Comedian Jerry Seinfeld and his wife, Jessica Seinfeld, have decided to part-ways with their Colorado estate, officially putting it on the market.

The couple purchased their home in 2007 for $7.55 million and have since doubled the asking price – listing the 27-acre home for $14.95 million. The home was also listed in 2011 but removed from the market when the couple decided they weren’t ready to sell it yet. Also listed is a four-bedroom guest house for $2.775 million, located on a 17-acre parcel.

The 12,300-square-foot estate is a modern farmhouse-style with 11 bedrooms, 11 full bathrooms, and two half baths. Filled with wood and stone finishes, the property was designed to resemble a series of connected Western ranch structures.

The living room features wall-to-floor ceiling windows with views of the Wilson Range mountains, as well as a grand stone fireplace. The main property also has an updated kitchen with wooden countertops, and top-of-the-line appliances. I mean you can't get anything brand new on the market under the $5 million mark, even $5-10 million it's just ridiculous right now. Then what happened was the condos became such a good deal, and all of a sudden, those are getting gobbled up, especially in areas like South of fifth, Sunset Harbor. There's no inventory in all the good areas. Whether it's a single-family home or condo right now, it's just on fire. I listed something literally a week ago in South of Fifth, and it was under contract in three days. Buyers have to be flexible; they have to understand that there are other areas out there other than Venetian, Palm, and Hibiscus Island."

Anne-Britt Østlund: "Telluride is unique. We're not easy to get to, we are not 15 minutes from anywhere. You feel like you're in the mountains. You've got to want it, and once they're here, most people don't want to leave. It is absolutely iconic... Arizona is huge, for us. We get what I call seasonal residents who come up to escape the heat, and then Florida is another one. All of a sudden, California is probably our biggest source. I would say that my business is shifting a lot from second homeowners to people who are trying to move here full-time... I call myself a lifestyle real estate agent, and one of the things I offer my clients is a very intimate knowledge of what it's like to live here. I can help them understand where they fit in best. Boost on the ground, if you will. I find that more valuable than anything they can find on the Internet."

Daniel Tzinker: "As of months ago, I have people from Boca Raton, Golden Beach, and other communities of homes that are looking for condos because somebody from the Northeast knocked on their door and gave them an offer they couldn't refuse, a ridiculous amount of money, and they forced themselves to downgrade for a condo... The inventory is gone, and if you are a dealmaker, you're not going to be sitting and waiting for a year or two until the inventory replenishes because people want to transact today. You go recreate yourself and bring opportunities from other neighborhoods. You have to create a new script... I think business will shift, especially on the homes in this high-demand market...

Magnus Jennemyr: "Coconut Grove is known to have some of the best schools in the country. On the inventory, we have no single-family homes left... The main inventory we have is off-market. The condo market is Coconut Grove is low density compared to Brickell, Downtown, and Miami Beach... Taxes in New York and California [being what they are], it is a no-brainer that people would come down here. All the buildings that are coming up, they've seen three-quarters of a billion dollars in say sales in the first quarter. It's across every asset class and price point. You have to show your expertise. You have to be a proverbial expert and concierge to the buyer for everything. Where will they put their kids in school? Where do they fit in? What is their profession? You can't just know about real estate. You have to know everything surrounding it."

Wendy Gragg: "The demand from LA is stronger than the supply we have available, and people are lining up and waiting... We had the highest number of pending sales in escrow in July ever, and that all is going to translate into closed sales, so I continue to anticipate seeing these kind of record-setting numbers... Santa Barbara is a small oceanfront community, so anything that a buyer is looking for, we have. You're within minutes to the beach and mountain hiking. We have wonderful weather and outdoor dining."

Dana Bambace: "We have been inundated with buyer demand since the end of April. We are a market where we would never see multiple offers or over asking, and now we are. The demand on the inventory is crazy.  I feel that we will continue to have demand through the Fall... When people found out that their kids were going to be remote learning, we got buyers coming in looking for compounds in Carmel. It has been a very interesting time, and I'm grateful. It's an community and I'm happy people want to choose it."

Anne-Britt Østlund: "I was telling my clients to just wait, that it would come back. I thought we had until the end of June, but it started right out the bat towards the end of May and we are breaking records. Total sales volume for this summer is up 92%... Because rates are so low, sellers are not accepting offers contingent on loans because they take too long. Even though the rates are so great, it's in the buyers' interest to offer cash... Buyers right now are the real deal. They are not wasting time."

Bill Fandel: "We were forced into a virtual world. It has given people a glimpse of working more remotely... We are taking longer periods for rentals, of which there is only a certain amount... People will take longer rentals and commute back and forth to different business hubs... Someone can get a good glimpse of properties remotely. Compass has a well-vetted group of vendors that give us the ability to do virtual tours that are as close to reality as possible... Our numbers have been off for a couple of years so it's a good time to buy."

Jack Pearson: "Millenials are much more attuned to buying properties sight-unseen... If you can't get in and have a video of the house, you sell it that way. If buyers really want a property, you can make the deal contingent on a walk-through. We have to think out of the box... The rental market (in The Hamptons) got squeezed because half the people that own houses rent them in the summer, and instead they are coming out to stay for the summer. Prices have gone up 30% for rentals... People that were on the fence to buy realized that they want to have a house, not be stuck in an apartment... Our population normally goes up six times in August, and that's what really happened here in March."

Bento Queiroz: "We are trying to accommodate all the demand from people trying to come down... Buying a property as my client did at The Estates at Acqualina, he basically pays his property with tax savings within five years... In Miami, if you navigate through the waters or in-land, people are still sitting on land value and holding on... Miami is evolving and taking shape as a global city. If you bring extraordinary architecture to the city, you can capitalize on it... We are offering an incomparable price per square foot in Miami."

Jim St. Andre: "In the high-end of the market of New York City, buyers are looking at this as an opportunity to buy in a neighborhood or building that they couldn't find access to before... From a business perspective, the strong and the intelligent will survive in the next phase of real estate in the United States... New York is the ultimate sub-market. We will see transactions go up and prices will depend on what sub-market of the City you are (looking into)... New Yorkers are resilient and they want to be here because it's New York."

What are the current real estate market trends and conditions in Telluride, CO?

Telluride enjoys a niche market in one of the most beautiful luxury resorts in Colorado. With a free gondola that connects a 1/4 wide mile box canyon, Historic Town of Telluride, to the Mountain Village, a high end ski in / out community with a commercial core and luxury estate homes, the Telluride area has a variety of real estate options from extremely high end to affordable housing for local residents. By definition, due to it's smaller population, the region is blessed with limited inventory, however, coupled with the incredible beauty and amazing wilderness, the long term trend promises to continue upward.

What are the top 3 things luxury homebuyers look for?

I would say that there are actually four plus main criteria that home buyers are looking for. Because of the unmatched beauty, views are most sought after. Due to the high-end nature of the buyers and their families, privacy is often a request and coupled with the option for convenience to downtown or the Mountain Village. Finally, of course, proximity to the ski area, ski in / out is often desired for area vacation homes in the Telluride region.

Where do you foresee the luxury real estate market is heading in the new year?

The Telluride region is the Festival Leader of Colorado ski towns. With events such as the Telluride Film Festival and the Bluegrass Festival, our summers are actually busier than our winters, and with two new carriers into Telluride's airport, new this summer (Denver Direct) and Boutique air, both affiliated with United Airlines. Telluride also offers a wide variety of connections from East coast to West coast into Tex / Montrose Regional. As a result, we are anticipating a year-round robust market to continue.

Is there a push for vertical living in Telluride or is it still horizontal based?

With amazing natural beauty and our iconic mountains in all directions, Telluride maintains strong architectural controls in order to maintain views and privacy for its residents, and subsequent quality of life, so I do not see the market going vertical anytime soon.

What do you recommend to homebuyers looking to invest in Telluride as we head into 2019? Why Telluride as opposed to other resort areas of Colorado and the west coast?

The Telluride story has never changed. Its natural beauty surpasses all the rest. That coupled with the limited supply of real estate, bodes well for keeping the quality of life above the crowds that frequent other resorts.

You have developed many projects in Telluride and area. How does your property development experience translate into real estate brokering?

Taking a project from raw ground, the planning and design, the follow through to the finish line and bringing it to market. For example, with the Lawson Hill Development, I also did all the sales. Regarding Gray Head Development, as an ex surveyor, I started by finding all original corners in the wilderness using GPS and tools of the trade. We then designed multiple home sites in excess. The reason being we knew some would be tossed out after we had the home sites, we designed the roads and trails and built the trails before we sold the lots giving homeowners access to miles of wilderness access. Point being, with extensive experience like this, you understand brokering from the ground up.

You have lived and worked in Telluride for decades. How has its real estate changed over the years?

In 1972, main street Telluride saw one car every five minutes and there was no ski area and no retail stores. A great Victorian home in the center of town could have sold for $10,000 to $20,000 and the same home today would sell for $2.8 million plus and some approaching $7 million plus.

You have represented a variety of properties, from ranches to condos. Is there a single real estate category that has performed better than the rest in recent years?

Over time, single family homes in the historic town of Telluride have more often than not led the market with all other segments following suit over time.

What is the most important lesson you have learned in real estate?

I have learned to listen to my clients.

The US has several coveted mountainous, ski-in/ski-out resorts. What sets Telluride apart from cities like Aspen and Jackson Hole, for instance?

Exclusiveness, natural beauty, intimate valley-end location with peaks and water falls soaring to almost 14,000 feet.

How has the market performed so far? Are there any trends you are paying close attention to?

Over time the Telluride market has always been resilient with short-term fluctuation and long-term upswings.

What is your advice for buyers looking for a property in Telluride this year?

All buyers are unique in their searches for opportunities, so I would reserve any advice until meeting the buyer and hearing what they have to say.
