Tackling that challenge requires the experience and expertise of a well established professional. We sought out seasoned realtor Albert Niels to share his thoughts on this process.
When clients come to you with an idea of what they want, how do you help them refine their criteria prior to finding a match?
I have a few questions in this order:
- Time-frame for buying. If over 3 months I ask them to recontact me when they are closer to make a decision
- First choice geographical area?
- Home, Condo, Townhouse?
- Waterfront?
- Minimum bedrooms/baths/half-baths?
- Pool , Yes or No?
- Garage, if yes, how many cars minimum?
- Finally, maximum asking price? Cash or some financing?
What is the most important thing you look for when purchasing a home for yourself?
Location
If you had to choose one piece of advice for first-time home buyers, what would it be?
Don’t buy strictly on investment. You must love the place you are buying, this way even if you cannot sell it when you want, you will still enjoy it. For me this goes for any important purchase whether it is Real Estate, Art, or other personal items.
Second most important advice is to not over-leverage your purchase with the banks.

What would you say is your most proud accomplishment as a real estate agent so far?
Throughout 27 years of practice I am most proud of having built a solid follow up of important clients, based on my honesty, professionalism and hard work. I have not encounter one single unhappy customer as of today.
