Modell Team, is a top producing broker in Manhattan who was ranked among the top 10 agents in the Sotheby’s International Realty East Side Manhattan Brokerage for 2019 and 2020 and among the top 1% in sales of Realogy Brokerage Group’s agent network from 2015 to 2018.

Here are some of the questions and answers from the exclusive interview with Modell.

Seth Semilof: After college [studying sociology and psychology], what did you do Leslie?

Leslie Modell: I pursued my music career with various different entrepreneurial businesses in between. Then, somewhere around 2004, I started to get the real estate bug. We were moving around a lot within Long Island to New York, etc., and I said, “looks like a fun job.”  I am a people person. I love to talk, and I am a good salesperson. I have always done sales my entire life, so I thought that the connection was very strong for me to branch out into real estate.

SS: When you got into the real estate business, what was your strategy coming in as a rookie?

LM: As a rookie, it is really important to get in at the base. Get your foundation set and that foundation will carry you the rest of your career. When I started, I did some hardcore walking to various buildings, introducing myself to different doormen, understanding floor plans understanding, researching different buildings, and getting educated. That is the most important takeaway of today: being an educated agent is everything. Knowing exactly the questions somebody will ask you about a specific building because typically it is the same question. If you are one step ahead of the game, you are always going to be that much more educated to someone and to give a feeling of trust and security to that seller or that buyer.

SS: You started small to get the singles and doubles and grew. Tell us how you are able to be successful in that.

LM: It is all about networking, getting your voice heard, and getting your brand out there. I actually have a social media company I work with specifically for Instagram, Facebook, LinkedIn, etc. You have to get the word out. You have to keep doing deal after deal after deal. Get seasoned. Get confident because the confidence plays. I was never afraid of the price point because if you can do a one bedroom, you could do a four bedroom. Once you get the confidence to build your business and build the momentum, you go to the next level. That is why I tell people in my team there is no deal too small because that studio buyer four years later, could become that three- or four-bedroom buyer.

SS: Where do you see the city [New York] right now?

LM: The city is definitely bouncing back. Those COVID discounts are in the rearview mirror. There are some discounted and there are some values still out in the fields but not like there was. I have personally been involved in multiple offer situations, so I do see a really good upward trajectory toward getting out of this cycle and moving into the next cycle. My business personally has been phenomenal. I have lots of contracts out. I have lots of my listings either closed or in contracts. We are certainly getting traction in the market.

SS: Where do you see your brand going over the next three to five years? Tell us a little about what you foresee in the future.

LM: I see myself growing constantly. I always know there is another plateau to reach, so right now, I have been building out my team. I have three people on my team and the next step would be growing that team, constantly evolving, constantly growing, and maybe getting into new development in the future. The sky is the limit for everyone in this industry and that is why I love it. Nothing is too far of a reach. You have a goal, you set your goal, and you go for it.

Formerly a child actress in “Full House” and “New York Minute,” Mary Kate Olsen has certainly grown and adopted a different lifestyle over the years. Now, she and her twin sister Ashley Olsen are primarily known for their luxury fashion label, The Row. In 2015, Mary Kate married Olivier Sarkozy, a French banker and half brother of former French president Nicolas Sarkozy. Earlier this year, the duo officially split and finalized their divorce after five years of marriage.

In the process, Olsen lost their shared NYC townhouse to Sarkozy who has legal ownership of the property. In 2014, Sarkozy purchased the Midtown East home from artist David Deutsch for $13.5 million through a limited liability company. Now, after the former couple’s divorce, their once humble abode is being listed on the market at $11.5 million, $2 million less than its purchasing price. Initially, when Olsen and Sarkozy purchased the property, they planned to execute renovations with Montalba Architects. Unfortunately, those plans never came into fruition with Olsen and Sarkozy never actually moving into the home.

Designed in 1921, this historic residence once served as part of an enclave of artists. One hundred years ago, architects Edward Dean and William Bottomley designed the home while it was reportedly commissioned by a banking and railroad heiress. Notable former residents of the century old home include actress Katherine Hepburn, composer Stephen Sondheim, journalist Dorothy Thompson, and book editor Maxwell Perkins, who worked with F. Scott Fitzgerald and Ernest Hemingway.

While the five story Manhattan mansion is currently unfinished, it boasts some impressive architectural elements. Stepping into the 8,700-square-foot Regency style house, the expansive space presents 22-foot coffered ceilings for an airy atmosphere. To complement the open space, the home offers numerous arches windows and doorways for plentiful natural lighting. The residence emulates a modern aesthetic with its undone white rooms, but the intricate library serves as a stark contrast with sharp dark wood paneling. Stepping outside, the exterior features a sizable shared garden, a rare amenity in New York, and the lush space has been endearingly deemed a “fairy tale” garden.

American actress and lifestyle guru Gwyneth Paltrow has called Brentwood, California home since the 1970s. As a child, she lived with her famed parents, actress Blythe Danner and late director Bruce Paltrow, in their humble Brentwood abode. In 2001, the current owners purchased the property for $1.15 million. Now, for the first time in 20 years, the former Paltrow residence is being listed on the market for a price of $3.2 million.

At the age of 11, Paltrow’s family moved from California to the east coast where spent her teenage years in a Manhattan townhouse that her parents owned from 1984 to 1992. Their former Upper East Side residence was also listed on the market recently at $15.5 million. While Paltrow rose to fame in the films “Shakespeare in Love,” “The Royal Tenenbaums,” and “Emma,” she is primarily known in contemporary society as the founder of controversial lifestyle brand Goop. Paltrow reportedly still resides in the Brentwood area of California where she grew up.

Built in the 1940s, her childhood home spans 2,419 square feet and includes three bedrooms and 2.5 baths. You can have breakfast in New York and have lunch here in Turks and Caicos. Within the Caribbean, there is a lot of diversity and Turks and Caicos stands out because the beaches are outstanding... Our product, by being very private and secluded, was sort of on the first wave of recovery. We see a lot of our buyers owners and guests really enjoying the experience we have; a very personalized touch, secluded, a resort on your own home and we see them spending more time and coming more often. We had our best four months ever since January this year, both on the operations and on the real estate sales.

Joe Zahm: "People determined quickly what was most meaningful in their lives and acted accordinly and with haste. Our business has changed according to how people's psychologies changed during this period... One of the most important things is we're easy to get to, and that's so essential. Then, once you get here, it's easy to get around, to navigate, to travel inter-island within  main island of Providenciales. You can hop on a boat and go to Parrot Cay. That ease of use and access is essential to, I believe, our greatest selling proposition at this time. When you combine that with our first-world infrastructure that we have in place and Miami-Dade building codes, and a really wonderful professional community, you paint a picture of of ease. With things being so complicated with Covid, it has cemented that positioning in the marketplace and made this destination even more appealing to tourists and certainly to real estate investors."

Nina Siegenthaler: "We have seen a change in the last 10-15 years to this being more of a year-round destination. We didn't use to do business between May and November, and that has absolutely shifted... [With Covid,] it has been a rediscovery of what we already have right in front of us, appreciating what we have. It has been a period of change where we have seen people that usually come for two weeks a year spend months at a time and take advantage of this opportunity... One year ago, we didn't really know what to expect, but I think somebody predicted that there might be a flight to quality during this time, and I think that has in fact become true where people rely on the infrastructure and teams that Beach Enclave has on the ground here, because a lot of lot of our owners obviously don't spend the majority of the year here. Having that reliability and that safety factor has been a real differentiator in our sales process. With that being said, we've all been surprised by the level of sales activity, particularly with the pre-construction, so that that's taken me by surprise as well in a good way."

Sandra Bullock has become quite a figure in real estate. The Academy Award-winning actress, who owns multiple properties nationwide, has sold her home in Tybee Island, Georgia, which had spent a little under two years on the market.

The Tybee Island property includes a 3,360 square foot main house and a 2,848 square foot guest house, sold for $4.175 million. Bullock originally purchased the cottage and guest home in 2001 for $1.5 million.

This perfect Georgia vacation home sits on nearly three acres, made up of nine parcels at the northern end of the exclusive beach town. It also has private access to one of the most gorgeous white-sand beaches in the country and is a prime spot to watch for dolphins.

The two story main house holds seven bedrooms and five and a half bathrooms and is filled with beach themed decor. The living room includes double-height ceilings and a brick fireplace with reading nooks. We are breaking a lot of records, seeing an influx coming from California, Chicago, Florida, New York, and a lot of them are buying second or third homes. They want to have a place to go that they really enjoy, that has a little bit of everything and four seasons, so we have been very blessed... You can get from Winston-Salem within hours to really beautiful beaches beautiful mountains. It is extraordinary... Part of my job is that we want to know what tomorrow is and the day after that, and the month after that, and the year after that. Everything that I can predict, based on every search, it is going to be amazing for this year and continue to be that in the real estate world. Because we've had some listings where we've had literally 35 offers on on a particular house, I encourage my buyers not to be in so much of a win game that they lose sight of where they could be two years or three years. I do think that we are setting, in some aspects, a cautious tale of where we enjoyed it so well, and we encourage people to buy at such a point, not because we were saying it but [rather] the market, that it actually hit us in reverse and that people are much higher in debt of what they can sell it for. I don't know that can happen, and that is a slight caution that I feel that we have to address."

Ernie Carswell: "When we last talked, we were all quite frightened and thought we were just going to shut down, and that was it. Exactly the opposite happened and we've had the best increase in prices that we've seen in years. January and February that we just completed have been the busiest, highest-grossing January and February in decades, so that's how it's going here... LA was hit pretty hard. We know Manhattan and San Francisco, the vertical cities, were crushed. We're preparing to open up much more fully. We've been surprised how real estate has just kept going, and as Darlene and John-Mark have said, our markets, whether they're Carolina, Santa Fe, or LA sprawl, people are buying. We have had some long-time Angelenos try to move further out to Santa Barbara, to the mountains. Palm Springs has had a huge boom... It's really hard to find a good house in LA. A lot of the best of the best has been sold off. We're hoping for new inventory that's good and beautiful. There is still the tail end of a development boom, so some new construction homes will be coming on... It's the perfect time to be a condo buyer because you will get the perfect deal opportunities... Now is a good time to be a seller, and it's still a good time to be a buyer. It's not going to remain that forever. One of those categories is going to start slipping.This is the time to take action, whether you're a buyer or a seller."

Darlene Streit: "Inventory is at an all-time low, as it is probably everywhere in most places, and I don't see it changing. We used to have a lot of older, retired people that came here to retire.Our primary market used to be Texas. Now, we're seeing a lot more tech people from Google, Apple, all over people who are working at home, coming in droves from San Francisco buying sight-unseen. I'm digging around, trying to find out whatever's unlisted and selling it before it's listed. I sold two last week before they hit the market. In one, [the seller] wouldn't even take the asking price because they were anticipating the bidding war. It's unprecedented in Santa Fe. It's really moving and people are coming here. I think it's still really affordable compared to most of the country. They can come here, spend a few million dollars, and get a really great house where they would have a small apartment somewhere else... I've been here for 31 years, and it's really great to see such a variety of people coming to Santa Fe... You've got to find the inventory. I have a list of people who want houses and what they want. It's very competitive. I'm always determined and digging around to find out what's going on. It takes a lot of determination... It's one of the greatest seller's markets in the history of real estate. If someone wants to sell, now is the time, but get a good broker and price it right. You can push it, but you can only push it for the right amount."

“The Tonight Show” host, Jimmy Fallon, has listed his triplex New York City penthouse for $15 million.

Owned by Fallon and his wife Nancy Juvonen, the downtown Manhattan apartment has been steadily expanded and renovated since 2002. The apartment actually combines four separate units across the top three floors of a Gramercy Park co-op building. Fallon initially purchased one of the units before marrying Juvonen for $850,000. After their marriage, the couple spent about two decades expanding the apartment which now spans 4,950 square feet, with six bedrooms and five bathrooms.

Transformed into a whimsical and colorful home, Fallon and Juvonen ensured to restore and maintain most original features of the historic Gramercy Park co-op which was built in 1883. The couple has also added their own custom touches that wonderfully complement the property’s original features.

The first floor of the penthouse includes an entry foyer that leads to the lounge area, which is covered in vintage wallpaper from the 1940s and wood-paneled walls. Built in 1927, the 4,864-square-foot home holds four bedrooms, five-and-a-half bathrooms, and stands two stories tall. It includes classic, red-tiled roofing, arched doorways, lantern lighting, and combination tile and oak wood floors. The garage has been recently converted into a guest suite with the identical Mediterranean style.

Over the years, the vintage home has been well-maintained revealing delightfully landscaped private gardens. The Spanish-tiled foyer reveals the authenticity and original charm of the estate with a wood-beam ceiling and large handcrafted doors. Georgina Jacobson: "Things are slowly opening up. Gyms are open, nail salons, and restaurants for outdoor dining, so we're feeling a little bit more of a sense of normalcy. With that said, we are seeing real estate is definitely very active. If I look at January last year 2020 and compare it to this year, we have a decrease in listings down by 38% which is kind of interesting, but the sales volume comparing that same time is only down by 3%. So the market is very active. We really have adjusted and pivoted to all of the proper protocols. I feel like our business is a lot more efficient because we're pre-qualifying people and really doing a lot of virtual open houses, instead of the traditional open houses."

Catherine Burgess: "To me, it seems like we will have a moderate moderate increase in sales possibly, but we will continue to maybe have this by greater buyer demand that could create appreciation, not just this year, but maybe next year as well. It appears to me like this, for us locally, appears to be the best seller's market in the last 20-25 years. The general inkling that we are seeing is that by the midpoint in the year there will be an increase in supply, and so, if it's possible for them to get to the market where there's this massive pent-up buyer demand right now, that makes a lot of sense. They will get so many more eyes on their property, which is not to say it won't sell later, but I don't know that we will have the same amount of demand that we have currently."

Kelly Ringer-Radetich: "Just in Redwood City, we only have 37 homes on the market [as of today]. Inventory is very tight. Things are moving and they're moving quickly. I also represent sellers, as well as listings, and I wrote an offer for a couple two weeks ago, and there were 27 offers on one property. You have one buyer take that home, you still 26 others still looking for a place, so that's where our challenges right now, definitely on the inventory and availability. It's very common to start seeing more come on to the market right after Super Bowl weekend. We are seeing a little bit, but we have more demand from the buyers right now, and I'm sure a lot of that is because our interest rates have continued to remain very low. Over the last year, if people weren't shopping, they were obviously saving because they were locked up somewhere, so they weren't out and about with vacations and wining and dining. So I think a lot of them have just decided to invest and real estate is where they're turning."

David Hatef: "Inventory is actually pretty comparable to where it was in January 2020. Properties between $1-2.5 million in DC Proper, new pending contracts are up 43% from January 2020, whereas the bucket of $2.5-5 million is up 80% from January 2020. Even though inventory is fairly comparable to the same time last year, there's just such an incredible demand, and you can see it in the prices as well prices are beginning to escalate pretty rapidly, it's definitely having an impact. Particularly in the detached house market, there are multiple offers on basically anything that comes up. Things are moving within three-to-four days; 60-70 showings within a few days is pretty standard around. "

Haute Residence: What is your take on what to expect for the Santa Fe area (and New Mexico) overall real estate in 2021?

Darlene Streit: As we saw, the real estate market in Santa Fe and the rest of the country took some surprising turns in 2020. First, coming to a near standstill at the beginning of the pandemic, and then roaring back after the shutdowns loosened up. People across the country are on the move, rethinking larger urban areas and being drawn to places that offer more space, more nature, and a healthy lifestyle.

Santa Fe has always been a very desirable small town to call home. We typically average more than 2 million overnight visitors each year, and a lot of people come to visit, fall in love with all that Santa Fe has to offer, and start making plans. Either to move here, to retire here, or purchase a second home to get away to.

I'm seeing that the pandemic has created more urgency for people to push up their timeline to relocate here. Santa Fe is viewed as a safe haven – a small community with big city cultural amenities. Plus, we have tons of hiking and nature all around us, 300 days of sunshine, and a wide variety of homes with beautiful indoor/outdoor spaces. Right now, people are reassessing their lives...and spending so much time at home has made them consider how much space they need. Maybe they're working from home and need a real office, or a separate area for their kids to do schoolwork. Or more outdoor living space, or maybe just room in the house to have a little privacy at times.

So, for 2021 I believe we'll be seeing this influx of serious buyers continue to increase. Many people have been holding off moving because of the pandemic, but once the vaccines are out, I think there will be an even bigger flood of people looking here. Our market has been strong – in November alone we saw the number of home sales increase 39% over this month last year. Price per square foot went up almost 14% for this same period of comparison.

But the challenge for 2021 will be inventory. Due to a severe lack of homes on the market here, the demand is high and we'll see prices increasing. Year over year, we saw a decrease in inventory of almost 54% in November. So, the market will be strong but will have its limitations.

All in all though, with housing starts and low interest rates as positives, the vaccines allowing people to feel safe again, the economy growing as people get back to work, and with the appeal of Santa Fe as a wonderful place to live, I feel quite optimistic for 2021.

Haute Residence: How did the real estate market look in the beginning of 2020? 

Darlene Streit: After coming off a record year in 2019, 2020 looked to follow suit. Of course, the appearance of the coronavirus, the subsequent shutdown and the new protocols for showings, left everything up in the air for a short time. But once the market adjusted to the restrictions, buyers came roaring back. Santa Fe is a very desirable location in terms of quality of life, and everyone's new mode of living during the pandemic, so sales have boomed.

Santa Fe, and New Mexico as a whole, are spacious and open with homes spread out. There's great indoor/outdoor living here which appeals to people who are looking to relocate, retire or buy a second home. Nature is right outside your door for a walk, hike or bike ride. And with 300 days of sunshine each year and temperate seasons, it's made it easier to get through these past several months of staying at home more.

There was some hesitation lately leading up to the election, which created a bit of a lull, and currently inventory is still low. I expect sales to begin increasing again as soon as we get through November and into December. We're looking for continued demand straight into 2021.

HR: What, if any, changes did the pandemic have on prices? On inventory?

DS: Given the surge of buyer interest in Santa Fe and people moving here from all over the country, properties are being snapped up quickly, and at the moment inventory is very low. Due to supply and demand, prices are rising – it's a sellers market for the time being.

HR: Professionally, what have you learned in 2020 about yourself?

DS: I've learned to be more flexible, and roll with the changes that have been coming at us continuously. This was all so unexpected, but I'm proud of my staff and the industry as a whole for adapting and innovating to keep things going.

I also learned that the real estate market is quite resilient, given how quickly sales rebounded after just a short pause.

Personally and professionally, I'm very grateful for another record-breaking year. I will most likely close over $235M in sales this year, and in Santa Fe that is no small feat. Given that Santa Fe's population is around 85,000, and it's not a major metropolitan area like New York or Los Angeles, it was a gratifying achievement – especially with the challenges we faced with COVID and the lack of inventory we've been dealing with.

Helping people with their home needs and making their transitions easier has been very fulfilling, even more so this year. I look forward to continuing that in 2021.

How did the third quarter of 2020 real estate perform in Seattle and Pacific Northwest region?

As buyer’s and seller’s road maps shift, we are seeing signs of new eyes on Seattle and the Pacific Northwest. With a surge in buyer activity coming out of California we are experiencing a significantly stronger market and seeing much higher demand than a year ago.

Do you expect a more or less active 4th quarter for this year than previous years?

Our fourth-quarter sales continue with robust activity with an influx of buyers who can work remotely. With no state income tax in Washington, Californians see an increased income of 13% or more. Additionally, we have always been a destination for those individuals about to experience a significant financial event.

Carolann Clynes: "It (the pandemic) has given us all a chance to reflect and think about going forward... A lot of buyers and sellers are happy doing things virtually... The typical buyers coming out of the cities want fresh air, more space inside and outside. For a long time in the Summit area, pools have not been popular. We now find that we have more buyers asking for pools... Interest rates are very low, maybe as low as they have ever been, particularly for adjustable-rate mortgages... Even through pandemics and recessions, our values hold quite well. Taxes are stable... We have most of our buyers anxious to buy and moving quickly. We are going from a buyer's market to a seller's market in the high-end, which we haven't seen in quite a while... If all goes well and the pandemic hopefully slows down, the summer will be very busy into September and October... The real estate market is not for the faint of heart. It's a wonderful profession."

The whole lifestyle is shifting from major city crowding... A positive attitude is most important. There is unemployment, worries, and deaths, but we have to stay positive and do our best... We are showing homes following the safety guidelines... In high-end, over $5 million, inventory is low. Sales for the first quarter of the year were good."

Michael Dreyfus: "Things are starting to happen. It seems like this week people are waking up a bit more... $15 million+ market is super active, the $5 million market is slow, and entry-level seems to be OK... I have seen four crashes but never been in a market where I couldn't do anything; the first couple of weeks were strange and not a good feeling... This is an easy time to burn out. I'm trying to watch my team, to pick up signs that they are working or worrying too hard."

Herman Chan: "I don't feel much of a slow down. To a certain degree, people are back in business, not wanting to wait anymore. For discretionary buyers or sellers, they can wait. But for those compelled to transact that fit into the four Ds (divorce, diapers, death and diamonds) life has to go on for them."

Roh Habibi: "It has been fun to spend time with my wife and kids. Just being able to find the silver lining, to be able to spend quality time with the family, and continue doing work and flourishing... Everybody is at home, stuck to their phone, so right now is the time to capitalize on attention to build a solid brand. Social is a great way to expand your brand, doubling and tripling down on that."

Jill Levy: "We have a trend of people from the city, South Bay and Silicon Valley to purchase second homes in Napa Valley. We have seen a spike in our markets, especially since last week once they allowed owner-occupied properties to be shown... Because of the shortage of inventory and the demand, we (in Napa Valley) have been able to maintain our pricing."

Beckham Brand Limited, the partnership and licensing company owned by the soccer star and co-owner of Inter Miami CF, the newest Major League Soccer (MLS) franchise, recently purchased a full-floor residence in the 62-story residential tower. The agreement was made months ago and closed earlier today.

The 2018 First Quarter report shows Santa Fe’s real estate market continued to move at a robust and healthy pace. According to the Santa Fe Association of Realtors MLS, total residential sales of single-family homes, townhomes and condominiums rose by 16% as compared to the same period last year. Median prices of residential sales rose by 7% while the average selling price rose by 5% to $422K.

The first quarter also resulted in a significant decrease in days on market in all price categories, except for homes priced from $2M and above. Inventories of existing residential housing decreased to their lowest level in the last three years in all price categories, except for homes priced from $2M and above, which remained relatively flat.

It’s not as if New Yorkers are moving away to the sunshine, either. Many are moving within commuting distance to the city. Those relocating to New Jersey, Connecticut, the lower Hudson Valley and Long Island swelled from 187,034 in 2015 to 223,423 in 2016.

Once out of the Big Apple, your buck goes a lot further. According to City-Realty’s year-end report, Manhattan apartments priced at $10 million and above made up 18 percent of condo and co-op sales in 2017. The average sales price was $2.2 million. In the suburbs that amount of money guarantees the kind of space and luxury unimaginable in NYC.

Greenwich, Connecticut

If it’s complete opulence you’re after, earlier this year a Greenwich, Connecticut mansion went on the market with a newly slashed $12 million price tag — a discount of almost $20 million from when it was first listed in 2007.

The 18,307-square-foot, six bedroom mansion on Taconic Road has 10 bathrooms, a handcrafted wood-paneled library, a billiards room, a first-floor guest suite with a separate entrance, and a 3,000-bottle wine cellar. There’s also a home theater and an indoor pool, according to the listing with Jason Kinard of Kinard Realty Group, who is handling the sale. In fact, in recent months the luxury market in Greenwich, CT, where many Wall Streeters call home has seen a lot of activity. The average sales price of the top 10 sales in the market rocketed up 68.7 percent year-on-year in the fourth quarter of 2018 to average $8.92 million and a median of $6.46 million, according to a recent Douglas Elliman report. However, the same report also states that overall, luxury homes have been moving  in the area because of more realistic pricing compared to 2 or 3 years ago.

Chappaqua, New York

Another affluent NY Suburb, Chappaqua, home to Bill and Hillary Clinton, has a few spacious spreads on the market just below and above the $2-million mark. For instance, 71 Leroy Rd, priced at $1.795 million, is a 4-bedroom, 5-bathroom 6,250-square-foot home with a total of 14 finished rooms. 66 Haights Cross Rd, is a 6-bedroom, 8-bathroom 7,693-square-foot home priced at $2,275,000.

Bucks County, Pennsylvania

If buyers don’t mind moving further out from New York, Pennsylvania is where they get the most bang for their buck. For the average price of a Manhattan apartment — $2.2 million, Strickland says worn out Manhattanites could buy “a 50+ acre pristine equestrian property with an award-winning, energy-efficient 6,000-square-foot home in the Lehigh Valley or the quintessential 200-year old Pennsylvania County stone farmhouse on 10 acres in Central Bucks”

As for a perceived lack of culture, Strickland says, not so fast.

“We have a thriving arts community with numerous galleries in New Hope, Doylestown, Bethlehem and Easton, as well as museums such as the Michener Museum. The world-renowned MusikFest is an annual occurrence in Bethlehem. Fine dining, quaint country inns and avant-garde eateries can be found everywhere.”

While Texas is still an important market – ranking second in producing buyers in both the high-­end market and the market in general –since 2015 New Mexico has been edging ahead of its neighbor; revealing that most of the buyers in the Santa Fe luxury market are home-grown.

Other states that contributed to the high-­end buyers’ market in Santa Fe included (in order, high to low): California, Colorado, Washington State, Oklahoma, Maryland, New Jersey and North Carolina. While the volume from other states was not as high, the number of buyers from other states was still impressive, showing that the interest in Santa Fe is widespread.

Other states following the leaders in the luxury market included Missouri, Washington DC, Oregon, Georgia, Florida, Connecticut, New York, Rhode Island, Delaware, Virginia, Tennessee, Alabama, Arkansas, Ohio, South Carolina, Pennsylvania, Illinois, Minnesota, Nebraska, Kansas, Utah, Idaho and Arizona.

Santa Fe, though a small city, has many foreign visitors and in 2017 saw buyers from Canada, New Zealand and Great Britain.

Built in 1891 by architect Gilbert Schellenger, the Wenners purchased the townhouse in 1987 from the estate of fashion designer Perry Ellis—who meticulously restored original mahogany, cherry and oak details, and added floor-to-ceiling French casement windows as well as Art Deco bathrooms from London’s original Savoy Hotel.

Co-founders Jane and Jann Wenner (still publisher and editor of Rolling Stone) raised their three children at 37 West 70th Street, formerly known as The Perry Ellis House, until they separated in 1995. During a relatively amicable split (including assets), Jann Wenner (who also owns Men’s Journal and Us magazines) sold his $4 million-plus stake of the townhouse to his estranged wife in 2010, a year before the couple officially divorced. Since their separation, Jane continued raising the kids solo.

The lux event took place in the ballroom of the W South Beach and brought out star developers and brokers for interactive round-table discussions before an audience of ticketed attendees who were treated to breakfast and lunch. Expert lobbyist and strategist Seth Gordon posed questions to mega-developers Edgardo Defortuna, David Martin, Don Peebles, Ugo Colombo, Gil Dezer and Carlos Rosso, who gave their take on Miami’s red-hot real estate market.

One subject on everybody's mind? The influx of celebrity-architect designed new buildings. Edgardo Defortuna, famous for the Jade buildings, explained, “It’s not about how much money I’m going to get because I’m hiring Herzog and de Meuron, it’s about the experience of the buyer when they live there. I don’t think we have yet lived that. When those buildings are completed people are going to realize how different it is to use great firms with great minds.”

“The market has matured," added David Martin whose firm Terra Group is working on unique property Grove at Grand Bay with Bjarke Ingels. "Now everybody has different “starchitects” and designers and now we’re seeing unique properties where we almost can’t compare one to another and that’s making it an interesting market. Now the buyers really have a lot to look at, a lot to learn and a lot to study before they buy.”

Don Peebles, who is committing to new projects in Miami, emphasized the need to bring talent and finance corporations from New York, while surprising topics were discussed such as improving the cities green space, public transportation and even required parking specs per unit. “The parking of 500 Brickell is 8 stories high,” said Carlos Rosso. “This is real estate that has been given away to the car. The city doesn’t make a dime in taxes and we have to build it. It’s not the best approach. I think it’s going to be more about car storage than parking.” To which Gil Dezer, developer of the ground-breaking Porsche Design Tower commented, “If everybody just parked in their apartment, we wouldn’t have this problem,” making the room erupt with laughter.

Haute Living Publisher and CEO Kamal Hotchandani flew in from New York to present Jorge Perez of The Related Group with the magazine's first Tony Goldman Lifetime Visionary Award. Perez pointed out that Goldman was a dear friend and that he was honored to accept an award bearing his name. He also had some words of wisdom for the developers, brokers and realtors in the room, "We are in the throws of another great upturn. Florida has been known for great booms and busts and we need to moderate that. How do we not get so enthusiastic again and then three years from now think, 'Why did I do this?' and [have to] reach for the Alka-Seltzer."

Hot tips on undervalued areas like the Bay Harbour Islands, Marketing Miami, how to improve appraisals and justify new pricing. “Things are lending a more ethical way and that allows them to go into a building and know it’s not all speculators and pay those dollars because they feel that it’s warranted. You have to give them the knowledge to understand why they are paying a premium over the last five comps,” explained Jill Eber during the discussion.  Each panelist received a private day charter on Ferretti Yacht from sponsor Ferretti Group.
