Dan Conn: "This market dropped harder and faster than any market that I can recall, and it has rebounded quicker than any time I can recall... More people in the luxury end are focused on having another home. I think that's a permanent change... If you're into the New York life, you're in the New York Life. You don't leave it... Sue Nickason: "What's interesting is the interest and the inquiries that we're getting from new markets. So obviously Hong Kong, mainland China, India, some parts of Latin America that, historically, [from which] we hadn't received a lot of interest. Those inquiries are coming through trusted advisors, such as private client lawyers, accountants, and affiliates and agents in other jurisdictions. Sonja Cullaro: "We have seen an influx of buyers and renters from New York City into our markets across northern New Jersey and Westchester and the Hudson Valley. It started more for short-term rentals and then it quickly morphed into buyer interest. We have seen people looking for both primary and secondary residences. When they're looking for secondary residences, it's always with an eye on the school system and the fact that the secondary residence may become a primary residence in the future.

Alex Jansen: "The Aspen market came back with a vengeance. Aspen has seen at least 100% uptick as far as under-contracts right now compared to the same time last year because there was this big lag. In April and May, the closings were very anemic, but we're seeing lots of very large properties go under contract north of $10 million, and some north of $20 million in that market. In Clearwater, the month of July is slated to be the best month on record based on volume for the Tampa Bay Area.

Brian Meier: "Since the reopening of New York City, we've been very busy. We have not seen prices drop dramatically. There have been some adjustments. It's going to need a little more time to tell where it's going to shake out, but the people who are leaving Manhattan, most of them are putting their properties on the market for rent. We have had a very slight increase in the saturation on the sales side, but we do have a lot of demand."

Diane Holowesko: "we started a campaign that was called 'You were here for us will be you were here for us, we will be there for you,' promoting a message that, especially to our existing clients and our client database, how much we appreciate them and when we do open back up, we are going to be here for (them)... As of yesterday, the government started allowing private aircraft and yachts (into the Bahamas) from around the world... The possibility of COVID-19  coming along is somewhat high. So we need to position ourselves to be ready to service our clients and meet their needs virtually if we happen to go into another lockdown again come this winter... What we do is lay out our tax situation so that clients use the information to their benefit... The Bahamas clients come from the US, Canada, the UK, and South America. It's simple to purchase in the Bahamas. The turnaround time is 30-45 days. We help the new buyers set up bank accounts and establish accounts with the utilities... For $750,000, you can apply for permanent residency in the Bahamas, not requiring to spend a specific number of days (here)... The proximity to the US helps us because the government treats us more like family. I think a lot of our buyers and investors find comfort in that fact. We have the tax benefits and stability of our government.

Laurent Locchi: "(During the quarantine,) it was not really the moment for selling things. It was much more a kind of being strung together message than selling properties ... For foreigners, there is no income, capital gains, or inheritance tax, and you can be a resident by renting or buying a property... The best advantage we have is being a micro-state. The information (about COVID-19) was given in real-time, which was not really the case for other countries...Being a micro-state and having that proximity to the authorities helps. Everybody knows everybody and can share information with each other... The use of WhatsApp is incredible. I mean, the way we use WhatsApp groups (internally), for example, or just directly (with) the clients. It was really a big demand for real-time information because everything was frozen... Monaco is known for being the playground of the rich, but there's a real quality of life here in the middle of Europe with this Mediterranean climate. It is a dynamic state, always trying to reinvent itself, always welcoming to all foreigners. I know why everyone wants to live in Monaco, and I'm sure when you come here, you will know."

Sue Nickason: "We have been focusing on relationship-building, thoughtful analysis of the need of our customers, and producing content services to meet that need... If you added the total value of the transactions of luxury real estate all of them have been responsible over the course of their careers on a spreadsheet, you would end up seeing multiple billions of dollars as the result.

The Summit started on the evening of this past Tuesday, February 11th with an intimate dinner inside the building's Armani Restaurant, where Italian cuisine was the star of the evening. Just like the panels that would take place the following day, diners experienced a three-course meal that delighted the palate.

Queen of New York real estate Dolly Lenz emphasized how important it is to know and relate to a high net worth client, saying, "Read The Wall Street Journal. Know what's going on in politics; in business; where the pitfalls are, so you can share that with them. I think that's key." Her daughter, Jenny Lenz, joined her mother four years ago at Dolly Lenz Real Estate, learning about the best from the best, and brought that knowledge into the panel.

Cody Vichinsky, Founding Partner at Bespoke Real Estate, focuses his company on $10+ million listings only with an in-house team of agents and staff that tailor their listings' marketing, such as Burnt Point in The Hamptons. "We look at the market very focused in the high luxury market. We have no independent agents, so our model is entirely different from a conventional brokerage business. It's more dynamic."

Olivia Hsu Decker, Co-owner of Golden Gate Sotheby's International Realty, which encompasses over two dozen offices in the San Francisco Bay Area, hit the target as she described the luxury real estate world. "Our business is a people business," she said.

Jay Parker, CEO of Douglas Elliman Florida Brokerage, addressed the luxury market in Miami compared to other cosmopolitan cities. "You look at luxury (real estate) in other cities compared to Miami and you find that our price points (in Miami) are pretty attractive".

Michael Goldstein, President of The Trump Group, highlighted the migration to South Florida from the north as he oversees sales of The Estates at Acqualina. " 75% of our business is coming from New York," he said.

Ben Bacal, a leader in the Los Angeles real estate and creator of the Rila app, gave his expertise on the LA market. "Since 2017-2018, properties in Hillcrest have gone down in price to where they need to be. We see an uptick in international buyers. I want to teach my agents to be powerhouses in each of their market and become power agents in those areas. "

One of New York’s most successful brokers of apartments and townhouses, Richard Steinberg held nothing back as he compared and contrasted the buyers and sellers in the lower-priced and higher-priced markets. "Every seller thinks they charge too little. Every buyer thinks they pay too much,” he said. “But they buy it because they want it. My advice to people (brokers) is to go for the big stuff because it's much harder to sell the small stuff," encouraging the live audience and those that watched the live stream on Instagram to reach higher.

Sue Nickason, based in the Cayman Islands and Vice President of Marketing and Sales at Dart Real Estate, had a unique insight on the small island “tax haven”. "Our sweet spot is beach, beach, beach,” she said. “We have a brokerage that did the most sales in the Cayman Islands last year, just shy of $100 million."

On the influence of technology in the luxury real estate market, Dolly Lenz said, "I think it's playing a small role. I find it to be hyped at the moment. In five years, applications will really change how we do business."

Mary Ann Osborn, Leading Broker at Century City, followed on that, "The older people come in through signage on the property and require you to hand-hold them through the process," about the extra personal touch that comes when selling luxury real estate, particularly to people that are not as engaged with technology as younger generations.

A long round of applause was given to the panelists at the end, many who had traveled from far to participate in the Summit.

The secondi included a selection of Bronzino (broiled Mediterranean sea bass), Parmigiano di Pollo Arrosto (roasted herb chicken breast), Bistecca (dry-aged filet mignon), and Tortellini Bolognese (classic red wine meat sauce). To end on a sweet note, the dolci offered tiramisu, alfajores (shortbread cookies), and a Lemon Sorbetto (amaretti cookie).
