't have a lot of people helping us. It was us doing it because we didn't want to put our staff through that... Zooming with our staff and seeing their faces, that interaction is really important."

They spoke about the current real estate market in the South Florida area during current times, how it has seen the effects of COVID-19 and more.

The real estate world of Miami abuzz with excitement last week as the announcement was made that David Beckham purchased a penthouse at One Thousand Museum by Zaha Hadid Architects, handled by de la Vega himself. Semilof asked de la Vega on how it took place and its significance.

“It was a very exciting sale for us, and for the market,” he said. “In this very difficult time, it’s very positive. Representing developments like One Thousand Museum and David Beckham is a pleasure. The building has just come out amazing and I think it’s beyond people’s expectations. Everybody has been in awe after they walk in and see the finishes, common areas, pools and amenities. We have two other buyers looking to write up contracts.”

The interview continued in a Q&A format that included questions sent in by live viewers.

What are you telling your agents in today’s market on how to be successful in today’s environment?

Always think outside the box. Our virtual sales meetings, coaching, power sessions where we roll out new tools. Stay positive. I encourage our agents to learn new tools, get more knowledge, work on your CRM systems; read a new book. This is the time to take that step back and learn something new. We will look back in 30 days and say “I wish I could have read that book, or sent that note. Keep up the positivity and the learning process.

Have you been doing virtual reality tours?

Yes, we are doing a lot of virtual showings, using 3D visuals of properties; showing and closing properties on Facetime. Things are very robust. We closed $800 million in the first quarter. The 2^nd quarter may be slower, but we’re trying to average. I’m telling our agents to look for a very strong 3^rd and 4^th quarter. If you’re down 20% at the end of the year, you’ll have had a good year.

Everybody is looking for different things. We are handling things virtually, and things are happening very seamlessly. The participation from our agents has been remarkable. Melbourne, FL is a bit farther up for me to get to, so to be able to connect with our agents with technology to its highest point is very exciting.

We have invested millions of dollars in technologies that we are now using. As our agents use these tools, it gives us ROI on the investments we’ve made. We are trying to build technology that enhances real estate agents. The fundamentals of our business are relationships.

Have you noticed a lot of New Yorkers inquiring about real estate in Florida?

There’s a lot of New Yorkers renting and calling. A lot of our demand has come from New York and I expect it to continue. If you’re in Chicago or Manhattan, you want to get out and breathe fresh air. As people see that they are spending quarantine in a 1,000 square foot home and look at a property online in South Florida of 5,000 square feet, they’ll consider that. The amount of pent-up demand for real estate in South Florida will be big. And then there are the tax incentives. I think we will see a second Great Migration because of the pandemic.

Can you comment on how properties are appraising in the current market?

Prices haven’t necessarily gone down too much. New listings are down. I don’t think prices will go down drastically because we’re not in a debt crisis like in 2008. The biggest issue right now is job losses. The majority of those are furloughs. If we’re socially responsible, in 60 days those jobs will be back. Deals will be closed once again.

You are strong on social media. What do you recommend to your agents?

We have two main themes on social media: support our agents and our community. For example, one of our agents in the Fort Lauderdale office is giving food to shelters and people in need. We’re supporting her to buy meals.

If this is a recession, it will be the shortest one because we are all in this together. Working as a unit will get us through this. When we all follow this uniformity, we will get through it quicker.

We have our foot on the gas in marketing. We’re pushing out through social media. Focus on the sales that are happening.

Find the opportunity, listen and it’s always important to be communicative. Find out what kind of investment your client is looking to make. Be a listener, learn, and be at the forefront of what’s going on in your community. Clients will find value in you if you become a source of knowledge.

A question submitted by Haute Residence member Elena Bluntzer: Are developers lowering their prices recently?

Developers have not come off their pricing, but prices have gone down the last two years. In some markets there is more supply than others. If you want something right now, you have to pay for it. I’m not seeing a drastic price reduction in real estate. The price point that gets hit the most is the $1-5 million range.

Have you seen any troubles with loan closings due to new bank processes within the past two weeks?

Yes. The capital markets, in general, have not shut down, but unless the property is solid, and income in place that has been proven in the last 45 days, it’s hard to get financing. It’s not as easy as before, primarily because banks are working on their own balance sheets. They have been working tirelessly on getting out the Small Business Administration (SBA) programs.

Will there be a new era in residential sales after COVID-19?

Yes. The adoption rate is changing the way we see real estate from all points of view. What will not change is the relationship component of our business.

How has the luxury real estate market in Montecito been performing so far in 2020?

The luxury real estate market in Montecito and Santa Barbara is picking up as of this point in 2020 and, overall, we’re expecting to see trends similar to those we experienced in 2019. Last year was one of the most productive years for beach properties. Prices held strong and there was a lot of activity. Also in 2019, many buyers were getting great deals above $10M, and we saw homes that were priced competitively and/or those that were renovated within the last 5 years selling much quicker.

What are buyers looking for in their homes in Montecito in 2020?

We’re seeing a lot of buyers looking for in-home conveniences such as whole-house systems, including easy light and temperature controls, the ability to shut down and secure the home at the touch of a button, and other state-of-the-art amenities. Some buyers are simplifying by downsizing. Additionally, since buyers flock to Montecito and Santa Barbara for our incredible Mediterranean climate, they want to capitalize on that with indoor/outdoor living: bi-fold doors, outdoor fireplaces and kitchens, sprawling terraces and verandas, loggias, and so on.

Which has been a highlight sale for you so far in 2020?

My highlight sale so far this year was at 800 Cold Springs Road in Montecito, where I represented the buyer. It’s a historic property that was the last parcel owned by the Armour family for over 100 years. The Armours led the meatpacking industry in Chicago. They purchased over 70 acres in Montecito as a wedding gift for their daughter and named the estate “El Mirador.” Over the years, the property was parceled off and sold. This was the last remaining parcel. Its 13.75 acres hosts the original guardhouse, grotto, ruins of the original house and unlimited potential. There is truly nothing like it.

Are there any new restaurants or other spots in your market you’ve been loving lately?

Flor de Maiz is a new restaurant just outside of Santa Barbara’s trendy “Funk Zone.” They have fun, experimental Mexican/Oaxacan-influenced cuisine. The setting is fantastic, too, with a lively patio looking out to the palm trees and ocean. In Montecito, the exclusive Rosewood Miramar Beach hotel is a great place to hang out, with several restaurants, bars and lounging spots. The resort opened its doors last year and has welcomed the community with open arms. The oceanside bar is a beautiful place for happy hour or enjoying a fabulous Sunday brunch at the Malibu Farm Café. It’s easy to relax and lose an entire day there!

It’s time for spring break. What is a fun activity in your market?

There really is something for everyone in Santa Barbara and Montecito. World-class beaches extend along the entire coastline and are the perfect place to relax, swim, surf or just people watch. My personal favorite is Montecito’s Miramar Beach. Or one can explore the trails of the Santa Barbara foothills by horseback at Circle Bar B Stables on the Gaviota Coast or by foot on the endless hiking trails. There are trails for all fitness levels just minutes from wherever you are. Some lead to spectacular vantage points overlooking the entire city of Santa Barbara, Pacific Ocean and beyond to the Channel Islands. And there are discrete hot springs nestled in the mountains. Nearby, the Santa Ynez Valley, a.k.a. Santa Barbara Wine Country, is a great destination for an easy day trip. There are dozens and dozens of world-class wineries and their tasting rooms, fantastic restaurants and cafés, and several charming small towns. In Santa Barbara, Cal Coast Adventures has bikes, stand-up paddleboards or kayaks for rent for the length of your trip. On the water, The Condor Express hosts whale watching cruises, while the Double Dolphin offers sunset sails along the coast, with a full bar. If you’re looking for an all-day experience, Santa Barbara Adventure Company has kayak and hiking tours of the beautiful Channel Islands, 26 miles off the coast.

One example of this occurs in the estates’ master bedroom Sitting area. A tulip-style Roman shade was selected to complement the curvature of the Italian marble fireplace, and the pattern of the fabric coordinates with the carvings within the façade.

Although recently renovated by Linly Designs, many of the home’s architectural elements, such as the living room’s stone fireplace & built-in cabinetry, are original (the design team did add a decorative finish to both of these features). However, Linly installed the hand-distressed ceiling beams to add drama and draw attention to the generous 11’ ceiling. With these stately beams in place, the team designed stationary velvet window treatment panels with hand-stitched Italian embroidered tape to the leading edge of the panels. This extraordinary detail continues the linear feel of the hand-carved wood beams and emphasizes the dramatic height of the ceiling.

The large chef-inspired custom kitchen was designed with wood carved panels, acanthus-leaf crown molding, and medallion details in keeping with the French Provencial feel of the home. Because of the level of intricacies found in the kitchen, the window’s valance was designed to complement the details found throughout the space without detracting from the beauty.

Next to the kitchen, the dinette’s bay window is architecturally a bit simpler, so floor-to-ceiling stationary panels with French pinch pleats and a coordinating fabric detail were created for lush, visual interest.

Selecting appropriately-proportioned patterns to use for window treatments also adds balance to the home’s architecture. The fabric for the master bathroom valance was selected in neutral tones not only because it coordinates with the style of the master bedroom, but this fabric compliments all of the details found throughout the entire master suite. A classic shutter-style window covering was installed for privacy and added another layer to the architecture from the interior as well as the exterior.

It has been said that the perfect project for an interior designer involves a client with great interest in three main topics- art, architecture and design.  When this trifecta is achieved, great things will be sure to come.  Luckily for us, such a client manifested himself in the form of a dear friend with a stunning, beautifully restored Beaux-Arts apartment and an eye for strong and meaningful art- all that was missing was the design component.

Having a client with a “good eye” is a wonderful place for us to start a project. Their current possessions and art give us insight into their tastes and interests and allows us to develop a plan on how they can get to the “next level” with their home.  I like to think of these special possessions as clues that help us to develop the vocabulary that will eventually become a full blown design language. The enormous floor to ceiling French windows, Nero Portoro Art Deco marble fireplace mantel and intricate plasterwork ceiling in the “Millionaire’s Pattern” on the ceiling of the living- all original- set the tone of a space that is built for entertaining.  The client saw this potential and felt a connection to the space.  He already had a few treasured Art Deco furniture pieces, a start to a great art collection and yards of rare books but needed help pull it all together, make it comfortable and make it interesting.

This interior was not pulled from a catalog or shown together in one presentation but was developed and curated over time.  Our meetings were long discussions on balance, scale, appropriateness and what would add depth to the collection as a whole.  We wanted the space to be representative of design styles throughout the decades that played off one another and showed similar restraint in detail, attention to quality construction and possessed a certain frivolity.

A key item missing from the living space was a rug. A nationwide search was conducted to find a piece of the highest quality with the most interesting design that would be representative of “today.”  After sampling several full-size options in the space shipped in from vendors far and wide, it was decided that the best choice was a wool and silk hand knotted carpet from Turkey that was only just a small sample.  It is one of a kind and was custom colored to add saturated tones picked from the artwork just ordered for the entry hall and the wonderful Hungarian art deco cobalt velvet chairs they client already owned.

We then began our time travel and looked to the 1950’s to find an incredible Fontana Arte Italian glass and brass table that feels as if it just appeared from space to serve up your cocktail.  Chicago designer Richard Himmel’s c. 1960 Lutece curvaceous sofa gave  us inspiration to fully upholster the Bill Sofield for Baker sofa from head to toe in a Jim Thompson velvet, covering what had been a dark wood frame that looked a bit too harsh.   The set of Dan Johnson brass and mahogany arm chairs (c. 1960) received a facelift in the form of a deep indigo hair-on-hide from Edelman Leather. From the 1970’s we referenced Brutalism’s rustic refinement in the Donald Drumm torch cut iron dining table bases and cast metal candelabrum in the fireplace.  The deconstructivism of the 1980’s gave us the inspiration for the design of the chaise longue near the fireplace.   Its almost spartan simplicity of line is counterbalanced by the complexity of its construction, veneered in rare sycamore and upholstered in fabrics by Rubelli and Dedar.  Contemporary art work collected with assistance from Jennifer Norback Fine Art adds the finishing touch to round out this highly personalized space for our friend and client.

The result of this designer/client collaboration with attention to all aspects of the “perfect trifecta” was many memories of great cocktail parties, quiet evenings at home and intimate dinners.  The owner has taken this approach to the next project in his future- a steel and glass, modern home in the woods, where the plan includes incorporating everything that is in this apartment and then some.  We can’t wait for that phone call.

On and off and on the market, Vaughn slashed the asking price for the 12,000-square-foot apartment at 159 East Walton Place from $24.7 million in 2011 to $13.9 million today (including another $1 million chop recently).

Vaughn's Chicago triplex is strategically divided with sleeping quarters and a master suite on the lower level (the 35th floor); formal living areas, including a dining room and kitchen with premier appliances on the middle level; and the formal entertainment floor with soaring ceilings on the penthouse’s top floor.

The long-time Windy City resident, who was raised in the Chicago suburb of Buffalo Grove, paid $12 million for the penthouse in 2006. With the listing price seemingly in free-fall, the masterfully-sarcastic star of The Dilemma has his own real life dilemma. Does he stand firm on the price, keep discounting the unit until it sells, or sardonically whine about the predicament (as his film characters would)?

At least Vaughn can seek free advice from his wife Kyla Weber and mother Sharon “Shea” Vaughn, both experienced former real estate agents. The Break-Up actor broke ties with the previous listing agent in favor of broker Katherine Malkin of Baird & Warner.

Vaughn, famous for his wild partying roles in Swingers, Wedding Crashers and Old School, is trying his best to leave bachelorhood behind. But that requires parting ways with his Chicago bachelor pad, which has a media screening room, wood-paneled billiard and card rooms, two gourmet kitchens, full bar, a den, two offices, and three private terraces overlooking Michigan Avenue’s “Magnificent Mile” shopping district, Oak Street Beach and the Chicago skyline. Coincidentally, the Palmolive building housed the original office of the ultimate bachelor Hugh Hefner and his Playboy empire. With kids in tow, Vaughn’s game nights with the guys were likely replaced with "Peek-a-Boo" and "Patty Cake."

With the Palmolive penthouse on the block, Vaughn still owns a River North townhouse in Illinois, which he bought in 2005 for $1.4 million. And while he has cleverly produced and acted in his share of Chicago-based movies in recent years, it appears the father of two is making the full transition from bachelorhood to family man by relocating closer to his office—Hollywood.

Vaughn, who married in 2010, owns several properties in the Chicago area and Los Angeles.

Vaughn has bought and sold a series of California homes in recent years, perhaps as investments. In February 2014, he purchased a 7,308-square-foot house in Manhattan Beach from former Oakland Raiders and USC football coach Lane Kiffin. In 2013, Vaughn purchased actress Kate Bosworth’s 5,563-square-foot Hollywood Hills home for $2.375 million. In 2012, he bought a five-bedroom, six-bathroom home in La Cañada Flintridge for $3.925 million, which sits on three-quarters of an acre (plenty of outdoor space for his two kids roam free). Vaughn, it seems, is spreading the wealth around, and he’s taking his appearance in the 2001 TV series Going to California to heart. Like his other film in 2001, he’s got it Made.

The comic actor seems content with family life now. As long as he doesn’t go Psycho on us again or cause anymore Domestic Disturbance(s), Vaughn is okay by us. We’d like him to stay old school, continue crashing weddings with Owen Wilson, and keep the laughs coming. If he does, we will be as joyous and enriched as he is. After all, his nickname is “Mr. Sunshine.” Therefore, California is where he must be.
