The Naples' real estate market is currently on fire. What are some signature sales that have people talking?

There have been 5 Beach Lot/ homes that have sold in the past 2 months. Usually, Naples only sells 1-2 per year on the beach but this year we have more and more selling. 670 Gulf Shore Blvd sold, which was the highest price per sq. ft .and price per linear ft. on the beach ever in Naples. The market is something I have never seen before and we are lucky to be here during this time.

There's also a lot of exciting things happening in Naples that make it an even better place to live. What are some of the new things that you're excited about?

The new Ferrari Dealership is something new in Naples as well as the announcement of the New Beach Club that is going to turn into a new Beach Hotel and Condos. There also is the start of construction of the Olde Naples Hotel downtown and the announcement we are getting another Cameron Mitchell Restaurant Del Mar.

As the pandemic continues to cause problems across the globe, how is Naples handling the emergency?

Naples Life has changed but for the better. We are being very careful however, most businesses are open and thriving with our Peak Season upon us. We are busier than ever and restaurants, bars, and events are full. We have world-class medical facilities and we had a very low count of hospitalizations and deaths in Collier County

In such a hot market, what advice are you giving your buyers in order to prepare them for the challenge?

I, unfortunately, have to advise my buyers to buy it right away and offer close to ask if not ask [price] if they want it. There is such a lack of inventory and a huge demand in our market right now that there are multiple buyers for every property. Also to not be disappointed if we lose out on one there will be another shortly.

Are you seeing buyers looking primarily for new construction right now or are they more open to existing/pre-owned properties?

They are looking for anything they can get currently. New construction will go right away. I am showing a property that is on Slab right now and would be surprised if I got through the season with it not Sold.

2020 didn't go as expected in any regards. But based on how 2020 ended, how is the Naples market shaping up for 2021?

The 2021 market is shaping up to blow 2020 out of the water. The start of it currently is moving at a pace that Naples has never seen. There is a lack of inventory and the buyers don’t stop coming. We are very lucky to be in this position right now.

What are clients currently asking for in Naples?

I am getting a little bit of everything from condo, to villa, to single-family. I would say the majority is a single-family buyer as people want their own space. I would say a variety like the walkability to downtown or a country club community.

What's one new part of the market you've noticed in 2020 that you expect to continue and expand into 2021?

The amount of buyers that we have right now is unreal. It doesn’t seem to stop and I believe it will continue.

You’ve mentioned that inventory is low, how does that impact the market and how do you guide clients in order to make the right decisions?

Inventory IS at an ALL TIME LOW right now. It makes the market a true seller's market and a challenge for the normal Naples buyer that isn’t used to bidding wars, losing properties or paying close to asking pice. I have warned my clients to be ready willing and able to pull the trigger if something comes up that they want or else it will be gone.

What’s happening in Naples that keeps it so popular?

I would say No. 1 is its location and accessibility. Its amenities (i.e. shopping, dining, golf courses, sandy beaches, and entertainment) make it a place that is unlike any other. It is also what I call a very safe, small and quaint growing beach town with $65 million properties!

As a developer as well as a Realtor, are your new homes changing in order to adapt to the change in lifestyles?

Yes, they are. I keep trying to continue to be original and bring product that Naples has never seen before vs. the same old stuff. It is tougher and harder but worth it in the end to create something special.

“Actually it might come as a surprise, but the market continued to move ahead per its usual activity,” said Dante DiSabato, Naples-based real estate agent with William Raveis. “I heard of only a couple of properties that were delayed in closings, and in our luxury market there were only a few cancelations.

“The sales trends are very similar to last year as prices continue to rise and good inventory decreases. I feel that since we withstood a Category 3 hurricane and came out OK with no major damage, it shows just how resilient Naples really is.”

With prices on a sustained ascent – albeit slower than the 20-percent increases that characterized previous years, the high-end residential market in Naples continued to grow and attract investment.

“Investors will continue to navigate to Florida to purchase properties in resort towns like Naples that will have long term growth ahead,” said DiSabato. “After all, it is 20 degrees in some parts of the country and this morning it is 75 here without a cloud in the sky!”

Closed sales have spiked by 4 percent this year, he said, and inventory has spiraled down. In some coveted neighborhoods, it has dwindled to less than a year’s worth, cuing to a strong demand that is buoyed by low interest rates, steady impact fees and staunch building codes.

“Our rigorous building codes require quality construction and people want to purchase quality,” DiSabato said. “Traffic has increased greatly already and showings continue to increase daily. I suspect sales are going to be strong [next] year.”

Among the first new developments to come to the market in 2018 will be Kalea Bay, which is slated for completion in January.
