"I’m on Bling Empire and Chrishell is on Selling Sunset, and since we’re on the same Netflix network, I thought it would be good to power up and have the three of us market it together. Yes, it’s a smaller property than usual, but there is so much strength in building hype. Chrishell, Yonathan, and I had so much fun doing the campaign and there were a lot of synergies together.”

Now, the American musician is making news with yet another real estate transaction but this time, as a buyer. Anderson has recently purchased a newfound residence in the guard-gated enclave of Encino, California for $8.1 million. The property was originally listed in May for $10 million but was ultimately sold to Anderson at a nearly $2 million discount. Reportedly, this space is slightly smaller than his previous abode but is a Chateau style mansion with elegant touches of French Normandy-style.

Built in 2005, Anderson’s lavish Encino mansion was completely renovated four years ago. Sitting on almost half an acre of lush land, the residence spans more than 10,000 square feet with six bedrooms and nine baths. Stepping inside the three-floor home, the interior showcases stone-clad features and luxurious touches evoking the elegant feel of a European chateau. The humble abode was bought at a price of $8.5 million and has undergone several renovations over the years. However, with Clarkson and Blackstock’s split, their real estate portfolio is experiencing some changes.

Last year, Clarkson quietly unloaded her rural Nashville retreat for $3 million. Then, earlier this year, she sold her lakefront mansion in Hendersonville, Tennessee for $6.3 million as well as purchased a vintage Toluca Lake estate for $5.4 million. Now, she is officially bidding farewell to her Encino residence after nearly a year of listing, taking down, and relisting on the market. The initial asking price was offered at just under $10 million but the sale was ultimately secured at $8.24 million.

Clarkson’s Encino home rests behind the gates of the prestigious Royal Oaks neighborhood. The property spans half an acre with 10,108 square feet and, between the main residence and the two-story guesthouse, presents a total of eight ensuite bedrooms and eight baths. Stepping inside, the home highlights formal living and dining rooms which are complimented by casual family spaces. However, only a year later in December of 2018, Fenty listed her newly purchased property on the market. The price was presented at $7.495 million while simultaneously being offered as a rental at $35,000 per month. Since then, the home has been taken off the market before news this week that it has been listed once again. Now, the lavish mansion is presented at $7.8 million, an even higher price than its initial listing.

Built in 2015, Fenty’s former residence spans 7,130-square-feet with six bedrooms and 10 baths. The interior presents a formal living room with a tiled fireplace, ceiling medallion, and a dazzling chandelier. In March of 2020, days before California’s stay at home orders were implemented, Norman Reedus and Diane Kruger purchased the classic Hollywood residence of Novogratz Castle for $8.5 million. The lavish space was initially listed last spring for $9.4 million by video game programmer Jeff Strain. However, Reedus and Kruger were able to acquire the historic home at a reduced price. The two actors have reportedly been together since 2016 and in 2018, purchased a townhouse in New York City. Now, the duo’s regal chateau in the Hollywood Hills is being listed on the market only a year after purchase. The current asking price for the grand castle is a $9.25 million. The reason as to why they are selling their posh residence is unknown.

In 2010, pop icon Pink and her husband, Casey Hart, purchased their first home in the scenic Malibu area for $11.85 million. Their former Point Dume property was first listed on the market in 2015 for nearly $14 million. Failing to attract prospective buyers, the asking price was soon reduced to $13 million. In 2016, the cost was lowered even further to a final asking price $12.5 million at which the property sold.

Now, five years after bidding farewell to her compound in Point Dume, Pink and Hart has acquired yet another beach home in Malibu. The celebrity couple have recently purchased an oceanfront residence for a price of $13.7 million. The “just completed,” redone contemporary space was formerly the home of fellow musician Barry Manilow. The beach house was presented to Pink and Hart in April for $13.5 million, but the duo were prepared to offer $200,000 above the asking price to secure the picturesque property.

Pink’s newly acquired oceanfront abode spans 6,300 square feet with 1.2 acres of land. The recently renovated residence includes five bedrooms and 4.5 bathrooms. The main living room offers plentiful natural lighting as well as a golden light fixture. The living area opens to a large deck overlooking the beach with exterior space for outdoor dining and lounging. On the main level, the family room leads to a courtyard with additional entertainment space. The new state-of-the-art kitchen features white tiles, gold fixtures, and leads to a casual dining area. The floor plan also includes a dining room with scenic views of the waterfront. Decorative elements of the home consist of dramatic high ceilings, glass walls, and redone hardwood floors. In 2017, Matthew Perry purchased his lavish Century City penthouse for $20 million. In August of 2019, after two years of residence, his former home was listed on the market for $35 million. When the steep asking price failed to attract prospective buyers, the cost was reduced by 23% to $27 million in July of 2020. At the time, this was reported to be the priciest condo listed in Los Angeles. In November, the price was furthermore reduced to $23 million and was eventually removed from the market at the end of the year. It was relisted in April at $23 million before finally selling at $21.6 million this week. Although the final closing price is 38% less than Perry’s initial listing price, it is still the most expensive recorded condo sale in the city since 2015.

Designed by Robert A.M. Stern in 2009, Perry’s former penthouse occupies the entire 40^th floor of the 42-story building and span nearly 9,300 square feet of living space. The interior layout features four bedrooms, 6.5 bathrooms, expansive living rooms, and a spacious kitchen with center island. The extravagant master suite offers a curved glass wall, seating area with fireplace, dual closets, and dual bathrooms. The space also highlights four terraces offering panoramic views of the Los Angeles cityscape. Decorative elements include subdued hues and textured accents courtesy of renovations by architect Scott Joyce and designer LM Pagano. Other perks of the home consist of a screening room, billiards room, fitness studio, swimming pool, and three covered parking spaces.

Music icon Madonna has purchased a 13,391-square-foot mansion in Hidden Hills from Grammy-winning singer, The Weeknd.

The Hidden Hills home was built in 2017 and purchased that same year by The Weeknd for $20 million. The singer recently put the home on the market for $21.995 million, which was then purchased by Madonna for $19.3 million.

Sitting on three acres of land, the modern farmhouse-style property includes the main home and a guest home. The main home features seven bedrooms and nine bathrooms. A laundry list of impressive amenities are also included, such as a bridge entrance, a chef’s kitchen, a refrigerated wine cellar, a home theater, a music lounge, a study, a gym, an outdoor kitchen, and an eight-stall barn. The 1,200 square foot guesthouse features two bedrooms and two bathrooms.

The outdoor amenities include an infinity pool, a spa, a fire pit, and a cabana complete with an outdoor living room.

This new purchase will be a change of scenery for Madonna who has spent much of her time in the Moorish Revival mansion near Lisbon, Portugal which she purchased back in 2017.

The listing was held by Angel Salvador at the Agency. Trevor Wright at the Beverly Hills Estates represented the buyer.

Farrah Brittany is a force within The Agency and the real estate industry. One of the founding members of The Agency, Farrah has been with the company since its inception, initially serving as Director of Client Relations. Farrah has worked alongside Mauricio Umansky on many multi-million dollar sales, co-listing properties, managing client relations and handling a wide range of sales processes, from listing presentations to marketing and escrows. Haute Residence caught up with Farrah to talk about how she became involved in real estate and how she uses social media to gain new business.

Did your love for real estate start from a young age?

My love for real estate really did start at a very young age. When I was little, I would ask my parents to take me to open houses on Sundays so that I could learn about all of the different neighborhoods within L.A. Even as a young kid, I had an appreciation for architecture and I loved imagining what kind of people would be the right fit for each home.

What did you study in college? Did those skills prepare you for what you’re doing now?

At University, I graduated with a major in psychology and a minor in business. That combination definitely prepared me for working in such a face-to-face, relationship-based industry, and the business skills certainly come in handy and can apply to everything else that is required to run a real estate business.

Where did the idea of launching The Agency come from? What was the most exciting part about forming the company?

The idea for launching The Agency came from recognizing what the market was needing and wanting at the time. There was a very long history of the industry being run in the same way, and it needed a new perspective. It needed to become more dynamic and lifestyle-driven, but with the focus still always on serving the consumer. The most exciting part was that we were one of the first companies to recognize that a change was needed and then built a company whose core is really about culture- something that was also new to the industry.

Would you consider social media a huge part of gaining new clients and gaining exposure for your business?

Social media is definitely an incredible tool to gain exposure for your business and to build a brand. It’s also a great business card, where both buyers and sellers can verify who you are and what you’ve done, giving you credibility. I use my social media to post photos and videos of my listings, other real estate tidbits, as well as to give followers a peek into my personal life so that they also know who I am as a person. That way, if they feel I’m someone they can relate to or connect with, they are more likely to want to work with me.

You all recently launched The Agency Aspen. Is there a market you all are wanting to have a presence in next?

Absolutely! We’re just getting started.

I think Jennifer Aniston would be a great client. I think we’d have fun together!

What are the most important things someone starting a career in real estate should know?

The most important thing is to figure out how you can bring added value to your clients every day.  Especially now since there’s so much information available everywhere, you need to leave a lasting impression on them.

Haute Residence sat down with Umansky to discuss his love for real estate and how The Agency began.

How did your love and interest in real estate begin? Was it something you admired growing up?

I have always had a keen interest in real estate and architecture. Even as a young boy, I would marvel homes and their design. When I was 26, I sold the textile company I owned alongside my father. My brother-in-law owned a real estate brokerage in Los Angeles and offered me an incredible opportunity to sell real estate under his firm. I worked there for approximately 15 years until I launched The Agency in 2011.

Though my start in real estate began in my mid-twenties, I learned invaluable lessons on how to sell and build lasting relationships with clients from my father throughout our time working together and building our textile company. I still employ many of those lessons in my life and business today.

How did the idea for The Agency begin? What were you trying to accomplish?

We launched The Agency after seeing a true need in the market for a different model than the status quo and to break the mold with a company that was focused on collaboration. When we started the business, the real estate market was still in a recession and the industry had become an archaic business with agents keeping listings to themselves and not sharing information, which resulted in listings accruing astronomical days on the market. We wanted to create a community where collaboration was key, and agents would work together to better serve their clients.

We created a unique and dynamic offering at The Agency by introducing a full-service, in-house creative division, which handles branding, marketing and public relations for our agents, luxury properties and developments, in addition to bringing forth resource-driven offerings in technology, setting The Agency apart from its competitors.

What challenges did you face starting The Agency? How did you overcome them?

Just like with every business you’re trying to build, especially one that was created during a recession, we faced the same types of challenges as most startups. However, we continued to work hard and hustle, which is truly the secret sauce to our success. I always say you’re only as good as your last deal, so maintaining that startup mentality, I believe, fuels the drive in all of us to continue to overcome any and all challenges we face as a company. We are also very lucky to have a unique culture here at The Agency, one that began on day one and has continued now eight years later as we have expanded around the world and we’re just getting started with more growth and learning on the horizon. We pride ourselves on maintaining a boutique feel and will always return to our foundation of collaboration as we continue to grow and learn.

When did you notice your company was growing rapidly and needed to grow your team?

The demands of the market and the needs of our clients have dictated the growth of our company. To this day, we still maintain a boutique atmosphere and culture and we’re very proud of that as we continue to expand throughout the U.S. and abroad.

What qualities and traits do you look for in agents to join The Agency?

Agents seek out The Agency because of our creative and collaborative culture. Our agents are ethical with integrity and demonstrate best in class service. They are true collaborators who continue to improve and are driven, competitive and want to be successful. They see real estate as a full-time commitment, not just a part-time gig.

What are some goals that you have for the next 5 years?

Our goals in the next five years are simple. We want to continue to grow and expand where we believe we can make a true difference in the market. That means strategically looking at luxury markets around the world and hiring the right team members to establish The Agency brand. Continuing to add dynamic and driven agents and staff members to our existing teams is also a priority.

What do you love most about The Agency? Do you have a favorite accomplishment so far?

There’s so much I love about The Agency. First and foremost, our company culture is unmatched. We’ve been given the unique opportunity to represent some of the most incredible properties throughout the U.S. and the world. We’ve also cultivated incredible careers for some of the nation’s top-producing real estate agents. At the end of the day, our people are our greatest accomplishment and the family we’ve created is what I’m most proud of.

What do you like to do when you’re not working?

When I’m not in the office, I love to travel and spend time with my family – Mexico, Aspen, and Europe are some of our favorite locations. I’m an avid skier and golfer and love to tee off when given the opportunity.

I am also very passionate about supporting our charitable partner, Giveback Homes. This is a tremendous organization that builds homes for those in need. At The Agency, we raise funds to support the charity in unique ways - exercise classes, staff karaoke contests, and just a few weeks ago Santiago Arana and Sandro Dazzan joined me behind the bar to mix up drinks for happy hour with all proceeds going to Giveback. We then parlay those funds into build days, where The Agency team rolls up their sleeves and builds homes brick by brick. I find this a very rewarding experience and a great way to give back to the community.

Do you have a favorite project you all are working on right now?

Right now, we’re working with some extraordinary properties and developments around the world, including a few in Mexico that we’re very excited about. One of which is the exciting One&Only Mandarina - a collection of 55 villas in paradise that will be the first real estate offering from the high-end luxury hotel brand.

Do you have any advice for someone who’s looking to start their own real estate business?

My advice for anyone who’s looking to start their own real estate business is to be confident in their decisions and soak up as much knowledge of the market as possible and don’t be afraid to fail. Maintaining that fire and tenacity is crucial in order to be successful and offer your clients the best service possible.

What makes the Westside so special in the Summer?

The cleaner air, less traffic, proximity to the beach and all its activities. It’s an amazing lifestyle!

What are some activities that happen this time of year in the Westside that are unique and special?

There are so many activities that are at your fingertips. From Golf to Hiking and Biking in the Santa Monica Mountains, Horseback Riding, Surfing, Paddle Boarding or hitting the beach for an amazing sunset.

Best restaurants and my favorites are, Giorgio Baldi, Capo, in SM and Tratto in Pacific Palisades.

Do you have a favorite activity to do in Westside in the Summer?

I love to get up earlier and run down San Vicente Blvd towards the beach, hit the Santa Monica stairs and end with a plunge into the Ocean.

Is there a place or activity you recommend anyone to try that’s visiting the Westside this Summer?

One of the amazing things of this side of town and unique area is that you actually could do everything in one day if choose. A great morning in nature, a fantastic lunch in the sun, an afternoon at the beach and a dinner at one of the best spots in LA.

Haute Residence caught up with Harris to discuss what makes Los Angeles’ real estate market unique and what trends he is seeing amongst developers.

How did you get involved in real estate?

I was the guy who said school wasn’t for me. I wanted real life experience. I started in the real estate industry at the age of 16 working as an assistant in London. I worked my way up the ranks and was the number one salesperson after 8 months. I worked in residential for three years and then moved too commercial where I worked for another two years. At the age of 21, I moved to Los Angeles where I started my real estate company a year later.

What do you love most about L.A.’s real estate market?

I love the architecture and design, the views, the people, the weather. Los Angeles is changing and evolving so much. There’s so much influence from fashion, art, and music. It’s amazing to be at the forefront and to see how these trends all translate into the development of high-end homes.

What makes L.A.’s market different from other cities?

Unlike some of the other major cities like London, New York, and Hong Kong, Los Angeles has land. And many of the prime neighborhoods offer sweeping views. This is a different lifestyle than living in a penthouse apartment. The value in Los Angeles is also considerably less on a dollar per square foot basis which is why we see so many overseas investors purchasing real estate here.

Are there any trends developers are following?

Yes, the first shift I’m seeing is developers moving from single-family to multi-family. I’m also seeing a shift in the design and finishes of newer modern homes. The tones, textures, and finishes are becoming much warmer and inviting. Developers are really focusing on turning a house into a home.

What do you love most about living in L.A.?

It’s such a wonderful lifestyle. We live so close to the beach, the mountains and so many great destinations. My children are so fortunate to grow up here. We get to go on hikes together, drive to Santa Barbara and San Diego. There’s so much the city has to offer.

Can you tell me about the PLS?

The PLS is the Pocket Listing System. It’s a platform for agents to load off-market or pocket listings before going on the MLS. Agents are able to test the market to see if the price point is well received before officially going on the market. Other platforms have limited our ability to market listings and we’re working to give agents a bit more control.

A recently published yearly report by The Agency Turks and Caicos shows the Turks and Caicos Real Estate Association recorded 300 sales in 2017, amounting to over $216 million. The luxury segment closed 2017 with over 100 sales in excess of $500,000. Some 93 properties were listed as either conditional or pending by the end of last year, cuing to a strong start of 2018.

Most of the traction in the market stemmed from single-family homes and vacant land – unzoned and residential – as opposed to condominiums, whose inventory contracted in the last 12 months.

Single-family homes made up close to 70 sales, with increased median price from $520,000 in 2016 to $787,500 in 2017. Independent rental opportunities with higher potential returns enticed both home seekers and investors in the residential sector, where properties with 4+ bedrooms did exceedingly well.

Vacant land enjoyed the highest sale number in 2017 – 136, as well as the largest spike in median prices – from $74,000 to $117,500. Water frontage, elevation and access to the ocean were some of the prime determinants of the value of land on Turks and Caicos last year.

“Investment in a piece of land that offers one of these features has a direct correlation to lifestyle, rent-ability and the all-important return on investment,” the report says, predicting increased developer confidence in North Caicos in 2018.

Emerging from a sound 2017, despite Irma, and boasting multimillion active listings – from the Triton Villa to serene lots – The Agency Turks and Caicos concludes that 2018 is “truly a time to be excited for the Turks and Caicos Islands.”
