We implemented the use of earth tones, wood and quartz materials to highlight the property incomparable views, and create beautiful accent walls that are timeless and sophisticated.

Kitchen Designs That Will Keep You Cooking At Home

When it comes to kitchen designs done well, one must go to the experts. The feel, look, and use of a kitchen are at the top of the list of things to tend to in the home, especially since so many of us have spent more time than ever at home lately. While restaurants were largely closed off for dining in around the world during the quarantine, our culinary talents were learned, enhanced, or even perfected. In that spirit, we got together with our Haute Design partners to showcase some of the lovely kitchen designs they have done and detail them in their own words.

We were honored to have our two-time clients ask us to help create a 3rd home, their new primary residence, for them, their three teenage boys, and their lovable dogs. The kitchen is open to the family and the proximity of the breakfast room. A butler's pantry to keep all the messy stuff hidden when entertaining and concealed pantry, mud room with a bench for taking off shoes, backpacks and placing sports equipment. It also has a desk area for the mom.

As one of the most used rooms in the house, we wanted to make sure this exquisite kitchen felt like so much more. By utilizing warm tones and modern clean lines, the architectural details throughout the space are able to shine. Our goal was to transform the outdated, closed-off kitchen into a lively, flowing space where the family and their guests could enjoy the view and each other’s company.

Recap Of The Haute Residence 2020 Luxury Miami Real Estate Summit

The Haute Residence 2020 Luxury Miami Real Estate Summit brought together many of the biggest names, minds and brands of high-end real estate over two days under the roof of the luxurious Residences by Armani/Casa (18975 Collins Avenue, Sunny Isles Beach, Florida).

Three panels of experts, brokers and developers from Miami to New York, from the Caribbean to Los Angeles, and up the coast to San Francisco informed and interacted with the audience in the capacity-filled event space.

If you added the total value of the transactions of luxury real estate all of them have been responsible over the course of their careers on a spreadsheet, you would end up seeing multiple billions of dollars as the result.

The Summit started on the evening of this past Tuesday, February 11th with an intimate dinner inside the building's Armani Restaurant, where Italian cuisine was the star of the evening. Just like the panels that would take place the following day, diners experienced a three-course meal that delighted the palate.

Miami Real Estate Summit Closes With Local Brokers Panel

Yesterday, the “Miami Power Brokers” panel at the Haute Residence 2020 Luxury Miami Real Estate Summit closed the daylong study and dialogue about the real estate market in Miami and the broader South Florida area that includes Miami-Dade, Broward, and Palm Beach Counties.

The Summit had already featured two other, separate panels with a “who’s who” in the real estate market: developers, and international brokers. The local brokers brought it home to a successful and informative talk.

Phil Gutman, Lourdes Alatriste, Crista Ryan, Christian Martinez, Sebastian Tettamanti, Maria Eugenia Alvarez Vitale, Steve Solomon

The panelists joined Moderator Alex Vidal, President of RelatedISG International Realty in a capacity-filled event space within the luxurious Residences by Armani/Casa (18975 Collins Avenue, Sunny Isles Beach, Florida), developed by Dezer Development.

When asked about the state of the market, Maria Eugenia Alvarez Vitale, Head of Sales of G&G Business Developments, said, “The market is good.” She is currently focused on sales of Aston Martin Residences in Downtown Miami, an area that she has gotten to know even more through her involvement with the British carmaker’s namesake building. "We are over 50% sold in Aston Martin Residences. The downtown area is booming," she added.

Phil Gutman, President of Brown Harris Miami, opined from the brokerage point of view, comparing the high- and middle-priced homes in the luxury market. “The upper part of the market has been doing well; the middle not so much.”

Palm Beach County real estate expert Steve Solomon, Senior Director of Luxury Sales at Douglas Elliman Real Estate based in Boca Raton, said, "In Boca Raton and Delray Beach, the market is very good. There are many buyers in the market. It's an active season for the $1-3 million range."

Vidal asked, “Besides the weather and tax incentives, what drives people to move to Miami?” Crista Ryan answered, "The wonderful security. We ride our bicycles and feel safe in our communities." She is based in Palm Beach County, where she acts as President of Tina Fanjul Associates. New York native Gutman added, “The quality of life. I grew up walking NY's streets, hearing taxis screech on the road. Here it's more laid back, but we have a lot of companies' headquarters in the area."

Participating as part of the “home team”, Senior Vice President of Dezer Development Sebastian Tettamanti spoke about renting versus buying. "The rental market is very active. The buyer is taking a bit longer,” he said. “Now that there is so much product, agents take clients to more locations. However, the product is moving and we are making sales."

Christian Martinez, Regional Vice President of Florida at Compass, said, "Higher listings take longer, but we see them moving. It also depends on the market. Certainly in Miami, Coral Gables and Coconut Grove have an active market” as he remarked on famous sections of the Greater Miami Area. He added, “Overall, New York money continues to flow into Broward and Palm Beach counties."

Partner and Private Office Advisor of Engel & Völkers Miami Lourdes Alatriste emphasized how members of the luxury real estate market need to research potential buyers for proof of funds. “At that level of luxury properties, you should know who they are."

Queen of New York real estate Dolly Lenz emphasized how important it is to know and relate to a high net worth client, saying, "Read The Wall Street Journal. Know what's going on in politics; in business; where the pitfalls are, so you can share that with them. I think that's key." Her daughter, Jenny Lenz, joined her mother four years ago at Dolly Lenz Real Estate, learning about the best from the best, and brought that knowledge into the panel.

Jay Parker, CEO of Douglas Elliman Florida Brokerage, addressed the luxury market in Miami compared to other cosmopolitan cities. "You look at luxury (real estate) in other cities compared to Miami and you find that our price points (in Miami) are pretty attractive".

Michael Goldstein, President of The Trump Group, highlighted the migration to South Florida from the north as he oversees sales of The Estates at Acqualina. " 75% of our business is coming from New York," he said.

Ben Bacal, a leader in the Los Angeles real estate and creator of the Rila app, gave his expertise on the LA market. "Since 2017-2018, properties in Hillcrest have gone down in price to where they need to be. We see an uptick in international buyers. I want to teach my agents to be powerhouses in each of their market and become power agents in those areas. "

One of New York’s most successful brokers of apartments and townhouses, Richard Steinberg held nothing back as he compared and contrasted the buyers and sellers in the lower-priced and higher-priced markets. "Every seller thinks they charge too little. Every buyer thinks they pay too much,” he said. “But they buy it because they want it. My advice to people (brokers) is to go for the big stuff because it's much harder to sell the small stuff," encouraging the live audience and those that watched the live stream on Instagram to reach higher.

Sue Nickason, based in the Cayman Islands and Vice President of Marketing and Sales at Dart Real Estate, had a unique insight on the small island “tax haven”. "Our sweet spot is beach, beach, beach,” she said. “We have a brokerage that did the most sales in the Cayman Islands last year, just shy of $100 million."

On the influence of technology in the luxury real estate market, Dolly Lenz said, "I think it's playing a small role. I find it to be hyped at the moment. In five years, applications will really change how we do business."

Mary Ann Osborn, Leading Broker at Century City, followed on that, "The older people come in through signage on the property and require you to hand-hold them through the process," about the extra personal touch that comes when selling luxury real estate, particularly to people that are not as engaged with technology as younger generations.

A long round of applause was given to the panelists at the end, many who had traveled from far to participate in the Summit.

Louis Birdman echoed that and added, "Miami is a relative bargain compared to other global cities". The South Florida cosmopolitan city has attracted hundreds, if not thousands, of residents from high-profile areas like New York. As co-developer of the recently-completed One Thousand Museum by Zaha Hadid Architects, designed by the architecture genius, he said, "We wanted someone that had no preconception about Miami" as he remembered how Hadid ended up as the one for the job.

The three-course dinner of fine Italian cuisine included an antipasto option of Polpette (beef, pork and veal meatballs), a Caprese Salad, and Insalata di Cesare. The secondi included a selection of Bronzino (broiled Mediterranean sea bass), Parmigiano di Pollo Arrosto (roasted herb chicken breast), Bistecca (dry-aged filet mignon), and Tortellini Bolognese (classic red wine meat sauce). To end on a sweet note, the dolci offered tiramisu, alfajores (shortbread cookies), and a Lemon Sorbetto (amaretti cookie).

In a collaboration with Dezer Development and Related Group, Armani/Casa Interior Design Studio is proud to present Residences by Armani/Casa, a collection of high-end condominiums conceptualized by internationally-acclaimed architect César Pelli, creator of the Petronas Towers in Malaysia.

The 60-story waterfront tower—located at 18975 Collins Drive, Sunny Isles Beach, just north of Bal Harbour—will house 260 luxury residences designed to reflect Giorgio Armani's aesthetic sensibility, as well as his signature sense of comfort and functionality.

"Armani/Casa was born from my desire to see my design aesthetic at work in interior spaces," says Giorgio Armani, president and CEO of the Armani Group. "On a project like this—where we have the benefit of partnering with a talented architect like César Pelli—we get the opportunity to create something really very special: a remarkable living space, imbued with the spirit of modern elegance."

"We are thrilled to partner with such a talented individual as Giorgio Armani in the further expansion of his brand into the residential real estate arena," says Gil Dezer, president of Dezer Development. Scheduled to be completed in 2016, the project melds well with Armani/Casa's existing luxury developments around the world, including Maçka Residences in Istanbul, the World Towers in Mumbai, and Century Spire in Manila.
