<p>The Haute Design Network by Haute Residence brought together four designers from across the country to sit down and discuss the collaborative effort that goes into to each and every design project.</p>
<p>"It Takes a Village" webinar was hosted by Haute Living Media Group Senior VP, April Donelson and included the following designers: Julia Wong of <a href="https://www.juliawongdesigns.com">Julia Wong Designs</a>, Michele Salazar of <a href="https://www.cozysalazar.com">Cozy Salazar Interiors</a>, Hafsa Burt of <a href="https://hbaarchitects.com">hb+a Architects</a> and Michael Miller of <a href="https://centaurinteriors.com">Centaur Interiors</a>. Principals and Designers may get all the limelight, but they will also be the first to admit that there is a massive team behind them throughout every step of a design project. Haute Design Experts revealed just how collaborative of a process this truly is.</p>
<p>Here are some of the highlights of the conversation:</p>
<p>April Donelson: <strong>Before becoming a designer, did you enjoy working in teams or group projects?</strong></p>
<p>Hafsa Burt: I would say it's just part of the culture, to work in teams. But in college, we would have to work in teams for projects. In most cases, I would lead those design teams. I was able to inspire those design teams. I did not lead by force but certainly by inspiration. So, over time, you just learnt that you have to work in teams. Anybody who is a professional in this environment just knows you cannot exist merely on your single discipline or single focus. And, of course, the more you work in teams, the larger the project becomes and the more production happens and collaboration leads to successful outcomes.</p>
<p>&nbsp;</p>
<p>AD: <strong>If ____ were not by your side, you would not be able to finish the project. Fill in the blank.</strong></p>
<p>Michael Miller: I have a site superintendent that has been working for me since about 1999. So, we've got about 22 years if history, his name is Pepe. We have pretty much worked on everything together so he's probably done close to 100 projects of ours.  At this point, we're on the same wavelength where we need minimum conversation to understand each other. I can tell just by his face and he knows what to do and he's got it.</p>
<p>He's a working superintendent so he's like a master craftsman but he can do everything: finished carpentry, drywall, painting, taping, electrical work, plumbing work, you name it.</p>
<p>And just to note, I have some clients who we have worked with for a long time, some of which we have done maybe three times for, and we all know that we can even leave Pepe with our kids if we have to go to a meeting or something last minute. So, it's good that the clients have trust in my team where they almost treat us like family.</p>
<p>&nbsp;</p>
<p>AD: <strong>While collaboration within the execution of a project is critical, do you ever prefer to work in solitude while conceiving a layout design or do you prefer to collaborate then as well?</strong></p>
<p>Julia Wong: I tend to start the design process by myself. I tend to go away to the design center or to my own office and being to put the story together so that when I do meet withy my team, I have a good direction on where we're going. Because there are so many components to the design, that there is not a lot of time to spend on the creative side. We would love if that were the case. People think we just sit in our office and design and go and pick out colors and things like that. The reality is, we have a lot less design time that people imagine.</p>
<p>So, I definitely need to sit by myself first to get my thoughts together, so that when I do present to my team or the client, I have a good sense of where we're going. Once we get the ball rolling, I enjoy the teamwork aspect a lot more.</p>
<p>&nbsp;</p>
<p>AD: <strong>Who would you say are the unsung heroes in the design industry as a </strong><b>whole, who deserve more recognition?</b></p>
<p>Michele Salazar: Any one working in production right now, despite who frustrated we may become with that realm of design, they're really getting the thick of it.</p>
<p>When people get fed up or become impatient, they get really upset because this is a very personal business. There are multiple businesses around the world but when it comes to your home, at least for those of us who do residential, it's very personal. So, I think that those who are on the other end of things and dealing with impatient people are the unsung heroes, because for us, the designers, we can relay that unfortunately certain things are out of our control. But at the end of the day somebody is deemed responsible and they do have to answer to these complaints and they are having a tough time right now.</p>

Corcoran Reverie is the exclusive agent representing the Scenic 30A, Florida real estate market as a member of the Haute Residence Real Estate Network.</p>

<p>The topics included Hilary’s illustrious career from marketing at Regatta Bay, becoming a broker during the Great Recession, and her eventual ascendancy in luxury real estate partnering with The Corcoran Group.</p>
<p>Having started her real estate career within the renowned communities of Regatta Bay and WaterSound Beach, Hilary is well-versed in the art of selling luxury real estate. While the owner and of Beachy Beach 30A &amp; Beachy Beach Destin, Hilary leads day-to-day operations, creates marketing and advertising programs, lists high-end luxury properties, and hires, trains, and manages new agents. Hilary attributes her professional success to a solid combination of tenacity and relationship building. For over 18 years, she has used her powerful negotiation skills to stay ahead of the curve in a dynamic, ever-changing industry.</p>
<p>Here are some of the questions and answers from the exclusive interview with Hilary.</p>
<p><strong>Seth Semilof: In your bio, you went to Florida State. What did you do after school?</strong></p>
<p>Hilary Farnum-Fasth: I was offered a job in Destin, Florida at Regatta Bay and that is where I got my start. I was in marketing for them and had an incredible mentor. He taught me everything to do with marketing. He always was teaching us how to sell real estate in a visionary way, but I actually did not want to sell real estate because my mom had been a real estate agent. Obviously, I was always meant to be in it and the developer saw that in me. He said, “Listen, you are sitting here on site doing the marketing, but sometimes, clients are coming in and the agents are out in the field. You are the one talking about the real estate, and I would be so much more comfortable if you had your real estate license.” I got the license and literally the day I got licensed, he said, “Oh, by the way, I need you to become an agent because we just had somebody move on.” That is how I got into real estate and, of course, it was the best thing I ever did.</p>
<p><strong>SS: Tell us about how long it took you to start getting into sales. Did you have success immediately with that?</strong></p>
<p>HFF: Ironically, I did have success immediately, but it was because I went all in. I actually invested in myself heavily. What I mean by that is everything was pulling way back and the first thing that people do is the thing they should not do, which is they stop paying for all the marketing. They get fear-based and fear drives them which for me, fear is not even in there at all. There was a local newspaper where if you had an ad in there, you were it. I did these full-page ads that cost a fortune. I went all in, so it allowed me to build very quickly and stand out very quickly.</p>
<p><strong>SS: How did you come up with the entrepreneurial idea to bring Corcoran to your area? </strong></p>
<p>HFF: They actually chose me as fate would have it. They had decided Corcoran was going to start having affiliates and they were looking for key brokers. They wanted a partnership with specific brokers, and they had identified me. As a broker, I had never ever had any interest or desire to be under a national brand. I had actually always been an independent broker, but Corcoran was that one brand that I always modeled after. I thought they had figured it all out and I love their messaging.</p>
<p><strong>SS: What is some advice that you could give to a new agent or anyone that is getting into the business today?</strong></p>
<p>HFF: This did not happen overnight because it is 20 plus years of loyalty. I did my job in cultivating those relationships and they now want to refer everybody to me. It should take a little time to cultivate that loyalty and those referrals. The goal is to make it a long-lasting career instead of this immediate overnight, make a lot of money type thing. I am growing something that is going to sustain for years and years, 10 years from now, 20 years from now. It is actually one of the coolest careers in that way.</p>
<p><strong>SS: Where do you see yourself and your business in the next three to five years?</strong></p>
<p>HFF: I definitely plan to open more Corcoran Reveries all throughout the southeast. I cannot wait to bring this brand to all the areas it is a perfect fit for. We are going to continue to grow and provide insanely high-level training at a luxury premium for agents because that is something missing in the market. Someone gave me that privilege when I started, and I want to give that now to all the agents that come and decide to be with us.</p>

<p>Carlo Habet: “We have a lot of people that come in to us based on our professionalism, one, but secondly, our response. We are trying to learn our client, understand what they really want, and then present the options that we really believe in. We also work very well with other agents. We have good relationships throughout the country. That is a big plus because essentially, it gives us access to everything in the country. If someone likes dealing with us, we can broker anything for them.”</p>
<p>Elisa Linton: “I am having fun learning and growing my business. Into 2021, we are still rocking and rolling, so the Houston market is still hot. It is still an active seller's market. Homes on the market are still low, inventory is still now, and, of course, interest rates, a big part, are still low. Both buyers and sellers are able to take advantage of this market and come out on top. My goal is to be there to assist with each transaction.”</p>
<p>Steve Nassar: “We have the Portland Real Estate Podcast. Our listener base is mostly professionals, other realtors, industry insiders. It is a tremendous credibility that I am the expert that other experts go to. I have a podcast listened to by other agents for the inside information on what is happening, what is working, and what is going on in real estate. Where it has been helpful for me with business is I am also a broker owner. I am one of the partners at Premiere Property Group. We are the biggest brokerage in Oregon, so it helps with recruiting as well.”</p>
<p>Vanessa Neumann-Andrews: “The number are phenomenal, and they are climbing as far as the agents, the offices, and the sales have been off the charts. They spend a good couple million dollars on digital marketing and print. With the ties to their auction house and their very elite clientele, we can market to them as well. It has been quite phenomenal: the tools, the instructors, the guidance, the leads, and the quality. They call it a white glove service that we have been known for and it is what people expect.”</p>
<p>Nancy Tallman: “It is a lower cost of living here. We do not have homeless people. We do not have crime. We do not have any of the negatives of big city life, but we have culture, arts, great food, all the positives, so it is attracting a lot of people. Our golf course communities had the highest increase of sales in our entire market. People move there full time. They move their families there. They are interested in getting away from the stress of city life.”</p>

<p><span style="font-weight: 400;">“It’s been a strange year we've all had, it's shown us that we can really go anywhere and even if we’re just there for a brief moment, we can set up a shop and bring our homes and love of houses all over. This is so important, now more than ever. People's homes are their sanctuaries, and their offices too. Everything revolves around our house, especially at this moment.” </span></p>
<p><span style="font-weight: 400;">“Show the house as people really live in it, so you know, a bench, a hook with actual coats, the backpacks or a basketball. There are ways to make it feel lived in so that people can really visualize their own family moving, but still making it stylish and really beautiful. Plants are really important, they help to bring life into the house.”</span></p>
<p><span style="font-weight: 400;">“If you come to us it's about function and about beauty. Every place we've designed has been created with our family in mind, but we also want to keep falling in love, over and over, and so designs need to reflect that. They need to be sexy; all of those kinds of things are so important.” </span></p>

<p><span style="font-weight: 400;">Robert Novogratz:</span></p>
<p><span style="font-weight: 400;">“When I think about designing, I always reference the restaurant Balthazar in New York City, because, there's probably better restaurants, there's probably better food, but when you walk into that restaurant with your girlfriend, your children, your grandmother, whoever it is, you feel like you’re more in Paris than in New York. It is an atmosphere. That's why with this pandemic, where all of these restaurants are closing down, Balthazar is one who survives. And it will always be around, because of its energy. And that's how a hotel and a home should be designed. When you walk into a home you want to feel happy, relaxed, and warm, and that is achieved through all the little touches.”</span></p>

										<content:encoded><![CDATA[<p>Haute Residence hosted its “The Future of Design” webinar, featuring Joshua Rose and Rafael Kalichstein of the FORM Design team, Andre Wanderley, Senior Designer of Design Solution, and Chastity Centeno, of Riese Design. These talented designers all focused on the changes in the design world, for designers and clients alike, throughout the course of the global pandemic. They discussed their style predictions for the quickly approaching future, centered around maximalism and ornamentation, the rise and importance of sustainable green initiatives in design, and the urgent need for designers to both shift with the desires and necessities of a new era, and get to personally know their complex clientele.</p>

<p>Rafael Kalichstein:</p>
<p>“Through this pandemic, I don’t believe that anything changes when we are thinking about design as a practice. We've always had the opportunity to say that design is a problem solving exercise; we're looking at certain parameters to function within, which can be anything from environmental to personal challenges. The role of the designer is to take in all of the available information and craft the singular solution that answers all of the factors at hand. So, just philosophically speaking, I don't believe that design as a practice changes. I do think that the pandemic has opened up another opportunity, and that is found in the relationship between the client and the designer. I think that the client perspective has shifted, and that offers us a new possibility.”</p>
<p>"When we think about the client perspective changing, we think about how our new suggestions are received. The suggestions that we brought to them about how to conserve energy and reduce our carbon footprint got clients really excited. When we suggest that a particular material is not renewable or in real bounty still, clients are eager to learn about materials that are. So, I think we're seeing more and more openness coming from clients, it's not as much of an uphill battle.”</p>
<p>Joshua Rose:</p>
<p>“I think that at this moment, the important problems are clearer to the clients; the clients are better educated moving forward in their projects, and they are realizing what it is that they actually need to do. They need their homes to work for them. There has been less of a focus on wanting a certain style or aesthetic, but instead, their choices are more about what will actually work for them. A client may like something but it's not exactly conducive to the lifestyle that they have, so now, they have a much greater sense of their lifestyle needs and how they’ll actually live in their home.”</p>
<p>“We're definitely seeing the choices that clients want to make, and we can get them to spend a little bit more on these appropriate materials and sustainable choices that will last. Maybe they'll still have to do a refresh with the soft surfaces and swap out some of the furniture, but in terms of the base structure, the things that are really connected to the house, they invest in something that's going to pass the test of time.”</p>
<p>Chastity Centeno:</p>
<p>“Now, more than ever, because people have been cooped up for so long, we are seeing a rise in anxiety and depression. From children to adults, which is terrible, but it is the reality that we are facing. So when you're designing a home or space for anybody, those factors are something that we really need to take into consideration. As designers, we should really start to get to know our clients, not just what their favorite color or pattern is, but really having a conversation and asking, how do you guys function, how do you guys live, do you guys eat dinner together, things like that, because those are the small things that are going to help solve a problem. As designers, we all know that a round table encourages conversation, so if there is a family that's distant from each other, you want to implement that round table so they can face each other and start a conversation. We also must take some consideration of color psychology. If you have a person that is very anxious you might want to stay away from yellow. If you need some relaxation, throw some blue tones into a room. These are small things that somebody else who doesn't do what we do would never think of, but these are the kinds of things that really impact our clients."</p>
<p>Andre Wanderley:</p>
<p>“Our clients looked into their homes with a little more love and passion, further making us realize the importance of our work and dedication to transforming empty spaces, or just houses, into homes. People are now trying to truly live in their homes, the home is not only for sleep anymore. Last year forced everyone to take a look into their house and think about what could be improved. It’s a matter of making your family happier, we want to bring love into the house. That is what we’ve taken away, this year has humanized our company even more, because we’re not just looking into the design, we’re looking at living.”</p>
<p>“The questions are changing, people are more worried about family recipes, home offices, and the gym that they want in their house. They are more interested in the zen spa and in-home massage place than before. We are seeing a change in their demand and that, of course, changes the design too. People are concerned with total comfort and are less into some of the aspects of design in pieces. People love Italian designs, but prior to the pandemic it could’ve been enough if a piece was Italian, but I feel like it's not enough anymore. People want to visualize their lives in the home, they ask themselves: am I going to sit well here, am I going to have a great dynamic if I have this piece here? I feel like that's the future, wanting our homes to be comfortable places."</p>

<p>Howard Levine: “It is an interesting mix of our buyers. A lot of folks relocating from the New York area are coming into Coral Gables right now. What we are seeing is much more velocity and it is also spurring a lot of people looking to jump into that game. There seems to be present demand and people betting on future demand too.”</p>
<p>Dmitry Levkov: “Coral Gables presents an opportunity for families to enjoy what we call an easy living. It is a walkable city and it is very stable city from the economic standpoint. Prices have been very steady throughout its history. What attracted us to particularly to the MG Developer is their ability to create an oasis inside of Coral Gables. We think that they that the developer is very thoughtful and they really take care of every little detail.”</p>
<p>Patrick O'Connell: “The vision was to create a relatively low-density multifamily district adjacent to the downtown core Coral Gables, which created the walkability for the residents. The other components to Biltmore Square right now, Beatrice Row and Althea Rowe are concurrently being built. Those are the next two phases that are under construction and there is tremendous interest in those units right now to replace a single-family home with a large unit in either a condominium or a townhome.”</p>
<p>Julian Perez: “Coral Gables is a plan community in every aspect of the word. Based on the same concept of the late 1890s and early 1900s, the city has a strong financial footing on a city-wide strategic plan for every department. We plan on building upon our strong foundation to enhance the amenities and infrastructure that our residents, visitors and working professional benefit from.”</p>
<p>Aura Reinhardt: “Vibrancy has been one of the key elements here. Many of you know that coral gables continues to be a desirable destination. It always has been and continues to be such and it is based on many unique attributes that both the locals and tourists love, come here for, and enjoy. We need to be innovative and relevant. We have to continue to change with the consumer. Consumers are looking for a combination of creative marketing activities in their town as well as experiences.”</p>

It is an atmosphere. That's why with this pandemic, where all of these restaurants are closing down, Balthazar is one who survives. And it will always be around, because of its energy. And that's how a hotel and a home should be designed. When you walk into a home you want to feel happy, relaxed, and warm, and that is achieved through all the little touches.”</span></p>

<p>Susan Stark: "I did not know what the rest of the world was going to do, but I was going back to work. This is an essential business. What I did was get on coaching calls and I made an extraordinary effort to reconnect with everybody. Calling agents, calling friends, calling clients, getting on Zoom meetings, get doing the inspirational things, and not accepting that the world was coming to an end. When I came back, we got out there and it was hot. We had our gloves on and our masks on in the houses. It was not glamorous at all. The story is we just trudge through. It was really about opening our minds to new ideas. It was about understanding that the world is never going to be the same again and we have got to flow with it."</p>
<p>Andrea Desy Edrei:  "Everyone is an agent now. Everyone is an investor. All of the investment properties are going to realtors that want to dabble in the market, so it is interesting to see how it pans out. There are been people that are getting their license because their parents are selling their house. I think that is great, but at the end of the day, you are not in this twenty-four-seven. This is not a part time business. You are only as good as your network. We have been fortunate we do a lot of marketing. It is a huge thing for us. Trying to think outside of the box has been a very big thing for us. There are always more properties that have not and will not sell because of the price or just how they are positioned. It is a matter of time, but I do not think we can just rely on how crazy the frenzy is right now."</p>
<p>Barbara Van Dyke: "Within Texas, Austin and Dallas are the two markets. They are experiencing the most growth. We have about 200 people moving to the Austin market each day. We have had so many companies that have relocated here. It is driving tens of thousands of jobs and people are going to continue to come here. I would say almost every agent I know had their best year ever last year. We did not slow down. Unlike a lot of other areas of the country, real estate continued to be one of those critical, essential businesses that did not have to shut down. In reality, throughout the entire year of last year, and even into this year, I have never stopped showing homes. I never stopped listing homes.”</p>
<p>Mary Pichardo: "I believe that real estate is the most important investment. Even if you are going to buy your house and your primary residence, I firmly believe that you have to create a strategy. Because there is opportunity everywhere, you have to try to focus. If everybody is going to a single family, you have to look from other options. Have a vision and have an open mind when you are looking, especially in this market. Now is a great opportunity. I am very glad that I got this space to network and of course, hear all the experiences and that we are not alone in this market. I would like to have the opportunity to keep on going with these conversations and, of course, be able to help everybody that wants to come to our beautiful city and our state."</p>

<p>Kevin Crigger: "[In Toronto], real estate has been an essential service throughout Covid. So we are still functioning; definitely not business as usual, but our associations and organizations have done really good job of setting parameters and the agents really have been very understanding of the times. We have pivoted a lot, obviously, to Zoom meetings and we've done a lot of initial virtual showings and have utilized technology to better qualify clients. Interestingly sales are up 97% year over year. We had a very substantial reduction at the beginning of Covid in March 2020. On prices, we are looking at probably 18 to 21% price growth over the course of this year, and a very strong market across all sectors... 2022 is going to be the year of the condo."</p>
<p>Leslie S Modell: "We've done a very great job of getting the city back on the map... New York is back. To anyone that counted us out, I am here to tell you to hurry back because we're on fire again and there is still great opportunity to purchase for a 1st time home buyer or luxury property. New York is reopening. Hopefully soon, Broadway will be back and all these other wonderful institutions. People are going back to museums. So our culture is coming back, and once we get up and running, this market will be right back at that high-end number, and once we are able to get some more International flow, the condo market will be on fire as well... I had five condos in a building. I have sold four of them, so that speaks volumes to me."</p>
<p>Michael LaFido: "There are two different markets. The Chicago downtown market is a totally different animal than the suburbs. I was part of a $6.8 million purchased transaction in downtown about a month ago. We are seeing a lot more people leaving the city tand moving to the suburbs. The biggest estates had been sitting on the market for years in some of our more affluent suburbs. Now, if it's bigger it's better in the suburbs. The affluent upper price points are the hottest I've ever seen; it is thriving. There's a shortage of inventory. People want yards and pools. We are riding the wave. I do national training and speaking, talking to agents across the country who say that the market is hot. Chicagoland has been a buyer's market, and now it is a seller's market."</p>

<p>Mark Peterson: "We are about an hour and a half to two hours south of the Bay Area of San Francisco we have always been a resort or 2nd home community; 40% of our transactions involve 2nd homes. We have buyers from New York, Florida and different areas of California. We have an inventory squeeze right now. While there are certainly homes on the market for sale, buyers can't quite find exactly what they want for that price, so we really look to work with our buyers to figure out what are their priorities. It is a great market to buy right now from a macroeconomic perspective... Our area is dependent on hospitality, an industry that is hurting right now but is talking about Spring and reopening. It's actually going to be probably a good thing that people see, 'Well, this is a community that's really concerned and really good about safety'... The infrastructure, the education, the great weather year-round, the natural beauty, and the amount of space will make the Bay Area and surrounding communities always be in demand."</p>
<p>Alvaro Nuñez: "The <span class="highlight">market in Miami</span> has been spectacular; we've been one of the lucky destinations. It's becoming the most desirable place, if not one of the top places, to be, and we've seen a huge demand of people coming down not just to rent but to buy, so the demand obviously has been increasing. What at the beginning of the pandemic seemed to be a huge demand for single-family homes, now we're starting to see transitioning to higher demand for condos, and this is a good thing because when it comes to the inventory, we were seeing a little bit of difficulty... Everybody wants to have a great lifestyle. Celebrities want to be in the scene. Those that don't want to be in the scene, still want to be in a place where they can enjoy the lifestyle. Miami is open, right here right now is where [and when] everything is moving."</p>
<p>Leslie S. Modell: "People are getting vaccinated and it's bringing the buyers back to the City. Me personally, I've had an extremely <span class="highlight">active</span> first quarter in New York. I'm seeing buyers from all markets, from $3 million and under with first-time homeowners trying to get into this really opportunistic buying that we're in right now in New York, and then the higher levels over $4 million are doing very well as well... People tend to like to buy when everyone else is buying; it gives a feeling of comfort, but that's not when to buy. [That time] is now, when the prices are low and they are definitely moving up... New York is getting back into its groove. We're going to get the vaccine; the restaurants will be opening; we're hitting the Spring market; interest rates are very low and will probably stay low for some time. I've been very successful getting buyers off the sidelines and getting very good pricing for my sellers."</p>

<p><span style="color: #000000;"><span class="s2"><strong>Elizabeth Potter</strong>, Managing Director at Baxter Miami, <strong>Ramon Alonso</strong>, Principal at RADYCA Architecture Studio &amp; SuperYacht Design, and <strong>Luciana Fragali</strong>, CEO of D/S Design Solutions Interior Design Studio, </span>were hosted by <em><strong>Haute</strong> <strong>Living's</strong></em> <b>Seth Semilof</b>. The dialogue included talk of Baxter's magnificent designs and how the designers have implemented these use in their past and current projects. It also featured their insight on how they, the brand, and the design industry as a whole went through the quarantine months.</span></p>

<p><span style="color: #000000;"><strong>Elizabeth Potter</strong>: "On our side, we depend on our clients, and so much of our business does come from the <span class="highlight">trade community</span>. So when I hear how focused they are, and I know how much they've been working, they make my life so much easier as well because that is my pipeline of projects and work... As a <span class="highlight">manufacturer</span>, as well as a dealer, we are seeing quick movement from Italy. There's clearly a slowdown in different parts of the world, and yet the lead times on Baxter, the production of our product and our factory is moving flawlessly, so that's very encouraging and very interesting to see. I do believe that this particular part of the US market in South Florida and Florida (as a whole) is going to surpass all the other markets in the US right now."</span></p>
<p><span style="color: #000000;"><strong>Ramon Alonso</strong>: "I think that the <span class="highlight">reconfiguration</span> of offices, and how they will be used, is going to be different. We have to understand all these new ways of working on new tendencies, and there will certainly be many opportunities for new creations... There is something about Baxter that makes it over the top. The scale of their designs, the textures, it's just very unique that you cannot find it anywhere... (Speaking about a Baxter sofa at a client's home) I understood the level of quality that we're talking about here, which is that it surpasses anything else that I have used. And we use very, very high end manufacturers."</span></p>
<p><span style="color: #000000;"><strong>Luciana Fragali</strong>: "During the quarantine, I started doing videos, something that I never did before. I'm not very good at showing off, but I realized that it's great to communicate with your public and tell them what you do know, and give them advice. Just to share your knowledge with people that are interested in getting to know you... My career is divided as before and after Baxter. Sitting on a Baxter sofa for the first time, for me, it wasn't just gorgeous, but it was the most comfortable piece of furniture I have ever experienced in my life. Not only use the sofa but the coffee tables, prints, and everything is so creative, so unique and sophisticated."</span></p>

So we really wanted to create as a family a unique tower, not just a rental building, or a condominium with a gym but really something special. We are building a fantastic building that's over 50 stories tall. The first six floors are an incredible brick facade, which is going to be an office condo called Creative HQ, which is being sold by</span> <span style="color: #0000ff;"><a style="color: #0000ff;" href="https://dev.hauteresidence.com/webinar-one-sothebys-international-realty-daniel-de-la-vega-real-estate-in-age-covid-19/">ONE Sotheby's International Realty</a></span>. <span style="color: #000000;">(Furthermore,) <span class="s1">Natiivo<img src="https://s.w.org/images/core/emoji/13.1.0/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" /> Social is </span>70,000 square feet of the most amazing amenities that anybody has seen."</span></p>
<p><span style="color: #000000;">"We took the elements of what was the historic downtown," said Fort. "We looked at the Freedom Tower. We looked at the older brick buildings than in downtown in downtown Miami. We even looked at older brick buildings in Miami that were previously demolished, just to understand what used to be there, and we took that as the inspiration for what are the office levels of the project."</span></p>
<p><span style="color: #000000;">"In a platform like Natiivo, as it's going to be a lot of home-sharing, they have the hotel components," said Xakoustis. "The design (team) is going to make sure that it's doable, buildable, and that will last a long time. At this point, every builder, every developer, they're very careful with their budgets and what they offer. You have to be on your best game and create a product that is going to be amazing. Being part of this great team, I think it wasn't that difficult for us we follow the leads and we try to to make them shine."</span></p>
<p><span style="color: #000000;">Menin put in perspective the different options that the building allows. "We're really a building that's very flexible. I think we're selling so successful because people like (that) there's not really a restriction. You know, it's not a condotel that the deed is not a deed. It's not just a residential tower where you can rent out short term. You can buy real estate and do as you wish, with our rules and regulations."</span></p>

<p class="p1" style="text-align: justify;"><span class="s1" style="color: #000000;">Jenny Lenz joined her mother at Dolly Lenz Real Estate and has since become the company's Managing Partner. Her passion for the business started at an early age as she was exposed to some of the most breathtaking properties in the world, accompanying her mother on business trips to Europe and Asia. Today, she is looking to continue in Dolly’s pursuit of taking on and dominating the NY and international real estate market. She has also fulfilled numerous speaking engagements at real estate conferences throughout the U.S and Australia.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">The webinar was hosted by <em>Haute Living</em> Senior Vice President <strong>April Donelson</strong>, who asked the mother/daughter combo questions that included several from the live webinar audience.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">On the use of technology for showings, Jenny said, "We've used technology in the past. It gets better every year, but we don't see that replacing in-home tours. We have amazing drone footage, which is a new thing, but it's not a differentiator." Dolly added, "It is almost impossible to sell something off a virtual tour, but it can help. We find that photography is often much better than anything else in reflecting a property."</span></p>

"Stay the course," she said. "Know your data. Really get into the details of information. The only way you can get credit with any buyer is if you know the details."</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Jenny added, "We all have time now to learn every new development. Everything is online. If a client knows something you don't, that's bad."</span></p>
<p style="text-align: justify;"><span style="color: #000000;">They are optimistic about the near future of the real estate industry. "We are fortunate to be in this business that can come back on a short term basis," said Dolly.</span></p>
