Do you find most clients wanting to show their homes with or without furniture most often?

Most clients want to show their home with their furniture. It shows the space better for a potential buyer even if the furniture is not the “best.” It will give the video or photos a nicer look as well, for marketing the property.

For those who prefer you to do showings with their current furniture, do you find it mostly dated or fine as is?

Unless it is professionally designed and timeless, most properties’ furniture is dated if it is more than 5 years old. Our styles here in Naples consistently change and some could be considered dated. However, there are great staging companies in Naples to help update!

When clients decide they want to stage their home, what companies do you look at to do the staging?

I give them many options for Staging. Two that I recommend are Meredith Baer and Clive Daniels.

How much does staging usually cost and how long does it take to get setup?

It really depends. There usually is a setup fee for the beginning of the contract for a certain period of time and then a per month rental fee beyond that term. It can cost from anywhere between 25K-50K.

Do you think clients who list their homes without furniture hurt the selling process of their home or do you think it depends on the home?

I think it does hurt the home to an extent unless the layout of the home doesn’t fit very well with furniture so we can show it without it. I usually always recommend staging or have the home be “furnishings negotiable” when listing it due to the ability for someone to walk in buy it right now. It makes it easy on the purchaser to visualize space and give it a more homey feel!
