Tommy Hilfiger, founder of Tommy Hilfiger Corporation, and his wife, fashion designer Dee Ocleppo, had a hectic year in real estate. Earlier this year, Hilfiger and Ocleppo recently bid farewell to their former 22-acre European-inspired home in Greenwich, Connecticut for $45 million. In March, the stylish duo picked up a $9 million house in the Palm Beach area. Recently, they have sold their Golden Beach mansion and only a mere few weeks later, purchased a second residence in the Palm Beach area. The seller, Donald Dizney, is board chairman of United Medical Corporation and purchased the property in 2013 at a price of $4 million. In December of 2020, the home was listed on the market for $21.5 million, but Hilfiger managed to close the deal at a reduced price of $21 million.

Built in 2006, Hilfiger’s newfound Mediterranean-style home spans 5,047 square feet and 0.3 acres of land. The humble abode includes three bedrooms and 4.5 bathrooms. Set on the waterfront, the property highlights several spacious living areas, dining room, library, state-of-the-art kitchen with stone countertops, and two picturesque courtyards. The upstairs primary suite main suite offers a seating area, walk-in closets, his-and-hers bathrooms, and separate open terraces overlooking the waterfront. The property also has an attached two-car garage with a second-floor guest apartment. Stepping outside, the exterior space presents palm trees and landscaped greenery, modern swimming pool, barbecue terrace, and access to a dock.

We are seeing a huge influx of businesses into the Jacksonville area that didn't consider Florida before, or as Jacksonville has been known as the gateway into Florida, we're starting to see more and more people finding it to be logistically smart [to come here]."

Taryn Pisaneschi: "[Over the last year,] we reconnected with the lifestyle and the demand here. You get used to showing these properties with the amazing backyards and you forget people can be walking along the Intracoastal and they don't need to have the backyards and the pools; they have these amazing views... We were able to show everyone what we did during Covid to prepare for the surge. [This includes] figuring out how we coexist, how we do virtual sales presentations better, and just loving where we live, not just personally but being able to convey that professionally, being more intentional with our time, what tools we're bringing on how we communicate value. And then, the market exploded... My husband and I have been in business together for pretty much 20 years. We founded and sold several businesses, and that foundation and commitment to customer service has been paramount to our success in real estate."

Kathryn Shafer: "I used to have my own brokerage business, and then 2008 happened, so life has changed on many levels. Now, I hang my license with Keller Williams and the luxury division there. I worked my office as a legacy business, as a family office. I work with clients that I've had for many years and selling real estate since the 1990s. I've worked with the business managers and the CPAs so I can market and sell their multi-million dollar homes in the Bel-Air and Brentwood areas, but I also love first-time buyers; it's a passion for me. Home Sales

It’s worth taking a drive through the North End (area between the inlet and Wells Road) of Palm Beach. Many of the older homes have been replaced with new construction, access to beach has become more private, our clubs have been updated and the underground burial of power lines is well under way.

The high demand for this area, with a mean sold price of $4.2M, has proven to be a difficult place to buy a home. Inventory was down 17% which also brought down the total amount of homes sold and volume. These prices will quickly change with 7 pending sales and a list price mean of $7.5M.

My favorite north end home that we sold, privately in an off-market sale, was 1438 N Ocean Blvd. The original family all surfed and seemed they were a blast because always played in the ocean. Today, the 4-story oceanfront house has been totally rebuilt, renovated, decorated and will be one of the most sought-after rentals in the 2019-2020 season. Call me for rates and availability.

Living in town proved to be very popular with an increase of 34% of homes under contract, 9% increase in volume and a 9% increase in the median price to $3.7M. This price will stay steady next quarter with 7 homes pending and a median list price of $4.4M

Our favorite in town pick was the sale of 209 Pendleton. It was a gracious Volk home, overlooking the Breakers Golf Course. Today, the home is undergoing a total renovation and is a good house to keep on your radar in case it comes back on the market for sale.

South of Worth Ave to Sloane’s Curve had a slow start with low numbers in sales, volume and a median price at $7.8M. But the end of season proved that there is a strong demand for this market with 5 pending sales, 3 direct waterfront and a median listing price of $17M.

These strong endings to the season are due to our smart sellers knowing when to reduce the list price to get the home sold. A good real estate agent, such as TFA, is important in the transaction process to feed clients accurate sales data needed to analyze the market.

The TFA award for the prettiest house with attention to every minute detail in the renovation is 555 Island Drive.

Condo Sales

You would never know it with all the traffic in town, but the condo market was steady with little change from last season. The top popular buildings were Palm Beach Tower, Sun and Surf and the Winthrop House. Over 25% of the condos sold had 3 bedrooms or more. Median sold price for condos was $875,000 and 8 sales are pending.
