Kirk chose to highlight a beautiful Ivey Design Build project which exemplifies the one-of-a-kind work the firm consistently delivers.

Haute Design: There is a wide range of natural elements throughout the home. How do you go about using outdoor elements and making them fit so naturally inside a modern home?

Kirk Ivy: The protagonists of this project were always the sea and nature. From the very beginning the architect in charge wanted to make sure that nature would be a big part of the project's structure and theme. Being on the seventh floor, the ocean is the primary focus. Limestone was used throughout the floor to mimic the sand so that there would be a continuous dialogue between the sea and all the finishes, materials and tonalities.

HD: What really adds to the natural aesthetic is the quantity of natural light seen throughout several spaces in the home. Was this something the client required?

KI: The privilege of natural light was something we had to take advantage of and accentuate to the fullest. We worked very closely with our client to find the right location for his home, where he would properly be able to rest and find peace. Natural light was always something we strived to find and, in this case, it became a major ally for us.

So much so, that we were able to add an interior window into one of the bathrooms, where the user could appreciate the sea, light and nature, despite being this being inside a bedroom and not adjacent to the perimeter of the building.

HD: The art pieces and accessories seem to do most of the leg work when it comes to bringing in color to the home. Was that by design?

KI: The art selection was a collaboration between the client, his wife and daughters. Each piece was selected to bring life to the home in its own way depending on its location and the story behind it. For example, "The Mulucans" by Hunt Slonem, which is located in the master bedroom, brings nature into the room. The master bedroom is on the west side of the apartment, where you have a view of the street and plenty of trees. The inspiration was that the parrots from the piece came from the trees outside to rest on branches inside the room - to bring their music and color indoors. Additionally, we chose to not hang this piece, but rather, we designed a shelf to support it and act as a branch for the parrots.

HD: What was the most unique or challenging aspect of this project?

KI: What makes this project unique is that we were able to maintain the same design language in all areas of the house, with the same architectural details. For example, on the baseboards, ceilings and walls, there is a consistent half reveal detail. This can also be found throughout the millwork, cabinets and doors. This was the most challenging and fun aspect about this project. It pushed us to guarantee the space felt larger and more harmonious.

Duoma Atelier recently shared a wellness study regarding the increasingly normal trend for companies to allow (sometimes prefer) employees to work from home. The following are some of the key concepts that promote a healthy home office with wellness at the forefront.

Air

Since we spend most of our time indoors, the air quality of our buildings is extremely important. There are easy ways to improve the quality of the air you breathe at home. A good place to start would be to make sure that the HVAC unit filter has a high MERV rating. The Minimum Efficiency Reporting Value is a measurement scale which reports the effectiveness of air filters.

Other than that, the next course of action would be to add an air purifier to rooms which you use most, including bedrooms, and in this case, home offices. Adding indoor plants also contributes to air purification.

Comfort

Above all else, your home office should be a comfortable environment which allows you to work in peace. It's recommended to invest in a good pair of noise-cancelling headphones - you won't regret it. If you share a home office, or if your home office is located near a space in the house which tends to be noisy, a great idea would be to add materials such as carpet, felt or fabric-wrapped panels in order to absorb sound.

When it comes to lighting, it's a good idea to have a variety based on different uses and needs. General lighting ought to be considered as the first layer, accompanied by individual desk lamps for personal use. When taking zoom meetings into consideration, good illumination is a huge facet of any great home office.

Mind

Mental wellness and physical wellness are equally important and they go hand in hand. Natural light should be at the top of the list when it comes to working from home. Try incorporating views to the outside or at least set up your office in a room that has windows to help with your circadian rhythm.

Next, add items that stimulate the senses. This can be through aromatherapy, a speaker which can emit sounds of nature in the background, or even some form of a miniature Zen Garden. The idea is to provide your mind with sensory cues to remember to breathe and relax from time to time.

Water

Hydration is key to your overall health. However, drinking the appropriate amount of water for your body can be easier said than done. While a brief walk to the kitchen can be a good break from work and good way to avoid staying stationary for too long, it's a good idea to keep a water station nearby within your home office. Consider it a visual cue to remind you to stay hydrated.

Movement

There are several ways in which your home office can be designed to promote wellness. Investing in a good ergonomic chair is a good place to start in order to promote good posture when you work.

But it doesn't stop there. Research shows that remaining seated for extended periods of time is just as dangerous as smoking. An adjustable standing desk has become popular for good reason. They have been proven to promote mobility, aid prevention of back pain and regulate blood flow.

Guimar recently completed a unique project involving a renovation of an athletic rehab and recovery facility in South Florida.

Haute Design: How did a project to design a gym come about?

Guimar Urbina: One of my family members decided to open his own facility for rehab and recovery. It was a very challenging project since we only had 30 days to complete the entire renovation and to receive the fixtures, equipment and furniture.

HD: There are plenty familiar names on the jerseys displayed above the gym mirror. Are all of those athletes current or former clients of the gym?

GU: Yes, those jerseys belong to some of the professional athletes who work with my client. They play baseball, soccer and tennis. Many of them play for Inter Miami, the Mexican National Soccer Team, the Miami Marlins, and the Toronto Blue Jays.

HD: What is the main difference you felt while designing this space compared to a home? 

GU: The first major difference that stood out to me was the size of the open space. The floor is made of rubber, as opposed to the porcelains, marbles or wood floors we are used to working with inside a home. It was also very interesting to work with the spacing between each massage bed and workout machine.

HD: What was the biggest challenge for you throughout this project? 

GU: The toughest part of this project was convincing my client, who is a family member, that a scale drawing and three-dimensional renderings are the perfect tools to avoid mistakes before ordering fixtures and furniture pieces. As you might imagine, working with family is never easy (ha ha ha).

HD: Would you work on another gym or non-standard design project in the future?

GU: Of course! I love a challenge in life. At the moment, I have two clients who are professional baseball players and they want me to design their home gym. And of course, it's great for me and the firm to have the opportunity to work on these new projects, which I can add to my portfolio.

Guimar Urbina and Cheryl Kaufman

Cheryl Kaufman commissioned her home to be redesigned by esteemed luxury interior designer Guimar Urbina. Haute Design recently asked about the experience after Cheryl so kindly accepted to take the time and share her thoughts.

Haute Design: You have such a lovely home. What were some of the main things you wanted Guimar to do with this space?

Cheryl Kaufman: I wanted Guimar to transform our home from a Mediterranean style to a more contemporary style and to execute a complete renovation with which we would be proud to use for entertaining. I could not visualize what I wanted but Guimar was brilliant with reading between the lines when we went through some images of rooms I liked. When Guimar made her presentation of her proposal for our home, my husband Dana and I were completely by the beauty and creativity with which she captured our vision for living in our renovated home.

HD: How did you discover Guimar? What was your favorite part about working with her?

CK: I actually. discovered Guimar on Houzz, believe it or not. I met with a few designers that were recommended to me but they didn't wow me enough to want to begin renovating our home. I then discovered Houzz and poured through each and every designer South Florida. I came across of project photo from Guimar Urbina Interiors and it seemed to be exactly what I wanted. I love how she did a lot of the leg work before we met, which saved a lot of time. If there was something I did not like, she helped find an alternative. If she thought I was making a mistake, she gently made me aware of it and told me why it might not be the right choice. Guimar met with me often and always kept us informed about our budget and what to expect next. When we would visit stores to choose furniture, it was clear Guimar has strong relationships with so many of the vendors. I felt I was in excellent hands.

HD: There are plenty of accents of wood throughout the home, yet it is not overbearing - quite the opposite. Was that a feature you already had in mind or did Guimar make the suggestion? 

CK: The wood was completely Guimar's idea. The built-ins, the placement of the dining room, the blending into structural columns which needed to remain for foundational purposes, as well as the fabulous wooden custom doors to our bedroom suite - it was all Guimar's idea.

HD: The artwork and decorations add subtle yet impactful nots of color throughout the mostly neutral-shaded home. Are these art pieces and decorations yours or did Guimar help pick these out? 

CK: Guimar chose the pop of color on the oversized chair in the family room as well as in the throw pillows and other accessories. She even drew colors out from some of our artwork when she chose our accessories. While many of the accessories were chosen by Guimar, some we already had but just didn’t know how to properly place them and group them. Guimar helped us find the correct use for them. With respect to the artwork, we had most of it but Guimar recommended that we reframe them. She me with me at the framing store to help us to choose new frames for each of our hanging art pieces. After reframing our hanging art, she came to the house and assisted us with choosing the perfect spot for each piece. After everything was placed, we engaged Guimar to assist us with filling a few empty walls. Guimar helped me choose the size of the custom artwork piece above our bed, painted by the very talented artist, J. Steven Manolis.

HD: What would you say to anyone who might be reading this and is currently looking for a luxury interior designer in South Florida?

CK: As I have said to many of my friends, I had a wonderful experience with Guimar and her team. They were extremely creative, professional, talented and everything I could have asked for in a design team. Not only did Guimar's team have incredible vision, they stuck to time schedules and budget!  I highly recommend Guimar to my friends, family and clients. I was so lucky to have come across Guimar.

Principal at LS&A, Leslie Saul, recently explained the impact a structure's architecture can have on the interior design.

"It seems that some people are confused by the fact that I am both a licensed architect (MA, FL, IL, OH) and licensed interior designer (FL, IL, CT). Interior designers are not licensed in some states. Generally, the license for interior design is required for commercial projects only, not for residential projects. In most states, even residential projects require an architect’s stamp for a building permit. My firm and I do both commercial and residential projects, so we need licenses in the states in which we do projects. I passed the national interior design test first, then after having more experience, I took and passed my architectural licensing exam. I also am an accredited LEED professional for building design and construction. All of these credentials require continuing education to maintain my licenses. I guess I’m a glutton for punishment!

According to records, the Construction financing for the downtown Miami project was provided by a Starwood Property Trust affiliate by way of a partnership between Property Markets Group and E11EVEN Partners.

Miami Block 17 LLC, led by E11EVEN Partners' Simkins, sold the 9,125 square-foot stretch of land at 1025 North Miami Avenue to 11th Street Trustee LLC, led by PMG's Ryan Shear. The land sold was previously owned by Simkins and Roberts.  According to property records, Miami NE 11th LLC also sold the property at 20 and 30 NE 11th Street to the PMG affiliate for over $5 million.

The newly-acquired loan will serve to finance construction for all three properties. While E11EVEN Hotel & Residences launched sales quietly at the beginning of 2021, developers claimed they quickly sold out. Sales for tower 2 were launched quickly thereafter. Tower 2, also known as E11EVEN Residences Beyond, will connect to the first tower via a sky bridge and at ground level.

The 65-story towers are set to develop just south of 24-hour nightclub E11EVEN Miami, in the Park West neighborhood of downtown Miami. The development will be designed by Sieger Suarez Architects and units will all be finished and furnished.

The first tower, where amenities for the. entire project will be included, will offer a casino-style sports launch, a rooftop, a spa and wellness center courtesy of Dr. Deepak Chopra, and a slew of chef-driven restaurants. The first tower is expected to be completed in 2023.

Developers broke ground on phase one, a 375-unit hotel and condo tower, in November 2021. WNBA player Candace Parker, ESPN co-host Sage Steele and MMA fighter Luke Rockhold are all buyers there.

The Portland Trail Blazers' Just Nurkic is buying units in both buildings. Youtubers and fighters Jake and Logan Paul are expected to buy penthouses in the second phase. Remaining units at E11EVEN Residences Beyond start in the mid-$300,000s, with sizes beginning at 318 share-feet for studios. Cryptocurrency is accepted as form of payment by the developers.

Leslie Saul recently discussed how she approaches each design project and shared some lessons she has learned throughout her successful career.

Haute Design: You have nearly 30 years of experience in running and operating your own design and architecture firm. What is the most valuable lesson you have learned during that time?

Leslie Saul: Do the right thing, even if it's hard. You will build trust and loyalty with your clients, suppliers, vendors, contractors, artisans and employees.

HD: What is your favorite part about serving the Cambridge, Massachusetts region?

LS: We love New England and South Florida! While people might associate New England's climate with snow storms, it is the design climate here that makes our work so fun. Additionally, our clients and team members are extraordinarily smart and collaborative.

HD: When approaching a new design project, what is the first thing on your mind?

LS: Who are the people who will be living in this house? What makes them different from other clients? Even if we have done the same program many times, each client and each site or setting is different. We specialize in additions and major renovations, so we think about the big picture to start. Later, we think about some wonderful, personalized details that can make a difference in our clients' lives.

HD: What is typically the most difficult room to work on within an interior design project?

LS: The hardest rooms to design are the multi-purpose rooms. My theory of 'keep it simple' is put to the test when one space must serve many uses. We were hired to design a studio apartment in Manhattan, and there was a whole lot of living going on in a small space. Whenever faced with the impossible, I think about the creativity of the RISD environment and try to imagine, 'what can be?'

HD: To what do you attribute the continued success of your firm?

LS: When you like to create bespoke spaces tailored to your clients' needs and dreams, and when you like to work collaboratively with the client and the team of builders and the artisans who bring those dreams to life, it's so much fun! The process is part of the fun of making good design. Luckily, our wonderful clients keep coming back for more.

Also, I try to express my appreciation for everyone involved in every project. My mother taught me to write thank you notes.

Haute Residence: What were the effects of COVID in the housing market?

Stefano Balli: Over the past two years, we’ve seen a strong migration to Florida. Now, one can say it is primarily from COVID-19, but this migration has always been in place. South Florida, specifically Miami, has always been a vacation or winter trip for thousands of Americans. COVID-19 expedited and amplified it due to certain health and living conditions in other states. Specific areas I’ve seen the most demand in are in the Southern Gables Gated Comminutes such as Gables Estates, Snapper Creek Lakes, and Hammock Lakes. This is primarily due to the average size of the property, privacy, proximity to great schools and local restaurants.

HR: Why should someone buy in your market?

SB: The quality of life is very high, there are a number of great schools, parks, shops, restaurants, marinas, and parks to support a local lifestyle all while only a 20-minute car ride to Downtown Miami, Brickell, and the sorts.

HR: What sets you apart from other realtors?

SB: Working in the Construction/Development industry for the past 10 years and having a background in Architecture/Design has allowed me to advise and guide my clients on the right purchase. There are several variables when purchasing a home or property that can be costly if not vetted correctly.

HR: What do you see for the future of your market this coming year?

SB: I’m optimistic about what the next couple of years have in store, specifically for the luxury markets in South Florida. Miami is a young city comparatively speaking with much more room to grow, both vertically and horizontally. With limited supply for the foreseeable future and demand continuing through the end of 2021, I believe there’s more room to run.

Stefano Balli, Vice President of Balli Group, recently spoke to Haute Design and explained what sets Balli Group apart and how he approaches his work in Coral Gables area.

Haute Design: How did you get your start in the business?

Stefano Balli: The company began over 40 years ago when my grandfather, Giorgio Balli Sr., first migrated to Miami from Lima, Peru. He designed and worked alongside some of South Florida's most prominent developers throughout the '80s, working on about 80% of Cocoplum, a gated community in South Coral Gables. Years later, my father Giorgio Balli joined the firm, adding new pillars to the Group - architecture, interior design and construction/development. He has since designed and developed over 350 private residences. I have joined the Group, alongside my father, to continue designing and developing luxury residences throughout South Florida. Since then, we've broken records on each development we've completed.

HD: Describe a design-build company and what The Balli Group does. 

SB: I like to label The Balli Group as a vertically-integrated development firm. We have the ability to guide a client based on budget and desires, from conception to reality. Our pillars include architecture, interior design and construction. We connect with our clients to make sure we deliver a product of the highest quality, while maintaining certain budgets and metrics.

HD: What is unique about your market?

SB: We approach each project as if it were a work of art. It takes time, but once completed, it exudes luxury, quality and warmth. We approach each product differently and can adapt to any style, design, and/or program. Our primary market focus remains in the gated communities of South Coral Gables, but we currently have over 25 projects throughout the municipalities in Miami as well as Ft. Lauderdale.

HD: Which design trends have caught your eye recently?

SB: We continue to see trends catered to wellness, privacy, space and technology. We foresee these trends continuing into the coming years. The trend for more space has actually reversed its course since 2019, where we saw the consumer requesting less space for both living and total. Whereas now, each home we design and/or develop has a dedicated office space, a gym or spa, large exterior areas for sporting activities, lush landscaping, fully-integrated smart home technology and advanced security. We're interested in the advancement of solar technology and what that may bring in the coming years as well.

Haute Design: You have been generating quite the interest with kliniko Miami. Can you tell us more about what is to be expected from the new-aged dental practice?

Dr. Humza Arif: kliniko Miami Cosmetic & Restorative Dentistry in Coral Gables is an expression of what the standard of dental health should be. Our mission is to elevate our standard of healthcare, specifically within the arts of dentistry. To complement oral care, the space of our craft has been beautifully expressed with the hands of renowned architects. I partnered with Yodezeen architects to help capture the internal vision I had for a space of wellness, health and beauty. I'm happy to know it has been so well-received by our community in Miami.

HD: The photography we have seen so far has been impeccable. It's hard to believe it's even a dental practice at all. 

Dr. HA: Correct! Every experience we have in this world shapes how we live, how we function, and how we interact with one another. At kliniko, patients will feel a rebirth and rejuvenation. It is the care of the soul through dentistry in an environment unlike any other. We are making the metaverse real.

HD: kliniko's space and design does resemble something that one would see in the metaverse. Do you think it would translate to a digital space?

Dr. HA: The beauty of architecture and design is based on the evoked feelings it brings to surface. It is such an exciting world we live in today and the thoughts of the future know no bounds. The moment you step onto our floor in Coral Gables you will be taken into an environment that we are not used to. The tapestry of hospitality, design, and dental arts will formulate into new senses, new experiences, and most importantly new standards of health for our community. We want to be your beacon of what to expect from now on. Our space does just that.

HD: What else can we expect from you in world of design?

Dr. HA: kliniko Miami will forever be in a state of ongoing growth and pushing new architectural boundaries. Recently, Renata talked with Haute Residence about her career, the effects of covid, and why Miami (and Florida in general) is the best market in the country.

How did you get your start in the business?

Prior to moving to Miami, I used to assist in orthopedic surgeries in California, but when I moved I knew that I didn't want to be in the surgery room all day, there is so much to do outdoors that I figured I would change professions. I had a bad experience with a Realtor, so I decided to get my Real Estate license, which I did within a couple of months, and I placed my license with Swire Realty, a sister company of Swire property, developers of Brickell Key and Brickell City Center.

I was a Realtor for Swire from 2007 until 2019, doing resale and pre-construction all over South Florida.  I took over my Landlord’s place and sold it in a few weeks, and haven’t stopped since!

Why did you choose to work under Douglas Elliman?

In 2019, Swire decided to close the Realty office. I literally interviewed with every company that does business in Miami and Douglas Elliman provided everything that I needed. They cover NY, California, Colorado, Texas, Connecticut, Massachusetts, they also have an international partner Knight Frank, and Florida offices from Palm Beach all the way to Miami. They keep me highly engaged by providing an amazing platform that encompasses the latest technology, marketing, and training. They checked all the boxes for me, I would say that they are the best in the business.

Should someone be their own broker or what advantages are there to working under a larger brokerage?

At the end of the day, everyone chooses their own path. For me, working under a reputable brokerage means that you fit their high standards and work ethics. The Real Estate Market is ever-evolving and a larger brokerage brings a level of competitiveness that would be hard to emulate by being your own broker.

What sets you apart from other real estate agents?

I always take into consideration the human perspective of the transaction. I put my clients first. I see that a lot of agents have become desensitized with the responsibilities that we have. To me it is all about building a long-lasting relationship, it takes a lot of trust and knowledge to be able to do that.

How have you seen Covid affect the market?

Covid brought a lot of Covid driven buyers to South Florida. The main reasons were the weather, lifestyle, and COVID policies compared to the states that buyers were relocating from. The inventory for single homes quickly disappeared, and the remaining condos quickly followed behind. Rental prices have risen significantly, making buying a property a lot more desirable to the ones that could afford it.

Markets are holding steady for the moment with the opening of our international borders and a flurry of international buyers, we have yet to see what is to be expected in the next few months for the South Florida Real Estate Market.

What advice do you have for those looking to go into the real estate market?

In my opinion, the best is to gauge which side of the market you fit in, if you are an investor or want to downsize you can definitely sell your property and reap the benefits. The same goes if you are moving from a state where properties are much more expensive than South Florida, then you should buy.

On the other hand, if you don't need to move and could wait and see, I believe that markets will stabilize in the long run bringing lots of new inventory for clients to choose from.

South Florida will always be a wonderful place to invest and live no matter where the Real estate market trends take us because we have a lot more to offer than just the property itself, we have amazing weather year-round, a desirable lifestyle for families and single people, and one of the best tax benefits in the country.

Haute Design: You were recently out of the country. Where did you go? How long were you away?

Ukraine was my most recent international visit and it was an immersion of several weeks. Because of the multiple collaborations that exist, I want to ensure the culmination of perspectives for my patients at kliniko.

HD: Did the trip pertain to anything kliniko-related?

DHA: Because kliniko is an extension of the creative space in oral health/dentistry, I find all trips have something to do with kliniko. This trip in particular revolved around embracing team dynamics and infrastructure in regard to the experience that will culminate in March 2022. I am thrilled to share it.

HD: What particular things do you pay attention to while overseas?

DHA: I could not name one certain set of things. As an individual who shares the passion found in form and function, it is important to remain open and receptive. There is so much to see, understand and appreciate. Pay attention to everything, for in every detail is a world to experience.

HD: What are five essentials you carry with you when traveling?

DHA: The essentials I carry are consistent with the senses I have implemented at kliniko. Michael Scigliano, Prinicpal of MS2 Design Studio, is known for going above and beyond expectations when it comes to executing modern, yet timeless interior design that speaks to the clients' individual lifestyles and requests.

Typically, luxury interior design and attention to detail do not go hand in hand with speedy delivery, but when it came to this beautiful Fort Lauderdale home, Michael made an exception. "This was the fastest project I have completed," Michael revealed. "To consult with the client, design, order, deliver and install furniture for a custom five thousand square foot home, would normally take at least seven to nine months. This home was completely installed in three months, per the client's request."

Despite this unique scenario, Michael revealed that this was a smooth and enjoyable design process.

"The time crunch was the biggest challenge. The clients were a delight to work with. They were decisive, had amazing taste and they gave me the freedom to design the home that I thought would be perfect for them. They fell in love with the home the second we presented it to the them."

Honestly, who could blame them? According to Michael, the clients are avid boaters and their only request was to have a light, ethereal space that complemented their yachting lifestyle.

As seen in the Poggenpohl kitchen above, there is a delightful mix of eclectic materials throughout this home, which lends to a beautifully layered aspect throughout each space. "I like mixing classic materials into all of the modern spaces we design. This tends to give a timeless feel to the project. The shapes are modern but the materials are timeless."

The speed in which this project was completed is even more impressive when considering that Michael and his design team were able to install custom millwork into the home's office and master closet as well as custom furniture pieces throughout.

HD: What is your first memory in which you realized you wanted to become a designer?

BF: I remember my first time walking through a multi-million-dollar home. I knew I had a passion and appreciation for interior design when I realized my eye could not settle on one single place. I was in awe at all the amazing finishes throughout the property.

HD: How crucial is the relationship between designer and client either before or during a project?

BF: The relationship between designer and client is special because it is both personal and professional. We are able to deliver great designs because we develop such great relationships with our clients and can understand their wants and needs on a deeper level. Communicating throughout the design process is extremely important to us . As the designer, it is our job to constantly reassure our clients that we are on the same team and aiming for the same end goals. We want our clients to feel included in the design process and encourage them to contribute their ideas and inspirations. There's nothing more rewarding than a well executed project where both parties are equally as proud of the results.

HD: What advice would you give prospective clients before selecting an interior designer?

The homes I've had the pleasure of selling create an experience for my clients - they have everything they need at home. 

What has been one of your favorite homes to represent the seller and/or buyer and why?

Hammock House was a very special project for me in representing our Firm. The home was thoughtfully designed around a natural hammock and its surrounding 80+ oak trees. We were able to maximize the lot's usable area and simultaneously maintain its strong connection to nature, preserving most of the vegetation on the property. The home is sprawled on just under an acre and roughly 12,000SF.

Whether you’re looking for a remodeled bungalow in West Seattle, a historic estate on Bainbridge Island or an exclusive penthouse in downtown, luxury properties are plenty - but are moving quickly. “Throughout the pandemic, we’ve seen sales of luxury properties remain remarkably steady,” says Scott Wasner, co-founder and executive vice president of Christie’s International Real Estate Seattle, “but with the easing of restrictions and the reopening of restaurants, shops and entertainment venues, confidence and interest in downtown living is soaring.”

In mid-June, Scott Wasner, acting as the seller’s agent, closed on a spectacular penthouse in Escala, one of Seattle’s most exclusive condominium towers. This 4,522 sq. foot penthouse sold for an astounding $7 million. This is the highest residential sale price in Seattle since October 2020.

Three 2020 record-breaking sales in the city were also attributed to Wasner, who represented the buyer and seller in each of the sales. Residence #1801 in the Four Seasons Seattle sold for $6.0 million in August 2020; Residence #1202 of the Four Seasons Seattle went pending after only two days on the market and sold for $9.2 million in October 2020; and Residence #1502 at the Four Seasons Seattle sold for an impressive $9.5 million in October 2020.

Buyers are really seeing the value of living in Seattle these days, according to Wasner. “The number of global companies we have in the region is impressive. From coffee to computers to airplanes, our economy is well-diversified,” Wasner explains. “We’re seeing a large number of start-ups as well as global companies expanding their footprints in the area. This is a reliable indicator that our region’s economy is healthy and expanding.”

“Also, interestingly, I’ve talked with many local buyers recently. Seattle has been, and continues to be, a global city with scores of international buyers; however, locals are seeing the value of staying in the area,” continues Wasner. “Many of my local clients are looking for properties that offer upgraded amenities. Condominium residences with full fitness centers, pools, restaurants, and concierge services are sought-after, and single-family homes with property to spread out, but aren’t far from the downtown core, are at a premium.”

Considered to be one of the most renowned designers in South Florida, Luciana Fragali continues to dazzle interior design enthusiasts with her attention and care for her clients' needs. She arrived at interior design instinctually. With a notable creative character, and a passion for unique and special objects, Luciana is always looking to implement treasures within her projects.

In 2005 she opened her Miami-based design firm Design Solutions. Since then, her work has been mainly focused on the development of private residential projects and professional spaces. Each of her unique projects and ideas is deeply rooted in a great relationship with the client. She believes this is the key point to create a unique residential design that will translate into someone's dream project. We had the chance to speak to the designer about her inspirations, creative process and aspirations.

Haute Residence: Tell us about the beginning of your journey in the design world. How did the love for product and interiors emerge?

Luciana Fragali: I strongly believe that I was born to be an architect/interior designer. While other kids my age were playing with dolls or running around in the playground, my favorite pastime was going to the mall where that was a unique store which sold children's furniture. This was my favorite place to spend my time. As I entered my teenage years, the antique fair near my home became my 'go-to' spot. I loved hunting for unique pieces, never knowing what I would discover. So, for me, there was never any other path. I was born for this field!

HR: How would you describe your signature style?

LF: The style theme is relative, since it's a mixture of your own design beliefs along with the customer's needs, and how to adapt both visions. We always seek to meet the demands of each client while giving guidelines to create a functional context where sobriety and elegance, along with choice of furniture, recreate refined atmospheres.

HR: We know every designer has their own inspiration source and vision for a determined project. Where do you search for your inspiration? Tell us a little bit more about your creative process. 

LF: My sources of inspiration are multiple and appear naturally. They are born from the project itself, from the idiosyncrasies of the spaces, from the environment where the house is located and from the ideas fo the client. Our creative process begins by understanding the project. This requires listening, interpreting and molding what the client requires of you all while carrying your knowledge of every nuance of the design development.

HR: Describe a design project with your influence in three words.

LF: Four words: Elegant, sober, personal, functional.

HR: What about your clients? How do you think they would describe your ideas?

LF: First, make the result optimal. Second, make sure the solutions meet their expectations. And finally, let them sit in the house of their dreams.

HR: Do you think the relationship between the designer and client is a fundamental part of the creative process? Why?

LF: Yes, because it cannot work any other way. Even if the client has clear ideas, the project has to be modeled based off the evolution of the relationship with the designer. Ideally, this evolution will make the client internalize the concepts and feel more ownership toward the project.

HR: Do you think that the current pandemic situation has changed your relationship with your clients and your vision as an interior designer?

LF: Our vision as interior designers, our beliefs and the way we work does not change because we have lived through the pandemic. That said, our vision does change in terms of the emergence of new paradigms of the daily use of our private spaces. People are spending much more time in their homes and have needs that were previously external. Now we want to adapt the home to these kinds of requirements. Spending more time in our homes makes us think about how we can take advantage of our respective spaces and how we could adapt them to our specific needs.

HR: If you had to name the project of your career, which would it be and why?

LR: The best project is the one to come. That means we still have a passion for what we do.

HR: As a designer, how important is it to follow design trends that are established in the industry?

LR: It is relatively important. Market trends are ephemeral, impersonal, superfluous and almost out of touch with the customer and their stylistic tastes. Our trends have always aimed to seek timelessness, elegance, durability and quality in the finishes and solutions we provide.

HR: What about the future? Do you have some ideas for projects? What can we expect from your company?

LR: We plan to continue to seek excellence in the design and execution within our projects as well as in regard to how we collaborate with our clients. We aim to ensure that our service is the best possible.

HR: What is the secret to create the perfect project?

LR: Through experience, you learn to understand that establishing a trust-worthy relationship with those who depend on you with something as valuable and cherished as their home, is a fundamental part of the process. This is undoubtedly the facet of my job that I like the most. I place great value in client relationships and crediting them as an invaluable part of the design process. I strive to create friendships with my clients. Achieving a personal appreciation for each other benefits the design process tremendously. A successful project is one where we drastically exceed expectations. If we give the client exactly what they had in mind, we have failed. We strive to implement design solutions that fulfill the intended objectives in unexpected, innovative ways.

HR: If you could send one message to young designers, what would it be?

LR: Our consistent advice is this: do what you do with passion. Invest hours of your time into routine work. Do it with your own personality and try to be the best professional possible.

How did you get into real estate development?

Originally, my intentions were to go into private wealth management, but I realized within a short period of time that it was not a true passion of mine. I found myself leaving the Business School at Florida International University to join the Architecture School. One afternoon after a large final studio presentation, it hit me. Real Estate Development is that balance between my passions - Architecture and Finance. I graduated from the School of Business with focuses in Finance and Real Estate. That year in Architecture school carved out my true passion.

What is the legacy of Balli Group?

Balli Group is a legacy company. My Grandfather, Giorgio Balli Sr., arrived from Lima to California in the early seventies and never looked back. A few years later, he arrived in Miami and designed most of Cocoplum and Gables Estates in the early eighties. Soonthereafter, my Father, Giorgio Balli Jr., joined the company and exponentially grew it to have designed and built over 300 Luxury Custom Homes all of South Florida. Over the years, we've been able to expand our services to our clients to now become a fully-integrated development firm. Balli Group will continue to produce its high-quality level products for decades to come.

What trends have you been seeing and incorporating into your projects?

Given the current conditions, at-home gyms, spas and offices are at the top of the list. One item I’ve been focusing on incorporating into our upcoming projects is technology integration within our projects.

Where do you see the company going in five years?

I see the company continuing to lead the South Florida’s Residential Luxury Market while branching out into Commercial Markets.

What has been one of your favorite projects to date?

This is a very difficult question because each and every project is so unique and special in its own way. One of my favorite projects to date must be Hammock House, a beautifully appointed Tropical Modern compound located in the gated community Hammock Lakes. What made us purchase the property was the abundance of mature oak trees (70+). This created a challenge during the design phase, but Giorgio managed to design everything around and between the oaks - creating an incredibly surreal experience once inside the home. The success of this project lead to a recording breaking sale prior to the project’s completion. One of our next projects will be located in the gated community Snapper Creek Lakes and we anticipate a completion date of 1Q 2023.

Here, Haute Residence sat down with Morabito for a Q&A on the new development and its design, location, and amenities.

Haute Residence: You have a well-known portfolio of developments in South Florida. What new goal do you hope to accomplish with ONDA Bay Harbor?

HR: What do you expect the condo market in South Florida to be like when the project is delivered in 2023?

VM: We believe the Miami market is going to be strong for quite a while. Many people from all over the country are realizing Miami isn’t just an amazing place to visit – it’s an amazing place to live and conduct business from. As the concept of remote work has become more commonplace post-pandemic, more and more people are want to spend more time in South Florida and ultimately making the move here lured by our tropical weather, ideal tax climate and lower cost of living. Miami is a very business friendly city. I personally fell in love with Miami 20 years ago and I don’t know what there is not to like about it! There’s not much product that’s readily available that can be delivered in the next couple years. Especially in Bay Harbor – there’s little to no inventory that’s oceanfront or waterfront.

Having direct access to I-75, I-595, and Florida’s Turnpike, makes Sunrise an attractive place for businesses to come because they know that they can [tap into] that pool of over 2.7 million workers in the region. Also, in terms of our location, we have a 650-acre international corporate park right in the heart of our business and entertainment district. And with having that corporate park, we already have all the infrastructure in place for businesses to come here.

“We need to be able to be competitive when it comes to incentives and we are. We find very creative ways to incentivize companies to come here, and we customize those incentives based on what that company is bringing to the city.”

On the continuing growth of Sunrise

“Our original neighborhoods in Sunrise are the eastern portion of the city, and we completed a master plan for that particular area of the city about two years ago. That's when I was brought in, to implement some of the recommendations of that master plan. The City has already invested about $30 million in making improvements to the original neighborhoods which really have so much character and a small-town feel.”

On the inside, master Italian design architect Massimo Iosa Ghini uses inspiration from Revuelta’s curved façade to outline the tower’s sleek common areas and public amenity spaces, creating a seamless transition from exterior to interior.

In Miami, IMG was tasked by Swire Properties to do the virtual staging of its residences at Reach and Rise at Brickell City Centre. The digital renderings confound the eyes of those who see them for the first time, thinking they are looking at photographs of an actually furnished space.

We welcomed Eisen for a one-on-one interview to talk about her company’s trailblazing projects as well as the collaboration she is doing with Swire Properties.

What was your inspiration for developing digitally staged units for Swire Properties at Rise Residences?

We wanted to bring a New York look to this development. We felt like, overall, everything was sort of looking alike on the market. With such a unique brand as Reach & Rise, we wanted to bring some warmth and differentiators in[to the residences]. We were designing the space during COVID and the thing that made sense was to virtually stage it with pieces that we actually have in our inventory, and if buyers came in and loved it, we could install that exact look in a matter of weeks.

HR: Why do you think new development projects in South Florida like Brickell City Centre are choosing to work with a New York-based design firm?

CE: The enormous insurgence of New Yorkers fleeing to Florida. They are used to a certain edge in terms of design, and we brought that to South Florida, to Reach & Rise, and are attracting the New York buyer. In addition to that, the goal was to, again, differentiate what is in Reach & Rise versus every other condo in South Florida which is like, “white on white on white.” We have brought in a New York vibe with some textures, large modern art, and unique light fixtures that create a “wow” moment, and something that looks completely different when you are searching online for listings. These really stand out and capture the eye. That is the goal in marketing.

HR: What impact did 2020 have on your projects? More? Bigger?

CE: In New York, it was different than in Florida. People were afraid to have anyone come into their buildings or into their homes, creating a real challenge in terms of installing furniture into spaces. We had to pivot very quickly and come up with virtual designs because they still had to sell. So we created a completely unique virtual inventory of our own products. We had to market them in a way that represented their unique look and design style. In addition to that, we have several digital marketing tools within these renderings that enable a buyer to have an immersive experience. We can do 360’s, a virtual tour with goggles, or just on the screen. The best we could do, if we could not sell furniture in a space while a buyer walks around, was to install a digital visualization so that they can go online and get a sense of what it is like to be in that unit; to live in that unit; to function in that unit.

HR: Homes had to sell and you needed to bring them to life. Do you have a success story that you can share with us?

CE: We worked with a very well-known South Florida agent to digitally design a unit on Prive Island. It was beautiful but completely empty; very cold and austere We digitally furnished it beautifully, and within 12 days on the market, it sold and the buyers were interested in buying the virtual furniture. That was a very fast deal and it was definitely thanks to the virtual staging, which gave the empty space a real feeling of home and luxury.

HR: For the luxury buyer, Florida is usually a 2nd home market. How do turn-key homes attract these high-end residents?

CE: Now more than ever- with furniture hard to get because of the domino effect that happened with manufacturing and distribution overseas, and even locally- it makes more sense just to move right into a furnished space, especially if it is your vacation home. Why spend a year searching for furniture, going into furniture stores and have a designer help you shop piece by piece? In other words, COVID has changed everything, the way we buy and the way we think about homes. It makes sense, not only for secondary homes, vacation homes, but it is also happening more and more in New York and other markets.

HR: Are you expanding to South Florida and to other markets as you said?

CE: We are. There are some definite growth areas all over the country. Boston was a huge growth area this year and so was San Francisco. We can service any city, any state in the United States. We have done projects in Green Bay, Wisconsin. We are doing a building in Seattle, and we have worked in LA, but we’ve been working in the South Florida area for a few years now; it’s one of our favorite secondary markets.

HR: You have had signature projects over the years, including at the Visionaire, the Puck Penthouses, and multiple projects that have been featured on TV shows like "Million Dollar Listing" and "Keeping Up with the Kardashians". Having set the bar high for yourself, what did you challenge yourself to do for your major South Florida debut?

CE: We are probably the best-known brand in the New York metro area. So, yes I agree. In South Florida, a lot of brokers that work in both markets know of us, but we wanted to come in and bring the same level of brand recognition and elevated style to South Florida. We wanted to come in with a big splash. The first project we did in South Florida was the largest penthouse in South Beach. The asking price was $50 million and it was an enormous triplex. It was a resale, so it was a huge before-and-after impact, but it was not a brand new development. The views were gorgeous, the space was beautiful. There are very few stagers and interior designers in South Florida. There are probably the top three that everyone knows and they design and stage every property, of which there are many. It is hard to have things look different when it is the top three players staging and designing everything. Our unique look came in to be completely different than everyone else’s, and that was really the goal. I think we have achieved that.

HR: How has the pandemic affected the furniture supply lines and how have you adjusted?

CE: Luckily, we had started buying product in bulk overseas a couple of years ago so we have a pretty substantial inventory. We also started designing our own product- which we also have a significant inventory of- so our stuff is unique and in our warehouse. However, as soon as the pandemic hit, it hit first in China, and that is where most people, -between China and Italy- get their furniture. So the supply chain and manufacturing came to a complete halt for a while, creating a sort of domino effect across the rest of the industry as everyone was figuring out how to recover and how to function. When you cannot buy furniture, you are stuck with whatever you have on hand. We are lucky to have a large inventory on hand so we have been okay with it, but everyone else in the industry seems to be hurting for product. In normal circumstances, if you try to buy furniture, it is probably anywhere from two to twelve weeks [to receive]. Right now, it is six months out before you receive your product. That will continue to be a lag for a few more months as things get back into the swing in those countries. But yes, it was a huge challenge and created a huge ripple effect.

HR: Would you want to create a completely new style for Miami? Your signature is New York but what about a Miami IMG style?

CE: Absolutely, we would love to create a signature style that was specific to the Miami market. Brickell feels like Manhattan as much as possible and that is why I love staying in Brickell whenever I come to Miami. That already has a sense of our vibe. It is very city-like, very Manhattan but then out in the suburbs are houses. There seem to be two types of houses right now in terms of architecture. We want to create some visual distinction in those two styles by creating a unique interior. Again, there are about three main designers out there [in Miami]. We are coming in with a completely differentiated look and taking those two standard architectural styles to create something completely new with them by differentiating the interiors with our IMG New York City-type of look.

HR: Do you feel as if the adjustments to digitally staging units will be the future of design? Or will there be a shift back to the more classical style of staging and designing?

CE: I think that is where we were headed to an extent, but I think it accelerated that process. Virtual staging or digital rendering in a marketing sense is the opener, it catches people’s eyes and it makes them want to come to the space to see it. The closer is the staging in person because when you are in love with the space that you saw digitally and you show up to an empty space, there is a letdown and, “Where is that space that I fell in love with?” But if you can show up and see that same space in person and fall in love with it and move right in, that is the closer.

We also have a product where you can change the floors from wood to marble and more. The wall color, the wall coverings, you can change any aspect of the home digitally by pressing a button, making your own on-site decisions immediately, which is great for developers. If you are showing the optionality for new spaces and sales offices. You can choose this cabinet, that cabinet in real time, digitally. You can see what it would look like to live in that space with different options. I think it is going in that direction, but there will always be the need for the actual physical staging because A, the peace of moving right in and B, because when you show up, you do want to feel that warmth of just moving right in and having a home versus an empty space.

HR: So, the digital staging helps to get to the closing stage as you mentioned, right?

CE: You capture their attention. That makes them want to come in and see the space in person. It brings people in which is very important; it is step one. The closer has to be when they get there, when they open the door to have that emotional reaction, “Wow, this is where I want to be.”

HR: What tools or products do you have to streamline the staging process, and what reactions do you get from the buyers?

CE: We have a new product called Rendered-to-Reality, which we created to help get a home on the market quickly. We render it and then when we stage it in person a couple of weeks later. People are pretty shocked when they walk in and it literally is a seamless transition from the digital rendering to what they see in person. If they have come to see it, it is because they loved the rendering, and when they walk in, it is exactly what they saw in the rendering. They are really floored by that.

HR: How do you feel about working with Swire Properties and its residences?

CE: Swire is amazing. These buildings [Reach and Rise] are next level. They have built this whole city in Brickell, and it is so modern, warm, and elevated. It is just so impressive how they have built an entire community with these beautiful buildings and with wellness in mind.

Ke-uH at Acqualina marks the third location of the restaurant, after the Ke-uH in Weston and Kazumi in Key Biscayne.

Carlos Delfino, Chef/Founder and part-owner of Ke-uH and Kazumi, worked with Master Sushi Chef Oscar Noborikawa to create the inventive Ke-uH menu with fine ingredients. Chef Noborikawa's use of ingredients and balance is a signature feature of his work. He liaises with top suppliers to import Japanese Hamachi yellowtail, Uni sea urchin, octopus and sweet shrimp, Scottish salmon, Yellowfin and Bigeye tuna from Central and South America, and Bluefin tuna from the Mediterranean Sea.

The fusion menu will include everything from pizza crust to ponzu sauce, yuzu soy, truffle flavors, and aioli from personal recipes to go with sushi and non-Japanese plates like baby back ribs, sliders, and Kurobuta pork belly, as well as vegetarian, vegan, and gluten-free options.
