The luxury property market in the SW Florida area continues to be strong and 2020 is off to a brisk start. Buyers are starting to lock in some of the gains in their equity portfolios and reallocating those proceeds to their real estate portfolios by purchasing luxury homes. In short, recent gyrations in the stock market have reignited the Naples and Barefoot Beach luxury real estate market.

What are buyers looking for in their homes in Barefoot Beach in 2020?

Naples area buyers continue to prefer locations in close proximity to the Gulf of Mexico beaches, like Barefoot Beach or Old Naples, which offer both a small-town quality of life and coastal lifestyle. What has become increasingly important to luxury buyers in SW Florida is new construction, which provides the best protection in a tropical coastal environment.

Are there any new restaurants or other spots in the greater Naples area you’ve been loving lately?

There have been over 15 new restaurant openings in the greater Naples area since 2019. Sadly, I have been too busy this season to try any of them, but I will try to check them out this summer.

It’s time for spring break. What is a fun activity in Barefoot Beach and Naples?

It’s all about the Gulf of Mexico beaches here in the Barefoot Beach, Naples, area: boating, jet-skiing, paddle boarding, para-sailing, or just enjoying the SW Florida sunshine, balmy breezes and glorious sunsets over the Gulf. A few examples of the many scheduled events are:

What advice would you give homebuyers looking to invest in property right now?

That’s a great question, it all depends on what type of investment they are looking for. The best advice I would give them is to make sure to pick the best location, which will instill long-term value for them. Naples offers all types of investments from spec homes, to rehabs, to rental incomes. The good thing is people can ride the upswing in appreciation while renting their property or building a home.

What changes have you seen within the market recently regarding investments?

That it’s harder to find a “deal” per se. There still is investment opportunity — it is just harder to find since everyone here thinks they are in real estate.

Are there any particular areas you would advise potential buyers to look in?

I call 5th Avenue South the center of the universe, so if you can get as close to that you will be good! That’s the main corridor of downtown and the main vein of Olde Naples. Five or six blocks on either side gives you walking distance to the restaurants and shops of 5^thAve. S., and still leaves you close enough to walk to the beach.

Which type of properties are investors typically seeking?

Investors are seeking condos usually because it is easy maintenance from a far. And luckily, Naples has a terrific selection of condos available at any given time. Everything from brand new units to older spaces that are selling right because they might need updating. But all of them leave you in the city that has been named America’s Healthiest and Happiest City for three straight years.

What are the benefits for investing in a property?

You can have equity in a property while gaining in appreciation and cover your cost of that property or even turn a profit. Best case scenario you make a nice profit. Worst case scenario you have property in one of the best places in the country.

At 5,327 square feet of living space under air (7,421 total), the five-bedroom, seven-bath home was completed in 2016 by Waterside Builders. Designed by Matthew Kragh of MHK Architecture & Planning to be a corner lot statement piece, the home’s layout is flexible enough to become a seven-bedroom, should the owners feel the need. And based on the finished product, they may have enough guests to warrant it.

“We say that we brought together an all-star team for this project,” says Dante DiSabato, a Realtor with William Raveis Real Estate who listed the property. “We had Vrinda Albrecht and Susan Trivison of Clive Daniel furnish it and they did a great job and we brought in Architectural Land Design to do the outdoor landscaping. Everything is unique to that specific lot. That way it has better long term value for the owner.”

“We took the risk of flipping the orientation,” says Kragh. “Instead of our initial instinct of having the opening of the C face west, which is a no brainer, we flipped it and have the opening of the C facing east. By facing it east we were able to open that up into the front yard area.”

That gives the new owners a spacious pool area and sundeck that opens into the lush tropical setting. “It’s all about designing a house for the four or five magical months that we have each season,” says Kragh.
