Shannon talked with Haute Residence about how she got started in Real Estate and about running her successful tandem paragliding business.

How did you get your start in the business?

I originally started in the real estate business because I was working with a residential developer in the central valley of California. I thought that having my license would help me understand the business better and be able to work with more knowledge in my job. I was also selling my condo in Aspen and wanted to avoid real estate commissions on the sale. That was in 2005. I then let my license go inactive while I focused on raising my son and working for our paragliding business. As we transitioned during the Covid pandemic I decided to reactivate my license and start getting back to real estate.

How did you go from tandem paragliding to real estate?

In essence, I do both. I am a managing member of our paragliding LLC and spend every morning from May 1 to September 30th working for the paragliding business. I then transition to real estate in the afternoon. I believe my paragliding business provides access to people that I might not encounter in everyday life and that in effect helps my real estate business.

What sets you apart from other real estate agents?

I am personally involved in all my transactions. I don't have people that I hand work off to in order to take on more clients. All my clients are my top priority so I do not overload my plate because I want each client to get the personal attention they deserve during their transactions. I was born in Aspen and know the ins and outs of our valley better than anyone I know. I have submerged myself in the community and think outside the box to get my clients the best possible outcomes in any situation.

Why do you consider Roaring Fork Valley not just a city, but a lifestyle?

The Roaring Fork Valley is a lifestyle because here we really enjoy nature, culture, and health. It is not simply a place to own property but really it's a place to live, in every aspect of the word. All of our communities are relatively small but offer world-class food, cultural events, schools, outdoor activities, and sports. The people you meet here are invested in living well-rounded, healthy lives.

What has been your favorite memory throughout your real estate career?

I have great memories from all my transactions, but the most significant lately is that I helped a good friend get into the perfect house while he was going through a very difficult divorce. By finding him the house and helping him get financing, it allowed him to stay in the valley near his kids and get out of an impossible situation.

Popstar Joe Jonas and actress Sophie Turner have busy careers as public figures as well as parents to their baby Willa. Recently, the 32-year-old musician and 25-year-old movie star have also been delving into the real estate realm.  The couple who married in 2019 first purchased a $5.6 million loft in New York City which they eventually sold a few months ago at $5.4 million. In June, the duo also listed their Encino, California abode for $16.75 million. Now, Jonas and Turner are on the purchasing end of real estate deals with a newfound mansion in Miami, Florida. The residence originally belonged to legendary Cuban American musician Willy Chirino and was listed for $12 million but eventually was sold to Jonas and Turner for $11 million.

Built in 1980, Jonas and Turner are now located in the posh community of Bay Point with a property spanning 10,416 square feet with six bedrooms and 8.5 baths. Sonja Cullaro: "We have seen an influx of buyers and renters from New York City into our markets across northern New Jersey and Westchester and the Hudson Valley. It started more for short-term rentals and then it quickly morphed into buyer interest. We have seen people looking for both primary and secondary residences. When they're looking for secondary residences, it's always with an eye on the school system and the fact that the secondary residence may become a primary residence in the future.

Alex Jansen: "The Aspen market came back with a vengeance. Aspen has seen at least 100% uptick as far as under-contracts right now compared to the same time last year because there was this big lag. In April and May, the closings were very anemic, but we're seeing lots of very large properties go under contract north of $10 million, and some north of $20 million in that market. In Clearwater, the month of July is slated to be the best month on record based on volume for the Tampa Bay Area.

Brian Meier: "Since the reopening of New York City, we've been very busy. We have not seen prices drop dramatically. There have been some adjustments. It's going to need a little more time to tell where it's going to shake out, but the people who are leaving Manhattan, most of them are putting their properties on the market for rent. We have had a very slight increase in the saturation on the sales side, but we do have a lot of demand."

Aspen and Palm Beach seems to offer different lifestyles, what types of homebuyers do the two cities primarily attract?

On the surface, Aspen and Palm Beach appear to offer dissimilar lifestyles, with one being mountain and the other beach. In reality, they share many of the same characteristics. Both are luxury markets, which attract some of the world’s wealthiest and most astute people. They also offer cultural activities that draw the brightest and most accomplished performers, as well as seminars from global newsmakers.

Are there any differences when it comes to their average buyer profile?

The Aspen buyer profile may focus on outdoor activities, while the Palm Beach buyer profile tends to be more social and urban. How do I cater to both? Regardless of the market, I listen to their needs, desires and objectives, and then determine which homes and locations are most suitable. Sometimes, the perfect home is not listed for sale and requires tapping into my extensive homeowner and broker relationships to uncover the right one.

Aspen and Palm Beach have restrictive zoning laws that have created unique housing markets. How are the zoning laws similar?

In general, Aspen‘s laws focus on growth restrictions, limiting home sizes as well as how many homes can be built on a single land-holding. With a few exceptions, homes cannot be larger than 5,750 square feet and only one home can be built on 35 acres or less. In the Palm Beach market, where the land is essentially fully developed, the laws focus on architectural style, height, volume and prevention of lot combinations.

Aspen

Both Palm Beach and Aspen’s inventories are down, according to several reports. What is your advice to homebuyers as well as home sellers in the current market conditions?

Both markets are currently experiencing strong buyer activity. Unlike many other luxury markets, inventory is always available for a price. During periods of strong interest, property owners tend to ask higher prices and do not negotiate.

Florida does not have an income tax. What advantages does this give homebuyers looking for real estate in Palm Beach?

Property taxes represent the most remarkable difference between Aspen and Palm Beach real estate. While it is true that Florida does not have an income tax, property taxes are on par with other major metropolitan markets; while property taxes in Aspen and Pitkin County are a fraction. Aspen buyers unaware of Colorado property tax rates expect to pay more than they are at home. It’s the silver lining to owning property in Aspen.

In April, Palm Beach County reached the highest median price for a single-family home since the crash. What are your expectations of the market going forward?

It is obvious that the tax code revisions of 2017 are having a strong impact on real estate prices in Palm Beach. Many residents of large metropolitan centers have just had their property tax deduction dramatically reduced or essentially eliminated. In addition, their federal tax deduction for state income taxes has been eliminated or reduced significantly. This has sparked a steady influx of newcomers to Palm Beach, resulting in a surge of prices and a shortage of available homes. I expect this trend to continue.

Palm Beach

During the real estate burst of 2008/2009, prices slumped in many luxury destinations. Yet, Aspen continued to see prices, even if sales slowed down, rising during that period. What contributed to this?

The factor that contributed to Aspen’s quick recovery is Aspen’s uniqueness, combined with 40 years of zoning laws that have restricted real estate growth. Compared to other luxury resort markets without stringent growth controls, Aspen maintains a supply and demand balance that is slightly tipped in favor of the property owners. Just like sellers in Palm Beach, it has been said that Aspen sellers do not need to sell and will often wait years to get the price they desire.

What are your expectations for real estate sales in Aspen and Palm Beach?

Aspen has continued to see real estate prices increase since the Great Recession of 2008. Property values have recovered and set new records. Palm Beach is experiencing significant increases in activity and prices. I expect demand in both markets to continue to outpace both the physical and emotional supply of real estate in these unique markets. (Emotional supply means that many sellers are not “forced” to sell because of financial stress, but they simply decide to move on.)

I could go here for a full vacation and never strap into skis and have just as incredible of a time. Not to mention, the same reason people are flocking here because tourists in Aspen hog all the fresh powder, think of how much cocoa you’ll be able to drink while they’re all out skiing. Just saying, as a note to all the non-skiers out there….)

The property is also moved to a luxury lifestyle. The cabins are a beautiful way to relax and take in the great outdoors in the region, while still being able to put your own spin on how to live in the area. While the lodge has worked with various hoteliers in the region for how to make the most luxurious stay possible for residents, members can also be deeded a site on the land to build their own cabin, if they desire. Formerly a wedding venue, Koch transformed the ski house into his private vacation home after scooping it up for just $26.5 million back in 2007, adding a bridge, a new road, and an upgraded septic system to the massive

The property's main house—a mammoth log cabin that measures in at 32,614 square feet—features a whopping 15 bedrooms, along with eight full baths, five half-baths, and 11 three-quarter baths, providing ample living space for its residents (and a dozen or so of their closest friends and family).

Decorated by design firm Rowland + Broughton—who teamed up with architect company Bridges, Marsh and Associates—adorned the grand residence with plenty of plaid and antlers, as well as a "leather-wrapped bannister" by its main entrance, and naked art (tastefully...?) positioned in its elegant dining room.

Now known in the décor scene for her “modern mountain” aesthetic, the Colorado native—who constantly strives to create designs that are contemporary, comfy, and unique—has a number of successful projects under her belt. After probing the young designer last January about her latest endeavor—which involved conceptualizing the interiors of the four-bedroom suites at The Residences Viceroy Snowmass—we decided to get to know the Aspen belle a little better.

Read on for a more personal Q&A with the stylish mountaineer, who talked to us about her “ski-town chic” style, unveiled the design project she’s most proud of, and divulged how she manages to marry the wants of her clients with her one-of-a-kind aesthetic.

You are one of the few designers who were born and raised in Aspen. How has your hometown influenced your designs?

Living in the mountains has really inspired my design. One of my greatest inspirations is the Aspen tree—I really feel that it has an overwhelming beauty. From its chalky bark to the perfectly shaped green leaves, I’m always trying to incorporate a piece of the special tree—or something that reminds me of it—into my design. One of my favorite examples is when I use a sheer textile and the pattern looks just like Aspen trees.

Kristin Dittmar Design – Eau de Claire Condo

Define “ski-town chic” and discuss the strategies you use to seamlessly integrate the small town style into larger, more urban areas.

I feel that many mountain towns and their design styles have stopped evolving. Designers can’t seem to get away from the large tree beams, antlers, and taxidermied animal heads. In my projects, I like to lighten up walls, clean up lines, and add different finishes and textures. I'm not against using some of the old traditions, but I like to update them. I’m always using different types of natural products such as petrified wood and hair-on-hide rugs. You can select from so many different styles of hair-on hide rugs that would fit into the chicest Manhattan apartment.

To what extent does your own home reflect the same mountain-chic touch you are known for having?

I love to entertain and my house is the perfect, comfortable environment to have friends over and sit in front of the fireplace. Throughout my home, I have mixed tons of different textures and finishes including fur, wood, and chunky braided wool rugs into one cohesive design. My newest and favorite piece is an old antler mirror I had in storage—I re-painted the horns white to add a little funk. I also feel it’s important to collect art. Whenever I travel I always try to pick up something interesting—it’s a great conversation starter.

Which of your interior design projects are you most proud of?

I’m most proud of a house I recently worked on in Aspen for a family that I have become really close with. I was able to work with the clients from start to finish, which was really great, as it helped the end product standout and flow more. We incorporated so many unique design elements including large hair-on-hide headboards, fur pillows, and textual wallpapers. The clients took my advice and brought some ideas back from their recent trip to Africa that we were able to use in the house. At the end of the day, the project felt like such a success because the clients were incredibly happy, and that’s what makes the job fun and rewarding.

How do you ensure that your own aesthetic manages to shine through in your designs, while simultaneously catering to all of your clients’ needs/wants?

Again, this is one of the best parts of design—working with different types of people, learning about them, and mixing their styles with my own aesthetic. I feel that you have to be able to understand your clients and their desires and have fabulous style in order to be a good designer. You may not always see eye-to-eye with clients, but working though differences and having a happy client at the end of a project is always my goal.

If you could design any space in the universe without having to worry about any fathomable limitations such as cost, what would it be?

Oh my, I would like to design so many different spaces—it's hard to pick just one. If I had to pick one place, however, it would be a small boutique hotel with a restaurant inside. I would get so into detail that each brick would have its own story.

Matthew Perry's Malibu Contemporary

Built of stone and stucco, Addison Mizner’s opulently designed 1912 "Rock Hall" home—presently priced at $3.495 million—is located on a 23-acre estate in Colebrook, Connecticut.

On the National Register of Historic Places, the estate was meticulously restored in 2005 by its current owners, who updated the home’s mechanical systems and appointed the property with 21st century luxury amenities while leaving all the intricate Mizner design details intact. Among the 8,578-square-foot residence's key components are five bedrooms, seven baths, and a great room with walls in coffered panels of chestnut, a vaulted-beamed ceiling and a large fireplace (one of seven), with the original mantel piece still intact. A number of reception rooms also radiate from the home's great room.

Other rooms consist of a large formal dining room, a library, rock-walled sunroom, a billiards room, a media room, and a grotto-styled wine cellar. A tearoom is accessible through a secret-panel door, and opens to a Mediterranean-style patio. The chef’s kitchen is outfitted with all high-end appliances, as well as a repurposed original icebox that is now the entry into the space's walk-in cooler. Two more floors house bedrooms and the sizeable master suite, along with a gym, a game room, and full staff apartment. The property's grounds are lushly landscaped with mature rare specimen trees, and shrubs, and touts a lawn with a pool, tennis courts, a pétanque court, and a freestanding yoga studio.

Aspen Home with Mountain Views

This glamorous, privately located home sits on the outskirts of Aspen, on one of the ski-town’s most popular streets at the edge of a wooded pond.

Now being offered for $41.25 million, the 11,437-square-foot residence sits on 2.5 acres of land, providing ample room for entertaining or daydreaming by the pond. With six bedrooms and ten baths, The Ponds—a full-time or vacation residence for year-round activities—has more than enough room for extended family and friends to share. Completely away from the main living area is a children's wing with staff quarters and screening room, while the living room, sitting room, dining room, and recessed bar flow around a large two-sided stone fireplace.  Located at the foot of Red Mountain, the overlooks views of Aspen Mountain through its large, panoramic floor-to-ceiling windows.
