Here are some of the questions and answers from the exclusive interview with Greenwood.

Seth Semilof: What exactly is a partner of the Regency Christie's International Real Estate and member of the Christie's Masters Circle?

Robert Greenwood: Christie's International Real Estate is one of the top luxury real estate brands in the world. We have been affiliated with Christie's for almost two decades now. With an investment angle, that has really helped us with our global exposure and the trust of the brand name. We have a fantastic team here at Christie's in the Turks and Caicos Islands with a breadth of knowledge. It is a great collaboration with Christie's and our team of 10 agents works very efficiently in the high-net-worth, high-value world of real estate.

SS: What made you want to get into real estate on the buy and sell side?

RG: It happened organically. At one point, I did the triad where I had a management company, a construction company, and a real estate company where one would feed the other. I did that for a long time, but I always gravitated towards real estate. I love the different styles of architecture. I really enjoy interacting with the people that we meet here. We get such a wide demographic of buyers from across the world, and you never know who you are actually dealing with everything from A-listers to captains of industry. The Turks is not just reserved for mega villas in the $20 million range. We are very price affordable in certain areas and certain condos, so I get to meet some incredible people.

SS: How was the island when you first launched the brokerage firm? What was your strategy?

RG: It was certainly very different than it is today. We did not have the technology that we have today. We did not have the inventory that we had today, but we also did not have the amount of brokerages. There are 16 brokerages within the Turks, but back then, it was three or four. It has always been very word of mouth in the Turks and Caicos Islands. It was slow-moving. Operating a real estate company was not aggressive at all and did not need to be. I do say quite often I have never really sold any real estate. The island already does that for me. My job is to simply guide you through the process.

SS: Tell us about who your mentor was or who helped mold you into where you are at today.

RG: I cannot mention his name, but he has an extensive background in commercial real estate in Canada. He was actually one of my first sales. The majority of my clients become my friends. You have to have the passion and the love of what you do. I love living in the Turks and Caicos Islands. I love what I do and love the people I meet. People see that and they recognize it is authentic. That is what makes the difference. You can read all the books you would like. You can have all the mentors you like. You can learn all the psychology of sales, but it really comes down to true authenticity. Make sure buyers get what they want. They will tell you everything you need to know.

SS: Who are the buyers? Where are they coming from?

RG: A lot of buyers are from the United States. It is a big demographic for us, and we are so easy to get to. It is a hop, skip, and a jump three and a half hours from New York. 90 minutes from Miami. We have direct flights from Charlotte, from Atlanta, and from Houston. Now, we are getting interest from new demographics in California and Vegas. Predominantly, U.S. buyers, but Europe is another big one and South America. The grand prize here is going to be exceptional, not just for real estate, but for tourism. They go parallel when you come down here. You fall in love on vacation, and we can offer you a condo from $290,000 to $68 million or $86 million. It has the full range.

Luxury real estate developer recently closed on a 5.6-acre beachfront location on Providenciales’ world-famous Grace Bay Beach.

Beach Enclave Turks & Caicos, a premier luxury real estate developer and hospitality operator, has secured one of the few development opportunities remaining on the highly desirable Grace Bay Beach, with direct sunset views over the ocean. Vasco Borges: "There is no other place in the world that has sun and good weather across the year just an hour's flight from Miami and three hours from New York. You can have breakfast in New York and have lunch here in Turks and Caicos. Within the Caribbean, there is a lot of diversity and Turks and Caicos stands out because the beaches are outstanding... Our product, by being very private and secluded, was sort of on the first wave of recovery. We see a lot of our buyers owners and guests really enjoying the experience we have; a very personalized touch, secluded, a resort on your own home and we see them spending more time and coming more often. We had our best four months ever since January this year, both on the operations and on the real estate sales.

"I want our owners and guests to feel at home. I want them to feel that the one acre of land and the lush gardens we have around are home, and we see that all the time when they first arrive."

Joe Zahm: "People determined quickly what was most meaningful in their lives and acted accordinly and with haste. Our business has changed according to how people's psychologies changed during this period... One of the most important things is we're easy to get to, and that's so essential. Then, once you get here, it's easy to get around, to navigate, to travel inter-island within  main island of Providenciales. You can hop on a boat and go to Parrot Cay. That ease of use and access is essential to, I believe, our greatest selling proposition at this time. When you combine that with our first-world infrastructure that we have in place and Miami-Dade building codes, and a really wonderful professional community, you paint a picture of of ease. With things being so complicated with Covid, it has cemented that positioning in the marketplace and made this destination even more appealing to tourists and certainly to real estate investors."

Nina Siegenthaler: "We have seen a change in the last 10-15 years to this being more of a year-round destination. We didn't use to do business between May and November, and that has absolutely shifted... [With Covid,] it has been a rediscovery of what we already have right in front of us, appreciating what we have. It has been a period of change where we have seen people that usually come for two weeks a year spend months at a time and take advantage of this opportunity... One year ago, we didn't really know what to expect, but I think somebody predicted that there might be a flight to quality during this time, and I think that has in fact become true where people rely on the infrastructure and teams that Beach Enclave has on the ground here, because a lot of lot of our owners obviously don't spend the majority of the year here. Having that reliability and that safety factor has been a real differentiator in our sales process. With that being said, we've all been surprised by the level of sales activity, particularly with the pre-construction, so that that's taken me by surprise as well in a good way."

Just in the first quarter of 2021, Beach Enclave has exceeded its total sales volume from 2020.

If you’re ponying up $39 million in peace offerings, shouldn't you expect to own the entire 10-acre estate? After all, $39 million still a hefty price for the Parrot Cay area. Turks and Caicos is famous for orchids, snorkeling, diving, fishing and the luxury resort Parrot Cay by COMO, but hasn't been known for exorbitant home prices—that is, until recently.

Inside and out, The Sanctuary offers a relaxed atmosphere for friends and family to enjoy.

The villas are steps away from the white sand beaches and turquoise waters of Turks and Caicos.

The 2008 recession washed away years ago, but it has taken a while for the turquoise tides of recovery to reach the shores of Turks and Caicos. And model Christie Brinkley recently re-listed her 1.6-acre Parrot Cay home for $9 million (albeit $1.75 million less than in 2013). It appears as though actor Bruce Willis and musician Keith Richards are hanging on to their Parrot Cay homes. Meanwhile, many other celebrities such as Ben Affleck, Jennifer Garner, Justin Timberlake, Barbra Streisand, Paul McCartney, Penélope Cruz and Julia Roberts visit the secluded island regularly.
