Last May, Elon Musk claimed that he would be selling his $100 million real estate portfolio in order to prioritize funding a colony on Mars. His motivation in selling off his "earthly possessions" is to emphasize the intentions and intensity regarding his mission of moving humans to Mars. Musk has since sold most of his properties including Gene Wilder’s former Los Angeles home for $7 million. However, the final remaining residence awaiting purchase is his “special place” in San Francisco.

In 2017, the business magnate purchased a lavish San Francisco home for $23.4 million, reportedly designating the property for events. In May of 2020, after publicly announcing the sale of his real estate portfolio, Musk listed the property for $35 million. A deal had not yet been closed in the months following leading him to eventually remove the listing in November. Yesterday, Musk once more listed the home at heightened price of $37.5 million. Reportedly, Musk currently resides in a Boca Chica, Texas property rented from his aerospace company SpaceX for less than $50 thousand.

Located south of San Francisco, Musk’s former “special place” is a historic 100-year-old mansion in Hillsborough. Now that Summer is close to ending, what do you see as the takeaways from the last six months?

The last six months, we experienced a migration from urban to suburbs, many city families moving out of high rise luxury condos or the city homes to the suburban homes with large gardens, pool, and spacious homes for Shelter-in-Place. Since the lockdown 6 months ago, people are equipped to work from home. There is no longer a need to work in the offices in the City. I think at least 35% of workers will continue to work from home even after the COVID pandemic is over. Having home offices for husband and wife and home study rooms for the children has become important amenities.

Is there an area from which buyers are relocating to the Bay area?

We are experiencing the buyers from large Cities such as New York, San Francisco, and Los Angeles buying in Belvedere, Tiburon in Southern Marin County where the price is lower than the large cities and the communities are safer than the major cities from the virus and from the protestors.

How has your market been doing so far this year compared to this time last year?

My market is booming this year despite of the lockdown. There are 23 % more sales this year so far compared to last year. I have sold seven homes so far this year, total over $60 million.

Defortuna and Kingston showcased 57 Ocean, the 71-home boutique building set along Millionaire’s Row between Atlantic Heights and Mid-Beach in Miami Beach, and its $35-million penthouse. "The concept is to really connect with nature and to provide a healthy lifestyle in all aspects to the consumer that is the user of this property," said Defortuna, whose team at Fortune Development Sales is the exclusive broker of 57 Ocean.

"We are very proud about this rooftop penthouse where you can enjoy 360 views of Miami, the ocean and Intercoastal Waterway, and in pretty much 15,000 square feet (8,000 indoor, 7,000 outdoor), which is really unique, wrapping up the whole unit in one single floor," said Kingston. "We set the ocean as the front stage of any moment within the building. When the thought about the project and inspiration for the penthouse, we were trying to create special touchpoints and special moments within that space."

Boisson Aries gave a Big Apple-worthy presentation of the $34 million penthouse at One Beacon Court, including the never-ending views of New York City. "If you're going to be in New York, you want to have the most spectacular views," she said. "Vertically, we go north as far as the eye can see. Horizontally, (the views from the penthouse) goes from the East River all the way to New Jersey and beyond. There are great views in New York, and then there are spectacular us in New York. This one qualifies as having absolutely spectacular views. The apartment is 9,000 square feet in total and it's five bedrooms and six and a half baths. It is a duplex so it's spread over two floors. What this double-height space does is bring the entire city into your apartment."

Medeiros highlighted a stunning $46 million penthouse at 181 Fremont in San Francisco, pointing out that the photos did not do it justice since he participated in the webinar from inside the unit. "Our Grand Penthouse is nearly 7,000 square feet. It's the tallest residence west of Chicago," he said. "It includes all the furnishings and accessories. It happens to be the most expensive home in San Francisco, but it's also probably the most spectacular residence in San Francisco and, I think, the West Coast."

Roh Habibi: "It has been fun to spend time with my wife and kids. Just being able to find the silver lining, to be able to spend quality time with the family, and continue doing work and flourishing... Everybody is at home, stuck to their phone, so right now is the time to capitalize on attention to build a solid brand. Social is a great way to expand your brand, doubling and tripling down on that."

Jill Levy: "We have a trend of people from the city, South Bay and Silicon Valley to purchase second homes in Napa Valley. We have seen a spike in our markets, especially since last week once they allowed owner-occupied properties to be shown... Because of the shortage of inventory and the demand, we (in Napa Valley) have been able to maintain our pricing."

What I love most about selling real estate in San Francisco is the PEOPLE; specifically helping people turn their dreams into a reality. The marketplace of Buyers and Sellers in San Francisco is very sophisticated and 'dialed' into the market here. So as an agent, I truly have to think outside the box and deliver incredible value to earn and keep my client's business. This continuous challenge pushes me outside my comfort zone and takes me to a greater level of self-awareness and service, which ultimately benefits my clients and helps them achieve their long-term goals.

How has the real estate market in San Francisco changed over the last 5 years?

The real estate market is exponentially changing every day. The reason being, it's tied directly to the technology sector, which is incredibly robust and dynamic. An overarching root to the dynamism of the market is the rigorous research-based institutions of Stanford University and UC Berkeley nearby. An amazing amount of innovation and 'thought' come from these two renowned universities, which spills into the economy via new engineering, design, and ways of doing business. Specific to housing, prices continue to trend upward, driven mainly by the lack of supply and continual build-up of demand (via historically low-interest rates and strong wages).

Are there any amenities you’re noticing buyers are looking for lately?

Walkability today is huge. The main allure for the majority of Buyers in the market is the ability to walk to local cafes, restaurants, and public transportation. Historically, views of the Golden Gate Bridge or Bay were highly sought-after; however, one's ability to walk (and not depend on a car) has increasingly been the main attraction of late. I think people are realizing 'time' is our most precious asset, and one's ability to save time for the daily comforts or necessities is paramount.

Is there an area that you’re noticing is changing and buyers are moving to?

Naturally, the more affordable neighborhoods, such as the Excelsior, Portola and Bayview Districts in San Francisco have gotten exponentially more attractive given their proximity to Silicon Valley, weather, and amenities. Further, the safety of these areas has drastically improved. On a more macro Bay Area level, Oakland has truly stepped-up in demand from Buyers looking for value and an easier commute to work. The weather in Oakland is also a solid 10-15 degrees warmer than SF, which is very attractive as well.

San Francisco is a whelp of a city compared to mega metropolises like New York and London — The city has less than a million people compared to New York’s 8 million — but that didn’t stop the tech-minded town from placing on the top 5 list of locations being invaded by ultra-rich real estate buyers.

According to the Global Luxury Residential Real Estate Report 2015 from Sotheby’s, San Francisco made the exclusive list of cities where the super wealthy (The 211,275 people in the world who own $30 Million in assets) are buying the most property. San Francisco follows only New York, London, Hong Kong, and Los Angeles on Sotheby's list.

San Francisco’s appeal to ultra-rich buyers seems to be the city's unique lifestyle compared to the other wealthy enclaves on the list. According to Sotheby’s, the "UHNW" individuals (ultra high net worth) that live in the bay area are significantly younger than the general average of the group, at 56.

The uptick in the city’s luxury real estate market can also be attributed to an influx of wealthy foreigners. Sotheby’s writes, “After the recession, real estate in San Francisco has seen accelerated growth. The strong performance of the Bay Area’s economy led to affluent individuals profiting from appreciation in stocks and an influx of foreign buyers, increasing the demand for luxury homes in San Francisco. For younger UHNW individuals, the appeal of the San Francisco lifestyle, which differs significantly from that found in Los Angeles, is proving to be increasingly attractive.”

Sotheby’s report also highlighted that San Francisco hasn’t reached the ceiling of its luxury real estate boom. The city’s prosperous and ever-growing tech industry will likely lead to continued economic growth. Sotheby’s writes, “The youth of this city and its recent rise to affluence means that luxury residential properties are still priced lower than in some of the bigger markets - the most expensive property sold in 2014 was US$14 million, although the higher list prices of numerous other properties suggest an optimistic outlook for the future."

The two best universities in United States are in the San Francisco Bay area: Stanford and UC Berkeley. There are also various private and public schools on top of national list.

Urban and diverse. Culture facilities include San Francisco Opera, Symphony, Ballet, De Young Museum, Legion of Honor Museum, Asian Art Museum and Museum of Modern Art.

What is transportation like to the area's major surrounding cities, or within the city?

Public transportations including BART, buses and ferry boats are within City of San Francisco and some surrounding cities.

Is there a strong political presence or community leader involvement in this area?

The area is very democratic and free spirited.

Are there any local traditions that bring the community together? (sports events, charity events, sales, holiday celebrations)?
