Here are some of the questions and answers from the exclusive interview with Sherrill.

Seth Semilof: After school, what did you end up doing?

Anna Sherrill: I had some interesting sales jobs. I worked for a company that a friend of my mom owns which booked athletic teams in hotels all over the nation. I did that during college and a little bit after college. I also worked for a headhunting company which was really popular at that time, but as soon as I moved to Miami in 1999, I got my license in 2000 very shortly after. The company that had sold us our place, Suncoast Properties, was a little office in Brickell Key. The owner offered me a job and asked if I wanted to get into real estate. I got my license and started right away.

SS: In 2000, we were in a recession, so you got in at the worst time in the market, correct?  

AS: It was a tough time. I was recruited shortly after by a development company called ISG, International Sales Group. They did marketing and sales for a lot of developers. They still do incredibly well. I went and worked with them right away, which was great. I got into self-developments and that is a great way to start your career. We traveled all across South America and Central America. We would go with an immigration attorney as well. We would meet with different brokers in those cities. They would put people in a room, and we would be able to present our developments. It is a great way to start because you can actually get paid. You are building a business when you are first starting and it is truly your own business. Starting with a developer, they pay for marketing and a lot of the things you maybe cannot afford as a new agent. That really helped me build my business, learn the market, and meet a lot of agents.

SS: Everyone wants to do the luxury properties and you make it seem easy. Tell us some of the learning experiences that led you up to that point.

AS: It is never easy. It is a learning curve of learning to listen to people to try to be an expert in the market. Knowledge is everything in this market and in every market. It is really about educating yourself but also listening to your client and doing what they want you to do. 90% of my business is referral business; it is repeat clients, friends, family, or brokers that refer me business. I know that every client is special and there to teach me as well because a lot of these people are incredibly smart, really savvy, know the market well, know what they want, and know the business well. You can learn a lot from your clients as well.

SS: Can you tell us about being involved in One Thousand Museum and some of the success stories you have had?

AS: People want to understand why we are the most expensive. Obviously, it is the best building in my opinion. It is an iconic building and what they have done here is incredible. Especially during COVID, the price tag here is the highest price tag, not only price per foot but total price. People are not used to paying this price tag in this area, so it really is about educating the buyers, getting the right people through the door, and building that trust. In the beginning, we had a couple of months where nothing was really happening, and it was scary. We did virtual open houses and instead of ten people showing up, we had two hundred and something people watching. We got great exposure, even though at the beginning, it was a little tough. It is all about pivoting, using your resources, knowing the agents selling in your area, following up with them, and knowing your product really well.

SS: What advice would you give to somebody that is in your shoes who might have moved to Miami or L.A., a city without real relationships, which is the majority of realtors?

AS: To start out, if you can, join a team or have a mentor. It is super important because you want to learn from the best of the best. If you want to enter a market and work for people, even if you take on a rental business for a big team, you will learn from that team. I also think if you can, get into development. Even as a junior associate, you learn so much in sales. That can also be people’s career. I am blessed to be in both, but some people are just in development sales, and they do incredibly well in that. If you are inspired by that or the other, whichever one you get into is great.

Nick Rivera Caminero, more notably recognized as singer-songwriter and rapper Nicky Jam, is deemed as one of the pioneers of the reggaeton genre. He has collaborated with artists such as J Balvin and Daddy Yankee and in August, released his most recent album titled "Infinity." Earlier this year, the musician sold his Palm Island home for $3.1 million. Now, he is making news once again for another real estate deal.

Mere months after parting ways with Palm Island, Caminero has purchased a $6 million unit at One Thousand Museum. State records show the sale was executed through Green House Domestic Holdings Four LLC. Designed by the late Pritzker prize winning architect Zaha Hadid, the luxury condominium complex is reportedly the most photographed high rise in downtown Miami. In 2019, Caminero’s newfound unit was previously sold for $4.5 million. Other notable residents of the luxury tower include David and Victoria Beckham and hospitality entrepreneur David Grutman.

Located in downtown Miami, Caminero’s One Thousand Museum unit spans half the size of his floor at 4,600 square feet. The extravagant space features four bedrooms and five bathrooms. The interior highlights a minimalistic bathroom, Italian designed walk-in closets, and state of the art home automation and lighting designed by German light designer Uli Petzold, For a seamless indoor and outdoor flow, the space offers an oversized terrace overlooking the beautiful Biscayne Bay. Luxe amenities of One Thousand Museum include an aquatic center with indoor pool, sky lounge, private rooftop helipad, 24-hour security, and valet staff.

Glaser’s success throughout the decades required him to find the right individual to help him with the next phase of his business, which he found in Zarco. “Brandon is here to help me manage and grow my development and owner’s rep company,” he said. In just the first four months of 2021, the team has transacted on $170M of real estate.

Zarco added, “Todd’s expertise is in very high demand. Our process is intentional and systematic. We don’t build fast; we build efficiently.” Glaser said, “We would like to take on more projects, but we are nearing capacity. We need to grow.” This is where the Glaser-Zarco dynamic comes in.

If the last name of Glaser’s new deputy sounds familiar to Haute Living readers, it’s not a coincidence: he’s the son of a long-time Haute Partner, attorney Robert Zarco.

The interview session was a short glimpse into the day-to-day rapport Glaser has  developed with Zarco, each of them complimenting and complementing the other’s talents and sentences, respectively.

Glaser saw the development experience Zarco acquired with the builders of The Four Seasons at The Surf Club, The Four Seasons Fort Lauderdale, and The Four Seasons Palm Beach as he considered and promptly brought him into the fold. Zarco achieved his MBA at the Robert H Smith School of Business at the University of Maryland, College Park with a focus on Finance, and later honed his skills in Washington D.C. where he spent a few years in real estate banking.

“I saw a lot of me in him,” said Glaser, as he identified Zarco’s qualities. “There’s a lot of serendipity between us. His grandmother, an interior designer that predominantly worked with one wealthy family her entire career, gave Brandon his first design book for his Bar Mitzvah when he was 13 years old. It was a Zaha Hadid book. Years later, I co-developed the building, [One Thousand Museum by Zaha Hadid Architects in Downtown Miami].”

On that building, with a little prompting, Glaser added proudly, “It’s the best building in the world. There’s no residential building like it.”

Looking into the future, “The next chapter of Todd Michael Glaser 2.0 will focus on ‘Legacy Properties’,” said Zarco. “Our Palm Beach acquisitions approach is currently centered on procuring and developing uniquely positioned legacy properties. There are a few in the pipeline that we are excited to bring to market throughout 2021 and early 2022.”

Famous for purchasing historic estates in Palm Beach, Glaser and his wife, Kim, bought Villa Fontana, located at 127 Dunbar Road, for $17 million in mid-2020, and sold it in March of this year for $28 million. Keeping up with the efficiency rate he employs, Glaser added that they already have new, “Haute Living spectacular,” projects to acquire into their growing portfolio. To start, Glaser recently put under contract 10 Tarpon Isle, a 2.26 acre private island accessible via private bridge in the heart of Palm Beach with 1300’ of waterfront located just 0.5 miles south of Worth Avenue.

An impressive detail to highlight about Glaser is that he knows the addresses of every one of his projects, radiating a paternal tone in his approach to each of them. More directly, he said, “I’m good with numbers and making my partners money. We have a great track record. I’ve been fortunate to have great partners throughout my life, including Alan Lieberman, Scott Robbins, Craig Robbins, Jerry Robbins, Armin Mattli, Jared Posner, Sean Posner, Rony Seikaly, Jonathan Fryd, and David Lombardi to name a few.”

One of Glaser’s top projects at the moment is a collaboration between architecture firm Kobi Karp, high-end furniture brand Artefacto, and Todd Michael Glaser, located at 394 S Hibiscus Drive. It’s the first endeavor between the three companies.

On their goals for the rest of 2021, as an active third of the year is in the books, Zarco said, “We’re in the process of restructuring and streamlining the operations of the business in a way that invites scale while maintaining the highest level of quality and unmatched style. Over the years, Todd has built a tremendous brand for himself. We want to take that brand, and coupled with newly envisioned legacy properties, be able to expand, so when people from anywhere in the country hear ‘Todd Michael Glaser’ they know the type of business and excellence of product that we provide.”

As the dialogue was coming to a close, the last question for Glaser generated his fastest response: Would you choose one of those $50 million waterfront homes in Palm Beach or the $50 million estates in The Hamptons? His answer, “I’m a Palm Beach guy.”

What’s the current status of the high-end home market?

The high-end is seeing a lot of demand and performing better than other market sectors right now. We have seen a ton of interest of late, and even logged over $100 million in transactions this year.

How has COVID-19 impacted this sector? Which markets are doing relatively well? Which have been impacted the most? How has it played out in towers/condos?

In March when the pandemic hit, there was a migration out of highly dense cities. One Thousand Museum saw immediate interest from states like New York, Connecticut, Illinois and California – some buyers who had been mulling over a home in South Florida and ended up expediting their timelines. While some vacation home shoppers opted for single-family homes over condos, the tower didn’t see any drop-off as its floorplans run upwards of 10K interior square feet, and include the benefits and conveniences of condo living.

What’s the investment outlook for this segment?

Not only is it a buyer’s market right now, but interest rates are historically low. It’s a great time to buy.

Will COVID cause more people to want second homes as a refuge/place to social distance, or will the economic uncertainty caused by COVID make buyers want to sit on cash instead?

Shelter-in-place has made people evaluate how and where they live. And while some have been more cautious and are taking a wait-and-see approach, real estate remains one of the safest investments.

How is the second home market different from the primary home market? What are the similarities?

The primary home market is also performing well, again due to the migration from highly dense cities. South Florida has been a popular destination for second-homes and permanent relocations, not just due to the pandemic, but over the past few years and spurred in part by the SALT tax and overall lifestyle benefits of the area.

What design elements and must-haves do homeowners want and expect?

Buyers right now are craving space, both interior and exterior, and they want either ocean views or access so even while remaining at home, they never feel cooped up.

Recently, they represented the seller in the sale of penthouse PH-5701 at One Thousand Museum by Zaha Hadid Architects in downtown Miami for $13.8 million. This was the first condo re-sale above $10M in the last 5 years excluding Miami Beach.

The webinar was hosted by Haute Living's Seth Semilof and Kamal Hotchandani. The Alexander brothers joined the webinar from their Miami Beach home.

The brothers spoke of the real estate markets in The Hamptons, New York City, and South Florida and how each has adapted to the current times of quarantine. They talked candidly about how they and their agents are working to support their clients, new developments they are representing, and more.

Oren recalled how the market was going through difficult times when they started their business in 2009 and his outlook for the coming future. "This time it's not a financial crisis but a global pandemic. Though things have rightfully slowed down, we feel that the market and the economy will be back. There will be deals out there." He continued on how they are using the current times to plan ahead. "Before, our days were very fast-paced. This moment during quarantine has given us time to strategize about our future."

Tal went into detail about the New York market's current standstill. "Over the last month, there are no showings taking place in New York. We let our sellers what's taking place and our protocol. Before the crisis, the market was up; things were selling. I believe we will get back to business. In The Hamptons, the summer months are the busiest. People snatched up rentals in The Hamptons quicker this year through Labor Day weekend, creating an extended summer season."

On Miami, Oren looks positively on the real estate market coming out of the quarantine mode currently in place for the industry and life overall. "I do feel that South Florida has the most to gain out of it. People are putting value into their life and home," he said. "I feel the Miami market will be on top as we close out 2020. We have an amazing inventory that we are looking to start showing."

For the rest of 2020 in real estate, Tal said, "For New York, I think we will have a lot of pent-up demand (for movement). People will need to have more space or downsize."

Casone took over and engaged the panelists in an hour-long conversation that encompassed multiple real estate markets. They gave their thoughts on the best ways for real estate agents, brokers, developers, and the industry overall to deal with the effect that COVID-19 has had on business and the rest of the year.

"There have been many changes in the way we are all doing business," said Birdman. "Real estate is a face-to-face business, but that has changed with this outbreak. People still need to move, have leases coming up and other circumstances, so properties continue to get shown in different ways to ensure the safety of sellers, buyers and people working at properties."

Stern spoke on New York's state of real estate affairs since the Big Apple became the center of the Coronavirus pandemic in the US. "For New York, we closed our office three and a half weeks ago, completely working remotely except for construction," he said. Then, he continued to compare his company's activity in South Florida with New York. "In Miami, we have not seen much of a drop in manpower in construction. For the most part, we are doing construction in Florida and largely stopped in New York."

The construction of The Estates at Acqualina has continued while adapting to today's standards of social distancing and higher use of technology for marketing. "We are able to continue with the construction, but taking care of our workers," said Trump. He continued, "We are making great use of technology to share communications to tell the story of The Estates at Acqualina. We are in constant communication with our customers today, even more so than prior."

Casone asked Defortuna about the quick learning curve for the entire industry on how to conduct business from a distance. "Especially on the luxury side of the market, nobody needs to buy a second or third home," he said. "They buy it because they love it. From the marketing point of view, we have specialized in marketing to the entire world, providing tools to brokers to promote our projects in Latin America, Europe, and worldwide. Presentations of this type are happening all over the world. My brokers are saying they are busier now than before when they were doing presentations one-on-one."

The real estate world of Miami abuzz with excitement last week as the announcement was made that David Beckham purchased a penthouse at One Thousand Museum by Zaha Hadid Architects, handled by de la Vega himself. Semilof asked de la Vega on how it took place and its significance.

“It was a very exciting sale for us, and for the market,” he said. “In this very difficult time, it’s very positive. Representing developments like One Thousand Museum and David Beckham is a pleasure. The building has just come out amazing and I think it’s beyond people’s expectations. Everybody has been in awe after they walk in and see the finishes, common areas, pools and amenities. We have two other buyers looking to write up contracts.”

The interview continued in a Q&A format that included questions sent in by live viewers.

What are you telling your agents in today’s market on how to be successful in today’s environment?

Always think outside the box. Our virtual sales meetings, coaching, power sessions where we roll out new tools. Stay positive. I encourage our agents to learn new tools, get more knowledge, work on your CRM systems; read a new book. This is the time to take that step back and learn something new. We will look back in 30 days and say “I wish I could have read that book, or sent that note. Keep up the positivity and the learning process.

Have you been doing virtual reality tours?

Yes, we are doing a lot of virtual showings, using 3D visuals of properties; showing and closing properties on Facetime. Things are very robust. We closed $800 million in the first quarter. The 2^nd quarter may be slower, but we’re trying to average. I’m telling our agents to look for a very strong 3^rd and 4^th quarter. If you’re down 20% at the end of the year, you’ll have had a good year.

Everybody is looking for different things. We are handling things virtually, and things are happening very seamlessly. The participation from our agents has been remarkable. Melbourne, FL is a bit farther up for me to get to, so to be able to connect with our agents with technology to its highest point is very exciting.

We have invested millions of dollars in technologies that we are now using. As our agents use these tools, it gives us ROI on the investments we’ve made. We are trying to build technology that enhances real estate agents. The fundamentals of our business are relationships.

Have you noticed a lot of New Yorkers inquiring about real estate in Florida?

There’s a lot of New Yorkers renting and calling. A lot of our demand has come from New York and I expect it to continue. If you’re in Chicago or Manhattan, you want to get out and breathe fresh air. As people see that they are spending quarantine in a 1,000 square foot home and look at a property online in South Florida of 5,000 square feet, they’ll consider that. The amount of pent-up demand for real estate in South Florida will be big. And then there are the tax incentives. I think we will see a second Great Migration because of the pandemic.

Can you comment on how properties are appraising in the current market?

Prices haven’t necessarily gone down too much. New listings are down. I don’t think prices will go down drastically because we’re not in a debt crisis like in 2008. The biggest issue right now is job losses. The majority of those are furloughs. If we’re socially responsible, in 60 days those jobs will be back. Deals will be closed once again.

You are strong on social media. What do you recommend to your agents?

We have two main themes on social media: support our agents and our community. For example, one of our agents in the Fort Lauderdale office is giving food to shelters and people in need. We’re supporting her to buy meals.

If this is a recession, it will be the shortest one because we are all in this together. Working as a unit will get us through this. When we all follow this uniformity, we will get through it quicker.

We have our foot on the gas in marketing. We’re pushing out through social media. Focus on the sales that are happening.

Find the opportunity, listen and it’s always important to be communicative. Find out what kind of investment your client is looking to make. Be a listener, learn, and be at the forefront of what’s going on in your community. Clients will find value in you if you become a source of knowledge.

A question submitted by Haute Residence member Elena Bluntzer: Are developers lowering their prices recently?

Developers have not come off their pricing, but prices have gone down the last two years. In some markets there is more supply than others. If you want something right now, you have to pay for it. I’m not seeing a drastic price reduction in real estate. The price point that gets hit the most is the $1-5 million range.

Have you seen any troubles with loan closings due to new bank processes within the past two weeks?

Yes. The capital markets, in general, have not shut down, but unless the property is solid, and income in place that has been proven in the last 45 days, it’s hard to get financing. It’s not as easy as before, primarily because banks are working on their own balance sheets. They have been working tirelessly on getting out the Small Business Administration (SBA) programs.

Will there be a new era in residential sales after COVID-19?

Yes. The adoption rate is changing the way we see real estate from all points of view. What will not change is the relationship component of our business.

Beckham Brand Limited, the partnership and licensing company owned by the soccer star and co-owner of Inter Miami CF, the newest Major League Soccer (MLS) franchise, recently purchased a full-floor residence in the 62-story residential tower. The agreement was made months ago and closed earlier today.

Residences by Armani/Casa developer Gil Dezer, President of Dezer Development remarked on the boom that the real estate industry in Miami is experiencing. "(To) people trying to time the market and be financial analysts, stop," he said. Daniel Kodsi, CEO of Royal Palm Companies, spoke about PARAMOUNT Miami Worldcenter, a project that is taking downtown Miami and South Florida by storm as the most amenitized building in the U.S., situated 90 feet above the ground. "When we started talking about it, we said 'let's do one great building. It has got to survive probably through a couple of markets from the day you launch it to the day you finish it,'" he said, helping to grasp the longevity of time and "developments" that can happen throughout the building of a project the size of PARAMOUNT.

Louis Birdman echoed that and added, "Miami is a relative bargain compared to other global cities". The South Florida cosmopolitan city has attracted hundreds, if not thousands, of residents from high-profile areas like New York. As co-developer of the recently-completed One Thousand Museum by Zaha Hadid Architects, designed by the architecture genius, he said, "We wanted someone that had no preconception about Miami" as he remembered how Hadid ended up as the one for the job.
