Even with markets improving, selling your home can be a complex challenge. For this reason, it is extremely important to have a strategy and a plan for getting your property seen by qualified potential Buys. Expert San Francisco Realtor Dona Crowder shares her strategy.

Once you have a listing, how do you prepare a marketing plan specific to that property?

I discuss the marketing plan with the seller prior to taking the listing in most cases.  We do customize the plan to the property using available online and print media, local and international, as well as events, networking groups and tours.

What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth)

Online media is the future, it allows more coverage of the property over a wider net.  That being said, local and national print media (Nob Hill Gazette, Chronicle, WSJ, Previews magazine) is still used to good advantage, especially since they also post to their websites.  Posting videos allow a virtual walk through by prospective purchases who may be at a distance. Haute Living Network provides a variety of channels both print and online.  Obviously, the local MLS and the brokerage sites expose the property through multiple feeds.

Do you find that specific media channels have become more effective for specific markets, properties, or market segments?

Yes definitely…. To a large degree it is still local usage by agents and customers that determine the value of the site. We use YouTube and Vimeo but limit the access in most cases to the locations we indicate.

What advice or assistance do you offer your clients when it comes to staging their property for potential buyers?

Use a good professional with a proven track record in your area.

When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only?

We usually have top producing agents preview the listing at a hosted event and then show by appointment only.
