Myra Nourmand Discusses Los Angeles Residents’ Favorite Activities and What Homebuyers Should Do Before House Hunting
What are some of the most common recreational activities residents of your region like to partake in?

Los Angeles boasts world-class recreation. From celebrity-spotting, to leisurely hikes at Hollywood's famous Runyon Canyon, to surfing in Malibu's Zuma Beach, Los Angeles' geographic diversity and Mediterranean climate mean you can enjoy the outdoors all year long. Whether you're a novice or an elite athlete, Los Angeles offers a diverse range of fitness opportunities. Mountain bike through the challenging trails in the Santa Monica Mountains, take a casual stroll along Venice's boardwalk, or stand up paddle board   in Malibu.

When you live in Los Angeles, the options are endless, famously documented in TV and film, and without seasonal limits.

Name three things those looking to purchase a new home should do even before beginning their search.

First, focus on your budget. Buyers should organize their finances, figure out what they can afford, and consult with their accountants in order to make wise financial decisions. With that said, in this town almost no one stays within their budgets. Buyers from other parts of the country continually experience sticker shock when they home shop in L.A. For instance, a million dollars in many markets throughout the country can buy you a whole lot of house on a large, beautifully landscaped lot with a pool. Throughout L.A.'s Westside, however—good luck. That's the reality of buying in one of the nation's most sought after destinations.

Second, receive pre-approval from a lender if you're financing your purchase. During these low-inventory times, competition for great listings is fierce. It's hard to imagine that housing was in a slump just a few years ago. Today, we're in a time of multiple offers. Thus you want your offer to stand out from the competition. A pre-approval letter is a must.
Third, decide where you want to live. The neighborhoods throughout Los Angeles have different strengths. Do you prefer living by the water, or is an urban setting your preference? If you have kids, what is the quality of the public or private schools? How long are you willing to commute to work?
A highly experience real estate agent will know his or her neighborhood inside and out. He or she will be able to share vital information regarding the history of listings, the strengths and weaknesses of the community, and negotiate aggressively on your behalf. Make sure you work with an agent who is an expert within the community you plan to call home.
