Shannon Francis is a native of Aspen and has unique insight into the fine details of real estate in the Roaring Fork Valley. With her husband, Shannon has successfully started and developed Glenwood Springs’ only Tandem Paragliding operation, demonstrating the skills required to thrive and grow in the market's tourist-driven economy. She believes that each and every client deserves the highest standard of care regardless of budget, timeline, or desire.

Shannon talked with Haute Residence about how she got started in Real Estate and about running her successful tandem paragliding business.

How did you get your start in the business?

I originally started in the real estate business because I was working with a residential developer in the central valley of California. I thought that having my license would help me understand the business better and be able to work with more knowledge in my job. I was also selling my condo in Aspen and wanted to avoid real estate commissions on the sale. That was in 2005. I then let my license go inactive while I focused on raising my son and working for our paragliding business. As we transitioned during the Covid pandemic I decided to reactivate my license and start getting back to real estate.

How did you go from tandem paragliding to real estate?

In essence, I do both. I am a managing member of our paragliding LLC and spend every morning from May 1 to September 30th working for the paragliding business. I then transition to real estate in the afternoon. I believe my paragliding business provides access to people that I might not encounter in everyday life and that in effect helps my real estate business.

What sets you apart from other real estate agents?

I am personally involved in all my transactions. I don't have people that I hand work off to in order to take on more clients. All my clients are my top priority so I do not overload my plate because I want each client to get the personal attention they deserve during their transactions. I was born in Aspen and know the ins and outs of our valley better than anyone I know. I have submerged myself in the community and think outside the box to get my clients the best possible outcomes in any situation.

Why do you consider Roaring Fork Valley not just a city, but a lifestyle?

The Roaring Fork Valley is a lifestyle because here we really enjoy nature, culture, and health. It is not simply a place to own property but really it's a place to live, in every aspect of the word. All of our communities are relatively small but offer world-class food, cultural events, schools, outdoor activities, and sports. The people you meet here are invested in living well-rounded, healthy lives.

What has been your favorite memory throughout your real estate career?

I have great memories from all my transactions, but the most significant lately is that I helped a good friend get into the perfect house while he was going through a very difficult divorce. By finding him the house and helping him get financing, it allowed him to stay in the valley near his kids and get out of an impossible situation.

Paris residential real estate shows strength and remains resilient amid Covid-19 pandemic.

First quarter Paris residential real estate sales reveal that the luxury market for mansions and apartments has seen a significant increase in the first quarter of 2021, especially for properties over $2.5M €, up overall approximately 74% from recent years’ first quarters, echoing the global boom for luxury properties. This has been achieved despite the absence of many American buyers this year, primarily due to Covid-19 restrictions. French buyers have been the largest buying proportion for this segment followed by buyers from the Middle East. Once Covid-19 restrictions are eased it is anticipated that Americans will return to the “City of Lights” as lucrative luxury buyers thus continuing Paris’ upward buying trend.

Luxury buyers are rethinking their priorities to spend more of their financial resources on real estate which provides them and their families with a sense of security, health safety, and privacy in a safeguard all of their own. For the affluent, work, school, socializing and entertainment will all likely share a common home throughout 2021.

Beckham Brand Limited, the partnership and licensing company owned by the soccer star and co-owner of Inter Miami CF, the newest Major League Soccer (MLS) franchise, recently purchased a full-floor residence in the 62-story residential tower. The agreement was made months ago and closed earlier today.

How has the luxury real estate market in Fisher Island been performing so far in 2020?

It has been performing very well. Luxury real estate has been better than expected, considering how much high-end product there is available. What is selling are units that are well-priced that have either been totally or mostly renovated. Because it’s still a buyers’ market, buyers have been going into contracts and closing quickly on the best opportunities.

What are buyers looking for in their homes on Fisher Island in 2020? 

Renovated units that have contemporary décor. That means the best high-end finishes, such as Italian kitchens, porcelain or wood floors; smart units; the best views. As far as size, buyers are purchasing units that have a minimum of three bedrooms.

Which has been a highlight sale for you so far in 2020?

I just closed on Unit 5012 Fisher Island Drive. It sold for $6,795,000, a 6,500 square feet ($1,045 per sq ft) condo. 

Are there any new restaurants or other spots on Fisher Island you’ve been loving lately? 

We did a beautiful renovation of two of the social areas of the Vanderbilt Mansion. The Snooker Club, which is the after-hours bar/lounge exclusive to equity members, just got a full renovation. The Drawing Room in the Mansion was also renovated and is where members can enjoy afternoon tea and champagne.

What is a new and fun activity on Fisher Island?

The Racquet Club recently added pickleball, the fastest-growing sport in the nation, to its list of racquet sports, building four pickleball regulation courts. This is a sport that can be played by all ages with no experience necessary.

Famous faces are making regular appearances at Art Basel, museum benefits, and auctions. While personal tastes vary–these art collecting celebs have walls in their homes that would rival any gallery show.

Leonardo DiCaprio's Art Collection

Call DiCaprio "The Wolf of Wall Art." This guy is a fixture on the art auction circuit. He may try to keep a low profile with a cap pulled low over his eyes, but it's hard for him to hide once the bidding starts.

One of DiCaprio's first big art purchases was a Jean-Michel Basquiat drawing. He told the Wall Street Journal, "I’ve continued to be a huge admirer of Basquiat.”

He has also purchased work by Andy Warhol, Picasso, Takashi Murakami, Oscar Murillo, Walton Ford, Ed Ruscha, and Mark Ryden.

DiCaprio has even found ways to combine his philanthropic work with art appreciation. In 2013, he held "The 11th Hour Sale" a Christie's charity auction to benefit some of his environmental causes. During the event, DiCaprio purchased a painting by his friend Walton Ford for $250,000. At Sean Penn’s Haiti Rising Gala charity auction in Beverly Hills, DiCaprio purchased a work by Ed Ruscha for $125,000.

Last year, DiCaprio made headlines for having to surrender a $3.2 million Picasso and a $9 million Basquiat to the US government. The works were connected to the 1Malaysia Development Berhad embezzlement scandal. Because the art in question were gifts, DiCaprio was not charged with any crimes or implicated in any wrongdoing. A statement from the actor about the pieces read, "Mr. DiCaprio is grateful for the support of the government in this effort and continues to hope that justice is done in this matter."

Because of the immense value of the artwork DiCaprio deals in, he often consults advisors, like his art dealer friend David Nahmad, before making large purchases.

Beyoncé and Jay-Z's Love of Art

Beyoncé and Jay-Z have several ties to the art world. Jay performed his song “Picasso Baby” at Pace Gallery in 2013. Beyoncé hired the Ethiopian artist Awol Erizku to take her pregnancy-announcement photos, and the resulting images "broke the internet." Erizku's work is known for colorful compositions that repurpose found objects. He said in a 2015 interview, "I make things that I want to see in the world." He wasn't the only artist to be inspired by Queen B and Jay. Damien Hirst has also made two artworks inspired by the couple.

Beyoncé and Jay-Z have collected art from Andy Warhol, Richard Prince, Jean-Michel Basquiat, Tim Noble and Sue Webster, George Condo, Laurie Simmons, David Hammons, Richard Prince, and Ed Ruscha.

"Dustheads" by Jean Michel Basquiat sold in 2015 for 49 million

The couple regularly attends Art Basel in Miami. Beyoncé also shared some insight into her love of the artist Basquiat on her blog, "What I find in the artwork of Jean-Michel Basquiat I search for every day in music. His art is musical, his broad strokes, he is lyrical and raw."

In 2014, Jay-Z dressed up like Basquiat and Beyoncé went out as artist Frida Kahlo for Halloween. Art is a way of life for these two.

In addition to his collaboration with Frank Pollaro making art deco furniture, Pitt made a splash at Art Basel Switzerland in 2009 when he dropped $1 million on Neo Rauch’s colorful 9-foot long racetrack painting "Etappe."

Pitt has also been a long-term donor to the Los Angeles Museum of Contemporary Art–even applying at one point to serve on their board.

Appraisers estimate Pitt's art collection to be worth $25 million. His holdings include works by Banksy, Dom Pattinson, Ed Ruscha and Richard Serra.

Since his split from Angelina Jolie, Pitt has turned his attention to art making. He spent a month at the studio of artist Thomas Houseago learning how to make sculpture.

David and Victoria Beckham are well-known patrons on the art circuit too.

Victoria teamed up with Sotheby's earlier this year for a curated exhibition of 16 paintings by "Old Masters." She handpicked all of the pieces displayed.

David and Victoria have filled their home with "love-themed" art from some of the hottest artists on the market. For his daughter Harper's birthday, David commissioned a piece entitled "Daddy's Girl" from Damien Hirst. Victoria purchased a neon heart by Tracy Emin that says, "I Felt You And I Knew You Loved Me." The couple has gifted each other artwork by Emin for years.

Their enviable collection also includes works by Jeff Koons, Banksy, Eddie Peake, Yayoi Kusama and Andy Warhol.

Two very different record-breaking paintings topped the art market and news.

Untitled by Jean-Michel Basquiat sold to the Japanese collector Yusaku Maezawa for $110.5 million (Sotheby’s), setting  a new record for an American artist.

Leonardo da Vinci’s Salvator Mundi sold at Christie’s auction for $450 million. Despite the fact that some experts criticized its condition and others doubted its authenticity, it crushed the previous world record set by Picasso’s Women of Algiers in 2015 at $179 million.

Although those are extreme examples, the entire art market proved very strong, driven by post-war and contemporary art.

Wine, the 2016’s top-performing asset class, rose 11% in 2017, compared with  24% in 2016. It is now the second place asset class after art. Much of the demand for wine comes from Asia. Burgundy markets increased the most, at 16.5% though many wine regions were hit hard due to frost damage (some production down as much 70% in volume).

Classic cars, a consistently strong asset class, saw record-breaking sales. The top seller was a 1956 Aston Martin DBR1, raced by legendary Stirling Moss, at a RM Sotheby’s auction for $22.5 million. It was the most expensive British car ever sold. Some other notable sales were a 1995 McLaren F1 sold through Bonhams for $15.6 million and a 1959 Ferrari 250GT California Spider LWB that sold for $18 million.

In other asset classes, Hong Kong jeweler Chow Tai Fook paid $71.2 million for “the Pink Star,” a 59.6-carat vivid pink diamond. A a 1,000-year-old Ru guanyo ceramic brush-washing bowl sold for $40 million. And a rare set of four 16th- or 17th-century Chinese huanghuali folding chairs, sold for almost $7.5 million.

The recent real estate market is much more active in the British Virgin Islands than it was several years ago. 2) Name the top two online or social media outlets you use most frequently when a new property becomes active. How do you use these sites to your advantage when advertising your listing?

Preparing a Residential Property for Sale

This column will address preparing a residential property for sale. This strategy has become recognized as a very important part of the sale process and there are even numerous television programs which address this topic. The bottom line is to make your property attractive to the potential buyer to facilitate a sale.

The first consideration in preparing a property for sale is “curb appeal." When approaching a property, how does it look? Is there debris in the yard, is the landscaping overgrown? Does the doorway and front of the building need a coat of paint? Sometimes the cost of improving a property is minimal and just requires some effort. When arriving at a property, a potential buyer develops a first impression, let it be a good one. A property with attractive curb appeal will definitely facilitate a sale.

The next step is to make the interior of the home more attractive. There are many aspects to this, from paint colors to furniture arrangement. Take a good look at your home and begin with the less costly adjustments. To start, get rid of clutter. Throw away what you can and store the rest, preferably off premises. Clear surfaces and counters in all rooms, especially in places where it accumulates more easily such as the kitchen, family room, bathrooms and closets. Clutter makes a home appear smaller and less attractive and can be a primary deterrent to potential sales as many buyers cannot visualize a home clear of clutter. A buyer should be able to visualize themselves in the home, so depersonalize the residence.

Then take a look at the interior and exterior paint colors. Are any of the walls painted a dark or vibrant color? Most buyers prefer to see neutral walls in the beige, pastels or off white tones. Lighter colors make rooms appear larger as well. Occasionally a room does look better with a darker or vibrant color, so if you are not sure, get a professional opinion.

It is also wise to check for structural defects and if necessary, to get a professional opinion. In the tropics some structural defects that often need to be addressed are adequate hurricane clips, rusty bolts and brackets, mold and mildew, peeling paint, leaking cisterns, grass in gutters, drainage issues, and rotting wood, esp on decks and siding. If you want the best price, for your home, rectify and repair. The buyer should leave the home with a positive feeling.

 Once the above issues are addressed, the final step is to stage the property. Think of staging as getting your property ready for a photo shoot. Furniture may need to be arranged, sometimes accents such as plants, pillows and vases with flowers are added for balance. Take a look at interior design magazines for some ideas. You may need to hire a professional to help with this aspect as realtors often do not like to give their input for fear of offending their clients and prefer to have a third party contracted for staging or reorganizing a home.

 Once some of these changes have been made, take a good look at your home from an objective standpoint, view it as potential buyer to see if there is anything else that would help with the presentation of the home. Addressing some of the issues and questions in the above paragraphs should be helpful in getting a home ready for a quick sale.

For around two years I have been fascinated by the “bag in the box” wine storage and transportation system, not only from its technical qualities but also from its characteristics, a quite different way of keeping, serving and drinking wine; a different perception of it.

Still Life with Light is an installation about the end of the classic glass wine bottle, but keeping the basic elements, the label, the cork, and the vine, also when in form of symbolic representations.

Still Life with Light is made with the Free Port prototype, 10 wine glasses, 2 Cyclops lamps, a piece of cork, fliers, a carpet and a handmade vase full of a ‘bag in the box’ of red wine.
