<p><strong>Highlight quotes:</strong></p>
<p>Tim Durkovic: "2020 was my best year in real estate. 2021 is kicking off crazy. Inventories are low, there's a ton of buyers and multiple offers on every price point. We have over $20 million sitting in escrow, so it's going to be a great 2021 if that's any indication... [Due to restrictions] there is no looky-loo traffic anymore because everybody is highly vetted before they walk in, but the bad side of it is that you are not able to activate those buyers who don't know they are buyers because they are not able to just walk into a house off the street... Adaptability is key. You have to adjust, and you have to adjust quickly. It's an exciting time, real estate-wise, to be in the market. There is a lot going on and it's an opportunity to get ahead of that learning curve."</p>
<p>Angela Retelny: "Going into 2021, buyers are being a bit more studious of their purchases. They figured that they endured the majority of the pandemic period in their smaller homes or smaller apartments in New York City. So now that they paid the price of not enjoying the luxury spaces that they envisioned because of the limited supply, they are taking their time to find the right property for the long term. They are more discerning and more calculating. They want to educate themselves about the market before they jump in and sign a contract... In 2020, they were anxious and securing properties, not knowing what was coming down the road. Things are slowing down in our market as we are awaiting the Spring inventory."</p>
<p>Robin Kencel: "Last year, the market was up 63% in sales volume, and jumped about 13% in pricing versus a year ago... Buyers are opening themselves. They are becoming a little bit more flexible and finding things that initially they didn't think they would like. It's an overall <span class="highlight">good exercise</span> for the buyer to just spend a little more time and think differently about things if they can't find exactly what they want... You get to know the <span class="highlight">comfort</span> level of the buyer and seller and accommodate each person... Time is one of the biggest gifts. What I have found the past 10 months is a pause and lack of racing around so that you can really look at your business plan and rethink every element."</p>
<p>Brian Pearl: "Right now we are at high season, which is when northeasterners come down to Florida. We're still seeing that, but they're not coming to condos, they're coming by single-family homes. The condo market has been a little tough. I'm hoping that with the COVID vaccine that will change, but we are in a kind of wait-and-see mode right now... Delray Beach is a great area. People are just moving there from up North. They love it. It's new construction, it's affordable. It's luxury homes and resort-style living with golf and country club memberships... We still do direct mail and print advertising, but people want to see <span class="highlight">beautiful real estate</span> on Instagram. And that's I think that's going to last for a while."</p>

<p>"We will see a lot of foreclosures in 2021, but they will not going to be processed until mid of 2021 and we don’t expect real estate market to crash as a lot of money chasing deals. Real estate is an alternative to the stock market and a good investment in expected inflation environment. Manhattan real estate was a proven niche of most liquid real estate in the country and we have a good feeling it will remain strong for years to come.</p>
<p>The Upper West Side is a desirable place to reside and invest and has attracted a lot of attention from developers, investors, and residents. It has never had such a large inventory of apartments and townhouses on sale.</p>
<p>In 2021 we will see more deals happening and inventory absorption rate will increase. People will take advantage of the choices the market is offering and very low mortgage rates and a variety of bank mortgage programs offered. 2021 will be another year of the truly buyer’s market and we are at Broadway Realty are happy to represent the most qualified buyers in pursue of great deals that Manhattan has to offer.</p>

We are taking longer periods for rentals, of which there is only a certain amount... People will take longer rentals and commute back and forth to different business hubs... Someone can get a good glimpse of properties remotely. We have seen a rise in web traffic and more inquiries on properties that have larger acreage, more breathing room. It will be interesting to see how much of the web traffic stays intact as the re-opening happens... At Compass, we have shown some leadership about releasing technologies and streamlining things... We will enter another market for a place like ours. A lot of it will be predicated on how easy it is to travel and how people are able to stay in hotels... </span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Robin Kencel: </b>"In Greenwich, we are not normally a rental market, but we are nimble and have adapted and responded nicely. We found people that were looking for a month or two for rentals. Then, it changed to 'What do you have for the summer?' Now we are working on people that are taking a whole year of renting. It moves people into considering buying... Compass has a well-vetted group of vendors that give us the ability to do virtual tours that are as close to reality as possible... Our numbers have been off for a couple of years so it's a good time to buy."</span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Jack Pearson</b>: "Millenials are much more attuned to buying properties sight-unseen... If you can't get in and have a video of the house, you sell it that way. If buyers really want a property, you can make the deal contingent on a walk-through. We have to think out of the box... The rental market (in The Hamptons) got squeezed because half the people that own houses rent them in the summer, and instead they are coming out to stay for the summer. Prices have gone up 30% for rentals... People that were on the fence to buy realized that they want to have a house, not be stuck in an apartment... Our population normally goes up six times in August, and that's what really happened here in March."</span></span></p>
<p class="p1"><span style="color: #000000;"><span class="s1"><b>Bento Queiroz</b>: "We are trying to accommodate all the demand from people trying to come down... Buying a property as my client did at The Estates at Acqualina, he basically pays his property with tax savings within five years... In Miami, if you navigate through the waters or in-land, people are still sitting on land value and holding on... Miami is evolving and taking shape as a global city. If you bring extraordinary architecture to the city, you can capitalize on it... We are offering an incomparable price per square foot in Miami."</span></span></p>
<p><span style="color: #000000;"><span class="s1"><b>Jim St. Andre</b>: "In the high-end of the market of New York City, buyers are looking at this as an opportunity to buy in a neighborhood or building that they couldn't find access to before... From a business perspective, the strong and the intelligent will survive in the next phase of real estate in the United States... New York is the ultimate sub-market. We will see transactions go up and prices will depend on what sub-market of the City you are (looking into)... New Yorkers are resilient and they want to be here because it's New York."</span></span></p>
