Haute Residence continued its "Chat with Haute Residence Leaders" series with a conversation featuring Tom Day of the Day Palazola Group, part of LIV Sotheby’s International Realty team. Day is the exclusive agent representing the Breckenridge, Colorado real estate market as a member of the Haute Residence Real Estate Network.

Tom Day was hosted by Haute Media Group Cofounder Seth Semilof. Watch their conversation below.

The topics included Day’s foray into the real estate market, his diverse set of skills and hobbies outside of work, life in Colorado, and his eventual ascendency in the Breckenridge luxury mountain real estate market.

Tom Day is the co-founder and current member of the Day Palazola Group, a realty team that since 2020 has become the #1 realty team at LIV Sotheby’s in Breckenridge while also being one of the foremost realty teams in the county. Day has over 30 years of experience in realty with the last two years spelling an exciting new chapter. In this time, Day’s emergent team managed to broker over 80M in real estate sales its first year in addition to recently closing on the highest value property ever sold in Breckenridge, an impressive $17,000,000. Outside of realty, Day is a man of many talents: he is well versed in carpentry, regularly instructs skiers, plays guitar, and has competed in numerous snow sculpting competitions, proving above all else Day’s can-do attitude. It is this attitude that has quickly propelled Day’s team to the upper echelon of Colorado realty, an approach that is bolstered by Day’s extensive realty experience, business integrity, and outright dedication to clients, qualities that have cemented Day as an invaluable leader in the Breckenridge realty market.

Here are some of the questions and answers from the exclusive interview with Day.

 

Seth Semilof: You moved to Breckenridge and became a ski instructor and then found your love for real estate. Tell us how that transpired. 

Tom Day: Well I loved skiing and teaching skiing and during the summer I was working as a contractor building houses. I was watching these realtors make all of the money and I thought to myself, “I think I could do that”. I actually was not planning to be a realtor when I got my license, but I ended up helping a local managing broker move into his house and he said, “You’d be great in real estate; come talk to me some time”. That was about 33 years ago.

Seth Semilof: Once you got into real estate, how did you start building your business?

Tom Day: I started out with the company Moore and Co. and went fully into it, but the first couple of years were definitely a struggle. I was doing part-time carpentry work, teaching skiing, and selling houses, then things finally took off. It’s been a dream I’ve got to admit.

Seth Semilof: You recently sold a property for $17,000,000. What does $17,000,000 buy you in Breckenridge?

Tom Day: It was a seven-bedroom, eight-bathroom new construction with very clean architecture inside and out, what we call “mountain modern”. It has an outdoor, in-ground hot tub for up to 12 people, amazing outdoor living areas, a four-car garage, and it's right off the ski run on Peak 8, so it’s as good of a ski in ski out property as anywhere in the state.

Seth Semilof: You had said it took you a couple of years in real estate to start seeing success. Having gone through that process, what is some advice you would give to others?

Tom Day: First of all, I’m not special. Anybody can do this. The biggest thing is that you focus on being happy. I see some people in the business that are negative all the time. More than anything, don’t get discouraged because things could turn around tomorrow. Feel good and think about good things. I meditate and focus on my breathing for 20 minutes every morning and that’s something I would recommend for everyone.
