<p><span style="text-decoration: underline;"><strong>Highlight quotes:</strong></span></p>
<p>Jeff Biebuyck: "The reason we call our company Frontgate is that there are 26 gated communities just in our zip code. Like everywhere else, we have the best year we've ever had, and I was convinced in March [2020] that we had to be<span class="text" data-v-95d1c120=""> prepared to shut the doors because we got a pandemic and big overhead. Fast forward, h</span><span class="text" data-v-95d1c120="">ere we are, and it may end up being the best year and i</span><span class="text" data-v-95d1c120="">t's just been <span class="matches">phenomenal. W</span>e're blessed we've survived the fires that we had in Calabasas that wiped us out for a good quarter. W</span><span class="text" data-v-95d1c120="">e've gotten knocked around a little bit, but as I said, we got a really nice market right now. People are leaving LA to come to Calabasas and Hidden Hills because of its guard-gated communities. We have from the Kardashians, Will Smith, you name it. We c</span>are about our clients, treat them like everybody else. We all put our <span class="text" data-v-95d1c120="">pants on the same way, so if you treat them like that, I think they respect that."</span></p>
<p>Ryan Ayre: "There are people from the Raleigh area who <span class="text" data-v-95d1c120="">might have had a condo here [Emerald Isle] and they have moved their family down here</span><span class="text" data-v-95d1c120=""> to get out of the big city. You're seeing a lot more migration now. Some of those people are going to sell their homes, get the equity out of it, and then buy a bigger home here and sell the condo. You have definitely seen</span><span class="text" data-v-95d1c120=""> a change in migration. </span>You're seeing a change in demographics here. There's a lot of cash rolling into here that's not an investment. It's people actually moving here, which differs from 2008 when most were investors. These are people that want to live here. People are coming from California, New York, Ohio, anywhere up Northeast. Even Florida and surrounding areas. I've always said that that this area is kind of a hidden gem and it's not anymore; people are finding it. It's getting to the point where we are getting more recognized around the country."</p>
<p>Paul Perry: "We are doing really well up here in Arizona. I think we're at the top of the food chain right now for appreciation and house sales even above Miami, which is rare for us. We've actually held it for the last two months now... We have people coming from the Carolinas and Florida... What we're dealing with is people saying we're going to another 2006 bubble but we're not because we have so much cash coming in. Many people are coming with no mortgages. But if they're going to get a mortgage, it used to be those high<span class="text" data-v-95d1c120=""> ones where they put five or 10% down. Now, you're getting 20% all the way to 50% down, so we have to get rid of that hurdle. Then, the next one is how long is this going to last. The way it's looking, it's all future-telling. How do you get where are we going to go, and it just keeps going up for another three to four years... We are in a great neighborhood and a great state."</span></p>
<p>Elliot Bogod: "New York is opening. More people are considering coming back after the exodus to warmer places such as Florida, Long Island, and New Jersey. Manhattan saw a lot of people leave and now they are coming back. Things are starting to be more active again. We had a very tough year last year as you know, all aspects of real estate commercial retail residential. The market is recovering. We see a lot of activity. Restaurants are at 50% capacity now, Yankee Stadium and movie theaters are opening. We expect Carnegie Hall, Lincoln Center and Broadway shows to open soon. New Yorkers are coming back and they're looking for rentals and to buy. We have a lot of inventory. It's the first buyer's market in 12 years, so it's great for investors and for people to bring money and invest in New York. Brokers are busy with contracts out, signed, and closing. Commercial real estate has never been more affordable. R<span class="text" data-v-95d1c120="">esidential as well because we saw some buildings with 20-30% discounts."</span></p>

<p><strong>How did the real estate market look in the beginning of 2020?</strong></p>
<p>We had a busy month of January and February of 2020 before the pandemic even though real estate market has softened since its peak of 2015<sup>th</sup>.  Prices of Upper West Side condos, coops, and townhouses have been reduced by many buyers in order to be attractive and to get buyers' attention.  There were approximately 660 active listings on Upper West Side in February 2020. March 15<sup>th</sup> to June 12<sup>th</sup>  there were no “in-person” showings and a very small number of transactions. COVID deals mostly have been happening and steeply discounted deals signed during that time.</p>

<p><strong>What, if any, changes did the pandemic have on prices? On inventory?</strong></p>
<p>Pandemic increased inventory by thousands of apartment listings in NYC. Upper West Side has tripled the number of available inventory and sellers are more negotiable than ever. Buyers are expecting discounts and getting them in many instances.</p>
<p><strong>Professionally, what have you learned in 2020 about yourself?</strong></p>
<p>During my real estate career, I have witnessed downturns in 2001 and 2008 caused by September 11 and Lehman Brothers stock market crisis.  The COVID-19 pandemic has crashing effect on the NYC real estate market as well and a resemblance of two previous crashes. We have experienced market prices declines on the properties during those two previous downturns and know precisely that prices will come back and the market cycle will change. Currently NYC real estate market is in the midst of the correction and everything is on sale. We have a resemblance to the real estate market of 2012 when we had an inventory of almost 10,000 apartments for sale.  Currently, 1600 apartments are available for sale on Upper West Side. It’s truly a buyer’s market and buyers have a freedom of making offers, negotiate, pick while sellers are listening to the offers as never before in the previous cycle. We have learned that this market cycle is very active for us and Upper West Side has shown strength and activity in rentals and sales. <p><strong>Now that Summer is close to ending, what do you see as the takeaways from the last six months?</strong></p>
<p>September brought new wave to apartment rentals to large, family size residences on Upper West Side. We are very busy helping families to move back to the city. We have clients who rented apartments site unseen by calling us from Hamptons. Sales show softness as only well-priced apartments are getting attention. Everything is on sale and people are expecting discounts.</p>

<p><strong>What activities can be done around this time of the year in New York while allowing for safety?</strong></p>
<p>We saw Statue of Liberty and Metropolitan Museum opened and many places having outdoor dining and will have indoor dining on September 30th as New York entered into the 4th and last phase of opening. Outdoor arts and music are opening. Botanical garden, Bronx Zoo are opened. While many hotels are closed there will be an announcement soon about Aman Resort’s Hotel opening in Crown Building at 730 Fifth Avenue and it will include three-story spa.</p>

<p><strong>How is the market in the Upper West Side performing? Do you see more people coming, going, or a balance?</strong></p>
<p>The Upper West Side market shows a sign of life. We have signed a couple of contracts in August and just listed a great one-bedroom condo with a terrace. There are not many one-bedrooms with outdoor spaces on the market and it has generated a good amount of interest from buyers.</p>
<p>Many of our listings that are in the $4 Million+ category are less liquid in this market even though many clients are taking advantage of low-interest rates. We took some of the residences off the market as sellers don’t want to reduce prices dramatically. One of the townhouses listed by us had a price reduction of more than $1 Million. The year 2020 was a breaking point for many sellers and brought to market buyers who hesitated and waited in prior years.</p>

										<content:encoded><![CDATA[<p><strong>Bruce</strong> <strong>Willis</strong> lives a movie star's lifestyle in New York, and his apartment shows it. The actor recently listed his home at 271 Central Park West. The home didn't stay on the market long though, as the listing was scooped up less than one week later from a mystery buyer. The 6,000 square foot home, purchased for just under $17 million in 2015, is reportedly under contract for $17.75 million, according to sources.</p>
<p>With both Bruce Willis and his wife, model and actress Emma Heming, living high profile lives and moving around for work, keeping the home didn't make sense for the amount of time they spent living in it. Willis has owned property or lived full-time in the neighborhood for years, and told <em>WSJ</em> that he "will always be an Upper West Side guy, I've been living here on and off since the 70's." The home features nearly 150 feet of walls facing Central Park and bucolic views of the city below from almost every room. 271 Central Park West is a pre-war co-op with only two units per floor and a full-time elevator operator.</p>
<p>With six bedrooms and four and a half bathrooms, the duplex apartment facing the park is absolutely incredible, and surely a luxury home for the mystery buyer that scooped up the <a href="https://www.elliman.com/new-york-city/271-central-park-west-3-4e-manhattan-mguegjp" target="_blank">listing</a>.</p>

<p>Jane Wenner’s Upper West Side residence is a traditional 20-foot-wide, five-story Victorian brownstone at 37 West 70th Street between Columbus Avenue and Central Park West, a storied block that was once home to prominent financiers <strong>Bernard Baruch</strong>, <strong>Samuel Goldman</strong> and <strong>Marcus Sachs</strong>. The townhouse boasts seven bedrooms, 4.5 bathrooms and a rear garden. Built in 1891 by architect <strong>Gilbert Schellenger</strong>, the Wenners purchased the townhouse in 1987 from the estate of fashion designer <strong>Perry Ellis</strong>—who meticulously restored original mahogany, cherry and oak details, and added floor-to-ceiling French casement windows as well as Art Deco bathrooms from London’s original Savoy Hotel.</p>

Thompson</strong>, <strong>Cameron Crow</strong>, <strong>Lester Bangs</strong>, <strong>Peter Travers</strong> and <strong>Matt Taibbi</strong>.</p>

<p>Co-founders <strong>Jane</strong> and <strong>Jann Wenner</strong> (still publisher and editor of Rolling Stone) raised their three children at 37 West 70th Street, formerly known as The Perry Ellis House, until they separated in 1995. During a relatively amicable split (including assets), Jann Wenner (who also owns <em>Men’s Journal</em> and <em>Us</em> magazines) sold his $4 million-plus stake of the townhouse to his estranged wife in 2010, a year before the couple officially divorced. Since their separation, Jane continued raising the kids solo.</p>

										<content:encoded><![CDATA[<p>As the official home to Seinfeld, Zabars, Strawberry Fields, the American Museum of Natural History, Central and Riverside parks, Lincoln Center, and endless restaurants and bars—Manhattan’s Upper West Side is culturally well-fed. But the popular, populated neighborhood is still starving for residential living space. One might have better luck hailing a taxi during a rush hour deluge than locating new residential construction here.</p>

<p>Enter developer <strong>Miki Naftali</strong> and Danish architect <strong>Thomas Juul-Hansen</strong>, whose 210 West 77th Street project will nourish the Upper West Side community with 18-stories of luxury apartments, slated for occupancy in early 2016. West-siders who are already salivating better prepare to pony up some dough, as apartment prices will reportedly range from $4.85 million to over $21 million.</p>

<p>Inspired by Danish modernism, the 210 West 77th Street building resembles an edifice you’d bicycle past in Copenhagen rather than New York City (and that’s a good thing). Juul-Hansen’s building design features hand-formed Danish brick, Juliet balcony façades, and oversized mahogany windows that are harmonious with the Upper West Side’s architectural character. Not since Danish immigrant <strong>Jonas Bronck</strong> (for which The Bronx is named) has a Dane given New York City so much in a time of need.</p>
<p>“I’m a big believer in the beauty of natural materials,” said Juul-Hansen, whose résumé includes interiors at luxurious developments, private homes and Michelin star restaurants such as Jean-Georges. “I believe this gives the architecture and design a timeless quality.”</p>

<p>The Upper West Side is an iconic neighborhood immortalized by pop culture—including the tragic assassination of <strong>John Lennon</strong>, and Seinfeld, You’ve Got Mail, <strong>Woody Allen</strong>’s Manhattan and most famously, by the Oscar-winning classic "West Side Story." Many artists, actors, celebrities, educators, and professionals call this community home. Dominated by five-story brownstones, famous Central Park towers with ornamented façades (The Dakota, San Remo, El Dorado) and older grand buildings topped with water towers, the Upper West Side is tight on space—despite its wide sidewalks and avenues. The 210 West 77th Street development is a rare example of recent new construction.</p>
<p>Upper West Side living space has always been a premium. During the construction of Central Park in the 1850s and 1860s, squatters moved their shacks into the Upper West Side (laying claim to any space they could find). This led to undesirable boarding houses and rowdy taverns.</p>
<p>One hundred years later, tenements used in the filming of "West Side Story" were razed to make way for Lincoln Center for the Performing Arts. Today, the luxurious 210 West 77th building represents the latest call for urban renewal. 										<content:encoded><![CDATA[<p>Anyone who has ever been apartment hunting in Manhattan knows that it can be a long, drawn-out, grueling experience, and it was no different for "X-Files" and "Californication" star David Duchovny, who finally settled on a $6.25-million Upper West Side apartment after months of searching.</p>
<p>There's a catch though: before Duchovny can get his hands on the house keys, he'll need to pass The Ardsley's board, which rejected Mariah Carey in 1999 when she tried to buy Barbara Streisand's penthouse.</p>
<p>But even though Duchovny may have to charm his way into the co-op board, we're sure the three-bedroom, three-bathroom corner apartment featuring a private elevator, wood-burning fireplace, and terrace with sweeping views of Central Park is more than worth it.</p>
