How did the third quarter of 2020 real estate perform in Park City?

From the start of the pandemic lockdown in March, we saw a drop in sales numbers through April and then the numbers started to increase in May. In June, the real estate market in Park City exploded and has shown no sign of slowing down.

How has your market been doing so far this year compared to this time last year?

The Park City Board reports that new contracts written are about TRIPLE the number from the same period last year. I am astounded at both the number of new contracts, but Olson the price point. I have never seen as many contracts written with price over $10 million.

Do you expect a more or less active 4th quarter for this year than previous years?

Active listings are at an 8 year low, 2807 compared to 2667 for the same time last year. While we are taking new listings at a higher number than last year, new contracts written are far outpacing new listings. This is creating an even higher demand and multiple offers are the norm. Typically we see a slowdown in November and December, holiday months, but I do not anticipate that to occur this year.

Saturday morning a report surfaced that a local employee on Main St had tested positive for COVID-19 and word spread like wildfire. By Saturday afternoon, I received a notice that all Vail resorts, (Park City Mountain Resort) were closing for a week. This announcement was quickly followed by Deer Valley, Alta, Snowbird and Brighton announcing that they would also be suspending operations for at least a week. By Sunday evening, all resorts except for Brian Head in central Utah and Powder Mountain had announced that they were closing. On Sunday evening, Summit County came out to say that all of the county resorts, PC and DV, restaurants, churches, spas and most businesses would have to close until at least April 16, ending any hope that the ski season might continue. Restaurants would be allowed to deliver meals for curbside pick up only. The food markets would stay open as a necessity.

On Monday, Powder Mountain also closed, leaving Brian Head as the only Utah resort open. (Editor's note: Brian Head has since closed for the winter season). Driving around town Monday morning felt more like mid-April than mid-March. It was warm, very little snow in town and streets were empty. Then, Wednesday morning we experienced an earthquake! Fortunately for us here in Park City, we were far enough removed from the epicenter that it was only a jolt that did little if any damage, but it certainly shook already frayed nerves.

The good in all of this is to see how everyone in Park City has rallied to help each other. Immediately, a Facebook page came up for residents in need, to ask for help and for those willing to help. It is truly warming to see how many of our local residents have stepped up to help those who have lost their jobs or for health reasons are afraid to venture out. The offers to go shopping, pick up meals from restaurants or find sanitary products for those who cannot are an inspiration. It seems that in times of crisis people step up, and perhaps even more so in small close communities like Park City. While things will most certainly get worse, this will end, and hopefully, we will come out stronger.

In the meantime, life and business go on. Not surprisingly, Real Estate sales have slowed, but have not come to an end. I see new sales being reported every day across all price ranges and market types. The biggest change is that we are not holding open houses right now and agents are working from home rather than offices. Fortunately for us, we are accustomed to doing business remotely and through virtual methods, so I am still able to communicate effectively with my buyers and sellers and show properties to interested buyers. As is often the case, difficult times also bring opportunities and the savvy investor is ready to act! As many of us are now working from home and have time, I would love to hear from you and chat about what is happening in your area and perhaps just to chat about real estate in general.

What are the current real estate market trends and conditions in Park City?

At the end of the third quarter of 2018, housing statistics revealed a slight slowdown in demand with prices remaining relatively stable.  The number of single-family home sales inside the city limits was down by less than 2% and the median price of $1.95 million remained the same as 12 months ago.

Condo sales inside the city limits were down 5%, but the median price increased 8% to $820,000.  I attribute the decrease in sales to new developments that closed in 2017 artificially inflating the number of closed sales for 2017.

What are the top 3 things luxury homebuyers look for?

LOCATION!  Whether it is views, privacy or ski access, location is the #1 factor in purchasing. Quality of construction/finishes. With a high number of luxury properties available, buyers can be very discerning regarding the quality of the home and if it fits their expectations. Floor Plan; does the home layout fit the needs of their family?  From large gathering spaces, kitchen and bedroom layout, luxury buyers are not willing to compromise.

Where do you foresee the luxury real estate market heading in the new year?

If the economy continues to show signs of slowing or even remaining stagnant buyers will be able to be even more choosy and not settle for anything that does not exactly fit their needs.

Is there a push for vertical living in Park City or is it still horizontal based?

While Park City certainly has seen its share of vertical properties; Montage, Stein Erickson Lodge and Residences, and St. Regis, Park City has historically favored horizontal properties.  This may change as land for luxury developments becomes scarce leaving no alternative for new luxury residences, but for vertical properties.

What do you recommend to homebuyers looking to invest in Park City as we head into 2019 and the ski season?

Work with a long-time experienced agent who can advise you on the history and future of various luxury developments as well as knowing what is coming to market. Patience. If you do not find exactly what you are looking for, do not feel pressured into settling for less. The Park City luxury home market is quite fluid, and a good agent will listen to your needs and find the perfect property for you. Interest rates are still low but creeping upward. Inventory for luxury properties is comfortable, giving buyers ample choices. This a good time to be looking for a vacation home in Park City/Deer Valley.

To learn more about it, Haute Residence talked to Dennis Hanlon, a prominent local broker with Summit Sotheby’s International Realty.

Park City has a large second-home real estate market. What are some of its most attractive features compared to other ski-resort regions?

One of the unique aspects of Park City is its proximity to Salt Lake City and the Salt Lake City International Airport. Park City is an easy 30-minute drive from the SLC International Airport. The location of the SLC International Airport, just to the west of Salt Lake City, helps ensure that it is rarely closed due to snow or inclement weather. This is particularly attractive to visitors coming in with short vacation windows. Also, Park City has become an attractive second-home market for commuters working in Salt Lake City. The clean air, cooler temperatures and slower pace of life attract many families looking for a lifestyle balance.

Another attractive feature of Park City for visitors and second homeowners is its lower elevation compared to almost all of the Colorado resorts. This is an important feature for many visitors that are coming from sea level or near sea level.

What are some of the most popular enclaves in and around Park City for second homes? What makes them so?

Park City is home to two world-class resorts, Deer Valley Resort and Park City Mountain Resort. The communities near both resorts are extremely popular for second homeowners as they have both the convenience of resort access as well as the ability to rent their homes short-term as vacation properties. Within the resorts are three gated communities, which are highly desirable for high-profile owners or people just wanting an added a level of security. These communities are: Bald Eagle and Deer Crest in Deer Valley and The Colony at Park City Resort. All three of these communities feature ski-in/ski-out homesites with breathtaking views of the Wasatch Range and surrounding areas.

In addition to the resorts, we have several gated golf course communities, which have become very popular for the summer-time crowd. These communities feature homesites and homes on courses designed by Pete Dye, Jack Nicklaus, Mark O’Meara and Tom Fazio.

In addition to all of these resort communities, the neighborhoods of Park Meadows, ThaynesCanyon and Sun Peak have become very popular with second homeowners looking for more of a“neighborhood” feel.

How did the resort real estate market in Park City fare in 2017? What are your expectations for 2018?

2017 was a very strong year for real estate in Park City. The number of single-family homes sold in the Park City city limits and the surrounding areas increased by 5% since 2016. As home prices inside the city limits increased to an average price of over $1,000,000, we saw more buyers purchasing in the surrounding area.

Condominium sales in and around Park City continued to be very strong as these are very popular with second homeowners. Condominium sales near the Park City Resort increased by 19% over 2016 and Deer Valley sales increased by 18%. Of particular interest is the increase in Deer Valley sales, as it had been relatively flat coming out of the recession.

Like most of our neighboring resorts, our largest obstacle to sales has been declining inventory. As both home and condominium prices have now come back to or surpassed pre-recession prices, owners are not feeling any pressing need to sell. Combine this with the lack of land for new development and we sepe historic low inventory numbers. Despite the lack of inventory, I expect 2018 to be another strong year. The economy is robust and buyers are feeling comfortable about the future.

Where do most people seeking to buy a vacation home in Park City come from? Or is it a rather diverse crowd of buyers?

As I mentioned earlier, Park City benefits from it’s close proximity to the Salt Lake Airport and the Delta hub. For many years I have answered this question by saying that our visitors come from “Anywhere that Delta flies direct” While California and Arizona have traditionally been strong for us as they are less than 2 hours by air, New York, Chicago, Florida, Texas and Washington DC are also very popular markets.

Over the years I have been noticing a new trend of summer visitors coming from the “hot” states of Arizona, Texas, Alabama and Florida. As the weather across the country has heated up, residents of these states have discovered our delightful summers. Warm summer days with cool evenings has made Park City a popular destination for visitors from all over the country.

Park City has also attracted many visitors from Mexico and Central America, again for the ease of access.

What are some of the things buyers need to consider when buying a second/vacation home?

This is a great question and one that is not addressed enough!

First is location. Here in Park City, do you want easy access to a resort and, if so, do you have a preference to which one? Do you want to be slope-side or within walking distance to a resort or do you not mind packing up a car and driving a short distance to the resort? How about walking distance to Main Street shopping and dining; or is being on a bus line important? The closer that you are to the resort or ski access, the higher the price.

Second, is rent-ability. Is renting your vacation home a consideration for your purchase? Not all communities in Park City allow vacation rentals, and with the areas that do allow vacation rentals, there are locations that are more popular for rentals....bringing in more revenue.
Third is price. What is your price range and what can you get for that price? Early in your search determine what is most important in your price, size, location, amenities. For example; a three bedroom condo slope side in Deer Valley can be priced around $1.5 mil and up, while a larger, but older condo in town might be priced under $1 mil.

Fourth is future development. This one is often overlooked and should never be. A condominiumor home that has wonderful views and great access to skiing or hiking trails may lose thoseamenities or be severely impacted by future developments. While many of the resorts in the west are on Forest Service Land, Park City is unique in that the majority of the land that the resorts are on and the area surrounding the resorts is privately held. So, what you see may not be what you get “forever.”

Fifth is amenities. Are pools, hot tubs, tennis courts or other recreational amenities important? Is covered parking or a private garage a necessity? These can vary by development and can affect both the purchase price and rent-ability.

If owning a vacation home is part of a person’s investment plans, what are the intricacies that buyers might not be necessarily aware of?

Vacation properties like any investment are subject to the whims of the economy and it seems like resort properties are even more so. As many of our homes and condominiums near the resorts are owned as second homes, a downturn in the economy can have a larger impact than in metropolitan markets. “Nobody needs to buy a second, third or fourth home” so, in bad times,these are the first purchases to be put on the back burner.

Financing can also be tricky, as the majority of our resort condominiums are used as rental properties when the owners are not here. This can become a major stumbling block for many lenders as they tend to look unfavorably at projects with high numbers of units that are rentals. Another item to be aware of is for what purpose are you going to purchase this property; as a second home, primary residence or investment property? Each of these purchases could have very different interest rates, terms of the loan or buyer qualifications. This is where a local lender is crucial, one who knows the local market and how to position the loan package.

Another area of interest is, again, looking at future developments near the area that you are considering. Future developments may increase or decrease the value of a given property, so it is important to understand what can be built nearby and what affect it could have on the property that you are considering.

Villa Casa Nova is a Deer Valley Resort ski-in/ski-out estate that was voted the “Best Ski Chalet in the United States” by World Ski Awards in 2013 and 2014. The chalet was scheduled to go to the highest bidder without reserve this Saturday, March 28th via DeCaro Luxury Real Estate Auctions. When clients come to you with an idea of what they want, how do you help them refine their criteria prior to finding a match?

When a client comes to us wanting to either buy or sell their property we like to have an in depth conversation about what goals they’re trying to achieve.  For instance, when someone comes into town for a vacation and falls in love with Park City they’ll often decide they’d like to purchase a vacation home here.  At that point they have very limited experience with the town and some of the nuances of different neighborhoods.  Park City offers a variety of lifestyle options from condo hotels like The St. Regis, Waldorf or Montage to the charm of Old Town where historic homes offer charm and the convenience of proximity to Main Street.  It’s our goal to understand what’s most important to our clients and help them find the opportunities which best fit their goals.

What is the most important thing you look for when purchasing a home for yourself?

Location, Location, Location!  Everything else is secondary…you should love where you live.

If you had to choose one piece of advice for first-time home buyers, what would it be?

First time buyers should understand that there are always compromises when purchasing your first home.  It’s very rare to find a perfect house unless you find a lot in a neighborhood that you love and build your home with the floor plan and finishes that you select.  Prioritize your wants and needs and go with the home that meets the majority of your needs and hopefully you get a few wants checked off the list as well.

If you were not selling real estate, where would you be today?

If we weren't selling real estate we’d both be on the ski hill…although…we still sell real estate on the ski hill.  So…I guess we can’t imagine where we’d be. J

What would you say is your most proud accomplishment as a real estate agent so far?

Our proudest accomplishment is that while the country has experienced such a difficult period financially, which greatly affected the real estate market, we’ve continued to thrive and grow.  By focusing on how we can truly help and working to improve our level of service and value to our clients, our business has been steady and growing.  We look forward to the future with great enthusiasm.

What local amenities does this area have to offer (parks, community center, recreation programs)?

Named by Forbes Traveler Magazine as one of the top 20 “prettiest towns” in the United States, Park City truly remains an undiscovered jewel. Park City was founded as a silver-mining town in 1869. By 1900, it was a booming mining town with 10,000 residents and 100 saloons. The population declined after the shutdown of the mines but has grown tremendously beginning in the 1980’s through an expansion of the tourism industry. The city has three major ski resorts: Park City Mountain Resort, Deer Valley Resort, and Canyons Resort. Park City and Deer Valley ski resorts were the major locations for ski and snowboarding events at the 2002 Winter Olympics and Deer Valley is consistently voted one of the top resorts and often number one in the country.  One of the benefits of hosting the 2002 Winter Olympics was the creation of the Utah Olympic Park.  The Utah Olympic Park is open year round and offers the opportunity to observe or participate in activities ranging from the Bob Sled to aerial jumping.  The resorts are also a great place to take advantage of hiking & mountain biking during the summer months.  With zip lines, the alpine coaster and activities for the kids there’s something for everyone.  Additionally Park City hosts the annual Sundance Film Festival which was founded by Robert Redford.  Sundance is an exciting time where Park City bustles with the energy of aspiring and accomplished artists. Less well known are the amazing golf courses we have in Utah.  Private communities courses designed by Tom Fazio, signature Jack Nicklaus, Pete Dye, Arnold Palmer & Mark O’Meara offer the opportunity to live the ski resort lifestyle without giving up your love of golf. With an international airport just 30 minutes away we’ve found our visitors spend less time driving and more quality time on the hill and with their family and friends.

Can you describe the local school system, and what type of education children get here (private, public, charter - focus on sports, the arts, etc.)?

Newsweek has ranked Park City High School among the top 200 high schools in America since 2004.  Park City High School offers a complete high school curriculum and an extensive selection of AP (Advanced Placement) courses.  Language offerings include Spanish, French, and Mandarin Chinese.  In conjunction with the AP curriculum and with the support of members of the community, PCHS has offered school sponsored trips to Europe and China.

Core curriculum for the public middle schools covers language arts (writing and reading), math, science, social studies (history), healthy lifestyles (health and physical education) and information technology (computers).  Expanded curriculum includes drama, music, band, French & Spanish, visual arts, dance, shop, home economics, and life skills classes. Outdoor education programs allow students to experience nature and hiking as well as learning about environmental issues through slides, lectures and hands-on projects. There are also excellent private schools in the Park City area, offering a diversity of education.  Currently there are two Montessori academies, a private academic day school, and an unusual and respected school for winter-sports athletes, which inverts the normal educational calendar, placing intensive academic work in the summer, freeing the winter competition season for the athlete/students.

What is the community culture like (i.e. private, gated, urban, diverse, etc)

Our community is really one of a kind.  People who visit Park City fall in love with the local vibe. Low key and laid back, Park City offers the alternative to other resorts on the verge of archaic without the creature comforts most of us prefer in our vacation destinations to overly pretentious and slightly uncomfortable for the understated visitor…in Park City everyone is welcome and invited.  Most everyone who lives here came from somewhere else and brings with them the experience and knowledge gained from living all around the world which greatly enriches our culture. While there are private gated communities and clubs you’ll find that locals and visitors alike enjoy the benefit and atmosphere of places like “The No Name Saloon” where you can enjoy a local brew and buffalo burger or sip on a delicious cucumber martini at the “St. Regis” or enjoy slope side dining at “The Montage at Deer Valley”.  Truly unique and a wonderful place to visit and live.

What is transportation like to the area's major surrounding cities, or within the city?

Leave the driving to us. Park City, Summit County's free transit system is the best way to get around town. The transit system provides easy access to recreational areas, our historic district and Kimball Junction without the worries of having to drive your car and find available parking. There are also private transportation companies as well as car rental companies for those who’d like the flexibility of coming and going at their leisure.

Is there a strong political presence or community leader involvement in this area? 

There is a very strong political presence in Utah.  In fact our Sotheby’s broker is very actively involved as Chairman of the Utah Republican Party, our governor is a former realtor and our former local mayor who served for years was an active realtor. We are very business friendly and the growth and economy reflects our tax rate and policies.

Are there any local traditions that bring the community together? (sports events, charity events, sales, holiday celebrations)? 

Park City is so strong because we have so many events going on throughout the whole year and all of them have great participation.  Our 4^th of July parade, Concerts at Deer Valley, Pond Skimming at Canyons Ski Resort, the Arts Festival, Sundance Film Festival and of course many charitable events for non-profits bring everyone together.

What is the job market like or major industries that are at the core of this area?

Utah has a very healthy viable job market and fairly low taxes which make it a highly desirable place to live.  Because Park City’s major industry is travel and tourism the jobs available range from working at the local resorts, hotels, restaurants & retail stores.  But…the unique aspect of being in Park City is its close proximity to Salt Lake City and the surrounding areas.  Salt Lake and the surrounding cities offer job opportunities found in most metropolitan areas.  Because of our friendly small & large business philosophy and corporate incentives Utah has attracted businesses the like of Solomon, Rosignol, Back Country.com, Overstock.com, Adobe, Twitter (technical operations), Bluehouse, Cushman and Wakefield and will be the future home of Raliegh movie studios and a new but unnamed as of yet movie studio in Salt Lake just to name a few.

What are some thriving small local businesses that make an impact in the community?

Some of the biggest impact in our local community is made by the great non-profit organization we have here in Park City:

The Peace House, which provides a safe haven for victims of domestic violence & includes community education and awareness programs designed to reduce the violence and abuse in our communities.

The National Ability Center, which is an organization committed to the development of lifetime skills for people of all ages and abilities by providing affordable outdoor sports and recreational experiences in a nurturing environment.

Mountain Trails Foundation was established in 1992, at a time when Park City had only a few hand-cut trails all of which were on private lands. Spring forward to 2011 and we now enjoy 350+ miles of trails in Summit County, Utah with Park City at the epicenter of this internationally recognized outdoor nirvana.

These are just a handful of the organizations that work every day  to make a better community for the people who visit and live here.

What are the local property taxes like and what other financial responsibilities should a property owner in this area be prepared for?

Utah is one of the least expensive states for fees on real estate transactions. A buyer paying cash will have to pay half the fee owed to the title company which generally comes to about $200 for the buyer. Unless there is some other negotiated fee, or in a few cases, a transfer fee owed by a buyer in a couple of developments and neighborhoods, the total closing costs for a buyer is normally limited to that $200. Of course for properties that will have a mortgage, loan fees will be part of settlement costs for the buyer. In Utah, the seller pays the Realtor fees and the Title Insurance fees, unless otherwise negotiated by both parties. Property taxes generally run just under 1% of actual value of a property. If the home will be the primary residence of the owner, or will be used for a long-term rental for some other occupants, there is a 40% discount from this amount, and this is regulated by the Utah Homestead Exemption Regulation.
