The Summit had already featured two other, separate panels with a “who’s who” in the real estate market: developers, and international brokers. The local brokers brought it home to a successful and informative talk.

The panelists joined Moderator Alex Vidal, President of RelatedISG International Realty in a capacity-filled event space within the luxurious Residences by Armani/Casa (18975 Collins Avenue, Sunny Isles Beach, Florida), developed by Dezer Development.

They spoke about the current state of the real estate market in Miami-Dade and close communities in Broward and Palm Beach counties that are a quick drive up I-95 and enjoy the same South Florida weather yearlong. Other topics included: What makes Miami and South Florida such an active destination for many around the country and the world, contrasts between the renting and buying markets, the ins and outs of searching and asking for proof of funds from potential buyers, the impact of brand names on a project, and more.

When asked about the state of the market, Maria Eugenia Alvarez Vitale, Head of Sales of G&G Business Developments, said, “The market is good.” She is currently focused on sales of Aston Martin Residences in Downtown Miami, an area that she has gotten to know even more through her involvement with the British carmaker’s namesake building. "We are over 50% sold in Aston Martin Residences. The downtown area is booming," she added.

Phil Gutman, President of Brown Harris Miami, opined from the brokerage point of view, comparing the high- and middle-priced homes in the luxury market. “The upper part of the market has been doing well; the middle not so much.”

Palm Beach County real estate expert Steve Solomon, Senior Director of Luxury Sales at Douglas Elliman Real Estate based in Boca Raton, said, "In Boca Raton and Delray Beach, the market is very good. There are many buyers in the market. It's an active season for the $1-3 million range."

Vidal asked, “Besides the weather and tax incentives, what drives people to move to Miami?” Crista Ryan answered, "The wonderful security. We ride our bicycles and feel safe in our communities." She is based in Palm Beach County, where she acts as President of Tina Fanjul Associates. New York native Gutman added, “The quality of life. I grew up walking NY's streets, hearing taxis screech on the road. Here it's more laid back, but we have a lot of companies' headquarters in the area."

Participating as part of the “home team”, Senior Vice President of Dezer Development Sebastian Tettamanti spoke about renting versus buying. "The rental market is very active. The buyer is taking a bit longer,” he said. “Now that there is so much product, agents take clients to more locations. However, the product is moving and we are making sales."

Christian Martinez, Regional Vice President of Florida at Compass, said, "Higher listings take longer, but we see them moving. It also depends on the market. Certainly in Miami, Coral Gables and Coconut Grove have an active market” as he remarked on famous sections of the Greater Miami Area. He added, “Overall, New York money continues to flow into Broward and Palm Beach counties."

Partner and Private Office Advisor of Engel & Völkers Miami Lourdes Alatriste emphasized how members of the luxury real estate market need to research potential buyers for proof of funds. “At that level of luxury properties, you should know who they are."

Queen of New York real estate Dolly Lenz emphasized how important it is to know and relate to a high net worth client, saying, "Read The Wall Street Journal. Know what's going on in politics; in business; where the pitfalls are, so you can share that with them. I think that's key." Her daughter, Jenny Lenz, joined her mother four years ago at Dolly Lenz Real Estate, learning about the best from the best, and brought that knowledge into the panel.

Cody Vichinsky, Founding Partner at Bespoke Real Estate, focuses his company on $10+ million listings only with an in-house team of agents and staff that tailor their listings' marketing, such as Burnt Point in The Hamptons. "We look at the market very focused in the high luxury market. We have no independent agents, so our model is entirely different from a conventional brokerage business. It's more dynamic."

Olivia Hsu Decker, Co-owner of Golden Gate Sotheby's International Realty, which encompasses over two dozen offices in the San Francisco Bay Area, hit the target as she described the luxury real estate world. "Our business is a people business," she said.

Jay Parker, CEO of Douglas Elliman Florida Brokerage, addressed the luxury market in Miami compared to other cosmopolitan cities. "You look at luxury (real estate) in other cities compared to Miami and you find that our price points (in Miami) are pretty attractive".

Michael Goldstein, President of The Trump Group, highlighted the migration to South Florida from the north as he oversees sales of The Estates at Acqualina. " 75% of our business is coming from New York," he said.

Ben Bacal, a leader in the Los Angeles real estate and creator of the Rila app, gave his expertise on the LA market. "Since 2017-2018, properties in Hillcrest have gone down in price to where they need to be. We see an uptick in international buyers. I want to teach my agents to be powerhouses in each of their market and become power agents in those areas. "

One of New York’s most successful brokers of apartments and townhouses, Richard Steinberg held nothing back as he compared and contrasted the buyers and sellers in the lower-priced and higher-priced markets. "Every seller thinks they charge too little. Every buyer thinks they pay too much,” he said. “But they buy it because they want it. My advice to people (brokers) is to go for the big stuff because it's much harder to sell the small stuff," encouraging the live audience and those that watched the live stream on Instagram to reach higher.

Sue Nickason, based in the Cayman Islands and Vice President of Marketing and Sales at Dart Real Estate, had a unique insight on the small island “tax haven”. "Our sweet spot is beach, beach, beach,” she said. “We have a brokerage that did the most sales in the Cayman Islands last year, just shy of $100 million."

On the influence of technology in the luxury real estate market, Dolly Lenz said, "I think it's playing a small role. I find it to be hyped at the moment. In five years, applications will really change how we do business."

Mary Ann Osborn, Leading Broker at Century City, followed on that, "The older people come in through signage on the property and require you to hand-hold them through the process," about the extra personal touch that comes when selling luxury real estate, particularly to people that are not as engaged with technology as younger generations.

A long round of applause was given to the panelists at the end, many who had traveled from far to participate in the Summit.

"(To) people trying to time the market and be financial analysts, stop," he said. "If you think it's expensive now, just wait, because it's not going to get any cheaper," answering about why people should buy properties now.

Daniel Kodsi, CEO of Royal Palm Companies, spoke about PARAMOUNT Miami Worldcenter, a project that is taking downtown Miami and South Florida by storm as the most amenitized building in the U.S., situated 90 feet above the ground. "When we started talking about it, we said 'let's do one great building. It has got to survive probably through a couple of markets from the day you launch it to the day you finish it,'" he said, helping to grasp the longevity of time and "developments" that can happen throughout the building of a project the size of PARAMOUNT.

Louis Birdman echoed that and added, "Miami is a relative bargain compared to other global cities". The South Florida cosmopolitan city has attracted hundreds, if not thousands, of residents from high-profile areas like New York. As co-developer of the recently-completed One Thousand Museum by Zaha Hadid Architects, designed by the architecture genius, he said, "We wanted someone that had no preconception about Miami" as he remembered how Hadid ended up as the one for the job.

The first panel of the day, Titans of Development, or, the “East Coast Kings,” was moderated by Fox Business Network‘s Cheryl Casone and included six of the most successful real estate developers in the New York/Florida areas: Mitchell Moinian, Don Peebles, Dan Kodsi, Louis Birdman, Shahab Karmely and Michael Stern. The group covered a variety of topics, including political changes in the market, international buyers making New York and Florida real estate investments, the development of Miami as a globally-recognized destination and the differences between the real estate markets in Miami and New York.

“It’s been a very exciting time in Miami, especially in the last 10 years,” began Louis Birman, CEO of Birman Real Estate Development and co-developer of One Thousand Museum by Zaha Hadid Architects in Miami. “A lot of our sales have been driven out of Latin America and although that continues to be true, we’re also starting to see more interest out of other countries like in Europe and the Far East.”

Dan Kodsi, developer of Paramount Miami Worldcenter, CEO of Royal Palm Companies and the visionary behind Paramount Branded Developments, echoed that sentiment. “In the past 10 years, we’ve seen the world recognize Miami as a major gate way city. Now you meet people from Europe and China. You never used to see that…When you get named with cities like London, Paris and New York, that’s a big deal for Miami.” He also called out Miami’s downtown area as the one to watch out for: “From Brickell to Miami Design District, it’ll feel like a miniature Manhattan once it develops out.”

Mitchell Moinian, principal for The Moinian Group, also has an upcoming residential project in New York with the late and great Zaha Hadid, at 220 Eleventh Avenue; however, it is his 3 Hudson Boulevard development, that is garnering a lot of attention, given that the Hudson Yards area is set to be one of the next hotspots in Manhattan.

The second group, The Power Brokers, included top brokers and agents from key US markets. The panelists were Adam Modlin, Jeff Miller, Aaron Kirman, Olivia Hsu Decker, Richard Sternberg and Lisa Lippman. The group, moderated by Wall Street Journal‘s Peter Grant, discussed the changing climate of the luxury real estate market, as well as the impact of social media on the buying and selling process.

Olivia Hsu Decker, co-owner of Decker Bullock Sotheby’s International Realty with 11 offices in the San Francisco Bay Area, felt strongly that though social media allows brokers more visibility, nothing could and would replace the human connection. “Buying a home is like finding a husband or a wife,” she began. “You have to go to see it and make sure you can actually live there for the rest of your life. Nothing can replace that.”

In the last panel, The Hamptons, moderator Maneet Ahuja of CNBC led the group, which consisted of Matthew Breitenbach, Raphael Avigdor, Michael Putnam, Robert Canberg, John Brady, Marcy Braun, Doug Sabo and James Giugliano. The Hamptons is a very significant area for luxury New York real estate. When asked about the hottest Hamptons neighborhoods, the panel gave out a spattering of different opinions, including Water Mill, East Hampton and Sag Harbor, all of which are booming.

On November 14^th, 2013, the final NYC Real Estate Summit panel of the day united some of the greatest visionaries in real estate and development. Howard Lorber (Douglas Elliman), R. Donahue Peebles (The Peebles Corporation), Joe Cayre (Midtown Equities), Stephen M. Ross (recipient of Titans of Business: Real Estate Lifetime Achievement Award of The Related Companies), Kevin Maloney (Property Markets Group) and Ian Schrager (The Ian Schrager Company) joined together to debate some of the greatest challenges in today’s market.

Fox Business Network’s Dennis Kneale got to the core of some hard-hitting questions right off the bat, discussing Mayor-elect Bill de Blasio’s role in the future of the NYC skyline.

Joe Cayre, you say the city [NYC] is in great shape while some might say otherwise, but I feel like Mayor-elect De Blasio got elected by arguing that the city was going in the wrong direction and was a terrible shape.

Joe Cayre: Mayor-elect De Blasio…I think that people say a lot of different things when they try and get elected, and I do believe that he will govern the city understanding all of the pros and cons of what will make the city successful. I don’t believe that he will hurt the city at all, and I think the city will continue to grow in the right direction.

Don Peebles: I believe that the mayor elect means exactly what he’s saying. I think we also have to recognize that we have a growing level of poverty. There are statistics that are saying 21 percent of New York households are in poverty. The fact is, that can’t continue. We as an industry need to focus on how we can help Manhattan be affordable.

Later, Kneale prompted discussion on the cost of land and new developments.

Howard Lorber…because you’re Douglas Elliman, you both sell stuff and own lots of stuff…but there’s uncertainty…are developers able to just go on in? Are homebuyers willing to go in and buy?  How much will uncertainty delay the development of the city?

Prices are going to go up for existing inventory. Things we have in the ground…things we’re doing, things we’re selling now are going to benefit from that. Everyone else has pretty much said it…you say one thing during the campaign…but most people at the end of the day move to the middle…hopefully he’ll [De Blasio] move to the middle on a lot of these issues. I think we will have to hope that he does what the bulk of us think is the right thing.

So isn’t Manhattan just a teardown? Don’t you just buy some old building and wreck it rather and build right there rather than…there’s no vacant land left!

Steve Ross: You’re buying a building, you have to empty it out…your land cost means you need 3k a foot to break even. That’s not the whole market! You can’t build the kind of volume that everyone is projecting to fill the demand at those prices…it’s a big issue!

Kneale also touched on up and coming neighborhoods:

What’s the next big neighborhood in New York? When I saw that cover on New York magazine a few years ago that said "I Hate Brooklyn," I knew Brooklyn had arrived!

Joe Cayre: Well, our company is very aggressive in Manhattan and Brooklyn. We just got a 99 year lease from the city on Empire Stores, which is roughly half a million square feet. Besides that, we’re building affordable housing and luxury apartments in Brooklyn…we try to build something that is very different and something that people will want to be a part of...that’s what our company does. We’re a small boutique company…maybe we have a few billion worth of projects under way right now. It’s a family owned company…we have a lot of fun doing what we do…”

Kevin Maloney: We loved Williamsburg until it was 300 dollars per foot for land, Greenpoint, downtown Brooklyn, Long Island City, Queens Plaza...its kind of where we can be in the burroughs below $150 per foot for land cost.

Later, Ian Schrager exuberantly replied "Regulations!" when asked, Generally, which is harder about the development business? Following city regulations or raising financing from scaredy cat banks?

Haute Living’s Titans of Business NYC Real Estate Summit kicked off with the help of Michael Stern (JDS Development), Michael Rudin (Rudin Management Company) and Scott Alper (The Witkoff Group), representing The Next Generation of Power.

Moderator Melissa Francis started with a discussion of the group’s most interesting new achievements.

What is the most exciting project that each of you are working on right now?

Michael Stern: I love all my children equally! But, I would say 111 West 57^th St., which is the conversion of the landmark Steinway Hall. It’s a very exciting project with Central Park Views.

Michael Rudin: We’re working on the redevelopment of the Saint Vincent’s Hospital. It’s a 200-unit high-end luxury condominium project located in Greenwich Village. It’s very exciting…we’ve been working on it for going on eight years now.

Scott Alper: We’re closing on is Park Lane hotel up on Central Park South. That’s going to be our next really exciting one!

You guys are the ‘Next Generation’ panel. What do you think of that title? Does it make you feel like the new kids?

Mike Rudin: I’m fourth generation. We’re lucky to have such great people to look up to, and people do expect more of you when you have a legacy to uphold. My sister and I both work very hard to follow in our family’s footsteps and prove ourselves.

What is the biggest mistake that you see other people making?

Scott Alper: You can overpay for an office building or apartment building...but you have cash flow, so you can wait it out with a low yield. In the land market...you have no income coming in. If you overpay and then you can't get your equity together and you cant finance it...can't get a construction loan, that's when you'll have problems.

Haute Living hosted Real Estate Summit Miami 2013, successfully bringing all the biggest names in Miami real estate together under one roof. The lux event took place in the ballroom of the W South Beach and brought out star developers and brokers for interactive round-table discussions before an audience of ticketed attendees who were treated to breakfast and lunch. Expert lobbyist and strategist Seth Gordon posed questions to mega-developers Edgardo Defortuna, David Martin, Don Peebles, Ugo Colombo, Gil Dezer and Carlos Rosso, who gave their take on Miami’s red-hot real estate market.

One subject on everybody's mind? The influx of celebrity-architect designed new buildings. Edgardo Defortuna, famous for the Jade buildings, explained, “It’s not about how much money I’m going to get because I’m hiring Herzog and de Meuron, it’s about the experience of the buyer when they live there. I don’t think we have yet lived that. When those buildings are completed people are going to realize how different it is to use great firms with great minds.”

“The market has matured," added David Martin whose firm Terra Group is working on unique property Grove at Grand Bay with Bjarke Ingels. "Now everybody has different “starchitects” and designers and now we’re seeing unique properties where we almost can’t compare one to another and that’s making it an interesting market. Now the buyers really have a lot to look at, a lot to learn and a lot to study before they buy.”

Don Peebles, who is committing to new projects in Miami, emphasized the need to bring talent and finance corporations from New York, while surprising topics were discussed such as improving the cities green space, public transportation and even required parking specs per unit. “The parking of 500 Brickell is 8 stories high,” said Carlos Rosso. “This is real estate that has been given away to the car. The city doesn’t make a dime in taxes and we have to build it. It’s not the best approach. I think it’s going to be more about car storage than parking.” To which Gil Dezer, developer of the ground-breaking Porsche Design Tower commented, “If everybody just parked in their apartment, we wouldn’t have this problem,” making the room erupt with laughter.

Haute Living Publisher and CEO Kamal Hotchandani flew in from New York to present Jorge Perez of The Related Group with the magazine's first Tony Goldman Lifetime Visionary Award. Perez pointed out that Goldman was a dear friend and that he was honored to accept an award bearing his name. He also had some words of wisdom for the developers, brokers and realtors in the room, "We are in the throws of another great upturn. Florida has been known for great booms and busts and we need to moderate that. How do we not get so enthusiastic again and then three years from now think, 'Why did I do this?' and [have to] reach for the Alka-Seltzer."

After a sumptuous lunch with the attendees, brokers and developers, the room reconvened for a quick presentation of Beach House 8 by Daniella Bonetti and then the broker’s panel. It was comprised of big name Miami brokers Oliver Ruiz, of Engel Völkers, Jill Eber and Jill Hertzberg of The Jills, Diane Lieberman of SBI, Alicia Cervera of Cervera Realty, Dora Puig of PuigWerner Craig Studnicky of ISG and Jorge Uribe of Sotheby's International Realty. On the docket? Hot tips on undervalued areas like the Bay Harbour Islands, Marketing Miami, how to improve appraisals and justify new pricing. “Things are lending a more ethical way and that allows them to go into a building and know it’s not all speculators and pay those dollars because they feel that it’s warranted. You have to give them the knowledge to understand why they are paying a premium over the last five comps,” explained Jill Eber during the discussion.  Each panelist received a private day charter on Ferretti Yacht from sponsor Ferretti Group.
