How did you spend time once the lockdowns across the world started taking effect? How did you adapt to it in comparison to other agents?

Professionally, what have you learned in 2020 about yourself?

What I learned about myself is that I don't get discouraged by external events. There is a great market out there, lower prices, very low interest rates that are supposed to stay the same for years, it's a good environment for buyers and sellers who adjusted their expectations to lower prices are doing very well.

What do you see in the West Vancouver market for 2021?

I'm seeing more of the same. In times of uncertainty, real estate is the best place to park your money. You can live in it, you can rent it out. It gives stability.

What is a safe investment?

Governments are printing money. As a result money will be worth less and less. So, how do we protect ourselves?  Frank Giustra said on Michael Campbell's show: Buy Gold. I understand. Others say buy bitcoin. For me it has always been buy real estate. You live in it, you can rent it out, you can grow vegetables… and even though sometimes prices go down, like right now, that creates opportunities. I just sold 3094 Procter because several buyers recognized the value of unique and special. The price was lower than in 2017. Interest rates are super low and prices are lower than 3 years ago, what better timing?

How have times changed for rates since a few decades ago?

Back when inflation was a threat, my dad sold the family vineyards in the north of Portugal and immediately put the money into rental condos in Lisbon. When I lived and worked in Rio, in the 80's - inflation in Brazil was 1000%. Alcan (a multinational from Quebec that had a holding company in Brazil, it has since been bought by another multinational - Rio Tinto) had a money market guy who collected our paychecks on Friday and put the money into the overnight markets until Monday, when I usually would go to a currency exchange and get it into $US.

What was your first sale in West Vancouver? How have prices changed since then?

My first sale in West Van in 1986 was a house in Dundarave for $143,000. I predicted that soon it would be worth $500,000. A few years later I thought that people were overpaying at $800,000. In 1987, I had a listing on Westhill for $350,000 - a Tudor with a view of the city and harbor. The kind of property now sells around $4 million. I had people coming in and saying they would not buy because prices would come down. At the same time I had buyers moving in from California because they wanted their kids to be educated in Vancouver. They bought a house instead of renting which was their initial idea.  Two years later they told me they wished they had bought five or more. In 1989, Hong Kong buyers started to come in ahead of the crowds to prepare for the changeover in 1997. Some realtors were showing them 10 houses and asking, “So, which one do you want?” The answer was, "I'll buy all 10."

West Vancouver is a very high end enclave of Vancouver. We have the highest prices and also the highest incomes in Canada.

How long have you serviced the area’s real estate market?

34 years (since Expo year in 1986).

What makes it such a special place to live in for residents?

Access to Vancouver is along the Lions Gate Bridge, very similar to the Golden Gate in San Francisco. If you keep driving North you get to Alaska!   (At the moment our borders with the US are closed because BC has been very good at containing the virus, as opposed to the US. Many US tourists are coming here claiming that they are driving to Alaska

Vickey Barron: "We have a trend in the family where we buy when everyone else says you shouldn't be... In New York, for our contracts that got signed last week, the negotiation was between 7-10% off of the asking price... I have numerous conversations with clients of different price points, and the conversation is that New York will take a little longer to come back around. It doesn't mean deals will not get done. I have a client who is relocating to New York for their job, and they're in contract to purchase something they have not seen but trusted in me and my team to identify the property... People look for those brokers that have the expertise, knowledge, and trust. Trust is going to win all day long... You want to be able to pause and direct and drive your business in the direction you want it to go. Think strategically about how you can come up with better ways to service the people and take care of them."

Josh Dotoli: "Compass has done a tremendous job of putting out a ton skill-building trainings for our team members so that, although they may not be as busy during this time, they are still able to sharpen their skills and reach out to clients... I think we will continue to see discounts. Like any tough time, the US bounces back very strongly, so I'm hoping by 2021 that we return to some sort of normalcy in our markets... This is an excellent time to regroup and to be in a position that when we really pull out of this, that you are fully optimized."

Faith Wilson: "(In Vancouver), our office is closed to the public. My small team is here, but basically it is just us... We have a policy in place on our MLS where it's documented on what has to happen if you want to see a property and then what we do over there to show it. There are masks, gloves, and only a couple of people that are showing at a time. We have been fortunate that a few of our properties are new and vacant, so that's helpful as well... For someone from the US to have a second or third home, it is a great lifestyle. There are great outdoors, amenities, shopping, and restaurants... It is a good time to buy. There is potential for good purchases... For al of us, our clients want to hear from us to hear what's going on. It's key that we stay in touch with them and give good advice."
