We've all seen luxury condominiums adding in-house kids amenities like playrooms, daycare services, and outdoor playgrounds, but we rarely see accommodations for pets—until now. Owning a pet in a vertical living city such as New York or Jersey City can be difficult, particularly with changing weather conditions and busy schedules. These seven developments are designed with the pet owner in mind and include expansive rooftop dog runs to keep all furry babies happy all summer and winter long.

Extell Development’s luxury rental by Hudson Yards isn’t just dog-friendly—it’s a canine castle. Residents’ four-legged friends have access to a covered (and heated!) outdoor dog run located on the 12th floor, ensuring that no matter the season, canine companions and their owners will be pampered and comfortable. (So much so that residents can often be found with a glass of wine in hand at the dog run for unofficial social hours throughout the year) Additionally, 555Ten features services by “Throw Me A Bone” which has a facility on-premise, available to walk, feed and spend time with pups when residents are away. The building is so popular with pups that a handful of Instagram “influencer" dogs live within its walls such as @AvocadoTheDog. Other dog celebrities have come to visit the rental building as well for “yappy hours.”

Located in the heart of Manhattan’s “New Downtown,” 77 Greenwich is a new luxury condominium with a boutique approach to urban living, featuring architecture by FX Collaborative and interiors by Deborah Berke Partners, along with show-stopping water views and a suite of well-crafted amenities including extensive outdoor space designed by Future Green Studio. The building's developer, Matthew Messinger of Trinity Place Holdings, is married to a veterinarian and is a dog owner himself. With his love for canines in mind, he chose to turn a portion of a 2,350-square-foot terrace into a dog run to ensure that residents have a backyard-like space to exercise and entertain their four-legged friends—without having to leave the building.

Located on the Weehawken waterfront, Avora at Port Imperial is a contemporary amenity-rich condominium that offers green living and stellar views of the Manhattan skyline and Hudson River. Among the LEED-anticipated building’s vast collection of amenities is an onsite pet grooming room, which was thoughtfully designed with stainless steel for easy cleanup, a ramp for pets to walk into the basin of the tub, mechanisms for securing pets in the tub, blow dryers and accessories.

At 713-feet and 69-stories, Jersey City Urby is the tallest residential building in New Jersey. Designed by the critically acclaimed Dutch architecture and interiors firm Concrete — known for the designs of citizenM Hotels around the world and W Hotels in London and Switzerland—the building features 762 contemporary residences and a unique series of collective spaces designed to foster natural opportunities for residents to socialize. Among its collective spaces, Jersey City Urby features a Woofgarden dog run, which is a designated outdoor space for residents to take their furry companions for off-leash supervised exercise and playtime.
