Todd Michael Glaser is a renowned real estate developer, owner’s representative, and business connoisseur. Starting his career as a fire sprinkler designer gave him a foundational understanding of building construction and developments, and now he sells multimillion-dollar properties, owns some of the largest real estate developments in South Florida, and has worked with A-list celebrities such as DJ Khaled, A-Rod, Lil Wayne, Chris Bosh, Hulk Hogan, Randy Frankel (owner of Tampa Bay Rays), Kevin Douglas (IMAX board member), and Stephen Levin (founder of Gold Coast Beverage Distributors).

Though originally from Miami Beach, Glaser has most recently brought his expertise to the Palm Beach market. Of course, the area has always been known for its beautiful estates, upscale resorts, and palm-tree-lined shopping district of Worth Avenue. Since 2020, the real estate market in Palm Beach has grown rapidly. Whereas a decade ago a $20 to $30 million house was considered top of the market, that price is now considered average, with $100 million homes in the mix.

“It’s a generational change in 2017 that I caught,” Glaser says. “A lot of stuff that had not come on the market for at least 50, 60, 70 years is starting to bubble up. They are big, expansive estates, and Miami Beach does not have that. The Palm Beach market, like Tarpon Island, really does not exist in Miami.”

Tarpon Island is a one-of-a-kind private island estate a block from Worth Avenue that Glaser bought this year and is currently renovating and developing. It has only one single-family home, accessible via its own bridge. The home has 1,300 linear feet of waterfront and will boast almost 25,000 square feet once completed. It will be brought to market by Lawrence Moens and will be listed for sale as-is for $120 million. If the buyer would like Glaser to complete the renovations, the cost will be $200 million.

Glaser recently sat down with Haute Residence to discuss his success in the new market, his favorite projects, and why Palm Beach is stealing the limelight from Miami Beach.

Haute Residence: What are some of the projects you’ve worked on in Palm Beach?

Todd Michael Glaser: I went into the market and purchased some landmark homes, renovated them, assembled a team of subcontractors, and once I felt comfortable, I started building. I did 125 Via del Lago, 121 North Lake Way, and 127 Dunbar Road, which are all landmark homes. I bought 127 Dunbar Road for $17 million and sold it for $27.5 million in under 10 months.

The reason we’re renovating right now is to get products on the market. In Palm Beach, there are only about 18 listings right now, whereas there are usually about 190. So we decided to buy some properties in April and May that we could fix and have on the market by October 15 to capitalize on the upcoming season.

HR: How has the real estate market in Palm Beach changed recently?

TMG: The real estate market, in general, hasn’t gone up so much in the last 15 years, and I attribute a lot of it to what somebody’s net worth is versus what they’re buying house-wise — it doesn’t correlate. Before, people used to buy a $150,000 house and you were only making $30,000 per year — one-fifth that amount. However, to flip that ratio, if somebody is worth $3 billion, why wouldn’t they buy a billion-dollar house valued at around a third of their worth? The correlation is off. In 2001, we started seeing $3 million houses. In 20 years, pricing has gone up, but not as much as what people’s income and net worth have risen. The graph of people’s income and net worth is vertical, and real estate has seen a slow rise. I think real estate is way undervalued.

But for Palm Beach, let's go back four years. Four years ago, when I bought 125 Via Del Mar, Miami Beach and Palm Beach properties were actually the same prices. That shocked me. I paid $6 million for a property and we later sold it for $16 million. That's what really caught my eye — I could finally buy in Palm Beach for the same price as Miami Beach. There have been eight single-family homes that have sold for over $100 million in the last 18 months in Palm Beach. It's a new trend, and a $50 million house in Palm Beach is not that big of a deal anymore because the sale prices have gone up to $100 million.

HR: What do you and your team hope to accomplish in the fourth quarter of 2021?

TMG: We own several properties that can be sold as land, and we’re looking to see if we can sell them simply for an appreciated land value. There's been a big increase in land values in the last six to eight months. There are a lot of people out there looking for land, and there’s nothing out there. We currently own a lot of property in Palm Beach. We’re also building some new homes because there’s no inventory in Palm Beach. We’ve never seen anything like this.

HR: What makes Palm Beach better than Miami Beach?

TMG: Palm Beach has the highest elevations on the east coast of Florida, and that’s why people picked it. The size of the parcels, when they were subdivided, was done in a resident-oriented way. They do everything for the residents in Palm Beach.

On the other hand, Miami Beach seems to be increasingly catering to tourists. I’ve lived here my whole life and have watched the city grow out of its small beach-town environment and into this booming metropolis. It used to have small-town vibes where everyone knew their neighbors, but those days are gone. I’ve renamed Miami Beach the city of Miami Beach — it’s not a town anymore, it’s a full-blown city. So many of us are gravitating up to Palm Beach, and a lot of young families are moving there, which is fantastic.

Tommy Hilfiger, founder of Tommy Hilfiger Corporation, and his wife, fashion designer Dee Ocleppo, had a hectic year in real estate. Earlier this year, Hilfiger and Ocleppo recently bid farewell to their former 22-acre European-inspired home in Greenwich, Connecticut for $45 million. In March, the stylish duo picked up a $9 million house in the Palm Beach area. Recently, they have sold their Golden Beach mansion and only a mere few weeks later, purchased a second residence in the Palm Beach area. The seller, Donald Dizney, is board chairman of United Medical Corporation and purchased the property in 2013 at a price of $4 million. In December of 2020, the home was listed on the market for $21.5 million, but Hilfiger managed to close the deal at a reduced price of $21 million.

Built in 2006, Hilfiger’s newfound Mediterranean-style home spans 5,047 square feet and 0.3 acres of land. The humble abode includes three bedrooms and 4.5 bathrooms. Set on the waterfront, the property highlights several spacious living areas, dining room, library, state-of-the-art kitchen with stone countertops, and two picturesque courtyards. The upstairs primary suite main suite offers a seating area, walk-in closets, his-and-hers bathrooms, and separate open terraces overlooking the waterfront. The property also has an attached two-car garage with a second-floor guest apartment. Stepping outside, the exterior space presents palm trees and landscaped greenery, modern swimming pool, barbecue terrace, and access to a dock.

Glaser’s success throughout the decades required him to find the right individual to help him with the next phase of his business, which he found in Zarco. “Brandon is here to help me manage and grow my development and owner’s rep company,” he said. In just the first four months of 2021, the team has transacted on $170M of real estate.

Zarco added, “Todd’s expertise is in very high demand. Our process is intentional and systematic. We don’t build fast; we build efficiently.” Glaser said, “We would like to take on more projects, but we are nearing capacity. We need to grow.” This is where the Glaser-Zarco dynamic comes in.

If the last name of Glaser’s new deputy sounds familiar to Haute Living readers, it’s not a coincidence: he’s the son of a long-time Haute Partner, attorney Robert Zarco.

The interview session was a short glimpse into the day-to-day rapport Glaser has  developed with Zarco, each of them complimenting and complementing the other’s talents and sentences, respectively.

Glaser saw the development experience Zarco acquired with the builders of The Four Seasons at The Surf Club, The Four Seasons Fort Lauderdale, and The Four Seasons Palm Beach as he considered and promptly brought him into the fold. Zarco achieved his MBA at the Robert H Smith School of Business at the University of Maryland, College Park with a focus on Finance, and later honed his skills in Washington D.C. where he spent a few years in real estate banking.

“I saw a lot of me in him,” said Glaser, as he identified Zarco’s qualities. “There’s a lot of serendipity between us. His grandmother, an interior designer that predominantly worked with one wealthy family her entire career, gave Brandon his first design book for his Bar Mitzvah when he was 13 years old. It was a Zaha Hadid book. Years later, I co-developed the building, [One Thousand Museum by Zaha Hadid Architects in Downtown Miami].”

On that building, with a little prompting, Glaser added proudly, “It’s the best building in the world. There’s no residential building like it.”

Looking into the future, “The next chapter of Todd Michael Glaser 2.0 will focus on ‘Legacy Properties’,” said Zarco. “Our Palm Beach acquisitions approach is currently centered on procuring and developing uniquely positioned legacy properties. There are a few in the pipeline that we are excited to bring to market throughout 2021 and early 2022.”

Famous for purchasing historic estates in Palm Beach, Glaser and his wife, Kim, bought Villa Fontana, located at 127 Dunbar Road, for $17 million in mid-2020, and sold it in March of this year for $28 million. Keeping up with the efficiency rate he employs, Glaser added that they already have new, “Haute Living spectacular,” projects to acquire into their growing portfolio. To start, Glaser recently put under contract 10 Tarpon Isle, a 2.26 acre private island accessible via private bridge in the heart of Palm Beach with 1300’ of waterfront located just 0.5 miles south of Worth Avenue.

An impressive detail to highlight about Glaser is that he knows the addresses of every one of his projects, radiating a paternal tone in his approach to each of them. More directly, he said, “I’m good with numbers and making my partners money. We have a great track record. I’ve been fortunate to have great partners throughout my life, including Alan Lieberman, Scott Robbins, Craig Robbins, Jerry Robbins, Armin Mattli, Jared Posner, Sean Posner, Rony Seikaly, Jonathan Fryd, and David Lombardi to name a few.”

One of Glaser’s top projects at the moment is a collaboration between architecture firm Kobi Karp, high-end furniture brand Artefacto, and Todd Michael Glaser, located at 394 S Hibiscus Drive. It’s the first endeavor between the three companies.

On their goals for the rest of 2021, as an active third of the year is in the books, Zarco said, “We’re in the process of restructuring and streamlining the operations of the business in a way that invites scale while maintaining the highest level of quality and unmatched style. Over the years, Todd has built a tremendous brand for himself. We want to take that brand, and coupled with newly envisioned legacy properties, be able to expand, so when people from anywhere in the country hear ‘Todd Michael Glaser’ they know the type of business and excellence of product that we provide.”

As the dialogue was coming to a close, the last question for Glaser generated his fastest response: Would you choose one of those $50 million waterfront homes in Palm Beach or the $50 million estates in The Hamptons? His answer, “I’m a Palm Beach guy.”

Taryn Pisaneschi: "[Over the last year,] we reconnected with the lifestyle and the demand here. You get used to showing these properties with the amazing backyards and you forget people can be walking along the Intracoastal and they don't need to have the backyards and the pools; they have these amazing views... We were able to show everyone what we did during Covid to prepare for the surge. [This includes] figuring out how we coexist, how we do virtual sales presentations better, and just loving where we live, not just personally but being able to convey that professionally, being more intentional with our time, what tools we're bringing on how we communicate value. And then, the market exploded... My husband and I have been in business together for pretty much 20 years. We founded and sold several businesses, and that foundation and commitment to customer service has been paramount to our success in real estate."

Kathryn Shafer: "I used to have my own brokerage business, and then 2008 happened, so life has changed on many levels. Now, I hang my license with Keller Williams and the luxury division there. I worked my office as a legacy business, as a family office. I work with clients that I've had for many years and selling real estate since the 1990s. The interview was hosted by Haute Living's Seth Semilof. Parker began his remarks by giving praises to the medical community and first responders that have been hard at work.

On the interaction with banks, while those are working on the Small Business Administration rollouts, he said "I've spoken with a number of banks. Lenders have reached out to me. The rates being as low as they are, I feel confident we will see a strong financial market. Unlike the last recession, lenders are much more cautious about lending. The banks are in the business of providing financing, and they will get back to that."

"Think of this like any slow period," he said about advice he and his leadership team give to their agents. "In our business, it's not uncommon for an agent to have no business. It's important we focus on goals. Make a plan for when this passes. Work on your database. Distinguish new and old clients. Request reviews from clients. Make five calls, send five emails, five thank-you notes, five text messages every day. Communicate with your clients. See how they and their families are feeling. If possible, spend time with your family. Take an online course you did not have time to before. And connect with agents in other markets."

"This is going to be a time that presents a lot of pent-up demand," he said about the post-quarantine market. "We launched a project in West Palm Beach last month. Things are going to be delayed, but we are working on pre-development."

He also answered questions submitted by viewers during the live broadcast. On a question about relocations to South Florida from other major markets, submitted by One Thousand Museum developer Louis Birdman, Parker said, "We saw a surge of interest in rentals at the beginning (of quarantine times). Now, those people that were borderline retirement are saying, 'Let's do it now'. We will see more people moving from California and New York moving here full-time. I think that New York, one of the strongest and most important cities in the world, will bounce back out of this pandemic." Parker took the opportunity to congratulate Birdman on the recent purchase of a One Thousand Museum penthouse by David Beckham.

They spoke about the current real estate market in the South Florida area during current times, how it has seen the effects of COVID-19 and more.

The real estate world of Miami abuzz with excitement last week as the announcement was made that David Beckham purchased a penthouse at One Thousand Museum by Zaha Hadid Architects, handled by de la Vega himself. Semilof asked de la Vega on how it took place and its significance.

“It was a very exciting sale for us, and for the market,” he said. “In this very difficult time, it’s very positive. Representing developments like One Thousand Museum and David Beckham is a pleasure. The building has just come out amazing and I think it’s beyond people’s expectations. Everybody has been in awe after they walk in and see the finishes, common areas, pools and amenities. We have two other buyers looking to write up contracts.”

The interview continued in a Q&A format that included questions sent in by live viewers.

What are you telling your agents in today’s market on how to be successful in today’s environment?

Always think outside the box. Our virtual sales meetings, coaching, power sessions where we roll out new tools. Stay positive. I encourage our agents to learn new tools, get more knowledge, work on your CRM systems; read a new book. This is the time to take that step back and learn something new. We will look back in 30 days and say “I wish I could have read that book, or sent that note. Keep up the positivity and the learning process.

Have you been doing virtual reality tours?

Yes, we are doing a lot of virtual showings, using 3D visuals of properties; showing and closing properties on Facetime. Things are very robust. We closed $800 million in the first quarter. The 2^nd quarter may be slower, but we’re trying to average. I’m telling our agents to look for a very strong 3^rd and 4^th quarter. If you’re down 20% at the end of the year, you’ll have had a good year.

Everybody is looking for different things. We are handling things virtually, and things are happening very seamlessly. The participation from our agents has been remarkable. Melbourne, FL is a bit farther up for me to get to, so to be able to connect with our agents with technology to its highest point is very exciting.

We have invested millions of dollars in technologies that we are now using. As our agents use these tools, it gives us ROI on the investments we’ve made. We are trying to build technology that enhances real estate agents. The fundamentals of our business are relationships.

Have you noticed a lot of New Yorkers inquiring about real estate in Florida?

There’s a lot of New Yorkers renting and calling. A lot of our demand has come from New York and I expect it to continue. If you’re in Chicago or Manhattan, you want to get out and breathe fresh air. As people see that they are spending quarantine in a 1,000 square foot home and look at a property online in South Florida of 5,000 square feet, they’ll consider that. The amount of pent-up demand for real estate in South Florida will be big. And then there are the tax incentives. I think we will see a second Great Migration because of the pandemic.

Can you comment on how properties are appraising in the current market?

Prices haven’t necessarily gone down too much. New listings are down. I don’t think prices will go down drastically because we’re not in a debt crisis like in 2008. The biggest issue right now is job losses. The majority of those are furloughs. If we’re socially responsible, in 60 days those jobs will be back. Deals will be closed once again.

You are strong on social media. What do you recommend to your agents?

We have two main themes on social media: support our agents and our community. For example, one of our agents in the Fort Lauderdale office is giving food to shelters and people in need. We’re supporting her to buy meals.

If this is a recession, it will be the shortest one because we are all in this together. Working as a unit will get us through this. When we all follow this uniformity, we will get through it quicker.

We have our foot on the gas in marketing. We’re pushing out through social media. Focus on the sales that are happening.

Find the opportunity, listen and it’s always important to be communicative. Find out what kind of investment your client is looking to make. Be a listener, learn, and be at the forefront of what’s going on in your community. Clients will find value in you if you become a source of knowledge.

A question submitted by Haute Residence member Elena Bluntzer: Are developers lowering their prices recently?

Developers have not come off their pricing, but prices have gone down the last two years. In some markets there is more supply than others. If you want something right now, you have to pay for it. I’m not seeing a drastic price reduction in real estate. The price point that gets hit the most is the $1-5 million range.

Have you seen any troubles with loan closings due to new bank processes within the past two weeks?

Yes. The capital markets, in general, have not shut down, but unless the property is solid, and income in place that has been proven in the last 45 days, it’s hard to get financing. It’s not as easy as before, primarily because banks are working on their own balance sheets. They have been working tirelessly on getting out the Small Business Administration (SBA) programs.

Will there be a new era in residential sales after COVID-19?

Yes. The adoption rate is changing the way we see real estate from all points of view. What will not change is the relationship component of our business.

The Summit had already featured two other, separate panels with a “who’s who” in the real estate market: developers, and international brokers. The local brokers brought it home to a successful and informative talk.

The panelists joined Moderator Alex Vidal, President of RelatedISG International Realty in a capacity-filled event space within the luxurious Residences by Armani/Casa (18975 Collins Avenue, Sunny Isles Beach, Florida), developed by Dezer Development.

They spoke about the current state of the real estate market in Miami-Dade and close communities in Broward and Palm Beach counties that are a quick drive up I-95 and enjoy the same South Florida weather yearlong. Other topics included: What makes Miami and South Florida such an active destination for many around the country and the world, contrasts between the renting and buying markets, the ins and outs of searching and asking for proof of funds from potential buyers, the impact of brand names on a project, and more.

When asked about the state of the market, Maria Eugenia Alvarez Vitale, Head of Sales of G&G Business Developments, said, “The market is good.” She is currently focused on sales of Aston Martin Residences in Downtown Miami, an area that she has gotten to know even more through her involvement with the British carmaker’s namesake building. "We are over 50% sold in Aston Martin Residences. The downtown area is booming," she added.

Phil Gutman, President of Brown Harris Miami, opined from the brokerage point of view, comparing the high- and middle-priced homes in the luxury market. “The upper part of the market has been doing well; the middle not so much.”

Palm Beach County real estate expert Steve Solomon, Senior Director of Luxury Sales at Douglas Elliman Real Estate based in Boca Raton, said, "In Boca Raton and Delray Beach, the market is very good. There are many buyers in the market. It's an active season for the $1-3 million range."

Vidal asked, “Besides the weather and tax incentives, what drives people to move to Miami?” Crista Ryan answered, "The wonderful security. We ride our bicycles and feel safe in our communities." She is based in Palm Beach County, where she acts as President of Tina Fanjul Associates. New York native Gutman added, “The quality of life. I grew up walking NY's streets, hearing taxis screech on the road. Here it's more laid back, but we have a lot of companies' headquarters in the area."

Participating as part of the “home team”, Senior Vice President of Dezer Development Sebastian Tettamanti spoke about renting versus buying. "The rental market is very active. The buyer is taking a bit longer,” he said. “Now that there is so much product, agents take clients to more locations. However, the product is moving and we are making sales."

Christian Martinez, Regional Vice President of Florida at Compass, said, "Higher listings take longer, but we see them moving. It also depends on the market. Certainly in Miami, Coral Gables and Coconut Grove have an active market” as he remarked on famous sections of the Greater Miami Area. He added, “Overall, New York money continues to flow into Broward and Palm Beach counties."

Partner and Private Office Advisor of Engel & Völkers Miami Lourdes Alatriste emphasized how members of the luxury real estate market need to research potential buyers for proof of funds. “At that level of luxury properties, you should know who they are."

Ellen DeGeneres

Ellen DeGeneres is not shy about her passion for house flipping. It's "really a genuine passion of mine, not just a business venture," she told PEOPLE in 2015.

That passion has led Ellen and her wife Portia de Rossi to purchase and re-design over a dozen homes in the last twenty years.

Ellen's 2015 book, Home, showcases her interior design work over the years. Her love of homes began young when she used to wander through listings with her real estate agent Mother. She told QVC, “I got to see how other people decorated, and for whatever reason, I was drawn to that."

There's a reason insiders refer to Ellen as "The real estate queen of Hollywood." In 2005, Ellen bought a 4,000 square foot, 5 bedroom home in the Hollywood Hills for $6.5 million, she packaged it with another nearby property and sold it for $10 million in 2007. Then, she purchased the same property again in 2014 for $8.75 million–briefly rented it to Nick Jonas, then sold it in an off-market deal for $9.9 million. As if netting 3.5 million the first time wasn't enough, Ellen added another million-plus in profit after selling it a second time.

One of Ellen's most rustic and romantic homes is “The Villa” a Santa Barbara terra-cotta and tile manse that looks like it came straight out of a vineyard in Tuscany. Designed in 1930 by architect Wallace Frost (who spent time living in Italy) the 10,500-square-foot estate has 6 bedrooms, 8 bathrooms, 9 fireplaces a tennis court, pool, and guest villa. Ellen and Portia purchased the 16-plus acre property in 2013 for $28.8 million and sold it this month for $34 million– clearing just over $5 million.

Ellen's designs always fit the style of the home she's selling, but one furniture piece that appears prominently in many her homes is the Cité side chair by Prouvé.

Jeremy Renner

The Avengers and The Hurt Locker star formed a partnership with Kristoffer Winters to buy and sell over two dozen Southern California homes.

When it comes to re-designing a space, Jeremy makes it clear this is more than a hobby for him, "you have to be all in. There's no half-assing it," he told Robb Report in 2016.

Jeremy loves the problem-solving aspect of working within a budget and meeting time constraints to create something beautiful and profitable.

He advises making a home clean and inviting to whoever might want to buy it, by using neutral colors on walls and in furniture selection. Try using throw pillows and a painting on the wall to add a pop of color.

In the early days, Renner lived in most of the homes he was working on. He bought his first mid-century-modern Nichols Canyon house for $640,000 in 2002. He sold that one in a few months for $900,000. Now, he and Winters have graduated into bigger renovation projects with massive paydays.

Those early sales seem like chump change compared to one of Renner's biggest flips. He purchased a drab home in Holmby Hills in 2010 for $7 million. After some serious beautification–Jeremy sold that property for $24 million in 2013. That sale put more money in Jeremy's pocket than playing a Marvel superhero.

Vanilla Ice

Rob Van Winkle, who went by the well-known moniker "Vanilla Ice" during his early '90s rap career has been netting big profits as a house flipper for the past two decades.

The real estate entrepreneur has hosted the DIY networks successful series The Vanilla Ice Project for seven seasons.

Rob focuses on the Palm Beach Florida market–an area he knows extremely well. “A lot of the areas that got hit hard during the housing downturn are some of the first areas to come back out of it because they were desirable then and they're desirable now," he told CNBC in 2012.

One project that Vanilla Ice seems especially proud of is the completely renovated and custom designed estate he calls, "The Dream House." The deepwater estate has the latest technology throughout, a private beach, and Jet-Ski lift off the dock. It sold last year for $3.8 million. As Rob would say, that's, "nice, nice, baby!"

Among the features home buyers look for, Rob mentions feng shui, vaulted ceilings, eight-foot doors, and lush backyards on properties close to airports, restaurants, and shopping.

It takes experience and patience to become a successful house flipper. Getting to know an area, investing in attractive interior design, and knowing what buyers are looking for are a few of the first steps towards flipping right.

Aspen and Palm Beach seems to offer different lifestyles, what types of homebuyers do the two cities primarily attract?

On the surface, Aspen and Palm Beach appear to offer dissimilar lifestyles, with one being mountain and the other beach. In reality, they share many of the same characteristics. Both are luxury markets, which attract some of the world’s wealthiest and most astute people. They also offer cultural activities that draw the brightest and most accomplished performers, as well as seminars from global newsmakers.

Are there any differences when it comes to their average buyer profile?

The Aspen buyer profile may focus on outdoor activities, while the Palm Beach buyer profile tends to be more social and urban. How do I cater to both? Regardless of the market, I listen to their needs, desires and objectives, and then determine which homes and locations are most suitable. Sometimes, the perfect home is not listed for sale and requires tapping into my extensive homeowner and broker relationships to uncover the right one.

Aspen and Palm Beach have restrictive zoning laws that have created unique housing markets. How are the zoning laws similar?

In general, Aspen‘s laws focus on growth restrictions, limiting home sizes as well as how many homes can be built on a single land-holding. With a few exceptions, homes cannot be larger than 5,750 square feet and only one home can be built on 35 acres or less. In the Palm Beach market, where the land is essentially fully developed, the laws focus on architectural style, height, volume and prevention of lot combinations.

Aspen

Both Palm Beach and Aspen’s inventories are down, according to several reports. What is your advice to homebuyers as well as home sellers in the current market conditions?

Both markets are currently experiencing strong buyer activity. Unlike many other luxury markets, inventory is always available for a price. During periods of strong interest, property owners tend to ask higher prices and do not negotiate.

Florida does not have an income tax. What advantages does this give homebuyers looking for real estate in Palm Beach?

Property taxes represent the most remarkable difference between Aspen and Palm Beach real estate. While it is true that Florida does not have an income tax, property taxes are on par with other major metropolitan markets; while property taxes in Aspen and Pitkin County are a fraction. Aspen buyers unaware of Colorado property tax rates expect to pay more than they are at home. It’s the silver lining to owning property in Aspen.

In April, Palm Beach County reached the highest median price for a single-family home since the crash. What are your expectations of the market going forward?

It is obvious that the tax code revisions of 2017 are having a strong impact on real estate prices in Palm Beach. Many residents of large metropolitan centers have just had their property tax deduction dramatically reduced or essentially eliminated. In addition, their federal tax deduction for state income taxes has been eliminated or reduced significantly. This has sparked a steady influx of newcomers to Palm Beach, resulting in a surge of prices and a shortage of available homes. I expect this trend to continue.

Palm Beach

During the real estate burst of 2008/2009, prices slumped in many luxury destinations. Yet, Aspen continued to see prices, even if sales slowed down, rising during that period. What contributed to this?

The factor that contributed to Aspen’s quick recovery is Aspen’s uniqueness, combined with 40 years of zoning laws that have restricted real estate growth. Compared to other luxury resort markets without stringent growth controls, Aspen maintains a supply and demand balance that is slightly tipped in favor of the property owners. Just like sellers in Palm Beach, it has been said that Aspen sellers do not need to sell and will often wait years to get the price they desire.

What are your expectations for real estate sales in Aspen and Palm Beach?

Aspen has continued to see real estate prices increase since the Great Recession of 2008. Property values have recovered and set new records. Palm Beach is experiencing significant increases in activity and prices. I expect demand in both markets to continue to outpace both the physical and emotional supply of real estate in these unique markets. (Emotional supply means that many sellers are not “forced” to sell because of financial stress, but they simply decide to move on.)

]]> Stretching from the Atlantic coast to Lake Okeechobee in the heart of Florida, and grazing the northern edges of the Everglades, Palm Beach County accommodates some of the most luxurious zip codes in the country. From Boca Raton at the southern boundary of the county to Jupiter to the north, the area bustles with opulent enclaves that offer the relaxed yet lavish lifestyle South Florida is known for.

Two urban retreats, however, seem to stand out from the rest. Coastal Palm Beach and Palm Beach Island are the true badges of affluence – and the sales for 2017 seem to have added a finishing glimmer to them.

“To some, buying a home in Palm Beach Island is a way of showing you are truly accomplished and successful,” said Isaac Klein, founding member of SipKlein real estate firm that serves both markets.

Here, where high-end vacations and day-to-day life blend, prices float higher than in the rest of the county, and have largely emerged unscraped from the rather calamitous hurricane season this year. Yet, sales this fall have dipped deeper than the usual bottom point for the season. The winter months, though, look promising.

“We will see a large increase in demand come January and should inventories not pick up the pace we will see a sellers’ market and even higher overall price per property compared to years past,” said Klein.

Sales have already picked up, Klein said, with wealthy buyers seeking to invest in second or third properties. But inventories remain low, hovering at the absorption rate, or the ratio between the homes snatched off the market and those available for sale. The nadirs and summits of inventories, however, come in a cyclical fashion, which follows the seasonal shifts in sales. Spring and winter are busy, and falls are quiet.
But it is not only inventories that shape Klein’s expectations for next year.

“As long as the stock market stays high, and economic sentiment stays positive and inventories stay low to normal,” he said, “we can expect a strong year of sales in the luxury market, notably in the areas that attract investment wealth like Palm Beach Island.”

]]> Former Swedish model Elin Nordegren has mounted a more successful comeback than her ex-husband, golf superstar Tiger Woods.

With her home wrecked by Woods’ well-publicized infidelity, she understandably did what any jilted person with a $100 million divorce settlement would do—she wrecked a home, too. But this time, the wrecking ball was to clear a path for her new life—and her new home in North Palm Beach, Florida.

Tiger Wood's ex wife Elin Nordegren bought a $12.2 million property with her divorce settlement, bulldozed it and built this upgraded nine-bedroom mansion from scratch.

Nordegren bulldozed the historic oceanfront mansion she bought in 2011 for $12.2 million (with the divorce settlement cash) and virtually built an upgraded, luxurious version of the same home. Why? According to People magazine, an architect and structural engineer suggested it made more sense (economically and structurally) to rebuild the home from scratch to bring the 1920s-built residence up to modern hurricane safety standards.

Prior to demolition, Nordegren charitably offered up the home and its contents (cabinets, fixtures, hardware, etc. totaling tens of thousands of dollars) for Habitat for Humanity. The removal of windows uncovered termite and carpenter ant damage to the 90-year-old mansion. Perhaps the home, crumbling from the inside out, was metaphor for Nordegren’s life at the time. You can’t fix a disintegrating house. Time to start over. Nordegren reportedly spent in excess of $20 million between the original residence and the rebuilt mansion, not counting a guest house secured during renovation.

According to recorded blueprints, Nordegren’s new nine-bedroom digs in the gated community of Seminole Landing boasts eight bathrooms, a 1,182-square-foot kitchen, a 1,000-square-foot master bedroom with Atlantic Ocean views, a state-of-the-art 1,102-square-foot gym, and a stadium-seating theater in the basement.

The 21,000-square-foot mansion also features a cedar-shake roof, French doors, a wine room, great room, family room, library and kids' playroom. Outdoor highlights include a swimming pool, a cabana, a Koi pond, and a putting green with two bunkers. Presumably the bunkers aren’t meant to trap bad golfers (or golfers who behave badly) but rather serve as a buffer to keep them away (you know who we mean...and he hates bunkers). Nordegren was an au pair for professional golfer and fellow Swede Jesper Parnevik and his wife, who admittedly regretted introducing her to Woods.

Now Nordegren is charting a new course in life—family, home, and even graduating with psychology degree from Rollins College in Orlando. Life on the golf course is filled with hazards. Nordegren negotiated those hazards with class. Judging from her new mansion, we suspect she still plays golf. She may rest easier knowing that while she’s making putts on her home green, her ex is consistently missing them on major championship greens. But then again, she has a major home course advantage.

Post Tiger Woods, Nordegren pursued and received her college degree in psychology.

]]> Peter Wood—an English businessman and associate of UK-based luxury home-building firm Royalton Group—has unloaded a whopping $42.9 million for billionaire Jon Stryker's 2.6-acre Palm Beach estate.

 

The colossal deal included the transfer of Jimmy Buffett's former house at 540 South Ocean Boulevard, purchased by Stryker in 2010 for $18.5 million.

 

On top of the former Buffett residence, the exchange involved the sale of 530 South Ocean Boulevard, a half-acre vacant lot—as well as a landmarked house at 61 Middle Road, a Spanish-style home designed by Marlon Sims Wyeth, built in the 1920s.

 

The magnificent trio of properties are not restricted by a "unity of title," making it easier for them to be re-sold separately in the future. According to property records, the mammoth transaction signifies the priciest simultaneous sale of neighboring properties in the Estate Section.

A recent addition to the real estate market, the Kennedy Compound in Palm Beach is asking a stunning $38.5 million—a wild yet arguably befitting sum, considering that the estate once served as the former First Family's wondrous "Winter White House."

Currently owned by investment banker CEO John K. Castle—who purchased the 15,347-square-foot property from the Kennedy family for $4.9 million in 1995—the Atlantic Beach residence, located at 1095 North Ocean Boulevard, was originally built by renowned resort architect Addison Mizner for retail mogul Rodman Wanamaker in 1925. Eight years later, Joseph Kennedy—JFK's father—bought the home for $120,000. The prestigious family reportedly frequented its grounds during Easter, Christmas, and spring break for many years after.

The oceanfront abode—which has 11 bedrooms, 12 full baths, 3 partial baths, a swimming pool and tennis court—served as the site of numerous press conferences and presidential rendezvouses back in the day. However, after it stopped being used for a while, it deteriorated to the point that it nearly became a target for demolition.

Resolved to change its bleak outlook, Castle spent two years and $6 million to renovate the then-crumbling palace, which he fondly referred to as a "national sanctuary."
