The St. Regis Residences Makes Its Miami Debut With A Super Exclusive Residential Living Experience

The St. Regis Residences is one of Miami’s most anticipated luxury developments. Located on the coastline of Brickell, The St. Regis will be made up of a 48-story east tower and a 47-story west tower. Prices will start at $2.8 million for 2,300 to 8,900 square foot residences.

Developed by Related Group and Integra Investments alongside premier brokerage ONE Sotheby’s International Realty, The St. Regis Residences, Miami has officially launched sales for its east tower. This sales launch coincides with the record-breaking demand for South Florida real estate as experienced by ONE Sotheby’s.

The interior designs of the buildings by Robert A.M. Stern Architects (RAMSA) and Rockwell Group combine The Regis brand’s iconic look with a Miami-inspired aesthetic.

“The interior concept for The Residences was inspired by Miami’s history as a major trading and travel hub from the 19th century to the present, as well as the city’s coastal location, unique ecosystem, and the building’s unparalleled views of the Biscayne Bay,” said Greg Keffer, Partner at Rockwell Group. “Land and sea travel had a transformative role in the development of South Florida, from the extension of the East Coast Railway to the establishment of the Port of Miami, which attracted travelers by train and cruise ship to explore the ‘magic city.’ All of these ideas have informed our interiors’ blend of leisure and luxury.”

There are over 60,000 square feet of hand-curated amenities on the property. Each tower of The St. Regis Residences includes a tearoom, fitness center, open-air exercise deck, golf VR room, sky-level bar, and numerous gathering spaces. A spa area with private treatment rooms as well as cold dip and regulation lap pools will serve as the central communal space connecting both towers.

Each of the east tower’s 149 residences will feature light oak cabinetry, bronze fixtures, and a stone-topped island. Master bathrooms will include separate double vanities, powder rooms, and freestanding bathtubs. Residences and guests of The St. Regis Residences, Miami will also be able to enjoy the brand’s signature butler service and a collection of museum-quality art throughout the buildings.

One Sotheby’s, Meta Residence, and Voxel Architects Are Introducing The First MetaReal Mansion

This year, ONE Sotheby’s is working with Meta Residence and Voxel Architects to construct and auction off the first MetaReal mansion that will be available both physically and virtually. The luxury 11,000 square-foot home, presented by Michael Martinez, is set to gain a lot of attention during its auction sometime this year.

The seven-bedroom and nine-bathroom mansion is currently under construction in Miami and is set to take up 1+ acres of land. Its digital rendition in The Sandbox metaverse, created using NFT technology, will be a direct reflection of the physical property and will be sold jointly in the auction; the price for the MetaReal mansion has not been released yet. As of now, The Sandbox metaverse already contains art galleries, homes, and parties where users can access NFTs.

Considering over 40 acres have been obtained by the project’s owners, the MetaReal mansion seems to mark an opportunity for a drastic change in the real estate market as well as The Sandbox metaverse. The representing agent, Michael Martinez, speaks on this change stating, “Being able to leverage my expertise to pair a homeowner with real and virtual property is something I never imagined being a part of, it’s exhilarating”.

In the future, ONE Sotheby's hopes to continue to use blockchain technology to further merge the physical and virtual markets. The property they have acquired in the metaverse will allow them to continuously expand in virtual properties, potential gaming projects, and more. Haute Residence member Paola Marulanda is a South Florida real estate expert, the founder, and CEO of Luxury Home Connect, and one of Miami’s top realtors. Using her expertise, passion for real estate, and commitment to outstanding service, she has successfully brokered transactions for a wide array of prominent clients and made record-breaking eight-figure sales. Recently, she talked with Haute Living about the effects of Covid, current market trends, and the secrets to her success.

Haute Residence: How has the market changed since Covid?

Paola Marulanda: In early 2018, new laws came into effect that eliminated the individual state income tax in Florida, making Miami an increasingly attractive home base for America’s wealthiest. Shortly after this migration of affluence ensued, Covid-19 forced every individual and every business to reevaluate their priorities for the long haul. Suddenly, the appreciation for home space — especially horizontal space, versus vertical space in homes and condos — surged at an incredible rate. Although at first condos were at a standstill while the single-family home market experienced a frenzy, the seemingly endless oversupply of condo inventory was absorbed by those drawn to the climate, taxes, and lifestyle South Florida has to offer. Furthermore, affordability compared to other major metropolitan areas and record-low interest rates opened the floodgates. Now, with headquarters and satellite offices opening all over, it makes sense for people of every level of wealth, education, and business to move here.

HR: What are the current trends in your market?

PM: The current trend in Miami is the quintessential example of a supply and demand imbalance. The combination of record-high demand and a finite supply of inventory created the perfect storm for a surge in prices, making it a very strong seller’s market. Miami-Dade County’s total home sales increased 142 percent year-over-year while existing condo sales increased 240 percent. Median prices on single-family homes rose 32 percent, from $380,000 to $500,000, and median prices for condos rose 26 percent year-over-year, from $262,250 to $330,000. The monthly supply of inventory for single-family homes has decreased 54 percent. In September 2021 alone, the total dollar volume for single-family homes in Miami was approximately $1.2 billion, compared with $975 million in September 2020. Active inventory in the same period has fallen to 2,957 homes in September 2021 from 4,039 in September 2020. Adding to the velocity of sales transactions is the expectation of a rising interest rate environment on the heels of a 6.2 percent CPI print, a measure of inflation. Heading into 2021, the Federal Reserve forecasted a CPI figure of 1.8 percent. Why does this matter? Now that inflation is not seemingly transitory, the market is anticipating higher rates. This translates to a potential 16 percent higher cost of borrowing over the life of the mortgage next year as compared to this year.

HR: How do you continue to offer optimal service in the current climate?

PM: It is crucial for buyers to work with a local expert who can match their desires with the reality of the market. This requires tapping into local contacts to obtain off-market properties and educating buyers about the myriad geographical boundaries that now extend into new and upcoming neighborhoods outside of the more popularly known ones, such as Miami Beach and Coral Gables. Now we can talk about areas like Surfside, Pinecrest, and South Miami, which were overlooked and undervalued before. On the seller’s side, the recipe for success was once network, reach, and marketing. Today’s market conditions call for a more extensive set of criteria in order to keep sellers safe from fraudulent buyers and scams. Taking deals from start to close and optimizing deal terms is of the utmost importance. Sandra Fiorenza Talks About $350 Million In Real Estate Sales And Her Current Projects

Sandra fulfilled her dreams of living in Miami permanently in 1998 when she moved from Germany to Miami... to work with a marketing company. A friend then talked to her about the local real estate scene and how she would be perfect for it. As they say, the rest is history.

In an illustrious career that continues to this day, the Haute Agent has sold over $350 million in real estate, including $30 million just in 2020. The Miami real estate boom that began before the pandemic hit has seen the top movers of the industry like Fiorenza excel at marketing and achieving the promotion and sale of everything from mansions to single-family homes and luxury condos at a rate rarely or never seen before.

So how did all this start? "After asking myself why I would want to go into real estate, I said 'Why not?' and it ended up being a blessing," says Fiorenza. "I got my license in a week. Because I spoke several languages, I got my first assignment at The Yacht Club at Portofino in Miami Beach, where I sold 40 apartments in the first three months. After working on several developments in the South of Fifth neighborhood in development sales, I started doing sales on Fisher Island because I was already living there and sales happened organically there. Then I met my husband and decided not to do development sales anymore. I got married and had three kids and was very much involved in the Fisher Island community. I know how crucial community-building is to living a happy, fulfilled life. I love sharing that knowledge with my clients so they can thrive the way my family and I have in Miami.”

Organically servicing the Europeans as well as many Latin Americans who would look and buy from her on Fisher Island, Fiorenza became a force on the exclusive island just off Miami Beach. In 2009, she and her husband decided to build their own house on a waterfront lot in Gables Estates. They moved into their "dream home," a two-story neo-classical Italian-style villa, at the end of 2012.

During the building process of the home, Mayi de la Vega recruited her to join ONE Sotheby's International Realty, where she focused on the Coral Gables and Gables Estates, Cocoplum and Pinecrest areas, while branching out in other industries like yoga and cosmetics. "I was always very experimental and doing different things, but real estate is my passion," she says.

On the growth of the local real estate industry, she says, "Miami Beach was so different in 1998. It was an idyllic, vacation place, and now we have a cosmopolitan city. I said to myself back then, 'I don't understand why everybody does not want to live in Miami, it has everything in culture, weather, no pollution, and a great place to work.' I always make a point that I did not immigrate to the United States. I immigrated to Miami."

Fiorenza used the tools available to market her listings and grow her network at a time when there was no social media or email marketing. She advertised in newspapers, journals, and sent postcards and constantly networked, setting herself on a path that has not let up in achieving sales that placed her at the top echelon of the industry.

In a saturated business that has seen many people join the industry and getting their own licenses, she keeps expanding her services. "I think when you are ambitious and work hard, you can make it in real estate, but it also comes down to where you want to be and what kinds of connections you have,” she says. “At this point in my life, I am more into investing in real estate and giving investment advice; looking at broader lifestyle service offerings."

Her status among the world's elite professionals has afforded her clients ample access to luxury experiences in Miami style, whether in real estate or otherwise.

Accurately pointing out that there are more agents than homes for sale in Miami, Fiorenza explains the current challenge for every broker and agent. "You have to really get in there, work 12 hours per day and think, dream, and tap into all aspects of real estate. If you don't do it full-time, you will eventually give up because you have to put in a lot of energy."

Daniel de la Vega: "[At this point last year,] I don't think anybody had real estate on their mind. Their family and their friends and their well-being were really everybody's priorities. Overall, personally and professionally, gratefulness is a word that continues to come to mind for me.

"We prepared for the worst, but we had an incredible year. We all believed that Florida and South Florida were always undervalued, but we did not think people would come here in the way they're coming. This is the Great Migration from the Northeast, just within the last year. We projected to finish the year down almost 70%; that's where we were budgeting. We took our budgets from 2019 to 2020 and completely scraped them and said, 'All right, these are the new budgets and we're going to be down 70%.' We actually ended up finishing the year in 2020 up 30%, and that was with an abysmal March, April, and May. Things started to pick up at the end of May and June. Everybody came together, all of our incredible agents, in a way that not many companies did it. It's a testament to our entire leadership team and to the grit that everybody has in this company. We've got some even more incredible announcements and things that we're going to be doing here in 2021, so it's been far beyond all of our wildest dreams... Understanding the client is so important. As agents, we start to sell, but it's the opposite. You want to engage with clients at an early stage by asking and listening.

"One Thousand Museum is more than just the crown jewel of Downtown Miami; it's the crown jewel of Miami. We did over $100 million last year, and on pace to do over $50 million right now. We're negotiating two major major deals. At the end of the day, it boils down to the product. Our sales team is, bar none, one of the best in the industry, but the product that the developers built is the best product that's out in the market. When you look at the finishes and when you look at the quality, it's just superior to so much else that's out there. When people walk it they feel it now, they see it, and they smell it. They get emotions that create an attachment that makes them want to buy. The amenities are out of this world, the views are out of this world. So, it's been an incredible experience and it will continue to be throughout the sellout."

Anna Sherrill: "I saw people helping each other with small businesses. Just watching our community become stronger, within Sotheby's, within my family, and within Miami Beach where I live was special for me... Nobody would have imagined right the weird have, during the pandemic, to have such a peak in luxury sales right. It was amazing and the beginning of this year, for me, was even stronger than the entire year of last year. Sellers are definitely still wanting to sell because this market is is a very strong and hot market. If you have the right property in the right location and priced right, there's no reason you won't have sold very quickly. I feel like we still have a huge amount of buyers that want to be here. A lot of people that have rented are looking for their place to call home, so I still have several buyers looking, and quite a few people that will be here in the future, or are here now and ready to buy.

"Supply and demand is the biggest difference [between 2020 and 2021]. The buyers shifted. It used to be just a lot of the Northeast and we used to get more of an international crowd, but in the last year, we have seen people come from Illinois, North and Southern California, and other areas. Our supply has gone down from several months of inventory in houses and condos to a few months. The good stuff is days on the market and gets multiple offers. It's a different market. I have been in real estate for 21 years and have never seen this kind of market. As long as you're communicating, managing people's expectations, and both sides are doing the right thing, you can get deals done and make everybody happy."

Paola Marulanda: "We really need to be there with our hearts for people. We cannot possibly understand what everybody's going through, so we need to listen. And we need to put our hearts first, and that's what allows us to understand how we can serve people who are still emotionally unequipped for such a massive change for all the things that were happening. Empathy was definitely my best friend through this and what allowed me, I think, to succeed a lot and to keep being a source of comfort and help people to make good decisions.

"We are seeing people who are not moving quickly and not accepting what's happening are either losing out or progressively missing opportunities. A lot of sellers are having second thoughts about selling because they think, 'Even if I profit this much, now where do I go?' because the inventory is so competitive. People coming from the outside are used to paying such higher price points. If you're a buyer, read the numbers yourself and see what's happening from any source, not just your realtor. I don't think that this is the bubble that's that you're going to buy and then it's going to depreciate. This is just the beginning of a steady increase in the new era that Miami is experiencing, and now Miami's being discovered in a way that it was never discovered before."

On her sale of the Beach House in South of Fifth, "This buyer was the perfect person to live here and was exactly who we were targeting. He's obviously a very wealthy person. This is not even their primary residence. It's in South a fifth, which is a community that has so much that everybody wants right now, but there's nothing like it that is like a house. Even penthouses are not comparable to this particular property."

"In a platform like Natiivo, as it's going to be a lot of home-sharing, they have the hotel components," said Xakoustis. "The design (team) is going to make sure that it's doable, buildable, and that will last a long time. At this point, every builder, every developer, they're very careful with their budgets and what they offer. You have to be on your best game and create a product that is going to be amazing. Being part of this great team, I think it wasn't that difficult for us we follow the leads and we try to to make them shine."

Menin put in perspective the different options that the building allows. "We're really a building that's very flexible. I think we're selling so successful because people like (that) there's not really a restriction. You know, it's not a condotel that the deed is not a deed. It's not just a residential tower where you can rent out short term. You can buy real estate and do as you wish, with our rules and regulations."

Week 2 of Haute Residence's series of real estate webinars about the industry and its reaction to current quarantine and social distancing continued yesterday with South Florida experts Jill Hertzberg, Jill Eber, and Judy Zeder, founders of The Jills Zeder Group.

The Jills Zeder Group, affiliated with Coldwell Banker Realty, was formed in 2019 and had a record year with over $665 million in sales volume. Three families make up the Group, which specializes in luxury properties. They have offices in two of South Florida's best-known markets, Miami Beach and Coral Gables. Their clientele includes celebrities, Fortune 500 executives, as well as international buyers.
