2020 didn't go as expected in any regards. But based on how 2020 ended, how is the Naples market shaping up for 2021?

The 2021 market is shaping up to blow 2020 out of the water. The start of it currently is moving at a pace that Naples has never seen. There is a lack of inventory and the buyers don’t stop coming. We are very lucky to be in this position right now.

What are clients currently asking for in Naples?

I am getting a little bit of everything from condo, to villa, to single-family. I would say the majority is a single-family buyer as people want their own space. I would say a variety like the walkability to downtown or a country club community.

What's one new part of the market you've noticed in 2020 that you expect to continue and expand into 2021?

The amount of buyers that we have right now is unreal. It doesn’t seem to stop and I believe it will continue.

You’ve mentioned that inventory is low, how does that impact the market and how do you guide clients in order to make the right decisions?

Inventory IS at an ALL TIME LOW right now. It makes the market a true seller's market and a challenge for the normal Naples buyer that isn’t used to bidding wars, losing properties or paying close to asking pice. I have warned my clients to be ready willing and able to pull the trigger if something comes up that they want or else it will be gone.

What’s happening in Naples that keeps it so popular?

I would say No. 1 is its location and accessibility. Its amenities (i.e. shopping, dining, golf courses, sandy beaches, and entertainment) make it a place that is unlike any other. It is also what I call a very safe, small and quaint growing beach town with $65 million properties!

As a developer as well as a Realtor, are your new homes changing in order to adapt to the change in lifestyles?

Yes, they are. I keep trying to continue to be original and bring product that Naples has never seen before vs. the same old stuff. It is tougher and harder but worth it in the end to create something special.

How do you suggest people learn about neighborhoods or specific areas when they consider moving to Naples?

I always recommend they contact an agent to educate them on the market and the surrounding areas. When they get to a certain club, I always recommend they meet with the membership directors to get a tour of the property since they know more about the club than an agent. It all depends on the lifestyle people are looking for and Naples has many different areas to choose from that fits most of those lifestyles.

Country club living is part of the Naples lifestyle. Are there certain positives and negatives that new buyers should be aware of?

I would make sure that new buyers are aware of the location of the developments. Most country clubs are away from the action and self isolated, so it just depends on the lifestyle someone is looking for. If they want to be active at the club and stay there then it is a positive, however if you want to “venture off campus” you’ll want to make sure that the club is in a good location in Naples to where you want to go.

When buyers are torn between new construction and buying a home that needs renovation, do you have any tips or formulas that might help them make a decision?

I always stress new construction which has warranty, built to current codes and most of the time easier than a rehab property to my customers. However they might be able to get a better “deal” on a rehab but have to make sure that it is inspected thoroughly so they don’t run into any unexpected issues down the road. I also have great contacts in the building market here to help assist people making the rehab process fun and easy.

You've become known for building in Olde Naples and the famed Port Royal neighborhoods. What separates/differentiates those areas from the rest of Naples?

Olde Naples and Port Royal has become some of the most expensive real estate in the country in the last couple of years. We have been very fortunate to be competing every day in this market. The reason for Olde Naples to be such a high value is the walkability to the beach and downtown. The reason for Port Royal is the estate like features with boating and the club access just south of Downtown. Usually anything West of 41 and South will command a high price.

Is there another area of Naples that is trending or seeing a lot of growth?

Currently we are having a very fun market. I want everyone to get in on that fun! We have a lack of inventory everywhere and there really isn’t an area that separates itself from another setting a trend. I would say all of Naples is setting a trend with less than 4 months inventory available and prices increasing. Again we are lucky to be in our current market and will continue to see this increase for years to come.

Do you find a lot of people moving to Naples this time of year?

It has been a strange summer because we have been very busy with real estate in Naples. We have had, by far, our busiest summer ever and don’t see a stop in sight based on the market trends.

Are there any new areas in your market where you have seen a lot of growth?

There isn’t a specific physical area, but just in general there’s been more growth throughout Naples. And, in fact, more and more people are becoming year-round versus seasonal.

What amenities are buyers requesting more this time of year in their new homes?

The biggest amenity that people are looking for is outdoor living areas featuring yards and pools. These are very important to people in these unprecedented times. In case there is another lockdown or outbreak people want to be able to have “space” at their own homes.

How are you spending the end of the summer?

Working! I wish I could travel a little, however, things are so busy I will take them while we can. We are very lucky and blessed to be in this position currently.

How have the last two months of pandemic affected your area and its real estate market?

It has actually helped our real estate market. There is a lack of inventory and more and more people from up north are moving down to Naples. We are very lucky and have had one of our greatest summers ever. Naples has always been a prime destination, and the pandemic has just made it even more desirable.
