<p>In 1991, the poster woman of American homelife Martha Stewart purchased an East Hamptons residence for $1.7 million. The Martha Stewart Living Omnimedia founder stated that, “It was the oldest house on the block and a total wreck,” yet “[she] decided [she] had to have it.” Over the years, the property would be renovated and become her longtime vacation home. However, she is now bidding farewell to the humble abode. While the transaction is an off-market deal, it is reported that the initial asking price was listed at $8.4 million but was finalized at a whopping $16.5 million. At nearly double the asking price, Stewart has made a massive profit and left her former residence to Kenneth Lerer, the former chairman of BuzzFeed and co-founder of the Huffington Post, and his wife, interior designer Katherine Sailer.</p>
<p>Built in 1873, the shingled cottage has been restored and renovated into a more contemporary space while maintaining its initial charm. Stewart, well known for her design skills, claims “it’s an old-fashioned house, but it has a clean, pristine vibe.” Although not much is known regarding the interior layout of the home, decorative elements include unique pieces acquired from various yard sales and consignment stores. With its original paneling and built-ins, the lovely vacation home features a glass-enclosed porch with teal-blue Mexican cement tiling which acts as dining area. Additionally, the space boasts newly leaded glass windows and plentiful wainscoting. Notable distinctive features consist of a marble vanity in the primary bathroom, a pink and yellow Venetian-glass chandelier in the formal dining room, and a collection of antique taxidermized fish throughout the residence.</p>

<p>Popstar Joe Jonas and actress Sophie Turner have busy careers as public figures as well as parents to their baby Willa. Recently, the 32-year-old musician and 25-year-old movie star have also been delving into the real estate realm.  The couple who married in 2019 first purchased a $5.6 million loft in New York City which they eventually sold a few months ago at $5.4 million. In June, the duo also listed their Encino, California abode for $16.75 million. Now, Jonas and Turner are on the purchasing end of real estate deals with a newfound mansion in Miami, Florida. The residence originally belonged to legendary Cuban American musician Willy Chirino and was listed for $12 million but eventually was sold to Jonas and Turner for $11 million.</p>
<p>Built in 1980, Jonas and Turner are now located in the posh community of Bay Point with a property spanning 10,416 square feet with six bedrooms and 8.5 baths. The three-story home opens to spacious living area with 30 feet high walls. The lavish all white kitchen is equipped with Calacatta marble counters that waterfall off the island. The master suite also highlights Calacatta marble with dual bathrooms, a private gym, and spa with sauna and steam room. The space offers entertainment options such as a climate-controlled wine cellar and bar dressed in coral stone. The interior aesthetic of the home presents a “truly unique residence is where Aspen meets Miami.” Stepping outside, the lavish waterfront exterior presents a swimming pool, spa, koi pond, and lush gardens.</p>
<p>Sylvia Chamorro and Dina Goldentayer with Douglas Elliman co-listed this property while Compass agent Carl Gambino represented the buyers.</p>

<p>Popstar Liam Payne first rose to fame as part of The X Factor UK in 2010 when he was made part of boyband One Direction. Over the years, the musical group would become an international phenomenon before taking an indefinite hiatus in 2016. Now, the former group members have embarked on various solo careers and Payne has taken the approach of melding electronic dance music with pop.</p>
<p>More than musical discography, Payne delved into real estate with his 2015 purchase of a mansion in Woking, an English town in southwest Surrey. The property was sold for $6.8 million where the popstar previously lived with his former girlfriend Cheryl Tweedy of pop girl group Girls Aloud. In March of 2017, Tweedy gave birth to their son named Bear and about a year later, the duo announced their breakup. In March of 2019, Tweedy and Bear moved out of the Surrey home and reside about 45 minutes away. Now, Payne is also bidding farewell to the former abode and has listed the property on the market for $8.9 million.</p>
<p>Payne’s former five bedroom and seven bath residence is presented as an ideal home for a couple or family with young children. The main house boasts the primary bedroom with two skylight-topped bathrooms and a custom-fitted dressing room. The property also features a separate two-story cottage with one bedroom and bath available for guests or staff. The space melds a Georgian-style aesthetic with a sense of modernity and pop culture memorabilia. The white walled interiors present varied entertainment options with multiple reception rooms, game room with a billiards table and pinball machines, and a plush home theater with a distinctive Iron Man replica in a corner. Stepping outside, the yard opens onto a golf course in an exclusive area of Surrey. The expansive exterior offers a swimming pool, turf tennis court, and a large garden house. Other luxe amenities of the English abode include a private gym, hot yoga room, and plentiful parking space for eight vehicles.</p>

										<content:encoded><![CDATA[<p>American fashion designer and business magnate Calvin Klein has sold his 1800s East Hampton estate for whopping $85 million after purchasing the property for $3.6 million in 1987.</p>

<p>In 1891, the historic East Hampton estate was built by acclaimed Grey Gardens architect Joseph Greenleaf Thorpe for the homeowner’s wife, Laura Brevoort Sedgwick. Following a near century and list of elite owners, Calvin Klein purchased the property from the son of Juan Trippe, the founder of Pan American World Airways. The real estate sale took place in 1987 with Klein’s second wife, Kelly Rector, where the formerly married couple spent $3.6 million to acquire the impressive property.</p>
<p>Following the first few years after purchase, the duo executed substantial renovations to the home and eventually had it featured in the 1992 edition of Vogue Decorations. While the celebrity couple officially divorced in 2006 and were reportedly separated for a decade prior, Rector continued to reside within the Hamptons home. Despite her stay nearly fifteen years following their split and her former initials “K. K.” plastered on the front gate, the deed was still in Klein’s name. This past week, the estate was sold in two off-market transactions to undisclosed buyers hidden behind an LLC. The sale consisted of the main property which sold for $75 million as well as the adjacent strip of undeveloped land for an additional $10 million.</p>
<p>The lavish Hamptons estate built in 1891 is situated on 8.4 acres of lush land and features a main mansion as well as a boathouse. Shortly after Klein and Rector purchased the residence over three decades ago, they summoned the help of renowned architect Thierry Despont to modernize the interior space. Spanning over 10,100 square feet, the primary house is a shingle-style mansion including five bedrooms and eight bathrooms. While information in regards to the home’s interior design is limited, Klein and Rector are infamously infatuated with sleek white interiors and perfectly executed construction projects. Some notable renovations to their former Hamptons estate consist of a swimming pool and boathouse on Georgica Pond pictured in the aforementioned 1992 issue of Vogue Decorations.</p>

<p>Alison Melton: "As I tell a lot of my clients where we have to make a market sometimes, reach out and find those sellers, match the buyers and the sellers, I am so grateful to have had that experience on the big trading floors in New York and putting together those deals because that has really served me extremely well during this market. The great thing about living <span class="matches">where we live i</span><span class="text" data-v-95d1c120="">s we are only six hours from Palm Beach. We can get in the car and drive to where we want: Charlotte, Atlanta, We are 30 minutes from Savannah, an hour and a half from Charleston, and four hours to the mountains. It gives us that flexibility... We have been focused on luxury real estate in the Hilton Head and Bluffton area. Here, in particular, we have a lot of the gated communities, the private communities focused mainly on golf, tennis, boating, and equestrian pursuits."</span></p>
<p>Kathleen Floryan: "We have three bodies of water around here, so it's a desirable area not only for boating purposes but different lifestyles. In the luxury realm, I've been focused on gated golf course communities... <span class="text" data-v-95d1c120="">My focus has been predominantly on the luxury side of things. We have three bodies of water around here, so that becomes a very desirable area for not only </span><span class="text" data-v-95d1c120="">boating purposes but also because of different lifestyles. There's the ocean, there's Intracoastal, and there's the St Johns River all along which w</span><span class="text" data-v-95d1c120="">aterfront properties, as we all know, are very desirable. In the luxury realm, I</span><span class="text" data-v-95d1c120="">'ve been focused on golf course communities gated golf course communities... We are seeing a huge influx of businesses into the Jacksonville area that didn't consider Florida before, or as Jacksonville has been known as the gateway into Florida, we're starting to see more and more people finding it to be logistically smart [to come here]."</span></p>
<p>Taryn Pisaneschi: "[Over the last year,] we reconnected with the lifestyle and the demand here. You get used to showing these properties with the amazing backyards and you forget people can be walking along the Intracoastal and they don't need to have the backyards and the pools; they have these amazing views... We were able to show everyone what we did during Covid to prepare for the surge. [This includes] figuring out how we coexist, how we do virtual sales presentations better, and just <span class="text" data-v-95d1c120="">loving where we live, not just personally but being able to convey that professionally, being more </span><span class="text" data-v-95d1c120="">intentional with our time, what tools we're bringing on how we communicate value. And then, the market exploded... My h</span>usband and I have been in business together for pretty much 20 years. We f<span class="text" data-v-95d1c120="">ounded and sold several businesses, and that foundation and commitment to customer service has been paramount to our success in real estate."</span></p>
<p>Kathryn Shafer: "I used to have my own brokerage business, and then 2008 happened, so life has changed on many levels. Now, I hang my license with Keller Williams and the luxury division there. I worked my office as a legacy business, as a family office. I work with clients that I've had for many years and selling real estate since the 1990s. I've worked with the business managers and the CPAs so I can market and sell their multi-million dollar homes in the Bel-Air and Brentwood areas, <span class="text" data-v-95d1c120="">but I also love first-time buyers; it's a passion for me. So I work with their kids when they graduate from USC and UCLA, </span><span class="text" data-v-95d1c120="">working for that first-time condo in Downtown Los Angeles, or their starter home out in the San Fernando Valley... The sense of belonging that Los Angeles has really realized, and what the terrible last 12 months have been, [all this has] brought so many of us closer together. People are really learning to love the city again and it a completely different way."</span></p>

<p><a href="https://dev.hauteresidence.com/heidi-bintz-mountain-elegance-beaver-creek-colorado/">Heidi Bintz</a>: "T<span class="matches">ourists have been coming</span> in all winter, and it's been getting busier. Because of Spring Break and Spring skiing, we're anticipating a busy March. Our restaurants do have limited indoor dining, but that has been slowly increasing. Bars and restaurants have put tables outside and further space, and you can now drink or roam Vail Village and Beaver Creek... The market is tight. Some properties are going under contract instantly. However, inventory does depend on varying locations and price points, and I anticipate it to continue this way. We are limited in where we can build because we're surrounded by a national forest... We get a lot of what we call the Front Range, which is Denver, north and south, and it's about a two-hour drive, give or take, for those people. So I've seen more people wanting to either relocate or spend more time up here. We have a big market from Texas, and from southern Florida. There's Chicago, New York, Europe, and south of the border; we have a pretty large Mexico City clientele. They're here now, and they and they love Vail and the mountains."</p>
<p><a href="https://dev.hauteresidence.com/darin-marques-roma-paradiso-estate-henderson/">Darin Marques</a>: "The biggest thing I probably help my clients with is especially land purchases. They're buying a new development and looking to buy land to build. Most of them don't understand the process of what it takes to go through hiring the architect and general contractor and going through the permitting process and design review. With my relationships and background that I have in new construction, I've been able to help a lot of the clients navigate through that much quicker. It also helps me understanding luxury properties better. You can go with a basic window package and a home that could be $50,000, or a really high-end custom window package and a house that can be $300,000. As an agent representing luxury properties, <span class="matches">having that understanding</span> is really important. I just sold a property that was for the highest in the community in Southern Highlands at $725 per square foot. And we were about $200 a square foot higher than the next property. I was able to convey to the client, because they asked, why [the price was] so much higher. When I broke down the cost of land, permitting architectural engineering, and then the cost of construction, he was fine with it. He understood, he just wanted to see the details.</p>
<p><a href="https://dev.hauteresidence.com/mark-salmon-south-lake-tahoe-estate/">Mark Salmon</a>: "Covid certainly has driven the market. Obviously, everybody's heard about how strict California has been with regard to Covid and travel. People are vacating the city, especially in the tech industry where they're able to work from home, and we're so close to all that in Silicon Valley and San Francisco. There's obviously a lot of money that comes with that as well, so for those guys, it's really been a second home destination for years and years, but now it's more primaries that I'm seeing. Young techies escaping the city, escaping Covid and all these restrictions to come to Tahoe. They have <span class="matches">Bay area</span> wages and pretty inexpensive real estate compared to what they're used to [there]. It's the same problem is I'm hearing in Florida, just that lack of inventory. It's almost scary frankly to a list of property right now because you know what your next three days are going to look like. It's 50 showings and 20 plus offers, and it's very time-consuming at that point... Buying in Tahoe is something you can have for generations and I think will never lose really long-term values. "</p>
<p><a href="https://dev.hauteresidence.com/joel-schemmel-sarasota-compound-nokomis/">Joel Schemmel</a>: "Our market has been kind of insane. Inventory is the biggest challenge because we have such huge buyer demand and very limited inventory. I think we've gone through a cycle that used to be some price points. Now it's pretty much across the board, as far as inventory shortages. I get five calls a day from realtors looking for anything that might be coming up in the near future. Anything under a million dollars, if it lasts more than 48 hours in the MLS, then there's something wrong with it. We've been very fortunate. Last year, we had a record year with over 100 hundred million that we closed, and we are already $51 million for this year... We have the fundamental population growth. We had the traditional Midwest, buyer pool, and that is now significantly expanded to the Northeast, and California is our new kind of crazy source of buyers. And even Texas, it's been interesting. We've never had Texas or California. They both appeared in the last year as heavy-duty buyers. Covid has really just kind of fueled the market to a certain extent...  We will definitely <span class="matches">break</span> some records, this year, as far as price points</p>

<p>Actress Kristen Stewart just purchased a $6 million Mediterranean Revival-style estate in Los Feliz, California.</p>
<p>Built in 1927, the 4,864-square-foot home holds four bedrooms, five-and-a-half bathrooms, and stands two stories tall. It includes classic, red-tiled roofing, arched doorways, lantern lighting, and combination tile and oak wood floors. The garage has been recently converted into a guest suite with the identical Mediterranean style.</p>
<p>Over the years, the vintage home has been well-maintained revealing delightfully landscaped private gardens. The Spanish-tiled foyer reveals the authenticity and original charm of the estate with a wood-beam ceiling and large handcrafted doors. Just off the entrance, the step-down living room features a dynamic similar to the foyer with ceiling beams and a classic fireplace.</p>
<p>On the ground floor is the dining room, revealed by French doors that open out onto a covered loggia with enough space for a sitting area and a dining area. The upgraded, oversized kitchen is covered in olive green cabinetry with stainless steel appliances, a double oven, double burner, double refrigerator, and black kitchen island.</p>
<p>Upstairs, the main suite also has high ceilings as well as a dedicated sitting area, a nook with built-in chairs and French doors that lead to a balcony. The main bathroom features a double vanity with black countertops and lavender-and-black tiling on the floor. A saline pool and spa, lounging areas, and terracotta-style accents are on the outside.</p>
<p>This new home is an addition to another $2.2 million home owned by Stewart in the same area.</p>

<p><strong>Hilary Farnum-Fasth</strong>: "Alys Beach has been the number one community in 30A that has seen the greatest surge not only in the number of sales but the price increase as well... So much [property] has been bought sight-unseen has been a big difference for us in 2020 and 2021. The properties are going so quickly or you have to act so quickly when a property is secured that you don't have the time to come here and person to see it, so we really are [buyers'] eyes and ears and they are having to trust their agents more than they ever have before... The thing that has always drawn people to 30A, but even more so now, is there is an incredible outdoor <span class="highlight">lifestyle</span>. Whether you like to do all the beach activities, or you want to ride bikes, go on walks. You have tennis, incredible golf course communities, fishing; literally anything and everything outdoor is available to you here, so it feels like a very safe place.</p>
<p><strong>Nilou Henderson</strong>: "We try to be very digital and media-driven, so we've done the virtual tours even prior to Covid, but I will say we're doing it a lot more now. We're making it a requirement for our agents inside of our firm to do the virtual tours. We are closing deals on virtual tours very often. Your agents are really able to show their value during these times. We are undervalued in a lot of different areas. A lot of different platforms have made it difficult for us to be able to really show why it's important to have that representation, but, most importantly, during this time, it's allowing us agents to be able to show the value that we hold during a real estate transaction... Charlotte is great, not too big. It's the South but still has a bit of that city flavor... For us, we work with a lot of sports and entertainment [people], so a lot of our guys that are coming into town and signing with the new team, it's very easy to have this be home for them.</p>

<p>Alvaro Nuñez Alfaro: "Everybody has been working very hard through this year to put all the tools in place to continue working in this business... People feel the trust and confidence of working with experts... Right now, everyone is finding a bigger purpose. Real estate is about enhancing people's lives... When it comes to what platforms we use, right now is the time to try out anything related to digital... Put your face out there. Beautiful videos [of properties] are nice, but people will relate to you. Build your personal brand.</p>
<p>Joel Schemmel: "We are seeing even more demand. Inventory challenges are going to slow us down to a certain extent... In Sarasota, we are comparatively undervalued to other markets in Florida. People are discovering that. They are coming from New York, California, Naples, and other Florida places... During the third quarter of this year, the pending sales compared to the same period last year were up 400% in the $2-4 million range... The market is very engaged. Things move quickly. Focus and understand the market, the value your buyers and sellers are trying to achieve...</p>
<p>Connie Huergo: "Interest rates are extremely low. That has really made an incentive for people that were on the fence. They have decided to make an early retirement. Our city of Delray is full of restaurants, beaches, and a lot of places to go...  We have had to be very creative and I love that, getting out of the traditional and do FaceTime presentations, 3-D... Delray Beach attracts the northeastern [audience]. When they see the prices here, it's an easy decision to make... We have to make sure to work with the right tools and surround ourselves with the proper people that can help us close in time."</p>
<p>Pierre-Marc Bellion: "People are moving out of the city. It's not just about getting out of the urban cities; it's about getting a new perspective... A year ago, a Zoom meeting was an exotic thing. It took us five weeks to get used to it and now it's how we do business... We sell the lifestyle, but you do better when you can share with people and they can tell that you are connected to your environment... On the personal and business level, with the pandemic, it's good to regroup and dig your roots deeper into the community. Go back to talking to people around you to get new listings."</p>

<p>Robert Greenwood: "In Turks and Caicos, we just had a look at the second quarter numbers and we've held well over the preceding couple of years. In some sectors, especially our villa sector, we actually increased sales last year, so I think that's a real indicator that people are looking for COVID safe haven properties throughout the entire region... We see the growth because people are looking for a safe haven. And if you're going to quarantine, you might just as well quarantine in p<span class="highlight">aradise... [Buyers] feel comfortable because they know the Christie's brand, the trust and the integrity that comes with it, and they're happy to say, 'Okay, let's do the deal.'"</span></p>
<p>John Christie: "There are different kinds of buyers and visitors in the Bahamas. If you're someone from New York and you're used to action being around, Nassau is the place for you, with large hotels, casinos, nightclubs, and all the main luxury communities. With COVID, we have seen a spike in interest in private islands, because there's no better place to have than your own private island if you want to control your destiny and a place to lock down. That's been one of our strengths. If you're a beginner buyer or someone that has a couple of extra dollars, you can get lots as low as $20,000."</p>
<p>Justin White: "Antigua is a unique place. We have zero <span class="highlight">capital</span> gains tax, zero inheritance tax, and zero income tax. That's the benefit there and itself. We have opportunities in almost every single angle, especially with regards to real estate... We have boutique hotels, luxury resorts, luxury villas, and tons of empty primetime land right on the ocean with a citizenship aspect, whereby you can gain citizenship to this country if you meet certain prerequisites... Being Antiguan isn't just for Antiguans. If you're willing to come here and adopt the culture and invest with us, we are happy to put our arm around your shoulder and say you're one of us."</p>
<p>Craig Ryan: "We have seen a big uptick in our luxury rental market. There's nothing easier than for your family to come down and get a five-bedroom villa on the beach, and you have your week to be by yourself... We opened up our borders June 1st, and from there, we've had full planes from America because there's a huge demand. People are ready to finally get out and enjoy life... If I have a client that doesn't find a product that works in Antigua, I'm calling up John and Robert. That's the level of family we have between the affiliates where it's not a cold introduction email. We have support between the islands and the Christie's network overall."</p>

<h3><span style="color: #000000;">Was it really that great?</span></h3>
<p style="text-align: justify;"><span style="color: #000000;">I sell residential real estate and I have always loved my job. An affirmation that I taped to a wall in my office says, “If you love what you do, you never have to work a day in your life.” I’ve had it taped there for a decade and I still believe that. But I found I was on a never-ending treadmill without balance in my life. I always had a great time no matter what I was doing or who I was with, but this forced quarantine has changed so many things for me. I am loving the time at home with my husband and my two Yorkies. We have a great routine and when we need space, we have it. I miss my daughter but enjoy our zoom calls, especially the ones with wine. We talk all the time and send funny and inspiring messages back and forth throughout the day. My new schedule makes plenty of time for exercise throughout the day which I was determined to maintain and I do.</span></p>
<h3><span style="color: #000000;">Now let’s get to business!</span></h3>
<p style="text-align: justify;"><span style="color: #000000;">Now more than ever we understand that our home is truly our sanctuary, our haven, our private space, our protection, our shelter, our peace. </span><span style="color: #000000;">On one of our wine-infused zoom calls, I told my daughter that I felt like my home was giving me a hug…I cherish it.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">How we do business with our buyers and sellers in the future will look a little different, however, it will be done professionally and carefully and here is how I envision it.</span></p>
<h3><span style="color: #000000;">For the Sellers of Property:</span></h3>
<p><span style="color: #000000;">Photography is everything!</span></p>
<p><span style="color: #000000;">• Great stills, videos, slideshows, and the more the better.</span><br />
<span style="color: #000000;">• Interact and advertise in as many different websites and media sources as possible, along with social media and of course print advertisements. It’s an effective combination of synchronized marketing.</span><br />
<span style="color: #000000;">• There must be a COVID-19 addendum signed by all parties, covering that no one in the immediate family is currently sick and no one has traveled recently. This is for the buyers and the sellers.</span><br />
<span style="color: #000000;">• The sellers request that buyers wear masks and gloves and some also require booties. No one should touch anything in the house. The broker will open doors and cabinets, when necessary.</span><br />
<span style="color: #000000;">• No children at showings.</span></p>
<h3><span style="color: #000000;">It is basically the same for buyers…</span></h3>
<p><span style="color: #000000;">• The agent would have the buyers follow them in their car and communicate via phone.</span><br />
<span style="color: #000000;">• We would confirm that the buyers are not dependent on the sale of their home to make a purchase.</span><br />
<span style="color: #000000;">• Sellers want to be sure they are dealing with qualified buyers.</span></p>
<h3><span style="color: #000000;">Office Procedures:</span></h3>
<ul>
<li><span style="color: #000000;">Every company will have its own house policies.</span></li>
<li><span style="color: #000000;">I love working remotely and plan to do much more of this. </span></li>
<li><span style="color: #000000;">It helps with that balance I mentioned earlier.</span></li>
<li><span style="color: #000000;">Some companies are allowing only one agent for each section of the building and masks and gloves are essential.</span></li>
<li><span style="color: #000000;">Space may have to be reserved.</span></li>
</ul>
<p style="text-align: justify;"><span style="color: #000000;">Every business will have to figure out their own nuances. The commonality with ALL businesses is both the clients and the employees/staff have to feel comfortable interacting with each other or it doesn't matter what we all do. Be safe and above all be considerate to one another. We are all in this together.</span></p>
<p style="text-align: justify;"><span style="color: #000000;">Although business will feel unusual for a while as we acclimate, I truly believe there are many things that will be better than before.</span></p>

The rapper made his return to Miami when he surprised concert-goers earlier in November at the Aubrey &amp; Three Migos concert as he joined Drake on stage for an incredible and unforgettable reunion for all hip-hop and rap fans. Now, as Lil Wayne hints to an upcoming tour in 2019, the rapper has upgraded his pad in Miami to a spectacular waterfront home on Miami Beach's Allison Road.</p>
<p>Wayne, who sold his Miami Beach home for $10 million, has returned to the Magic City with the latest purchase of a $16.8 million built on a 23,760-square-foot waterfront lot. Nestled in the heart of Miami Beach, the sprawling home includes a theater with red oak flooring, an elevator, a cabana pool house and outdoor kitchen, staff quarters and state-of-the-art finishes and appliances. The property features a variety of amenities that highlight the luxurious Miami lifestyle while incorporating spacious and serene designs with tranquility and privacy in mind.</p>

<h3 class="p1"><span class="s1">Where do you foresee the residential real estate market heading in 2019? </span></h3>
<p class="p2"><span class="s1">The forecast for Rancho Santa Fe and North County San Diego is<b></b> still positive as we head into 2019. In fact, San Diego’s housing market is ranked 5th hottest in the nation.  US housing markets might be slightly shifting to a buyer's market in 2019, it is the natural equilibrium.   Yet with the economy so strong, sellers know they can stubbornly holding out for big prices, particularly in San Diego. </span></p>
<h3 class="p2"><span class="s3">How long do you foresee before South and North Cal start seeing a demand for more vertical living? </span></h3>
<p class="p2"><span class="s1">Downtown San Diego is booming with residential and commercial development which includes a healthy 'sky homes' market. No longer is it the once sleepy navy town boasting the best climate in the country. The weather remains beautiful year-round while the city has reinvented itself as a dynamic place to live, work and play. Around 41% of downtown’s population are Millennials and 21% Gen X. San Diego is not a city of concrete canyons. Planned into downtown’s growth are multiple parks, open spaces and pocket parks welcoming residents, workers and visitors.</span></p>
<h3 class="p2"><span class="s3">There’s been an overall dip in prices for high-end homes throughout the country, has it been similar for you in your market? </span></h3>
<p class="p2"><span class="s1">The market has cooled at the upper end. Although, we are seeing the movement of properties with larger square footage, 8000+ which we haven't experienced to this degree in several years.</span><span class="s3"> </span></p>
<h3 class="p2"><span class="s3">Heading into the new year, there’s been talk about an upcoming dip in the market, can you share with us insight into reasons why this may occur?</span></h3>
<p class="p2"><span class="s1">With mortgage rates on the rise, prices blowing past their previous peaks and inventory slowly creeping upward while rents are flatlining we may see a minor hiccup in the market for the 1st quarter of 2019.  San Diego enjoys a market that is not typical to most US housing markets, our 'Sunshine Tax' drives buyers into the county.</span></p>
<h3 class="p4"><span class="s1">What is the most common trend you see amongst your buyers in regards to what properties they are interested in? </span></h3>
<p class="p4"><span class="s1">Despite being the nation’s eighth biggest metro area, San Diego is really made up of sprawling suburban areas that are all very different, makes house hunt struggle very real. The common trend for buyers is identifying the area that fits their lifestyle needs.</span></p>
<h3 class="p2"><span class="s3">Do you think there is an oversaturated market right now? If so, is there a shift from a seller's market to a buyers market? </span></h3>
<p class="p2"><span class="s1">Oversaturation is not an issue in San Diego. We simply don't have enough inventory.  The shift from seller's market to buyer's market occurred in early August 2018 due to economic/election concerns and normal time of year slow down.  </span></p>
<h3 class="p2"><span class="s3">What is the most beneficial piece of advice you would give to other brokers?</span></h3>
<p class="p2"><span class="s1">Stay positive and remember we are in a service business. Our job is to provide exceptional service and advice to create long-term relationships with our clients.</span></p>

										<content:encoded><![CDATA[<p>A seasoned attorney, former property developer and luxury estates director with Compass, Lisa Optican has an unparallaled and dynamic background that sets her apart from any other agent in the market. The level of real expertise she offers clients, from her in-depth knowledge of the market and personal detail to understanding what her clients need help her offer elite high-end real estate service to homebuyers. <em>Haute Residence</em> caught up with Optican to discuss Los Angeles market trends, her advice to homebuyers looking to relocate to the city of angels and more.</p>
<p><strong>HR: Let’s talk a bit about your market – what trends, changes do you foresee happening in </strong><strong>the real estate area of your market within the next 5 years?</strong></p>
<p><strong>LO:</strong> It’s pretty hard to predict what the next 5 years will bring but I think we will see the following two trends: 1) A demand for more vertical living in great areas so that the commuter time is shortened. People are tending to desire shorter commutes and increased walkability to great shops, restaurants, etc. 2) There is also a lot of desire for privacy and land due to the large population of L.A. so those properties that can deliver on both fronts will always be valuable.</p>
<p><strong>HR: You have an extensive resume, how do you think your background and past experience helps you stay ahead of the competition and competitive within the market?</strong></p>
<p><strong>LO:</strong> I love the fact that I actually had a career before this one! Being a lawyer has helped me in all ways (negotiating, reviewing/drafting contracts, conflict resolution) but I have also invested and developed properties so I am able to communicate with my clients about issues and concerns that some agents are just not equipped to handle.</p>
<p><strong>HR: What sets LA apart from other major cities in terms of real estate and lifestyle homeowners can find?</strong></p>
<p><strong>LO:</strong> LA offers a lifestyle that very few cities in the world can offer. We have some of the most amazing weather; we are close to the beach and the mountains, and we thrive in a variety of different industries and professions.  We also live in a huge city that has neighborhoods that appeal to all different types of personalities and needs. From those that love to be by the beach, to families who want to be close to great parks and schools, there is something for everyone in LA.</p>
<p><strong>HR: What are your expectations going into the second half of 2018 and into the new year?</strong></p>
<p><strong>LO:</strong> I expect that some of the higher end listings that are asking astronomical prices are going to linger on the market and require price reductions. On the other side, there are still a lot of buyers looking to buy in LA and the inventory is still rather slim. I think we will continue to see a strong 2018 but with a number more price reductions and corrections.</p>
<p><strong>HR: What advice do you give buyers in today’s real estate market?</strong></p>
<p><strong>LO:</strong> If you see something that you love and that checks all the boxes on your wish list, don’t stand by. I have had clients spend years trying to find a house because they failed to make an offer on the one that they actually loved. I also tell buyers to make sure their financials are all in order. It always helps for buyers to know exactly what they can truly afford and stay within their budget. There is nothing worse than seeing the regret of a buyer who stretched themselves to buy and then live with financial stress.</p>
<p><strong>HR: What advice do you give those looking to sell property in today’s market?</strong></p>
<p><strong>LO:</strong> I am really insistent on pricing. I study the market and the competition to see where my Seller’s houses will fit in with the market. It’s a disservice to put a house on the market with an extremely high price only to let it sit on the market and become stale. I really try to educate my clients and work out a strategy that we both agree on.</p>
<p><strong>HR: Is there one factor that is constant, never changes, no matter the highs and lows of the </strong><strong>market?</strong></p>
<p><strong>LO:</strong> Everyone needs a place to live and with a population of 4 million people and counting, there is only so much space in LA.</p>
