<p>Haute Residence: To gain perspective on the second quarter of 2021, how did Q2 in 2020 real estate perform in the Manhattan Beach market?</p>
<p>Cindy Shearin: The last half of the year continued to be strong and gained more strength. With people becoming more comfortable being out and about, acquiring the vaccine for so many, along with folks having more clarity on work-life, school-life, and seeing a way forward are all reasons we see so much movement in the market. Also, interest rates are still meager, which buyers naturally find motivating.</p>
<p>HR: Is it still a seller's market? If yes, for how much longer?</p>
<p>CS: Yes, it is still a seller's market, and we don't see it changing anytime soon. This, coupled with low-interest rates, is what is driving up prices in our area. In a seller's market, it is even more important to have a great realtor representing you. In a competitive market, as we have, one needs a realtor that knows how to correctly position, prepare, demand, and price your home to sell.  Properly handling multiple offers is crucial to obtain the best outcome.</p>

<p>HR: The migration from the big metropolitan city that is Los Angeles to smaller communities took many people out of the city. Are they adapting to the beach life, or is the beach area planning a more "cosmopolitan" lifestyle?</p>
<p>CS: Manhattan Beach is already an upscale beach city that draws a chic crowd. The city has drawn great chefs to the restaurants, and great boutiques for shopping. The movement in the last dozen years from people moving in from the westside adds to the casual-chic environment's growth. Likewise, we've gained national attention as one of the most desirable places to live in the country. We are LA's greatest city by the sea!</p>

<p><b>Haute Residence: Has Manhattan Beach real estate seen its usual activity to the start of a year so far in 2021 or different?</b></p>
<p><b>Cindy Shearin: </b><span style="font-weight: 400;">The market here has remained very healthy and continues to maintain low inventory.  This time of year, we typically see many buyers looking for primary residences as well as 2nd or 3rd homes before the start of summer.   Our projections show that we will continue to have a lot of activity due to the low inventory, the number of buyers that are serious to purchase and the low interest rates which have definitely spurred the luxury real estate market.  The market time for most homes is under 30 days.  We continue to see multiple offers on the entry-level product.  Buyers for this product are entry-level buyers as well as investors from around the world.</span></p>

<p><b>HR: For those that live in the city and own a second home in Manhattan Beach, do you see people still renting these or inhabiting them lately?</b></p>
<p><b>CS: </b><span style="font-weight: 400;">We see both scenarios. The South Bay area continues to be a highly desired escape from the larger city.  There are more and more purchasers working from home.  These buyers are purchasing secondary properties and escaping to a more relaxed seaside location.   There are some owners and purchasers who desire to mix up the staycation ownership and leasing the home during special times of the year.</span></p>

<p><strong>Haute Residence: What is your take on what to expect for the Manhattan Beach area real estate in 2021?</strong></p>
<p>Cindy Shearin: <span style="font-weight: 400;">The Shearin Group has proudly served the South Bay for more than 30 years. We are grateful to represent such a fantastic community year after year. The beauty of the beach cities and the proximity to LAX Airport, downtown Los Angeles and the city's conveniences keep our marketplace healthy.   </span></p>
<p><span style="font-weight: 400;">With the new year upon us, we expect a continuing robust market in the South Bay. Luckily, real estate has been hot for both the buyer and the seller during the 2020 pandemic. This has been primarily due to our area's desirability in which to live, low inventory, and minimal new construction. The low amount of new construction is merely due to the lack of buildable lots throughout the beach cities. We continue to see multiple offers and cash offers for homes and the few buildable lots that come to market. Buyers are moving around throughout the coastal communities, from other cities in the greater Los Angeles area, and some movement from buyers from other cities and states that desire to be in our immediate area.</span></p>

<p dir="ltr"><strong>Cindy Shearin:</strong> Our fantastic community, also known as the Beach Cities, is comprised of several small cities- El Segundo, Manhattan Beach, Hermosa Beach, Redondo Beach, Torrance, and The Palos Verdes Peninsula. The Palos Verdes Peninsula shall consist of four municipalities- Palos Verdes Estates, Rolling Hills, Rolling Hills Estates, and Rancho Palos Verdes. Each township is unique to the next with its beaches, hills, horse ranches, cliffsides, nightlife, eateries, and shopping. In brief, the South Bay has something for everyone.</p>

<p dir="ltr"><strong>HR: How did the third quarter of 2020 real estate perform in the South Bay as a whole?</strong></p>
<p dir="ltr"><strong>CS:</strong> We have a very healthy market with low inventory and many buyers are looking for opportunities to purchase. It is still not uncommon to see multiple offers on homes that come onto the market, especially at the entry-level product price point.</p>

<p dir="ltr"><strong>HR: Do you expect more or less activity in the 4th quarter for this year than previous years?</strong></p>
<p dir="ltr"><strong>CS:</strong> Our projections show that we will continue to have a lot of activity throughout the last quarter due to the low inventory and the number of buyers still looking for the right opportunity to buy.  During the holidays, we usually don’t see as much new inventory come on the market; however, we still have awaiting buyers.  Therefore, this makes it a great time to sell one’s property instead of waiting until after the first of the new year.</p>

Likewise, an overall decluttering of knickknack items, books, and papers are top of the list before your first showing. </span><i><span style="font-weight: 400;">However,</span></i><span style="font-weight: 400;"> for the best return, a great agent will truly set the stage for buyers by actually ‘staging’ your home. <p><b>HR:  How did the second quarter of 2020 real estate perform in Manhattan Beach and Redondo Beach's market?</b></p>
<p><b>CS: </b><span style="font-weight: 400;"> Our second quarter of 2020 has been a great success with multiple properties sold including a Hermosa Beach Strand property, a Manhattan Beach Hill Section home, and we have numerous homes currently in escrow now. We are also seeing rapid growth in our Interior Design &amp; Development department with six custom builds currently under construction and several more on the horizon to start later this year.  We are so grateful for this growth as we love to help our clients create their dream homes.</span></p>

<p><b>HR:  Is it currently a buyer or seller’s market in your market?</b></p>
<p><b>CS:  </b><span style="font-weight: 400;">Right now, it is a seller’s market. In Manhattan Beach, we currently have a 1.9 month supply of inventory.  Likewise, we are seeing multiple offers on just about every home below the mid-price point in Manhattan Beach, which is presently $3.5-$4 million.</span></p>

<p><b>HR:  What do you love about the housing market in your area?</b></p>
<p><b>CS:  </b><span style="font-weight: 400;">The South Bay is a market that is perpetually hot making it a great area to represent. Manhattan Beach specifically was recently rated the #1 city in which to live in the USA by </span><span style="font-weight: 400;">24/7 Wall Street </span><span style="font-weight: 400;">and for good reason.  Our year-round perfect weather, gorgeous beaches, great schools, fun downtown area &amp; pier, plus the village-like shopping area which is full of great boutiques and some of the best restaurants in LA County.  </span></p>
<p><span style="font-weight: 400;">Being an agent in the South Bay for the past thirty years has earned me the title as a ‘generational agent’.   I have developed many relationships with clients who purchased with me multiple times, and now their children and often their grandchildren also work with me.  The South Bay is a community where families desire to ultimately make home.  Multi-generations will settle here together in this special place and tend to move around the South Bay vs. relocating.  Over the years, I have only had a short list of clients relocate to other states, with numerous ones relocating back to our area.  Likewise, many young adults will move to the East Coast for college and stay for a while, but eventually, they return.  </span></p>
<p><span style="font-weight: 400;">The South Bay is truly a multi-generational community and therefore has something for everyone.  </span></p>

<p>Haute Residence: How has your design and development business fared during the uncertain start of 2020?</p>
<p>Cindy Shearin: Naturally, everyone has been affected in some way. On the job sites, we experienced a temporary slowdown for a few weeks with social distancing for our workers and having to reinvent how we ran meetings with clients, etc. But, as restrictions ease, we’ve been able to get back to our usual fast pace.</p>
<p>HR: Have you seen growth in your custom Design and Development division despite the recent lockdowns in California?</p>
<p>CS: Yes, we have. In fact, we currently have six custom luxury developments across the South Bay. That number includes properties in the Manhattan Beach and Hermosa Beach Sand Sections, the Hill Section, Liberty Village, Manhattan Village, and the city of Rolling Hills, one of which is a spec build.</p>
<p>The properties we are developing are a mixed bag. Two of the properties are exterior transformations from the Mediterranean style to a more Coastal Modern aesthetic. We are achieving this by updating all the windows and doors, reconstructing the entries, and removing the old style stucco. Then we add the quintessential touches to complete the new look. We love helping clients reimagine their existing properties to their complete satisfaction.</p>

<p>HR: Are you seeing any style trends in what your clients are asking for?</p>
<p>CS: The current properties we are developing are primarily what we call Soft Modern and Coastal Modern-meets-Plantation style. We do however have an Industrial-Modern in design for the home in Rolling Hills, and a Mediterranean in the Manhattan Beach Sand Section that we are converting to a Santa Barbara/Montecito style.</p>
<p>Though these requests were strong before COVID, we are seeing a continued demand to add a second master suite, mudroom, additional great rooms, and indoor/outdoor spaces to most homes. Now more than ever, clients are looking for a blended indoor/outdoor space and additional work/homework spaces that are highly functional for working and homeschooling. For the Sand Section, adding beach rooms and elevators are still on the rise.</p>

<p>HR: What are your predictions for the last half of 2020 as far as growth in custom home design?</p>
<p>CS: For growth, we will finish the year strong with new projects on the horizon coupled with our recent inquiries which will begin late 2020 and wrap early 2021.</p>
<p>Regarding predictions for trends, we will remain current on interior design trends that meet the demands of the affluent Los Angeles Beach Cities and Palos Verdes clientele. While there may be a common thread in the marketplace for style, the clientele in our area desire to freshen things up and install some of the latest design styles and colors on a regular basis. For example, we have simple updates we make for clients each season and then install larger more complex projects bi-yearly to keep their stylish homes completely fresh.</p>

<p style="text-align: justify;"><span style="color: #000000;"><b>Trust is key in growing your client base in real estate.  How are some ways you have achieved this with your clients? </b></span></p>
<p style="text-align: justify;"><span style="font-weight: 400; color: #000000;">To achieve success in the real estate business you must always have your client’s best interest at heart. I will recommend that my clients walk away from a contract or negotiation that does not adequately serve his or her needs. </span></p>
<p style="text-align: justify;"><span style="font-weight: 400; color: #000000;">My reputation for putting my client first has earned me the moniker as the ‘generational realtor’; I have earned the trust of many men and women whom I have represented throughout their lives, from property to property, even into retirement. This natural process extends into my clients family members and close friends.  I am the ‘family’ realtor to many of my clients. As a result, after three decades, my network is immense.</span></p>
<p style="text-align: justify;"><span style="color: #000000;"><b>You are well known for masterfully selling many of your properties ‘off-market’. How did you achieve this gifted ability, and what are some reasons why clients want to sell off-market?</b></span></p>
<p style="text-align: justify;"><span style="font-weight: 400; color: #000000;">This really circles back to my previous answer about winning a client's trust. Building such a massive network of clients, and selling to multiple generations in individual families adds to my success in being able to buy and sell properties off-market for clients. On numerous occasions over the years, I have sold the same home or income property multiple times. I am so grateful that clients for decades have put their trust in me, which is always earned.  I care about my clients and their well being is important to me.</span></p>
<p style="text-align: justify;"><span style="font-weight: 400; color: #000000;">Regarding the motivation for clients wanting to sell off-market, we have a lot of high-profile clients that simply don’t want droves of people walking through their homes on weekends during an Open House. They trust in my proven network and my diligence to work tirelessly to find them the right buyer without going to market.</span></p>

<p style="text-align: justify;"><span style="color: #000000;"><b>How are some ways you save your clients money?</b></span></p>
<p style="text-align: justify;"><span style="color: #000000;"><span style="font-weight: 400;">My unique</span> <span style="font-weight: 400;">combination of skills provides numerous opportunities for me to save my clients money and also maximize their returns. I have four areas of expertise that I have developed through many years of experience and market study … Interior and Exterior Design, Real Estate Marketing, Ground-up Construction, and Real Estate Development and Financing. Each area has its own set of complexities that can be employed to maximize a client’s return, depending upon the unique characteristics of the situation.</span></span></p>
<p style="text-align: justify;"><span style="font-weight: 400; color: #000000;">One situation in which these skills can significantly affect cost is in preparing a home for sale. When I work with a new property/client, I practice a sort of ‘A to Z’ exercise where I assess and create a timeline of what is needed to come to market. My construction knowledge allows me to evaluate the cost versus return of any upgrades; my marketing background lets me assess the best marketing vehicles to employ, and my interior design knowledge assists me in effective staging decisions. Often, clients are advised to hire expensive staging companies to help prepare a home for market, but I can save my clients time and money by staging with the minimum amount of expenditure. We bring in some fresh new accessories/pieces and repurpose where needed to be most effective. Starting with eye-appealing existing home pieces and adding “the new” transforms a home from good to fabulous! </span></p>
<p style="text-align: justify;"><span style="font-weight: 400; color: #000000;">Much like the staging process, I have an eye for evaluating the pros and cons that are key when a client is buying a home. Helping a buyer visualize a home's potential comes very natural to me, where others can easily overlook relatively simple design solutions. I have subs and contractors that are available to assist with small to large rehabs that can help a client see the potential in a contemplated purchase.</span></p>
<p style="text-align: justify;"><span style="font-weight: 400; color: #000000;">I have also sold homes that are under construction and negotiated with the builders to agree to allow my clients to make the final selections. It’s a win-win for all; and with my expertise, I can assist both parties in the completion process.</span></p>
