How would you describe a “legacy property”?

Legacy properties are those that offer owners luxury, privacy, security, and most of all, a comfortable place for your family to call home. Legacy properties have space to spread out and often have acreage. These estates include amenities like pools, sports courts, fitness centers, and home offices and are designed to be passed down from generation to generation.

Why would a buyer want to purchase a legacy property in Oregon?

Oregon has some of the most beautiful landscapes in the country - ranging from the sandy beaches and rugged coastline along the Pacific Ocean to the high desert of Central Oregon and the majestic mountains of the Cascade Range. The 22,000-sq.-foot estate I recently sold in Turner, Oregon, sits on 50 rolling acres with views for miles. “We heard dire predictions from experts saying the real estate market was poised for a free fall,” says Kendra Ratcliff, vice president and principal broker of LUXE Christie’s International Real Estate. “What we experienced, however, was quite the opposite in the high-end luxury market. While there was a brief period of adjustment, our buyers and sellers realized that luxury properties could weather this storm.”

Across the country, it was necessary for brokers to adapt to the new selling environment. Using the phenomenal technology available, LUXE Christie’s brokers created new ways for buyers to safely view homes using live virtual tours and videos. Connecting with clients in-person during tours and office meetings was replaced with Zoom meetings, and social media replaced in-person networking. These exciting new marketing tools worked well to reach buyers, and the reinvention of how business was conducted was a success.

By May, LUXE Christie’s sales of $1 million-plus properties in Oregon were back. “Many buyers were now looking for large homes with properties where their families could easily and safely quarantine,” explains Ratcliff. Homes with space for families to spread out, work remotely and home school were hot, as were properties where recreation opportunities, like pools, sport courts, acreage, or water access, were literally in the backyard.

“The Pacific Northwest was far from immune from the nation’s economic slowdown,” Ratcliff says, “but the technology, digital media and e-commerce companies based in the region remained stable, and even flourished, with the increase in consumer online spending and use of technology to work from home.” This was a boon for the region and gave many of LUXE Christie’s clients the means to take advantage of the luxury homes that were on the market. “We also benefitted from an influx of out-of-state, high-net-worth buyers coming to Oregon from states where taxes and business opportunities are prohibitive,” says Ratcliff.

With $214 million in closed transactions at the end of 2020, LUXE Christie’s set a new brokerage sales record, proving that market predictions were far from accurate. “The sheer volume of transactions by LUXE Christie’s International Real Estate brokers coupled with record sales prices and the low number of days on the market - some as low as 24 hours! - is a positive indicator for the region’s economy as a whole,” explains Ratcliff.

According to Harris Poll’s April 28, 2020 report, 43 percent of urban dwellers and 26 percent of suburbanites have recently browsed real estate websites for homes/apartments to rent or buy. Together, Vancouver’s friendly business environment, mild climate and beautiful natural surrounding have nurtured the rapid growth of visitors in the last five years and brought the city’s population to 183,500, making it Washington’s fourth largest city.

Unveiled in September 2018 by the Port of Vancouver, the Terminal 1 Waterfront Project promises to be an unparalleled opportunity for new high end commercial and residential development along downtown Vancouver’s Columbia River waterfront. The former marine and industrial site sits on the Columbia River next to the Interstate 5 bridge that connects Portland to Vancouver. This location has been the community’s link to the river for over a century and is now poised to be a regional gathering space that promotes entrepreneurship, commerce, recreation, and arts and culture.

The project’s $1.5 billion master plan includes a variety of mixed-use development including 3,300 new residential units, more than 1.25 million square feet of creative office space, a luxury boutique hotel, restaurants and retail shopping. The Columbia Palisades project is another highlight in redevelopment of the Columbia River waterfront. This visionary mixed-use development, ten miles west of downtown Vancouver, is on land that had been used as a quarry for more than 135 years. Columbia Palisades is an 84-acre site that will feature retail, restaurants, office space, luxury view single-family residences and townhomes, as well as 24 acres of open space. This lifestyle center will be unique with its sloping landscape, which has an elevation change of 180 feet from the riverside to the top of the site.

These waterfront developments in Vancouver are but two bright spots in Clark County’s growth. Seventeen miles north of Vancouver is the small town of Ridgefield, Washington, the fastest growing city in Clark County. With a bevy of new businesses and services that moved to town in 2018 along with a new outdoor recreation complex set to open in 2019, complete with a community center and six sports fields including the home of the West Coast League’s newest baseball franchise the Ridgefield Raptors, Ridgefield is a growing community that should not be overlooked. The nearly 8,000 residents of Ridgefield enjoy the charm of a vibrant downtown while also enjoying the nearby waterfront district, the Ridgefield National Wildlife Refuge and the meandering Lake River that’s ideal for kayaking, boating and fishing.
