Kirk chose to highlight a beautiful Ivey Design Build project which exemplifies the one-of-a-kind work the firm consistently delivers.

Haute Design: There is a wide range of natural elements throughout the home. How do you go about using outdoor elements and making them fit so naturally inside a modern home?

Kirk Ivy: The protagonists of this project were always the sea and nature. From the very beginning the architect in charge wanted to make sure that nature would be a big part of the project's structure and theme. Being on the seventh floor, the ocean is the primary focus. Limestone was used throughout the floor to mimic the sand so that there would be a continuous dialogue between the sea and all the finishes, materials and tonalities.

HD: What really adds to the natural aesthetic is the quantity of natural light seen throughout several spaces in the home. Was this something the client required?

KI: The privilege of natural light was something we had to take advantage of and accentuate to the fullest. We worked very closely with our client to find the right location for his home, where he would properly be able to rest and find peace. Natural light was always something we strived to find and, in this case, it became a major ally for us.

So much so, that we were able to add an interior window into one of the bathrooms, where the user could appreciate the sea, light and nature, despite being this being inside a bedroom and not adjacent to the perimeter of the building.

HD: The art pieces and accessories seem to do most of the leg work when it comes to bringing in color to the home. Was that by design?

KI: The art selection was a collaboration between the client, his wife and daughters. Each piece was selected to bring life to the home in its own way depending on its location and the story behind it. For example, "The Mulucans" by Hunt Slonem, which is located in the master bedroom, brings nature into the room. The master bedroom is on the west side of the apartment, where you have a view of the street and plenty of trees. The inspiration was that the parrots from the piece came from the trees outside to rest on branches inside the room - to bring their music and color indoors. Additionally, we chose to not hang this piece, but rather, we designed a shelf to support it and act as a branch for the parrots.

HD: What was the most unique or challenging aspect of this project?

KI: What makes this project unique is that we were able to maintain the same design language in all areas of the house, with the same architectural details. For example, on the baseboards, ceilings and walls, there is a consistent half reveal detail. This can also be found throughout the millwork, cabinets and doors. This was the most challenging and fun aspect about this project. It pushed us to guarantee the space felt larger and more harmonious.

Aside from the living room, the kitchen is another important part that must be taken into consideration as "it is the heart and soul of every home,” per Eve. "One of the most popular modern condos' interior for the kitchen is the use of cabinets with a sleek, minimalist look that features little to no hardware. Other elements found in modern kitchens are sleek hardwood floors and granite/quartz countertops. In condo living, you may not have a lot of square footage in your apartment, but you can make the absolute most if it by employing a minimalist approach."

The pivotal economic movements in Latin America have impacted economies in more ways than one. Diego Arnaud, Aventura expert real estate broker, sat down with Haute Residence to discuss how the Latin American market is affecting South Florida and where he foresees the current market trends heading.

Explain the LATAM market impact in Miami?

Miami's real estate market remains a top destination for foreign buyers despite economic slowdowns in Latin America. Diversified property portfolios and asset allocations are the leading factors for wealthy Latam investors.

What important economic movements are happening in Latin America currently?

New political forces are changing the political landscape in Brazil and Argentina, where a profound recession, inflationary pressures and currency devaluation are affecting the economies due to previous populist governments who were in power for almost a decade bringing: economic slowdowns, inefficiencies in capital markets and social crisis. Plus Venezuela’s legal government opposition is fighting Maduro’s corrupted scheme. These countries have enormous influence in Miami’s real estate market.

How does the Latin America market affect real estate in South Florida?

South’s Florida real estate market is extremely leveraged by Latin America buyers. Any economic slowdowns, government instability or currency devaluations affect the absorption rate in our market. But we also need to note that although the Latin American buyer is an important force in our real estate, so is becoming the North Eastern market which as I have mentioned before is gaining traction as investors capitalize on the recent tax cuts changes.

Describe the changes currently happening in the real estate market due to this connection with Latin America?

We have an all-time high inventory with prices plummeting due to a very slow absorption rate. Due to a strong dollar, sellers (from Latam) are playing the currency and willing to sale low in order to monetize opportunities in Latam; as is the case of Brazil. In the case of Mexico, due to change to a left populist government, many new investors are looking to Miami as a potential residence market, opening the space for permanent and new investment property absorption.

What current trends do you see that will affect the future of real estate in Miami?

Developers are eager to build more residential units and they are looking to build the low-income affordable residences in opportunity areas. Land prices are all time high, labor and the cost of materials are expensive and developer’s profit has shrunk. But the future is promising as Miami has incredible city assets, increasing diversity of entertainment options, a beautiful landscape and an exceptional year round weather. This is why it is a magnet for new, current, local and international investors.

What advice would you give buyers seeking to invest in property at this time?

The good news is that cycles are temporary corrections! Today is a buyer’s market and a unique opportunity to capitalize an investment in the high-end market. Steep discounts and incentive are in place. Real estate market will jump again and investors’ confidence will begin to absorb the inventory.
