<p><span style="font-weight: 400;">To me what turns a house into a home are the memories made there. The things that your children will remember long after they have gone on to lead their own lives. Memories of simple, fun times shared with family and friends will forever bring a smile to your face. Whether it’s the height chart in pencil on the wall or the fun times together just being a family, those memories will make that house ‘your’ home for many years to come.</span></p>

<p><span style="font-weight: 400;">Sunshine, warmth, laughter, memories, nature, the outdoors, gathering, celebrating…that feeling you get when you walk through the door and exhale. Just a few of the words I use to describe “home” when it comes to living in the Caribbean.</span></p>
<p><span style="font-weight: 400;">I love experiencing the transformation from a house to a home with my clients, whether in person or through their social media. Often I get to join them in their “home” for champagne by their pool, yoga in their courtyard, or dinner on their gallery overlooking the sea. I love walking into a house transformed into a home that I sold to buyers and seeing how they personalized it — whether rearranging the furniture (most homes are sold furnished), adding their favorite art pieces to their bare walls, and usually incorporating some local art, or fully renovating the space to fit their lifestyle, like a tricked out kitchen or additional outdoor living space.</span></p>
<p><span style="font-weight: 400;">Many of the homes we sell are to second-home owners who are looking to design a home they can escape to in the winter months. Each individual’s version of home is a little different, built around their ideal style of living. I am inspired by my island friends on social media who share their morning rituals of watching the sunrise with a cup of coffee, growing their own edible garden, dicing ingredients in their open kitchen, or inviting their friends over for yoga on their pool deckled by one of our amazing yoga teachers. I have called St. Croix home for so many years, 42 to be exact, and there is no other place I would rather be!</span></p>

<p>To predict the future, we must reflect on the past. We must first examine what happened to the real estate market in the years 2020 and 2021.</p>
<p>2020 brought us the unprecedented onslaught of the COVID-19 pandemic. This was a colossal leap into the unknown for everyone! People were legally required to remain in their homes for up to 23 hours a day! Those affected the most by the severe restrictions were the people living in small townhouses or cramped city apartments. This lead to a demand for spacious homes near the coast and countryside. Something the big cities do not offer. It was intriguing to witness the opposite of what we predicted. The new restrictions and uncertainty did not affect the capacity of those wanting to buy! The number of homes sold during the pandemic on the French Riviera was increasing - in all budget categories!</p>
<p>In 2021 people were beginning to adjust to living with a pandemic. With the knowledge of Covid-19, the precautions and mechanisms became automated across the world. With this new insight, the threat to personal liberties and freedom became diminished in many areas of the world. The result was that overall buying interest decreased. Much of the demand was coming from potential buyers who were dreaming of a home on the coast. But many lacked the resources and funds to fulfill their dreams. This meant that our consultants could spend more of their time helping buyers who did have the funds to make a serious purchase.</p>

<p>The sale of homes declined towards the end of 2021 and the following reasons allow us to imagine a prognosis for 2022. Firstly, many buyers have already fulfilled their need for a new home in the first wave of the pandemic, combined with the relaxed restrictions of freedoms, reduced the level of urgency to change residence.</p>
<p>Our prediction for 2022 sees the trend experienced at the back end of 2021 will continue. This is due to the scientific confirmation that variants of the virus are less dangerous than were expected, in combination with the global vaccination effort that has relieved a lot of stress surrounding travel and business operations.</p>
<p>However, for the French Riviera - the combined effect of supply and demand has had the greatest impact. Demand for homes has decreased, but so has supply. The number of homes available on the market (supply) has decreased due to the influx of sales seen in 2020 and 2021 together with the increase in owners reluctant to sell during a time of economic fragility. Owners are feeling that it is better to stay put - rather than sell and enter into a period of uncertainty. This implies that it will be very difficult for us to replace homes on the market that were sold in both 2020 and 2021. This low supply of homes implies that we are likely to see an increase in property prices. Inflation has begun to reach proportions not known for years and has had a knock-on effect on the cost of materials, labor, and the overall cost of constructing new properties - and renovating existing homes.</p>

<div>We expect to see this gradual inflation throughout 2022 and into 2023. Therefore, it would be wise to invest early in 2022 and take advantage of the capital gains potential over the next few months and the coming year.</div>

<p><strong>HR: What would you say is the lifestyle associated with owning a vineyard?</strong></p>
<p><span style="font-weight: 400;">Owner: Well, you soon learn the lifestyle is two-fold. First, there’s the idyllic setting, the joy of producing a great vintage, and the fun of sharing it with your friends and family, and then secondly you realize that you are becoming a farmer of sorts. You get in touch with the seasons and nature and the grapes and you develop a feel for your land. The end product is a result of your attention to the flora and fauna surrounding your home.</span></p>
<p>&nbsp;</p>
<p><strong>HR: If you sell the estate is the business side included such as the branding of the Wish vineyard, social media, trademark, etc.?</strong></p>
<p><span style="font-weight: 400;">Owner: Yes, and it's up for discussion because first of all there are two things: the technical side of it is that Wish has the licenses and licenses have to be approved and there's paperwork that goes with that side of it. But more importantly, I think is the idea that the branding is personal to us, each person that owns a vineyard picks their own brand. If they fall in love with the Wish logo and trademark and social media that's great and I'd be happy to sell that along with it, but I would think that whoever buys the vineyard would want to establish their own brand. It’s more of a buyer’s choice. </span></p>
<p>&nbsp;</p>
<p><strong>HR: How much and what kinds of wine are produced per year.</strong></p>
<p><span style="font-weight: 400;">Owner: The vineyard has a capacity for about 300 cases a year. Sometimes we reduce something or depending on quality we’ll make a different call. We have Cabernet Sauvignon and Merlot and we primarily do a Meritage blend. And each year we determine what type of wine will be made depending on what the grapes tell us.</span></p>

<p><strong>HR: Who does the vineyard harvesting and maintenance?</strong></p>
<p><span style="font-weight: 400;">Owner: We have a contracted vineyard crew that maintains the vineyard and harvests the grapes.</span></p>

<p><strong>HR: So the buyer could continue with the contract?</strong></p>
<p><span style="font-weight: 400;">Owner: Yes, they’ve been there several years they know the run of the vineyard it’s not like whoever buys it is going to have to go out there and start trimming vines.</span></p>

<p><strong>HR: Does it has an AVA (American Viticultural Area) compliant designation</strong></p>
<p><span style="font-weight: 400;">Owner: yes we are actually members of the Malibu AVA and the Meritage society which allows us to use the Meritage marker on our bottle. And Meritage is a trademark that denotes a Bordeaux blend because we have Bordeaux grapes. </span></p>

<p><strong>HR: Are there any tax benefits?</strong></p>
<p><span style="font-weight: 400;">Owner: Well yes, Wish Vineyards is an LLC so the expenses are deductible through the LLC you have to make sales to be able to offset expenses</span></p>

<p><strong>HR: Why do you think someone would want to own a vineyard</strong></p>
<p><span style="font-weight: 400;">Owner: Other than the glamour *laughs*, well in addition to the lifestyle answer above, the wine community is an all-encompassing group of people. We've met winemakers on 6 different continents that share similar and some divergent stories to our own. A vineyard becomes a part of your family, like another child you watch it develop from year to year. As the vineyard has matured, we have also grown as grape growers and winemakers; our wines have taken on characteristics of our own makings and preferences. </span></p>
<p>&nbsp;</p>
<p><strong>HR: What advice would you give for someone who will own it in the future?</strong></p>
<p><span style="font-weight: 400;">Owner: To embrace the vineyard and have it become a part of who you are. You connect yourself to the vineyard, you feel what it needs, it helps drive decisions you make about your life, your travel, your growth, and knowledge. You expand your circles in ways related to wine, educating yourself about wine lifestyles around the world. I would advise new owners to jump in wholeheartedly and look at the vineyard as an old friend who will be there for the long run. </span></p>

<p><span style="font-weight: 400;">Born in Kansas, the designer and TV star Joanna Gaines balances her life between being a wife, a mother, and a businesswoman. Gaines is not only a star in the hit television show Fixer Upper but also the co-owner and co-founder of the design and real estate company Magnolia. </span></p>
<p><span style="font-weight: 400;">Her interest in design emerged after she graduated from Baylor University with a degree in communications. She worked as an intern in New York and fell in love with the profession. Her expertise and knowledge of design will often give people the impression that she had intensive training in the area, however, when she started flipping houses with her husband she had zero interior design background. </span></p>
<p><span style="font-weight: 400;">Magnolia, Gaines’ personal project, was founded in 2003 when she also opened her own shop, Magnolia Market. Gaines and her husband, Chip, put all their love for design into remodeling and flipping homes. She mentions on the company’s website how Magnolia Market’s business idea was born out of a dream that was imagined impossible. She explained how it came to life thanks to her husband’s support and encouragement. After having their two kids, the couple decided to close the Market to focus on family, while also putting all their efforts into Magnolia Homes, where they learned the construction side of the business. After starting with the television show, she made the decision to reopen Magnolia Market, which turned into a great store in downtown Waco and an extensive online store.</span></p>
<p><span style="font-weight: 400;">The exceptionally successful company landed Gaines in the post of one of the most successful designers and businesswomen in the country. In addition to her own company, the television show Fixer Upper transformed her into a design celebrity. Currently, with over eleven million followers, she is one of the designers with the highest number of followers on Instagram. </span></p>
<p><span style="font-weight: 400;">Joanna’s style, inspired by her Texan roots, can be defined as classic, simple, and fresh. She has a great eye for seeing potential in old and antiquated things and turning them into new pieces. A room designed by Gaines will most likely include wooden floors, wooden furniture, a cozy fireplace, and a big plush bed. Interestingly, Gaines revealed that her favorite space to renovate and design in a house is the laundry room, since it is often underestimated, and can serve as a great inspiration and comfort space if designed right. </span></p>

<p>Minimalist design does not mean boring or basic. It may appear simple, but that’s just an optical illusion architect, designer, and artist Luciana Fragali has been perfecting for decades. The Brazilian-born designer produces exceptionally luxe spaces as a result of her innovative way of thinking and the unique materials and techniques she utilizes. “A project is not about decorating, but about figuring out the DNA of a space,” she says.</p>
<p>For this 7,718-total-square-foot oceanfront residence at Surfside’s Fendi Chateau, Fragali was tasked with giving this 5 bedroom 7 bath home a relaxed feel while emulating elegance and grandeur. The clients, who she met when they popped into her Miami-based architecture and design firm Design Solutions, had purchased this residence as a second home but while they knew they wanted warm and cozy elements – had no idea how to achieve it. Fragali’s architectural background and experience made her the perfect choice. Plus, she shared the clients’ appreciation for a minimal aesthetic that encompasses a sense of timeless beauty. “Clients know I’m going to give them a home that’s a reflection of their needs, personality, and culture,” she says.</p>

<p>Although the owners appreciated the high-rise building’s modern architecture by famed Florida-based firm Arquitectonica, they preferred a softer design for their own space. To set the tone from the outset, Fragali covered the walls in the foyer and great room—which contains the living and dining areas—with a mixture of fluted and non-fluted wooden panels. “It adds a softness, but it still has strength,” she says. The warm, tactile result counters the modern edge of the gleaming terrazzo marble flooring.</p>
<p>Inside, Fragali pays homage to the cerulean ocean and verdant landscape with a limited yet sophisticated natural palette of materials and colors. Leather, linen, glass, walnut, light, and shadow all take center stage here without visually competing. To add symmetry and simplicity to the unit, Fragali designed an elaborate system of invisible doors. The flawless systems seamlessly integrate into space so that they disappear when not in use. In the living room, she created a custom recessed wood ceiling in a sharp-edge architectural design that resembles delicate pieces of origami with integrated LED lighting as a way to make them seem higher.</p>

<p>Throughout the home, furniture is sourced from all over the world and from trusted partners such as Baxter, Poltrona Frau, and Artefacto. Unique pieces from these stores were responsible for adding that much-needed charm for example the statement piece selected for the ocean-facing living room displayed Artefacto’s natural wood coffee table, perfectly accompanied by Poltrona Frau’s Archibald lounge chairs – offering the perfect combination of substance and form. For Fragali, the dining room is the heart of the home. Here, she chose an oversized white lacquered table paired with Artefacto’s white leather- Infinity chairs that seat guests in the center of it all. Imagine a stunning display blooming above you, enter two Sky Garden pendants making a powerful impression with their sheer size- standing beneath it, you will see the intricate design that gives this piece its name.</p>

<p>The unit has a flow-thru plan from east to west, which allows the clients to enjoy both Atlantic Ocean views and western sunset views over the bay and Intracoastal Waterway. In the hallway leading to a masterfully designed family room, Fragali strategically placed a full-length mirror resting on wooden panels for depth accompanied by captivating artwork emitting tranquility and charisma. Emerging from this enchanting corridor you will be met with a modern yet earthy fashioned family room where earth tones take center stage. “Earth tones are inviting, relaxing, and lend well to a lot of different decor styles. The best part about earth tones in decor is you can switch up your decor easily without removing the bulk of your furniture.” Says Fragali. Earth tones are usually browns, beige’s, greens, and grays. When done right you can have a contemporary, modern, or bohemian room look well put together and be a relaxing environment. The trick is to keep almost everything neutral but to have just a few things that stand out. Here Fragali used the fierce crimson red offered by Lumen’s Twiggy floor lamp for that pop of color while also relying on textiles, fabrics, and accessories to tie in the room.</p>

<p>When asked to design the ultimate tv wall unit Fragali turned to her trusted millworker Diego Fulia of Fulia Inc, after 15 years of partnership – he was able to anticipate her needs and fabricate exactly what Fragali envisioned. Using a mixture of textured wallpaper, fluted wood panels, and natural wood for shelves this vision came to life – add the accessories and what you ultimately have is a family room your guests won’t want to leave and two exceptionally delighted clients left to enjoy sunset views over the bay.</p>

<p>The home was built in the 1920s and was recently renovated through the teamwork of architect, Kobi Karp, and builder, Probuilt Group. An addition was added for a large Master Bedroom Suite, pool, cabana suite, etc.  The house is a 2 story, approximately 4,450 sq ft, 4 Bedroom with on-suite bathrooms, plus a separate, private Cabana Suite above the Outdoor Kitchen and extra-large Master Suite.</p>

<p>The client wanted a darker, more masculine feel for the home. MS2 Design used custom Vahallan handmade wall coverings in the Family Room/Kitchen Area, as well as the Master Bedroom. We selected furnishings from B&amp;B Italia, Flexform, Luminaire, Michael Dawkins Home, and area rugs by Kyle Bunting.</p>

<p><span style="font-weight: 400;">Interior design is a very niche need, typically used by the top percenters of the world. Designer Jessica Helgerson wants to use her interior design to help those without homes and thus created The One Percent Project that turns the term “one percent” on its head. </span></p>
<p><span style="font-weight: 400;">The Jessica Helgerson Interior Design firm is based in Portland, Oregon, and is the company of principal designer, Jessica Helgerson. Her firm works with some of the richest and most beautiful homes in the Portland area, but she couldn’t help but notice the huge difference between those homes and the tents lining the streets outside. She decided she wanted to help give back, and give her clients the opportunity to do the same. </span></p>
<p><span style="font-weight: 400;">“As arbiters of home,” reads The One Percent Project </span><a href="https://www.theonepercentproject.org/"><span style="font-weight: 400;">website</span></a><span style="font-weight: 400;">, “It is our duty to fight for shelter for everyone.”</span></p>
<p><span style="font-weight: 400;">The One Percent Project launched in 2019, and partners with the Oregan Community Foundation (OCF) to donate funds to homeless-based non-profit organizations throughout the country. Not just limited to Oregon organizations, the Foundation makes sure to only donate to non-profits that are making a measurable impact in their community. They ask those who work in the home market, such as designers, and their clients to donate 1% of the cost of the housing project towards the foundation and providing homes for those without. </span></p>

<p><span style="font-weight: 400;">“We want to lead the way in terms of people who own businesses or run businesses to think about the adjacencies in terms of charitable giving,” </span><a href="https://www.fastcompany.com/90602613/how-one-interior-designer-is-fighting-homelessness-with-her-invoices"><span style="font-weight: 400;">says</span></a><span style="font-weight: 400;"> Kate Sullivan, Managing Director of JHID. “If every business rallied the power of their customer base to do this, imagine how much impact that 1% could have.”</span></p>

The sale of the home is one of the West Village’s biggest hits recently.</p>

<p>To any music fan, Louis Armstrong is an iconic figure, from hits that echo through time like What A Wonderful World to the soothing sounds or buzzing lips to his trumpet, the singer became a legendary figure in music history.</p>
<p>Lesser known though, were Armstrong and his wife’s impeccable taste in interior design. Images from their home in Corona Park, Queens, where the couple lived for nearly 30 years from 1943-1971, is an immaculate retrospective into mid-century modern design at its peak.</p>

<p>The home is full of bright, eye opening colors with sleek metal frames and designs to match the aesthetic of the day. The home also has absolutely no paint in it, with the entire wall color scheme being rendered with wallpaper. Most of the home’s fixtures are still there from how the Armstrongs lived their day-to-day lives, with Lucille, his wife, still having a few of her dresses hanging in the closet, particularly an Emilio Pucci dress said to be a favorite of hers.</p>
<p>The kitchen, completed in 1970 has a contemporary vibe with glossy cerulean blue cabinets, a custom-made six range double oven Crown stove, sub-zero refrigerator, Nu Tone blender and a KitchenAid dishwasher with a strange setting that says only “Party”.</p>

<p>Like so many men today, Louis Armstrong had his own man-cave like den installed in the home, though unlike most men his features a large painting of himself hanging on the wall, painted by none other than Armstrong’s close friend Tony Bennett. In the backyard, Mrs. Armstrong had a Japanese inspired garden put into the home just before Louis’ passing, which still is kept remarkably well.</p>
<p>For all the history and character packed into this home, both covering the life of one of America’s most iconic musicians, and as a testament to Queens-styled homes in the Jazz Age, this mid-century modern masterpiece continues to offer tours throughout the week. The museum is open Tuesday to Friday from 10-5, and Saturday and Sunday from 12-5. The tours run every hour, on the hour, and offer a rare glimpse into a bygone era of music and interior design alike.</p>

										<content:encoded><![CDATA[<p>It comes as no surprise that when a new museum was being planned, dedicated to the best in modern architecture, extreme model railroads, and contemporary design, that legendary architect <strong>Frank Gehry</strong> was asked to design it. Gehry, now 88, recently signed on to design the new <strong>Extreme Model Railroad and Contemporary Architecture Museum</strong>.</p>

<p>The project is also being spearheaded by Thomas Krens, who was formerly the director of the Guggenheim Museum in New York and the founder of the Massachusetts Museum of Contemporary Art. While Gehry has made it clear that he has not decided on a design plan yet, he and Krens are very optimistic about the value in tourism that the museum will bring to North Adams. Estimated at $65 million dollars, the museum plans to bring in 500,000 to 700,000 annually, and is located right near other art institutions such as Clark Art Institute and Norman Rockwell Museum. To put that figure in perspective, the Clark Art Institute drew about 170,000 visitors last year, and the Massachusetts Museum of Contemporary Art drew 165,000.</p>

<p>The launch of this museum though is only the beginning for the town of North Adams. Krens has big plans for the area, bringing in some of the biggest names in architecture and design to build everything from luxury hotels to museums dedicated to American art, to keeping Gehry on to design a theater and pedestrian bridge in the area. This could be the beginning of North Adams becoming the next great art capital in the northeast.</p>
