In 1891, the historic East Hampton estate was built by acclaimed Grey Gardens architect Joseph Greenleaf Thorpe for the homeowner’s wife, Laura Brevoort Sedgwick. Following a near century and list of elite owners, Calvin Klein purchased the property from the son of Juan Trippe, the founder of Pan American World Airways. The real estate sale took place in 1987 with Klein’s second wife, Kelly Rector, where the formerly married couple spent $3.6 million to acquire the impressive property.

Following the first few years after purchase, the duo executed substantial renovations to the home and eventually had it featured in the 1992 edition of Vogue Decorations. While the celebrity couple officially divorced in 2006 and were reportedly separated for a decade prior, Rector continued to reside within the Hamptons home. Despite her stay nearly fifteen years following their split and her former initials “K. K.” plastered on the front gate, the deed was still in Klein’s name. This past week, the estate was sold in two off-market transactions to undisclosed buyers hidden behind an LLC. The sale consisted of the main property which sold for $75 million as well as the adjacent strip of undeveloped land for an additional $10 million.

The lavish Hamptons estate built in 1891 is situated on 8.4 acres of lush land and features a main mansion as well as a boathouse. Shortly after Klein and Rector purchased the residence over three decades ago, they summoned the help of renowned architect Thierry Despont to modernize the interior space. Spanning over 10,100 square feet, the primary house is a shingle-style mansion including five bedrooms and eight bathrooms. While information in regards to the home’s interior design is limited, Klein and Rector are infamously infatuated with sleek white interiors and perfectly executed construction projects. Some notable renovations to their former Hamptons estate consist of a swimming pool and boathouse on Georgica Pond pictured in the aforementioned 1992 issue of Vogue Decorations.

In 2007, Moore and Freundlich purchased their picturesque Montauk home for $1.05 million. However, in 2015, the couple reportedly found an inebriated stranger asleep on their couch and quickly vacated the premises. The couple soon after purchased a more protected and gated mansion in town and their former cottage was listed on the market at an asking price of $3.5 million. After a year, the home was taken off the market before being relisted in the fall of 2020. As the pandemic spurred a real estate rush in the Hamptons, Moore and Freundlich finally secured a buyer for their cottage home at a price of $2.85 million.

The humble 1,000 square foot Montauk abode spans a half-acre of land and overlooks Fort Pond. With three bedrooms and 1.5 bathrooms, the charming home highlights a farmhouse aesthetic with antique barn-wood floors and a wood-burning fireplace. The cozy living area includes a painted brick fireplace and built-in shelves. The eat-in kitchen features butcher block counters, open shelving, and a wall of windows offering a scenic view of the bordering nature preserve. The three bedrooms offer versatile space as they can be converted into guest beds or an office. The full bathroom includes a claw-foot tub, separate shower, and checkerboard flooring. Stepping outside, the outdoor space offers dining and lounging areas perfect for summer. Over the years, Moore and Freundlich have renovated the property to include a saltwater pool and pool house. The picturesque home rests near the ocean beach and village where paddle boarding, swimming, and sailing activities are available straight from the backyard.

Randi Ball: "There is no crystal ball. Don't be overly greedy. Price your house where it should be priced. Buyers are coming in and are happy to pay full price if [a home] is priced well. There's not a lot of game playing. So if you're going to sell your house, sell now. It's a great time to sell... For purchasers, houses are going fast, they are going at full price, and there are bidding wars. If you see what you like, you need to move really fast. People are staying here for longer periods of time and they are more looking for the right spot for their family than worried about, the extra half hour, 45-minute commute back to the city."

Anna Sherrill: "Rentals here, especially single-family homes, went really quickly. Low-density buildings with larger units went [as] well... We are still doing deals and things are happening. We have people from California and New York. Before, it was for taxes. Now they're staying here and just comfortable with what we have lifestyle-wise in Miami... Interest rates are at an all-time low. Everybody that can is taking advantage of it. Not everybody uses it right away when they're making an offer because they want their offer to be stronger, but money is very inexpensive so a lot of people get a cash offer and get financing... There are opportunities out there for everybody."

Jonathan Spears: "Folks have started to rethink their lifestyles. And so, when you're working remotely throughout the pandemic, and [they] realize this actually works, people decide to work remotely in Florida. This has been an area that, as folks have looked at case counts and determined what's the safest spot to go, they've come here... Primarily, we're second homes, but with that lifestyle change, we're starting to see more and more primary residences, serving the luxury end of the market... Being that stable, reliable source of information for your customers, and understanding your market and the value that you bring. This is what has allowed us to navigate a high volume of transactions in a very short amount of time.

Kristin Ehrgott: "Typically, the inventory would drive the demand, but now the market is being driven by the demand of the buyers. I just put a house in the market for $2 million and got an offer for almost full price on the same day... We officially announced our joining up with Compass last week, so I've been getting my team on the Compass platform and using the technology. As soon as we announced, we were ready... Due to the amount of demand from our current clients and other Compass agents, I have not reinitiated my Zillow account... I have a client that owned a high-rise condo in Jersey City. They fled to a parent's beach house for a couple of weeks (to spend the quarantine). They contacted me and said they did not want to go back to the condo. They wanted us to sell it. The home they ended up moving to had 11 offers. I found a strategy to persuade the sellers to accept my buyers' offer, and located a buyer for their property in Jersey City... Deals are getting easier to transact. Buyers and sellers are getting together and being reasonable... If you're in an area where inventory is limited and demand is high, people make money on real estate investments."

Margaret Miggins: "It was easier to say vacant homes (during quarantine)...  With the pandemic, many kids came back to their parents' home. It gave people a pause. We are noticing that things are opening back up. There are multiple bid situations going on all over the place... One of our agents just put a listing on and within two minutes, she had six appointments... We are seeing a lot of New Yorkers coming out... It's a robust real estate market now. There's little inventory and everything is getting absorbed quickly... We are seeing multiple bids in every price point. People like to feel settled. We are getting a lot of (requests for) home offices, a patch of grass (from buyers)... When we heard that Compass was opening up in Jersey, we loved it. We love everything about their marketing... Normally, in August we take off the last two weeks. I don't think we will be doing that this year. We lost our Spring market and it's now opening up, so everyone is going to want to get in (their new home) for the school year."

Michael W. Stanco: "We have been operating and it's an exciting time to represent the people in this region... We feel Compass is light years ahead of any other brokers... We are looking forward to servicing sellers and buyers because this area has never been in as much demand as now... It's all about relationships. People come to us because they trust us. Every relationship can go in every direction, so we take every client seriously and treat them equally... Pricing has not gone down these last months. It has been stable or even going up... Demand coming out of Manhattan has been there through the years, but now more than ever. For people coming out of the City, either it's a full-time move, or a second-home buyer coming out of Manhattan that is looking to come during the weekend or the summer... Going forward, there is no downtime. August will likely be busier than ever. I think we will go straight through the Fall... Long Island is a great place to live, and we are seeing a resurgence and renewed interest that will push our business and lives in a positive way."

Bill Fandel: "We were forced into a virtual world. It has given people a glimpse of working more remotely... We are taking longer periods for rentals, of which there is only a certain amount... People will take longer rentals and commute back and forth to different business hubs... Someone can get a good glimpse of properties remotely. We have seen a rise in web traffic and more inquiries on properties that have larger acreage, more breathing room. It will be interesting to see how much of the web traffic stays intact as the re-opening happens... At Compass, we have shown some leadership about releasing technologies and streamlining things... Robin Kencel: "In Greenwich, we are not normally a rental market, but we are nimble and have adapted and responded nicely. We found people that were looking for a month or two for rentals. Then, it changed to 'What do you have for the summer?' Now we are working on people that are taking a whole year of renting. It moves people into considering buying... Compass has a well-vetted group of vendors that give us the ability to do virtual tours that are as close to reality as possible... Our numbers have been off for a couple of years so it's a good time to buy."

Jack Pearson: "Millenials are much more attuned to buying properties sight-unseen... If you can't get in and have a video of the house, you sell it that way. If buyers really want a property, you can make the deal contingent on a walk-through. We have to think out of the box... The rental market (in The Hamptons) got squeezed because half the people that own houses rent them in the summer, and instead they are coming out to stay for the summer. Prices have gone up 30% for rentals... People that were on the fence to buy realized that they want to have a house, not be stuck in an apartment... Our population normally goes up six times in August, and that's what really happened here in March."

Bento Queiroz: "We are trying to accommodate all the demand from people trying to come down... Buying a property as my client did at The Estates at Acqualina, he basically pays his property with tax savings within five years... In Miami, if you navigate through the waters or in-land, people are still sitting on land value and holding on... Miami is evolving and taking shape as a global city. If you bring extraordinary architecture to the city, you can capitalize on it... We are offering an incomparable price per square foot in Miami."

Jim St. Andre: "In the high-end of the market of New York City, buyers are looking at this as an opportunity to buy in a neighborhood or building that they couldn't find access to before... From a business perspective, the strong and the intelligent will survive in the next phase of real estate in the United States... New York is the ultimate sub-market. We will see transactions go up and prices will depend on what sub-market of the City you are (looking into)... New Yorkers are resilient and they want to be here because it's New York."

Recently, they represented the seller in the sale of penthouse PH-5701 at One Thousand Museum by Zaha Hadid Architects in downtown Miami for $13.8 million. This was the first condo re-sale above $10M in the last 5 years excluding Miami Beach.

The webinar was hosted by Haute Living's Seth Semilof and Kamal Hotchandani. The Alexander brothers joined the webinar from their Miami Beach home.

The brothers spoke of the real estate markets in The Hamptons, New York City, and South Florida and how each has adapted to the current times of quarantine. They talked candidly about how they and their agents are working to support their clients, new developments they are representing, and more.

Oren recalled how the market was going through difficult times when they started their business in 2009 and his outlook for the coming future. "This time it's not a financial crisis but a global pandemic. Though things have rightfully slowed down, we feel that the market and the economy will be back. There will be deals out there." He continued on how they are using the current times to plan ahead. "Before, our days were very fast-paced. This moment during quarantine has given us time to strategize about our future."

Tal went into detail about the New York market's current standstill. "Over the last month, there are no showings taking place in New York. We let our sellers what's taking place and our protocol. Before the crisis, the market was up; things were selling. I believe we will get back to business. In The Hamptons, the summer months are the busiest. People snatched up rentals in The Hamptons quicker this year through Labor Day weekend, creating an extended summer season."

On Miami, Oren looks positively on the real estate market coming out of the quarantine mode currently in place for the industry and life overall. "I do feel that South Florida has the most to gain out of it. People are putting value into their life and home," he said. "I feel the Miami market will be on top as we close out 2020. We have an amazing inventory that we are looking to start showing."

For the rest of 2020 in real estate, Tal said, "For New York, I think we will have a lot of pent-up demand (for movement). People will need to have more space or downsize."
