American actress, singer, and model Zoë Kravitz, daughter of actor-musician Lenny Kravitz and actress Lisa Bonet, has been busy with the upcoming release of “The Batman” and directing her debut film, “Pussy Island” with rumored beau Channing Tatum. Recently, the 32-year-old star has also made strides in the real state industry with the purchase of a Westchester getaway. The Los Angeles native is based primarily out of Brooklyn with her $3.2 million Williamsburg apartment in a converted warehouse purchased in 2015. Now, the actress has acquired a newfound residence two hours from her Brooklyn Loft. Kravitz quietly purchased a charming retreat in the Pound Ridge enclave of New York’s Westchester County for $1.45 million. The property had previously been owned by actress Maggie Q who purchased the residence for $1,230,850.

Built in the 1800s, Kravitz’s newfound getaway was formerly a cider mill, known as Aaron Wood’s Mill. Spanning 2,592 square feet, the rustic structure has been converted into a two bedroom and three bath residence. With a stone pathway leading to the front door, the home opens to a soaring great room with a stone fireplace, dark wood flooring, and plentiful windows offering picturesque views of the natural landscape. The humble abode encapsulates a barn inspired aesthetic with richly aged barn wood, hand-hewn beams and columns, wide-plank floors, and a vaulted ceiling. Tim Durkovic: "2020 was my best year in real estate. 2021 is kicking off crazy. Inventories are low, there's a ton of buyers and multiple offers on every price point. We have over $20 million sitting in escrow, so it's going to be a great 2021 if that's any indication... [Due to restrictions] there is no looky-loo traffic anymore because everybody is highly vetted before they walk in, but the bad side of it is that you are not able to activate those buyers who don't know they are buyers because they are not able to just walk into a house off the street... Adaptability is key. You have to adjust, and you have to adjust quickly. It's an exciting time, real estate-wise, to be in the market. There is a lot going on and it's an opportunity to get ahead of that learning curve."

Angela Retelny: "Going into 2021, buyers are being a bit more studious of their purchases. They figured that they endured the majority of the pandemic period in their smaller homes or smaller apartments in New York City. So now that they paid the price of not enjoying the luxury spaces that they envisioned because of the limited supply, they are taking their time to find the right property for the long term. They are more discerning and more calculating. They want to educate themselves about the market before they jump in and sign a contract... In 2020, they were anxious and securing properties, not knowing what was coming down the road. Things are slowing down in our market as we are awaiting the Spring inventory."

Robin Kencel: "Last year, the market was up 63% in sales volume, and jumped about 13% in pricing versus a year ago... Buyers are opening themselves. They are becoming a little bit more flexible and finding things that initially they didn't think they would like. It's an overall good exercise for the buyer to just spend a little more time and think differently about things if they can't find exactly what they want... You get to know the comfort level of the buyer and seller and accommodate each person... Time is one of the biggest gifts. What I have found the past 10 months is a pause and lack of racing around so that you can really look at your business plan and rethink every element."

Brian Pearl: "Right now we are at high season, which is when northeasterners come down to Florida. We're still seeing that, but they're not coming to condos, they're coming by single-family homes. The condo market has been a little tough. I'm hoping that with the COVID vaccine that will change, but we are in a kind of wait-and-see mode right now... Delray Beach is a great area. People are just moving there from up North. They love it. It's new construction, it's affordable. It's luxury homes and resort-style living with golf and country club memberships... We still do direct mail and print advertising, but people want to see beautiful real estate on Instagram. And that's I think that's going to last for a while."

Dan Conn: "This market dropped harder and faster than any market that I can recall, and it has rebounded quicker than any time I can recall... More people in the luxury end are focused on having another home. I think that's a permanent change... If you're into the New York life, you're in the New York Life. You don't leave it... We're not just focused on global real estate. We are focused on luxury goods and the sale of the greatest art objects in the world...

Sue Nickason: "What's interesting is the interest and the inquiries that we're getting from new markets. So obviously Hong Kong, mainland China, India, some parts of Latin America that, historically, [from which] we hadn't received a lot of interest. Those inquiries are coming through trusted advisors, such as private client lawyers, accountants, and affiliates and agents in other jurisdictions. It comes back to globally mobile affluent individuals looking to future proof in terms of residency and in terms of having a place of safe refuge such as the Cayman Islands."

Sonja Cullaro: "We have seen an influx of buyers and renters from New York City into our markets across northern New Jersey and Westchester and the Hudson Valley. It started more for short-term rentals and then it quickly morphed into buyer interest. We have seen people looking for both primary and secondary residences. When they're looking for secondary residences, it's always with an eye on the school system and the fact that the secondary residence may become a primary residence in the future.

Alex Jansen: "The Aspen market came back with a vengeance. Aspen has seen at least 100% uptick as far as under-contracts right now compared to the same time last year because there was this big lag. In April and May, the closings were very anemic, but we're seeing lots of very large properties go under contract north of $10 million, and some north of $20 million in that market. In Clearwater, the month of July is slated to be the best month on record based on volume for the Tampa Bay Area.

Brian Meier: "Since the reopening of New York City, we've been very busy. We have not seen prices drop dramatically. There have been some adjustments. It's going to need a little more time to tell where it's going to shake out, but the people who are leaving Manhattan, most of them are putting their properties on the market for rent. We have had a very slight increase in the saturation on the sales side, but we do have a lot of demand."

Blake continues to act in films while being a health and style icon for legions of fans. The mother of two consistently looks fabulous whether in $2 million worth of jewels at the Met Gala or strolling home in her sneakers from a Westchester gym.

When they do manage to escape the seemingly endless press junkets and paparazzi shutterfests, Ryan and Blake recoup and re-center their family on 1.8 acres of a bucolic garden estate in Pound Ridge, NY.

When Ryan Reynolds and Blake Lively enjoy the country life, they're not cleaning chicken coops and milking dairy cows. Picture Martha Stewart cottage living. Seriously, Martha is actually the couple's neighbor and a homemaker mentor to Blake.

Meaningful is a great word to describe the stylish yet substantial life that Ryan Reynolds and Blake Lively have curated for themselves.
