The topics included Johnston's illustrious career in the corporate world of New York City, later with Coca-Cola, and her eventual move and ascendancy in real estate almost two decades ago.

Originally from Michigan, she has lived in New York, Dallas, Minneapolis, and ended up in Atlanta when she joined Coca-Cola. With the latter, "I was in so many different positions. I was with the bottler for a while; operations at Coke North America, and then my last stint there was in corporate marketing. I supported our top 10 customers and it was a great experience and, especially to go into real estate, that marketing just was perfect," she says. "Honing in on project management skills, working with all different kinds of people, I think that just set me up. I've always wanted to be in business for myself, so learning those building blocks really helped me when I did eventually decide to get my real estate license and try it out."

Here are some of the questions and answers from the exclusive interview with Johnston.

Seth Semilof: Were you nervous about the change from the corporate world and having a paycheck and the 401k, to go into real estate?

Debra Johnston: I was very nervous. I did a little bit of both for a while to get my feet wet and get the basics together, figure out my marketing, and putting all the essential tools in place. The brokerage that I selected was a boutique Buckhead brokerage,e and I was one of the first agents. The broker at the time said, 'You've got to be full-time, Debra. You've got to do this.' I said I was going to do it and within four months, I did leave corporate life and went full-time and I have been full-time in real estate for that entire time, so about 17 years.

SS: Now that you're a Berkshire Hathaway,  tell us what makes going from doing flyers to this whole business being digital and social media. How has your marketing allowed you to evolve your business?

DJ: Every day, I think about how to differentiate against my competition. I also think about what is the latest technology or tools out there that I can take advantage of to expand my business. Probably four years ago, I started very heavily in videography. Doing property videos, starting out in the beginning, introducing myself, and then telling a little bit about the house and getting out of the way to let the videographer really show the best aspects of the house. That was game-changing for my business, as well as for my clients because of the exposure.

SS: How have you been able to be successful in such a competitive business and maintain such great integrity?

DJ: Again, I feel like differentiating against my competition. Trying to do the best for my clients and walking the walk. Not every deal is perfect, but I tried to always take the high road and be optimistic. Everybody's emotions run high, so just try to manage through that to get the deal done.

SS: If someone asked you about becoming getting into luxury real estate, what would you recommend for them to do to give have the best chance to be successful?

DJ: Start with building your brand. Figure out who you want to be, whom you want to market to, where you want to market to, and then focus on that.

SS: What are three predictions that you have for the real estate market over the next 12 to 21 months in Atlanta and on a nationwide basis?

DJ: This market is going to continue into next year. It's going to be very hot and I think pricing is going to go up because of the demand, and hopefully we'll get more inventory on the market.

SS: How important it is for you to always be innovative and always investing in your brand?

DJ: Number one. It is the most important thing to me, and that's why I really like partnering with you [at Haute Residence]. I just always felt that what you what you do digitally was so game-changing 10 years ago that I absolutely was going to invest with you guys.

Albany

Culturally and climatically, Albany and Silicon Valley couldn’t be further apart but all the indicators allude to the fact that big things loom for NY’s state capital. Firstly, as CNBC noted the city’s number of tech jobs grew 161 percent between 2016 and 2017. Like the city itself, the start-ups weren’t sexy. They didn’t bask in pop-culture credibility, but rather in the nuts-and-bolts health and education sectors. The area is surrounded by as many universities as it has snowfall during the winter. It also benefits from New York’s sizable $1.4 trillion GDP and well touted tax breaks for new businesses. And what’s more, what you would pay for a garden shed in Silicon Valley could buy a mansion near Albany.

Atlanta

Pittsburgh

Since the steel industry's collapse in the ’70s and the population exodus in the ensuing years, Pittsburgh has been the poster child for renewal through technology. A big draw has been Carnegie Mellon’s highly respected computer science program leading to Google basing a campus there which has since been significantly expanded. According to CBRE's annual Tech-30 Report, the city's technology talent pool expanded by 31.4 percent from 2015 to 2016, placing it third overall behind San Francisco and Charlotte. Housing is very affordable — the median price is $135,465 — and it has well-established medical, banking and sports franchises and room for a rapid population increase, which would happen if Amazon decides to base its HQ there as many in Pittsburgh’s real estate industry hope it will.

Cleveland

Like nearby Pittsburgh, Cleveland has re-invented itself from its blue-collar roots to a progressive tech hub.  The highly regarded Cleveland Clinic is a center of innovation for the area. The city’s Health-Tech Corridor Director, Jeff Epstein told Forbes why he thinks tech companies should be based there:

"Cleveland is a prime location for innovative health-tech and high-tech companies. The heart of Cleveland is a leading biomedical, health-care and technology region. It offers easy access to clinicians, researchers and state-of-the-art lab infrastructure inside world-class institutions. The cost of living is 30 percent to 60 percent lower than that of Boston, Silicon Valley, and NYC.”

Detroit

If you haven’t heard, once much maligned Detroit is enjoying the kind of revival that would put many of its Baptist churches to shame. But this is real estate not the Holy Ghost. Old buildings are catching the renovation spirit and going from grit to glitz. And business appears to be booming along with construction. The New York Times reported that only 7 percent of office space is vacant today compared to 30 percent a decade ago. And, at the tail-end of 2007 Ford Motors announced it would use downtown Detroit to base its self-driving and electric car development. 

Like other Mid-West cities, Detroit’s phoenix has risen thanks to the tech sector with the field growing by 55 percent or more between 2011 and 2016, according to CBRE. And despite the construction boom, housing is still incredibly cheap.

Kansas City

Kansas City is already being dubbed “Silicon Prairie.” ZipRecruiter analyzed that network engineering and web development jobs in the area increased by 157 percent year-over-year in 2016. The median pay for mid-career tech jobs is around $90,000 a year. Pretty good considering the median house price is $189,000 and the median rent $900/month. Twenty percent of the city’s population are well educated with tech workers making up 5 percent according to a 2017 report by the Ewing Marion Kauffman Foundation.

Philadelphia

Aside from the fact that it’s an already established major city with everything that comes with it — prestigious universities, transportation, businesses and sports franchises, Philly has made huge strides in gene therapy to battle cancer. Spark Theraputics CEO Jeffrey Marrazzo told Philadelphia Magazine, "I can make the argument that Philadelphia has the greatest concentration of foundational research in gene and cell therapy in the world.” Employment portal Dice stated that Philadelphia had the highest year-over-year growth for tech salaries in 2017, bettering Silicon Valley itself.

Phoenix 

While the weather and tech sector might be hot, the house prices in Phoenix are not — $227,849 according to Zillow, an increase of 10 percent over the past year. They are predicted to rise a further 4.3 percent next year. What has skilled workers arriving at Phoenix in their droves is the city’s staggering 188 percent one-year increase in tech jobs between 2016-2017 with companies such as General Dynamics, Datashield and MST Solutions being the big employers.

Salt Lake City

Salt Lake City is a city known for start-ups. In fact, Entrepreneur reported that Salt Lake’s fledgling tech businesses had a value of $12 billion as of mid-2017. It ties in to the U.S. Chamber of Commerce’s No. 1 ranking for Utah for innovation and entrepreneurship and No. 2 for high tech performance in 2017.

Tampa

Couple this with noted research institute, The University of South Florida and a median house price of $172,000, which is considerably cooler than the climate, and expect the number of Tampa transplants to increase.

With 11 Grammys to his name and his latest album "DAMN" being named this year's Pulitzer Prize for music–a first for a record that isn't classical or jazz–the MC who sometimes refers to himself as "Kung-Fu Kenny" has mastered the songwriter's craft.

An artist can't achieve legend status in the music industry without being business savvy. Lamar also appears to be a smart real estate investor with a long-term strategy. "I really like to buy property...rather than buying things for the moment. Something that can last me a lifetime," Lamar said in a radio interview for San Francisco's Wild 94.9.

He reportedly still lives in a modest L.A. condo–to stay humble while purchasing other apartments, buildings, and houses throughout California to build his real estate portfolio.

For his lastest money-move, Lamar has purchased a 5,400-square-foot home in Calabasas for $2.65 million.

Calabasas (and nearby Hidden Hills) has become a music maker's mecca over the last few years. Music producer Rick Rubin keeps a studio there. Dr. Dre just bought a custom estate in Calabasas for $4.9 million. A recent episode of FX's Atlanta was inspired by Drake's party-ready Hidden Hills mansion. And Kanye West just announced he was moving the headquarters of his Yeezy sneaker line to the Calabasas Hills.

However, Lamar won't be eating at local hangout Banzai Sushi on the regular, he has no plans to live in his six-bedroom, six-bath home. The investment property features an ample backyard with swimming pool, hot tub, built-in grill and covered patio.

The home's spacious interior exhibits a comfortable theater room, an in-home gym, huge walk-in closets, and a master suite with a cozy double-sided fireplace.

With Haute Residence, you exclusively represent the high-end markets in Sandy Springs, East Cobb and Vinings. How have they compared this year to the larger Atlanta market in terms of real estate trends?

All three areas – Sandy Springs, East Cobb and Vinings – are thriving. These properties tend to be less in price than the Buckhead area and offer, in general, a better value in terms of schools, proximity to highways and much lower taxes, particularly East Cobb and Vinings, about half the taxes of what one would pay in Buckhead.

A landmark sale in East Cobb this summer was one of my listings originally priced at $5,000,000. If this property were located in Buckhead, the taxes would have been $100,000. But due to the lower tax structure, and quite frankly, a more organized county administration, my listing had only a $45,000 tax bill! I procured the buyer myself who was thrilled with the purchase and the lower taxes clinched the deal. All in all, these areas are still very sought-after and are on par to the larger Atlanta market.

How did prices compare this year to the last couple of years? In some cities like LA, experts are warning of a new real estate bubble. Is this a fear in Atlanta going into 2018?

Prices have inched upwards in the last couple of years. The general metro Atlanta area has always remained a very slow paced, yet consistent growth market compared to the rest of the country. There are no geographic boundaries or natural barriers in Atlanta, so the expansion possibilities are endless, thus creating a largely affordable housing market compared to other cities in the nation. The industry here does not expect any radical changes to this trend and no fear of a bubble is being discussed.

What have been some of the most sought-after types of homes this year?

Some of the most sought-after types of homes this year are definitely new construction. There has been a pent-up demand for this, but because of the fact that there is no vacant land to speak of in my areas, there have been a lot of tear-towns of older homes. Either builders are doing this for spec homes, or individuals are building custom homes on them. Everyone seems to want new, and if it is a resale, it needs to be updated with new kitchen and baths in order to compete.

What is the year-end inventory in the market for 2017 and what does it indicate for the overall health of the market?

Our year-end inventory is varied. In general, homes under $500,000 get snapped up quickly and there is very little inventory. Case Shiller reports that the Atlanta market has 17 months inventory for properties over $1 million and 35 months for those above $2 million. Thus, the lower the price point, the better the market and buyer pool. That being said, there have been more significant high-end sales in 2017 than ever before.

Some areas see an increase in sales during the holiday season. Is this case for these luxury real estate in Atlanta? 

In Atlanta, we are never quite sure what to expect during the holidays. It's a great time for out-of-towners who are visiting family to check out the market and quite often end up buying a house here. Also, Atlanta is now attracting the entertainment industry. The tax credits have clearly made an impact, so not only are films being produced here in record numbers, but actors and other talent industry associates are moving here because they see the value of what Atlanta and its' outlying areas have to offer. It’s a much more affordable option to California, great climate, friendly people, excellent schools – both public and private – easy airport access, beautiful landscaping, the positives are endless!

Has there been any major residential developments in the neighborhoods this year? Which ones are you particularly excited about?

Probably the major residential developments are in the more urban type areas. In the center of Sandy Springs, for instance, new construction has taken place to create unique live-work-play environments. Mercedes Benz relocated their headquarters here recently and has had a major impact on the growth of this area. It's been quite exciting and it's super close to our MARTA transit system, which provides easy access to Downtown and the airport. East Cobb is super close to the headquarters location, also, so we have had many executives purchase homes here, again, due to lower taxes and excellent schools.

With Atlanta being one of the cities that experts cite as a possible home to Amazon’s new headquarters, is this having any effect on the real estate market in the city?

The "Amazon" effect is not really tangible as of yet, although Atlanta is apparently one of the two top picks, according to those “in the know”. There is speculation on both sides of the topic as to if this is really a possibility. But, no matter what, we have so many other corporations and individuals moving here that we feel that the market will continue to stay stable and grow. However, should Amazon make Atlanta their new home, we will roll out the red carpet and they will be warmly welcomed!
