Here are some of the questions and answers from the exclusive interview with Borges.

Seth Semilof: Tell us a little about how you went from college, growing up in Portugal, to the Caribbean.

Vasco Borges: It was absolutely by happenstance. I had done a more traditional career of economics, then I joined this consulting company called McKinsey. When you are a consultant, you get exposed to a lot of industries. There were a few options on the table. One of them was to join a restaurant group in Singapore and the other one was an opportunity to come to the Caribbean to work. I had never been to the Caribbean before, but they promised me a beachfront bedroom in a five star resort, so I came here. It was a vibrant place and I absolutely loved both the real estate and the hospitality component. That is why the idea of building something where people are going to leave with lifestyle experiences, but also hospitality was really, really exciting.

SS: I would love to learn how you came up with the game plan or strategy because you came out and built three different luxury villas. What transpired into that?

VB: At the time, if you wanted to own real estate in Turks and Caicos or the majority of the Caribbean islands, you could either on a condominium or a standalone home. I could not figure out why we could not combine both. You have the great things of a resort, which is all the amenities or services taking care for you, and combine that with the privacy of your home. You really just go in and it is ready for you. I could not convince my employer to do it at the time, so I decided to go in on my own.

SS: What makes Turks and Caicos so amazing? You have not chosen to go to any other Caribbean islands, just mainly stuck to Turks and Caicos.

VB: An amazing combination of things. It has an amazing infrastructure. It has US dollar, UK law, and above all, beautiful beaches. You can have breakfast in New York and lunch on the beach. It is very unusual to get, but we have very low-density development, a fantastic legal setup, and quality people. We are 22 miles outside of Manhattan, so Wall Street is a big part of our market. We are also seeing people coming in droves from New York to New Jersey to the suburbs. We are seeing tremendous movement in Westfield because interest rates are historically low, so it is a win-win.

SS: Where do you see the next 12 months specifically for Turks and Caicos?

VB: We have seen an amazing amount of money coming in and a lot of interest in our homes. We presold all the homes, even before acquiring the land. There is a lot of demand there, particularly for the high-end products. I think that will continue, but also, what you see in some of these locations is this new way with investment that is helping us build more amenities. An expansion of the ecosystem around us helps as that you really need people to come into the islands. Our purpose is continuing to grow because people want everything to be as easy as possible. We are putting together all these protocols and trying to make the experience top, top, top notch for our client.

SS: Where do you see your company in the next five to 10 years as you are expanding the brand?

VB: We are very happy with this location. Being on the best beach, we have some amazing homes coming our way. Maybe we will do something else here, but I think our next wave of growth once we have solidified and built our roster, the team is to go and expand abroad. I think what we have done here can be done in pretty much any location where you have wealth coming in, interest in real estate, and interest in a good lifestyle experience.

Vasco Borges: "There is no other place in the world that has sun and good weather across the year just an hour's flight from Miami and three hours from New York. You can have breakfast in New York and have lunch here in Turks and Caicos. Within the Caribbean, there is a lot of diversity and Turks and Caicos stands out because the beaches are outstanding... Our product, by being very private and secluded, was sort of on the first wave of recovery. We see a lot of our buyers owners and guests really enjoying the experience we have; a very personalized touch, secluded, a resort on your own home and we see them spending more time and coming more often. Then, once you get here, it's easy to get around, to navigate, to travel inter-island within  main island of Providenciales. You can hop on a boat and go to Parrot Cay. That ease of use and access is essential to, I believe, our greatest selling proposition at this time. When you combine that with our first-world infrastructure that we have in place and Miami-Dade building codes, and a really wonderful professional community, you paint a picture of of ease. With things being so complicated with Covid, it has cemented that positioning in the marketplace and made this destination even more appealing to tourists and certainly to real estate investors."

Nina Siegenthaler: "We have seen a change in the last 10-15 years to this being more of a year-round destination. We didn't use to do business between May and November, and that has absolutely shifted... [With Covid,] it has been a rediscovery of what we already have right in front of us, appreciating what we have. It has been a period of change where we have seen people that usually come for two weeks a year spend months at a time and take advantage of this opportunity... One year ago, we didn't really know what to expect, but I think somebody predicted that there might be a flight to quality during this time, and I think that has in fact become true where people rely on the infrastructure and teams that Beach Enclave has on the ground here, because a lot of lot of our owners obviously don't spend the majority of the year here. Having that reliability and that safety factor has been a real differentiator in our sales process. With that being said, we've all been surprised by the level of sales activity, particularly with the pre-construction, so that that's taken me by surprise as well in a good way."

Robert Greenwood: "In Turks and Caicos, we just had a look at the second quarter numbers and we've held well over the preceding couple of years. In some sectors, especially our villa sector, we actually increased sales last year, so I think that's a real indicator that people are looking for COVID safe haven properties throughout the entire region... We see the growth because people are looking for a safe haven. And if you're going to quarantine, you might just as well quarantine in paradise... [Buyers] feel comfortable because they know the Christie's brand, the trust and the integrity that comes with it, and they're happy to say, 'Okay, let's do the deal.'"

John Christie: "There are different kinds of buyers and visitors in the Bahamas. If you're someone from New York and you're used to action being around, Nassau is the place for you, with large hotels, casinos, nightclubs, and all the main luxury communities. With COVID, we have seen a spike in interest in private islands, because there's no better place to have than your own private island if you want to control your destiny and a place to lock down. That's been one of our strengths. If you're a beginner buyer or someone that has a couple of extra dollars, you can get lots as low as $20,000."

Justin White: "Antigua is a unique place. We have zero capital gains tax, zero inheritance tax, and zero income tax. That's the benefit there and itself. We have opportunities in almost every single angle, especially with regards to real estate... We have boutique hotels, luxury resorts, luxury villas, and tons of empty primetime land right on the ocean with a citizenship aspect, whereby you can gain citizenship to this country if you meet certain prerequisites... Craig Ryan: "We have seen a big uptick in our luxury rental market. There's nothing easier than for your family to come down and get a five-bedroom villa on the beach, and you have your week to be by yourself... We opened up our borders June 1st, and from there, we've had full planes from America because there's a huge demand. People are ready to finally get out and enjoy life... If I have a client that doesn't find a product that works in Antigua, I'm calling up John and Robert. That's the level of family we have between the affiliates where it's not a cold introduction email. We have support between the islands and the Christie's network overall."

A recently published yearly report by The Agency Turks and Caicos shows the Turks and Caicos Real Estate Association recorded 300 sales in 2017, amounting to over $216 million. The luxury segment closed 2017 with over 100 sales in excess of $500,000. Some 93 properties were listed as either conditional or pending by the end of last year, cuing to a strong start of 2018.

Most of the traction in the market stemmed from single-family homes and vacant land – unzoned and residential – as opposed to condominiums, whose inventory contracted in the last 12 months.

Single-family homes made up close to 70 sales, with increased median price from $520,000 in 2016 to $787,500 in 2017. Independent rental opportunities with higher potential returns enticed both home seekers and investors in the residential sector, where properties with 4+ bedrooms did exceedingly well.

Vacant land enjoyed the highest sale number in 2017 – 136, as well as the largest spike in median prices – from $74,000 to $117,500. Water frontage, elevation and access to the ocean were some of the prime determinants of the value of land on Turks and Caicos last year.

“Investment in a piece of land that offers one of these features has a direct correlation to lifestyle, rent-ability and the all-important return on investment,” the report says, predicting increased developer confidence in North Caicos in 2018.

Emerging from a sound 2017, despite Irma, and boasting multimillion active listings – from the Triton Villa to serene lots – The Agency Turks and Caicos concludes that 2018 is “truly a time to be excited for the Turks and Caicos Islands.”

What do you see as some of the biggest opportunities in the coming year ahead?

The luxury end of the market is gaining strength.  More buyers are choosing to purchase real estate for lifestyle. There is a significant high end variety of real estate to choose from in the Turks and Caicos from beachfront homes, sites and condos to canal from homes and sites.

What is it about you and your company that sets you apart from the rest?

We are involved in all areas of the market and not just the luxury end.  By being involved in all areas of the market we have a wider understanding of the market and the home markets of our buyers. We present our listings in a professional manner with exceptional photography whereas the majority of our competitors do not. Professional presentation of all listings is very important.

What are the most important questions a client should ask themselves before selecting an agent in your market?

What is the agent’s level of experience?

How well do they know the jurisdiction?

Has the agent invested in real estate or in a home in the jurisdiction.?

Is the agent a good listener?If they are then they will easily sift through the properties on the entire MLS and put together a short list of properties to view.
