The Beachgoers

It goes without saying that Dubai is one of the world’s hottest beach destinations, no pun intended. Head over to the Instagram feed of anyone who recently visited Dubai, and there will be at least one picture with sun, sand and sea featured prominently.

Two of the oldest beaches are Kite Beach and Jumeirah Beach, populated by swimmers, jet skiers and amateur shutterbugs taking pictures of the sailboat-shaped Burj Al Arab. Though if you really want the best beach experiences Dubai has to offer, you’ll have to head a bit further west, where you will find the Jumeirah Beach Residence and the iconic man-made island, Palm Jumeirah, home to luxury beachfront villas.

The Sporty

Would you like to live a few steps away from your next tee time? With a selection of premium golf estate, which includes the very exclusive gated community of Emirates Hills, Dubai offers the perfect mix of luxury living and leisurely pursuits. What was once a tourist hub and a big draw for young singles has, over the years, transformed itself into one of the best cities in the world to raise a family. Dubai is dotted with a number of beautiful and tranquil residential communities featuring large houses with spacious yards, located a few minutes from the city’s top schools and hospitals.

Emirates Hills, as we’ve already mentioned, is pretty high up on the list. Also popular are Arabian Ranches, Jumeirah Golf Estates and the upcoming mega communities of Mohammed Bin Rashid City and Dubai Hills, which is split into several residential enclaves designed to appeal to the whole family.

The Music Lovers

What do Sting, Tom Jones, Drake, Chris Brown, Santana, John Legend, Mariah Carey, Duran Duran, Backstreet Boys, and Bebe Rexha have in common? They have all been part of the lineup at music festivals in Dubai. The two main events are the Dubai Jazz Festival in the spring and Red Fest DXB in the winter, which are weekend-long events. Other than that, there is always a major concert or two happening in the city that attracts top musical talent.

If your tastes run to the more classical, perhaps a night out at the Dubai Opera is what you need. The innovative opera house hosted one of the legendary Three Tenors on its grand opening, and regularly brings in the very best opera singers from around the world.

The Sailors

Since we started off on the beach, it’s only fair that we end in the water. Dubai is a haven for lovers of all things nautical. Dubai Marina, perhaps the most popular district in the city, is named for the large man-made yacht marina at its heart. There are boating and jet skiing races to enjoy off the city’s coastline, or you could simply enjoy a lovely dinner aboard a ‘dhow’, which is a traditional Arabian sailing vessel.

A major upcoming attraction is Dubai Harbour, which will house two massive cruise terminals and add to Dubai’s waterfront charm.

The prediction comes after a year of declining residential prices, which have begun to pare the bottom lines of top developers. In 2017 alone, values fell by 5 to 10 percent.

The report, titled Dubai’s Real Estate Slump Is Set To Persist, With Only Expo 2020 Offering Any Hope, calls the price dip a “correction,” triggered by a range of pressures that are depressing the home ownership and rental markets as well as retail.

The planned growth of residential properties is to reach 9 percent in 2018 and further 7 percent the year after, Reuters quoted a Jones Lang LaSalle report. The swelling in supply is to keep prices down, as demand is cooling off.

The value-added tax (VAT), which went into effect in the whole of the UAE on Jan 1, 2018, levies a 5-percent fee on the real estate industry. While home purchases in the secondary market are exempt from VAT, buyers still have to pay it on any commissions or processing fees. Commercial real estate buyers as well as tenants will pay VAT.

Further exacerbating the price reduction is the geopolitical isolation of Qatar on accusations of supporting regional rival Iran and terrorist groups. While Qataris make only a sliver of Dubai’s real estate investors, the sanctions against Qatar create a precarious situation where market trust is waning.

Although property prices have gone down by up to 19 percent from their zenith in 2014-2015, as the National Bank of Kuwait reported, experts do not envision a crash of Great Recession magnitude. Back in 2009 – 2010, prices plummeted by an astounding half.

S&P predicts that the market will jump back up in a couple of years with Dubai Expo 2020, which is expected to attract 25 million visitors from around the world and spur positive business sentiment. Yet, the report stops short of quantifying the possible upward trend and warns that a speculative hike in prices without a supply-and-demand match would hurt the Gulf sheikdom.

When fully completed, the burgeoning Dubai Design District (a.k.a. D3) will shine as the United Arab Emirates city’s new creative quarter where fine design, art, fashion, cuisine, luxury, and people of influence and affluence co-mingle. D3 doesn’t yet have the reputation of New York’s Meatpacking District or East London’s Shoreditch neighborhood, but it has a cooler moniker that signals similar hotspot hipness.

D3 officially opened last month with the first of more than 200 corporate brands and studios who will call the area their home (Hugo Boss and La Perla included). Now Foster & Partners will deliver Phase 2 of the project by injecting an international design culture into the globally diverse city—all inspired by the Meatpacking and Shoreditch communities in New York and London, respectively.

D3 will serve as an artist colony, modeled after New York's Meatpacking District and London's Shoreditch neighborhoods.

D3 will attract emerging artists, designers, and other young people who will engage galleries, studios, restaurants and outdoor event spaces.

Foster & Partners’ architectural foundation will inspire Dubai's most creative talents and industries to express themselves within D3’s new environment of contemporary offices, communal working facilities, pedestrian streets, and outdoor event spaces. This strategy is designed to attract startup companies, young people, emerging artists, designers, studios, galleries, and even Michelin restaurants into the neighborhood. As reported by Dezeen, a key ambition is to allow these new spaces to evolve organically, so they can adapt to any purpose.

“This is an exciting initiative which supports young creatives, and allows Dubai’s design scene to flourish from within," says Gerard Evenden, Foster & Partner’s studio head. As idealistic as that sounds, Phase 1 could be called "the establishment phase"—delivering the top-down corporate approach before implementing the designer culture—just in case.

This creative district culture will plant an entrepreneurial seed that gives D3 potential to become one of the world’s premiere destinations for design, fashion, art and luxury, according to Mohammad Al Shehhi, chief operating officer of D3.

Foster & Partners won the project through a design competition. Phase 2 will be completed in 2017, followed by a Phase 3 waterfront promenade. In 2011, Foster & Partners also designed The Souk, a central shopping market of food, crafts and high-end boutiques in the UAE’s other large city—Abu Dhabi.
