<p class="p2"><em>Luxury real estate developer recently closed on a 5.6-acre beachfront location on Providenciales’ world-famous Grace Bay Beach.</em></p>
<p><a href="http://www.beachenclave.com/">Beach Enclave Turks &amp; Caicos</a><span class="p">, a premier luxury real estate developer and hospitality operator, has secured one of the few development opportunities remaining on the highly desirable Grace Bay Beach, with direct sunset views over the ocean. As a testament to the Beach Enclave brand and experience, the project is 100 percent pre-sold to repeat guests and owners of Beach Enclave Turks and Caicos, even prior to the acquisition of the land.</span></p>
<p>“We could not pass up the opportunity to acquire beachfront land on the most beautiful stretch of Grace Bay, the undisputed best beach in the world, particularly when it’s located immediately adjacent to our recently opened Beach Enclave Grace Bay,” said Vasco Borges, CEO and founder of Beach Enclave. “Early in the acquisition stage, we set up a focus group with owners and guests to understand the trends arising from the pandemic. A lot of what we have recently added – such as fully sustainable homes, rooftop spaces, an array of sports activities open exclusively to guests and owners, and office spaces – came from those conversations. To our delight, we sold all of the homes at this new site to owners and guests who participated in this focus group.”</p>
<p>The project will consist of a collection of beachfront estate homes with more than 6,000 square feet of living space under air conditioning and an additional 6,000 square feet of outdoor living space. The homes will feature a rooftop area for either an evening lounge or an expansive master bedroom, private office areas, and at least five bedrooms with beach and sunset views.</p>
<p>At its new location, Beach Enclave will offer unprecedented amenities for a boutique resort, including a collection of golf holes featuring a 100-yard range, two tennis courts, beach volleyball courts, a private gym with a Peloton cardio area, a yoga deck, and an evening lounge with a fire pit and family-friendly games such as corn hole, bocce court, and a horseshoe pit. The resort will also feature a green reserve and solar energy options.</p>

<p><strong>HR: What would you say is the lifestyle associated with owning a vineyard?</strong></p>
<p><span style="font-weight: 400;">Owner: Well, you soon learn the lifestyle is two-fold. First, there’s the idyllic setting, the joy of producing a great vintage, and the fun of sharing it with your friends and family, and then secondly you realize that you are becoming a farmer of sorts. You get in touch with the seasons and nature and the grapes and you develop a feel for your land. The end product is a result of your attention to the flora and fauna surrounding your home.</span></p>
<p>&nbsp;</p>
<p><strong>HR: If you sell the estate is the business side included such as the branding of the Wish vineyard, social media, trademark, etc.?</strong></p>
<p><span style="font-weight: 400;">Owner: Yes, and it's up for discussion because first of all there are two things: the technical side of it is that Wish has the licenses and licenses have to be approved and there's paperwork that goes with that side of it. But more importantly, I think is the idea that the branding is personal to us, each person that owns a vineyard picks their own brand. If they fall in love with the Wish logo and trademark and social media that's great and I'd be happy to sell that along with it, but I would think that whoever buys the vineyard would want to establish their own brand. It’s more of a buyer’s choice. </span></p>
<p>&nbsp;</p>
<p><strong>HR: How much and what kinds of wine are produced per year.</strong></p>
<p><span style="font-weight: 400;">Owner: The vineyard has a capacity for about 300 cases a year. Sometimes we reduce something or depending on quality we’ll make a different call. We have Cabernet Sauvignon and Merlot and we primarily do a Meritage blend. And each year we determine what type of wine will be made depending on what the grapes tell us.</span></p>

<p><strong>HR: Who does the vineyard harvesting and maintenance?</strong></p>
<p><span style="font-weight: 400;">Owner: We have a contracted vineyard crew that maintains the vineyard and harvests the grapes.</span></p>

<p><strong>HR: So the buyer could continue with the contract?</strong></p>
<p><span style="font-weight: 400;">Owner: Yes, they’ve been there several years they know the run of the vineyard it’s not like whoever buys it is going to have to go out there and start trimming vines.</span></p>
<p>&nbsp;</p>
<p><strong>HR: Does it has an AVA (American Viticultural Area) compliant designation</strong></p>
<p><span style="font-weight: 400;">Owner: yes we are actually members of the Malibu AVA and the Meritage society which allows us to use the Meritage marker on our bottle. And Meritage is a trademark that denotes a Bordeaux blend because we have Bordeaux grapes. </span></p>
<p>&nbsp;</p>
<p><strong>HR: Are there any tax benefits?</strong></p>
<p><span style="font-weight: 400;">Owner: Well yes, Wish Vineyards is an LLC so the expenses are deductible through the LLC you have to make sales to be able to offset expenses</span></p>

<p><strong>HR: Why do you think someone would want to own a vineyard</strong></p>
<p><span style="font-weight: 400;">Owner: Other than the glamour *laughs*, well in addition to the lifestyle answer above, the wine community is an all-encompassing group of people. We've met winemakers on 6 different continents that share similar and some divergent stories to our own. A vineyard becomes a part of your family, like another child you watch it develop from year to year. As the vineyard has matured, we have also grown as grape growers and winemakers; our wines have taken on characteristics of our own makings and preferences. </span></p>
<p>&nbsp;</p>
<p><strong>HR: What advice would you give for someone who will own it in the future?</strong></p>
<p><span style="font-weight: 400;">Owner: To embrace the vineyard and have it become a part of who you are. You connect yourself to the vineyard, you feel what it needs, it helps drive decisions you make about your life, your travel, your growth, and knowledge. You expand your circles in ways related to wine, educating yourself about wine lifestyles around the world. I would advise new owners to jump in wholeheartedly and look at the vineyard as an old friend who will be there for the long run. </span></p>

<p><strong>How would you describe a “legacy property”?</strong></p>
<p>Legacy properties are those that offer owners luxury, privacy, security, and most of all, a comfortable place for your family to call home. Legacy properties have space to spread out and often have acreage. These estates include amenities like pools, sports courts, fitness centers, and home offices and are designed to be passed down from generation to generation.</p>
<p><strong>Why would a buyer want to purchase a legacy property in Oregon?</strong></p>
<p>Oregon has some of the most beautiful landscapes in the country - ranging from the sandy beaches and rugged coastline along the Pacific Ocean to the high desert of Central Oregon and the majestic mountains of the Cascade Range. Many of the legacy properties I have represented take advantage of the incredible hilltop, desert, mountaintop, or water views.</p>
<p>Oregon has become an appealing place for both out-of-state and out-of-country buyers. In addition to the state’s beautiful and varied landscapes and the fabulous properties that can be found throughout the state, buyers appreciate that there is no sales tax in Oregon. We also have thriving industry clusters that include high-tech, apparel, wine, and clean technology.</p>

<p><strong>What are some examples of legacy properties available in Oregon?</strong></p>
<p>Oregon is the ninth largest state in the country but ranks 27th in population. That means we have space to spread out, and many legacy properties take advantage of that!</p>
<p>The 22,000-sq.-foot estate I recently sold in Turner, Oregon, sits on 50 rolling acres with views for miles. This property was designed to be a private resort and has an exquisite array of features including a pool with a retractable roof, a fitness center, two-lane bowling alley, private guest apartment, and entertaining space galore. Being in the heart of the Willamette Valley, Oregon’s famed wine country, the estate also has potential for vineyards and a winery as 23 acres of the estate had soil that was rated “good to excellent” for grapevines.</p>
<p>In Newberg, Oregon, I represented a 25-acre, riverfront estate that would certainly be classified as a legacy property. This country estate features a 8,765 sq. foot main residence, a second full-size guest house, premium equestrian facilities, a tennis court, private pool with cabana and bar, personal gym, two boat docks, and a 7-car garage.</p>
<p>One of my favorite legacy properties is a truly extraordinary estate in Ashland, just 15 miles from the California border. Here, an 8,800-sq.-foot home that can only be described as a nature-inspired masterpiece sits atop a mountain on 700 acres. The home reflects the beauty of the land which surrounds it and was built with rounded edges and graceful curves that reflect the organic flow of natural surfaces. Listed at $6,000,000, this beautiful home provides the privacy of countryside living with easy access to one of the most culturally-rich small towns in not only Oregon but in America.</p>
<p><strong>When buying or selling a Legacy Property, what should a client look for in a broker?</strong></p>
<p>Those who seek high-end, luxury homes need to look for a broker who can be a strong liaison and advocate for them. This means having superior research and negotiation skills as well as connections to superior properties that may or may not be currently on the market.</p>

For this reason, it is extremely important to have a strategy and a plan for getting your property seen by qualified potential Buys. Expert San Francisco Realtor Dona Crowder shares her strategy.</p>
<p><strong>Once you have a listing, how do you prepare a marketing plan specific to that property?</strong></p>
<p>I discuss the marketing plan with the seller prior to taking the listing in most cases.  We do customize the plan to the property using available online and print media, local and international, as well as events, networking groups and tours.</p>
<p><strong>What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth)</strong></p>
<p>Online media is the future, it allows more coverage of the property over a wider net.  That being said, local and national print media (Nob Hill Gazette, Chronicle, WSJ, Previews magazine) is still used to good advantage, especially since they also post to their websites.  Posting videos allow a virtual walk through by prospective purchases who may be at a distance. Haute Living Network provides a variety of channels both print and online.  Obviously, the local MLS and the brokerage sites expose the property through multiple feeds.</p>
<p><strong>Do you find that specific media channels have become more effective for specific markets, properties, or market segments?</strong></p>
<p>Yes definitely…. To a large degree it is still local usage by agents and customers that determine the value of the site. We use YouTube and Vimeo but limit the access in most cases to the locations we indicate.</p>
<p><strong>What advice or assistance do you offer your clients when it comes to staging their property for potential buyers? </strong></p>
<p>Use a good professional with a proven track record in your area.</p>
<p><strong>When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only?</strong></p>
<p>We usually have top producing agents preview the listing at a hosted event and then show by appointment only.</p>

To make that process less stressful and more enjoyable, it is a good idea to speak to a professional. For that reason we sought the expert advice of Maryland realtor Carol Snyder.</p>
<p><strong>When clients come to you with an idea of what they want, how do you help them refine their criteria prior to finding a match?</strong></p>
<p>When buyer clients come to me for assistance in purchasing a home I first send them a packet of information about the current marketplace, my role for them and what they should expect during the process. I also have them fill out a questionnaire that gives me some insights on what are important features for them. Is it more important for them to have a lot or to a community with water-access? Do they have to have riparian waterfront or are they ok with non-riparian waterfront or water-view homes? Then I have the clients meet me in the office for a consultation before we go to see properties. We discuss the materials I’ve already given them, discuss their questionnaire and I try to get to know them better and allow them to ask me any questions they may have. Lastly, as we are looking at properties I continue to ask questions about what they like about the houses we’re seeing and what they don’t like about the houses were seeing, so I can narrow down exactly what will make them happy!</p>
<p><strong>What is the most important thing you look for when purchasing a home for yourself?</strong></p>
<p>When purchasing a home for myself I currently look for location, proximity to the schools I like for my children, style, condition and a realistic seller!!</p>
<p><strong>If you had to choose one piece of advice for first-time home buyers, what would it be?</strong></p>
<p>I would advise first-time home buyers to make sure that they contact a competent lender that can fully explain the process to them and help them get a real grasp of what they can truly afford. I never want any of my clients to have to call me to list their house for them because they can’t afford the mortgage.</p>
<p><strong>If you were not selling real estate, where would you be today?</strong></p>
<p>I’m not sure…I have a true personal pride in what I do and I haven’t felt that in any other career I’ve been in, in the past!</p>
<p><strong>What would you say is your most proud accomplishment as a real estate agent so far?</strong></p>
<p>I have a lot of proud accomplishments, many of which are related to my clients into the house of their dreams or helping someone sell a house that really has a major impact on their lives. Professionally I’ve accomplished a lot of recognition; Top agent in my office, Top 100 Agent for Coldwell Banker, Top 2% for NRT, Top 100 for AA County, Master’s Club Member, President’s Circle Member, Certified Previews Specialist and Certified Negotiations Specialist.</p>
