<p><strong>Haute Residence: What is your take on what to expect for the Santa Fe area (and New Mexico) overall real estate in 2021?</strong></p>
<p>Darlene Streit: As we saw, the real estate market in Santa Fe and the rest of the country took some surprising turns in 2020. First, coming to a near standstill at the beginning of the pandemic, and then roaring back after the shutdowns loosened up. People across the country are on the move, rethinking larger urban areas and being drawn to places that offer more space, more nature, and a healthy lifestyle.</p>
<p>Santa Fe has always been a very desirable small town to call home. We typically average more than 2 million overnight visitors each year, and a lot of people come to visit, fall in love with all that Santa Fe has to offer, and start making plans. Either to move here, to retire here, or purchase a second home to get away to.</p>
<p>I'm seeing that the pandemic has created more urgency for people to push up their timeline to relocate here. Santa Fe is viewed as a safe haven – a small community with big city cultural amenities. Plus, we have tons of hiking and nature all around us, 300 days of sunshine, and a wide variety of homes with beautiful indoor/outdoor spaces. Right now, people are reassessing their lives...and spending so much time at home has made them consider how much space they need. Maybe they're working from home and need a real office, or a separate area for their kids to do schoolwork. Or more outdoor living space, or maybe just room in the house to have a little privacy at times.</p>

<p>So, for 2021 I believe we'll be seeing this influx of serious buyers continue to increase. Many people have been holding off moving because of the pandemic, but once the vaccines are out, I think there will be an even bigger flood of people looking here. Our market has been strong – in November alone we saw the number of home sales increase 39% over this month last year. Price per square foot went up almost 14% for this same period of comparison.</p>
<p>But the challenge for 2021 will be inventory. Due to a severe lack of homes on the market here, the demand is high and we'll see prices increasing. Year over year, we saw a decrease in inventory of almost 54% in November. So, the market will be strong but will have its limitations.</p>
<p>All in all though, with housing starts and low interest rates as positives, the vaccines allowing people to feel safe again, the economy growing as people get back to work, and with the appeal of Santa Fe as a wonderful place to live, I feel quite optimistic for 2021.</p>

<p><strong>Haute Residence: How did the real estate market look in the beginning of 2020? </strong></p>
<p>Darlene Streit: After coming off a record year in 2019, 2020 looked to follow suit. Of course, the appearance of the coronavirus, the subsequent shutdown and the new protocols for showings, left everything up in the air for a short time. But once the market adjusted to the restrictions, buyers came roaring back. Santa Fe is a very desirable location in terms of quality of life, and everyone's new mode of living during the pandemic, so sales have boomed.</p>
<p>Santa Fe, and New Mexico as a whole, are spacious and open with homes spread out. There's great indoor/outdoor living here which appeals to people who are looking to relocate, retire or buy a second home. Nature is right outside your door for a walk, hike or bike ride. And with 300 days of sunshine each year and temperate seasons, it's made it easier to get through these past several months of staying at home more.</p>
<p>There was some hesitation lately leading up to the election, which created a bit of a lull, and currently inventory is still low. I expect sales to begin increasing again as soon as we get through November and into December. We're looking for continued demand straight into 2021.</p>
<p><strong>HR: What, if any, changes did the pandemic have on prices? On inventory?</strong></p>
<p>DS: Given the surge of buyer interest in Santa Fe and people moving here from all over the country, properties are being snapped up quickly, and at the moment inventory is very low. Due to supply and demand, prices are rising – it's a sellers market for the time being.</p>

<p><strong>HR: Professionally, what have you learned in 2020 about yourself?</strong></p>
<p>DS: I've learned to be more flexible, and roll with the changes that have been coming at us continuously. This was all so unexpected, but I'm proud of my staff and the industry as a whole for adapting and innovating to keep things going.</p>
<p>I also learned that the real estate market is quite resilient, given how quickly sales rebounded after just a short pause.</p>
<p>Personally and professionally, I'm very grateful for another record-breaking year. I will most likely close over $235M in sales this year, and in Santa Fe that is no small feat. Given that Santa Fe's population is around 85,000, and it's not a major metropolitan area like New York or Los Angeles, it was a gratifying achievement – especially with the challenges we faced with COVID and the lack of inventory we've been dealing with.</p>
<p>Helping people with their home needs and making their transitions easier has been very fulfilling, even more so this year. I look forward to continuing that in 2021.</p>
