According to analysis from the Dow Jones Market Data Team, the residential real estate luxury segment is leading the way in our economic recovery from the COVID-19 shutdown. The analysis shows confidence among luxury home sellers remained resilient during the quarantine when compared to other sectors of the industry. In fact, it shows that inventory of homes priced at $1 million or more rose 1% during March and April of this year.

Dow Jones Market Data Team Analysis
Housing inventory in every other residential real estate segment nationwide plummeted in March and April. In fact, U.S. housing inventory across more than 375 metro areas continued to decline from around the peak of the national outbreak on April 1 through mid-May. Total inventory was down more than 4% in the week ending May 16 compared to April 1.

The report found that during the first quarter of the year, even homeowners hoping to sell yanked their listings from the marketplace because the stay-at-home order made showings difficult at best or, in many cases, impossible. But as regions are gradually opening up, so is the nation’s housing segment with luxury residential real estate leading the way.

V-Shaped Recovery
What these sellers were not aware of is the fact that the industry as a whole received a large increase in buyer activity across all price segments at the same time we were ordered to stay home. And experts say we are poised for a speedy, V-shaped recovery. For those who are not familiar with what makes a V-shaped recovery, it’s a term used to explain an economic period in which the economy experiences a sharp decline for a short period of time followed by a strong recovery.

Santa Barbara Residential Real Estate Recovery
As explained in a previous blog, Santa Barbara Housing Market: Home Prices in the Shadow of COVID-19, the local market was impacted at first with sales being off by approximately 30-50%. Showings were affected during the first two weeks of the shelter in place order, but they picked up as soon as the local economy began to reopen.

The internet helped during the early days since buyers could easily take a look online before deciding to tour a particular property in person. As a result of all the above, sales are down year-over-year and cancellation rates on escrows are still higher than normal. But, we are seeing a surge in buyer activity since the shelter in place order was lifted and we hope to continue on that growing trend.

What is helping sales here is the fact that more buyers are looking to live in community-based environs like Santa Barbara and Montecito; away from urban living where pollution and lack of privacy and open green spaces are the norm. This trend is being seen across the board, from luxury real estate to less expensive homes in all our local communities.

The Vineyard

Planted in the 1970s, the Oak Savanna Vineyard is one of the oldest in Santa Barbara County. History of the Zaca Spanish Land Grant

Awarded by the Spanish Crown in 1838, the original Zaca land grant is believed to be the first in the Santa Ynez Valley. The grant was small by comparison, at about 4,400 acres, taking its name perhaps from an Aztec word that roughly translates as “peaceful place.” But no one knows for sure, alas. Around the turn of the 19th century, the land was bisected along the boundary formed by the old stage coach route, then referred to in Spanish as the camino. The camino later became Foxen Canyon, named for a distinguished local military officer whose family resides there to this day. In the 1970s, the property was again divided, this time into four parcels, one of which became the 400-acre Rancho la Zaca. The actor James Garner purchased the property in the 1990s and commissioned visionary American architect Hugh Newell Jacobsen to design the current residence, a bold contemporary statement that is as respectful of the surrounding landscape as it is welcoming to all who enter it.

#1 – The weather. Few other places have a temperate Mediterranean climate like Santa Barbara. Due to its central, protected location, Santa Barbara enjoys an average of 300 days of sunshine a year and hardly has to worry about storm clouds appearing on its horizon.

#2 – The beaches. The area has been dubbed the American Riviera with good reason. There’s no shortage of creamy, sun-kissed beaches here. Within the city itself are East Beach, West Beach, and Leadbetter Beach: all broad, beautiful and family-friendly.

Swimming, kayaking, windsurfing, beach volleyball, and traditional surfing are among the favorite beach sports. In fact, the Santa Barbara area has long been a surfing mecca. Some of the best places to catch a wave here are Leadbetter Point in Santa Barbara, Hammonds in Montecito, and Rincon Point just a short drive down Hwy 101.

#3 – The Spanish Colonial architecture. Santa Barbara’s collection of white stucco homes, government, commercial and retail buildings with red tile roofs and intricate wrought-iron detailing is one of its defining features. Many in the downtown area were built after the 1925 earthquake, which technically makes them Spanish Colonial Revival.

#4 – Stearns Wharf and the Harbor. Stearns Wharf is the oldest working wharf in California and dates back to 1872. Don’t miss Santa Barbara’s “Funk Zone,” a former warehouse district that is newly hopping with wine and beer tasting rooms, galleries, eateries and much more. Downtown Farmer’s Markets are popular as well and are held on Wednesdays and Saturdays.

#6 – The homes. One of the biggest reasons for living in Santa Barbara is the scope and variety of architectural styles.
