Since 2005, Colin Jost, a Harvard alum, has been a writer for NBC's Emmy-winning late-night comedy showcase “Saturday Night Live.” In 2011, the Staten Island native purchased a bachelor pad in West Village, New York City for $1,776,750 which would eventually become his longtime residence. In the years following, the 39-year-old comedic star has become co-anchors on the “Weekend Update” segment with Michael Che. He is set to star in an upcoming wedding comedy, “Worst Man,” alongside fellow “SNL” cast member Pete Davidson. Here are some of the questions and answers from the exclusive interview with Modell.

Seth Semilof: After college [studying sociology and psychology], what did you do Leslie?

Leslie Modell: I pursued my music career with various different entrepreneurial businesses in between. Then, somewhere around 2004, I started to get the real estate bug. We were moving around a lot within Long Island to New York, etc., and I said, “looks like a fun job.”  I am a people person. I love to talk, and I am a good salesperson. I have always done sales my entire life, so I thought that the connection was very strong for me to branch out into real estate.

SS: When you got into the real estate business, what was your strategy coming in as a rookie?

LM: As a rookie, it is really important to get in at the base. Get your foundation set and that foundation will carry you the rest of your career. When I started, I did some hardcore walking to various buildings, introducing myself to different doormen, understanding floor plans understanding, researching different buildings, and getting educated. That is the most important takeaway of today: being an educated agent is everything. Knowing exactly the questions somebody will ask you about a specific building because typically it is the same question. If you are one step ahead of the game, you are always going to be that much more educated to someone and to give a feeling of trust and security to that seller or that buyer.

SS: You started small to get the singles and doubles and grew. Tell us how you are able to be successful in that.

LM: It is all about networking, getting your voice heard, and getting your brand out there. I actually have a social media company I work with specifically for Instagram, Facebook, LinkedIn, etc. You have to get the word out. You have to keep doing deal after deal after deal. Get seasoned. Get confident because the confidence plays. I was never afraid of the price point because if you can do a one bedroom, you could do a four bedroom. Once you get the confidence to build your business and build the momentum, you go to the next level. That is why I tell people in my team there is no deal too small because that studio buyer four years later, could become that three- or four-bedroom buyer.

SS: Where do you see the city [New York] right now?

LM: The city is definitely bouncing back. Those COVID discounts are in the rearview mirror. There are some discounted and there are some values still out in the fields but not like there was. I have personally been involved in multiple offer situations, so I do see a really good upward trajectory toward getting out of this cycle and moving into the next cycle. My business personally has been phenomenal. I have lots of contracts out. I have lots of my listings either closed or in contracts. We are certainly getting traction in the market.

SS: Where do you see your brand going over the next three to five years? Tell us a little about what you foresee in the future.

LM: I see myself growing constantly. I always know there is another plateau to reach, so right now, I have been building out my team. I have three people on my team and the next step would be growing that team, constantly evolving, constantly growing, and maybe getting into new development in the future. The sky is the limit for everyone in this industry and that is why I love it. Nothing is too far of a reach. You have a goal, you set your goal, and you go for it.

American supermodel Karlie Kloss and her husband, Joshua Kushner, have owned various homes together but were recently brought back to Kushner’s family business, Kushner Properties, as buyers. Kloss is notably recognized for her work as a Victoria’s Secret angel and in 2015, launched Kode With Klossy as a coding program for young girls. Her husband, Joshua Kushner, is the founder of venture capital firm Thrive Capital and while he does not have a role at his family’s reigning real estate company, the business was once led by his brother, Jared Kushner, former White House senior adviser and the son-in-law of former United States President Donald Trump.

Built in 1885, the Puck Building was acquired by Kushner Properties over three decades ago. The iconic Romanesque Revival property originally designed by Albert Wagner consists of nine stories and six limited edition penthouse units. In 2015, the Kloss and Kushner’s newly acquired unit was initially listed at a whopping $66 million. Since then, the space has been listed on and off the market as it was reportedly serving as a rental residence at $1.25 million a year. In March of 2019, the home was relisted at $42.5 million. With Kloss and Kushner only recently under contract, the final purchase price is not yet available to report. However, it was last listed for $42.5 million.

Kloss and Kushner’s newly acquired abode is known as Penthouse One of the historic building. As a limited edition of six, recently completed Penthouses, this duplex spans more than 7,200 square feet with 5,100 square feet of private outdoor space. The lavish loft melds together a modern aesthetic with custom finishes and prewar decoratives. With sweeping views of the bustling cityscape, the space boasts oversized windows, cast-iron columns, and barrel-vaulted ceilings. The home offers its own library, a cinema room, and terrace with lush putting greens and a hot tub. Other luxe amenities of the residence include a full-time doorman and concierge, in home service, and catering from the Chef’s Club by Food & Wine restaurant.

The acclaimed American artist has spent $50 million on a single cobblestoned street in the Tribeca neighborhood of Lower Manhattan, New York. Beside her $18 million townhome at 153 Franklin St., she also owns three units at 155 Franklin St. totaling near $30 million. In 2014, Swift purchased an $19.95 million penthouse duplex at 155 Franklin St. from “Lord of the Rings” director Peter Jackson. Later on, she purchased another $9.75 million unit in the same building.

Other notable residents of the charming brick building include Orlando Bloom, comedian Aziz Ansari, former New York Rangers captain Ryan McDonagh, and Steven Soderbergh. Now another unit, on the fourth floor of 155 Franklin, has sold for $9.99 million. While the space was intended to serve as a rental, the buyer reportedly fell in love with the unit and purchased it on the spot crowning them the title of Taylor’s swift’s new neighbor.

The classic 19th-century building formerly served as the Sugarloaf Warehouse before its conversion into a 6.5 story residential space. Spanning 3,532 square feet, the newly purchased Tribeca unit features four bedrooms and three baths. The marvelous great room highlights corner exposure, a woodburning fireplace, and oversized windows for plentiful natural lighting. The open chef’s kitchen is equipped with a quaint breakfast bar. The luxurious primary bathroom encapsulates a spa like atmosphere and offers a dressing room and private seating area. Decorative elements of the home consists of classic loft features such as cast-iron columns, exposed brick, and wood-beamed ceilings.

Formerly a child actress in “Full House” and “New York Minute,” Mary Kate Olsen has certainly grown and adopted a different lifestyle over the years. Now, she and her twin sister Ashley Olsen are primarily known for their luxury fashion label, The Row. In 2015, Mary Kate married Olivier Sarkozy, a French banker and half brother of former French president Nicolas Sarkozy. Earlier this year, the duo officially split and finalized their divorce after five years of marriage.

In the process, Olsen lost their shared NYC townhouse to Sarkozy who has legal ownership of the property. In 2014, Sarkozy purchased the Midtown East home from artist David Deutsch for $13.5 million through a limited liability company. Now, after the former couple’s divorce, their once humble abode is being listed on the market at $11.5 million, $2 million less than its purchasing price. Initially, when Olsen and Sarkozy purchased the property, they planned to execute renovations with Montalba Architects. Unfortunately, those plans never came into fruition with Olsen and Sarkozy never actually moving into the home.

Designed in 1921, this historic residence once served as part of an enclave of artists. One hundred years ago, architects Edward Dean and William Bottomley designed the home while it was reportedly commissioned by a banking and railroad heiress. Notable former residents of the century old home include actress Katherine Hepburn, composer Stephen Sondheim, journalist Dorothy Thompson, and book editor Maxwell Perkins, who worked with F. Scott Fitzgerald and Ernest Hemingway.

While the five story Manhattan mansion is currently unfinished, it boasts some impressive architectural elements. Stepping into the 8,700-square-foot Regency style house, the expansive space presents 22-foot coffered ceilings for an airy atmosphere. To complement the open space, the home offers numerous arches windows and doorways for plentiful natural lighting. Commonly referred to as one of the most influential musical figures of the 20^th century, Bowie was widely recognized as a glamorous star with dramatic makeup, remarkable style, and unmatched stage presence. In 2016, Anthony Bourdain first rented the luxe Manhattan apartment for $13,000 per month. The space became home to the travel documentarian for two years until his unfortunate passing in June of 2018. A mere two months later, the celebrity chef’s former residence was placed on the market at a price of $14,200 per month. The space was rented out only a month after its listing. However, three years after Bourdain’s passing, the residence is once more being listed on the rental market. This time the home is being offered at a reduced price of $12,000 per month. Bourdain also owned an Upper East Side apartment with his then wife Ottavia Busia that sold for $3.3 million about a year after his passing. I had five condos in a building. I have sold four of them, so that speaks volumes to me."

Michael LaFido: "There are two different markets. The Chicago downtown market is a totally different animal than the suburbs. I was part of a $6.8 million purchased transaction in downtown about a month ago. We are seeing a lot more people leaving the city tand moving to the suburbs. The biggest estates had been sitting on the market for years in some of our more affluent suburbs. Now, if it's bigger it's better in the suburbs. The affluent upper price points are the hottest I've ever seen; it is thriving. There's a shortage of inventory. People want yards and pools. We are riding the wave. I do national training and speaking, talking to agents across the country who say that the market is hot. Chicagoland has been a buyer's market, and now it is a seller's market."

What are some projects The Moinian Group is currently working on?

In what state would you consider the New York real estate market today?

As one of the leading developers in NYC, what are some things in the market in your position at The Moinian Group that you’ve noticed, such as trends in architecture, and technology?

Recent action in New York has confirmed that New Yorkers are changing their behavior in how they live and work. People want a lifestyle that allows them to live how they work and vice versa. Creating diverse communities that encompass both residential and commercial developments, such as Hudson Yards and West Chelsea, is a prime example of this. Moinian has recently backed co-living startup, Ollie, a pioneer in this trend. Lastly, these areas and their developments are aspirations for how the future will want to live, which is why we’ve teamed up with exceptional design firms like Zaha Hadid and Rockwell Group to make each of our buildings standout.

The Moinian Group is a pioneer of Far West Side development. Why was this area appealing to the company?

We’ve always seen tremendous potential for this neighborhood as the future of Manhattan. It was one of the last untapped areas, waiting to become the new, New York. Development always follows transportation, and after the completion of the 7 train extension, access to the area is easier than ever. 3 Hudson Boulevard, our newest commercial project in development, sits directly on the Hudson Yards 7 train station, putting it at the center of Hudson Yards. Other than transportation, unobstructed views of the Hudson River and New York City skyline are unparalleled.

Sky, which became 100% leased this past summer, is the largest rental building in the country with 1,175 units. What factors do you contributed to its success?

The success of Sky is attributed to a culmination of factors, starting with a world class team that involved premier design firm Rockwell Group, architecture firm Hill West and our on-going team of experts that focus on creating new and exciting experiences for our residents. The Sky brand is now well-known throughout the city, anchored by the #LiveatSky campaign. #LiveatSky was so successful because we took an omni-channel approach to reaching the market. In addition to conventional marketing and advertising tactics both digital and print, we also worked closely with influencers of all types including NBA players, television stars and models to provide authentic content that inspired the community to desire Sky. The success has been so promising that the market might be seeing the second Sky building very soon.

The Moinian Group recently announced Oskar. How does this project differ from nearby Sky?

Different from Sky and other projects in area, we wanted to give our community an opportunity to live in a more intimate setting while still providing them with the same finishes and services of a building like Sky. Oskar has tremendous attention to the small details that optimize rental living, from windowed corridors filled with artwork by renowned Phillip Michaels to remote keyless entry into their homes, finished with condo-like fixtures that include Bosch and Grohe.

Are there any particular buildings or projects that inspired you early in your career?

Having been born and raised in NYC and with a passion for travel, I’ve always been immersed in the latest and greatest architecture with a deep passion for exploring it. Whether it’s a new building down the block or across the world, I am always aspiring to learn how I can make the next project better than the last.

A report about the future of the city recently was released with some lofty suggestions for what New York might look like 30 years from now. What do you think the city will look like at that time and how will The Moinian Group be adapting to that new city?

First, by looking back on the past 30 years, Moinian has had a lot to do with the rebirth of New York as a premier destination for both living and working. Looking to the future and to what I’ve said previously, we are constantly learning and adapting to the changing behaviors of how people interact with the built environment. We predict that future Generation Z will have a large influence on these behaviors with their preferences for more experiential atmospheres, smarter living and working, and desire to explore the unknown. These behavioral changes in society also mandate sustainable changes to the built environment. At Moinian, we’ve put a heavy focus on building more consciously to the environment while simultaneously increasing their efficiency. Our portfolio has laid the groundwork with several LEED and WiredScore certified buildings, and we plan only to expand those numbers as well as explore new methods for promoting wellness to our consumers.

What are some hardships or adversarial moments you’ve experienced in your position at The Moinian Group?

Similar to what I mentioned earlier, societal behaviors are in a big state of flux right now, with more of a demand and focus on blurring the divide between work and home. While we have tapped into this trend, we are constantly strategizing our developments and programming to a new way of life that the future generation is cultivating. We study to stay ahead of the curve and make decisions based on our informed assumptions for the future. The challenge here is that at the end of the day, the way people evolve is up to themselves. It’s widely accepted that social media is a leading channel for reaching the market, but we are constantly learning and exploring new ways to reach prospective customers in an authentic way that appeals to what people want to engage with. Technology particularly becomes a challenge in the planning and launch phases of a building. By the time we start leasing, we often need to adapt to current technology that has since evolved.

One would imagine that any designer would have a very particular vision for their own home, and Rashid's loft certainly lives up to that standard. In an exclusive feature in Interior Design magazine recently, we got a peek into the 42 feet x 42 feet space. The loft boasts 1'5 foot ceilings, a brand new Italian lacquered custom kitchen, LED lighting throughout (including floor lighting), glass walls, glass pocket doors, TV in the bathroom, steam shower, designer toilets, a huge walk in closet and even a ballet floor. Rashid himself designed the faucets, sinks, mirrors and tiles, which are all included with the property.

The loft is located in the exclusive Chelsea 19 Condo building, a 44-unit "doorman" building in the heart of that famous neighborhood.

When Berkus relocated to New York from Chicago in 2011 to film his new program The Nate Berkus Show, he rented a modern loft overlooking the Hudson River. “I always had this New York fantasy of living in a glass high-rise,” he told Architectural Digest. “While I respect contemporary architecture a great deal, I was uncomfortable from the moment I moved in; I felt like I was living on a shelf.”

Berkus thought he would be happier in a brick-and-mortar, and purchased a 19th-century Greenwich Village building. The property was not in good condition when Berkus first arrived, but leave it to him, a highly sought-after interior decorator, to reveal the diamond in the rough. Berkus completely revamped the three-bedroom duplex in collaboration with architectural designer Carlos Huber.

The duo gave the apartment a complete makeover, stripping the floors to apply white-oak boards, defining the space with glass and metal double doors and interior partitions and even the addition of a skylight. The result? A chic, seamless apartment which would surely have got the crowd at Oprah squealing!

Though a slide may seem like a purely whimsical touch, its inclusion in the penthouse was prompted by an architectural dillema; in 2008, Galfond paid $3.3 million for two uncombined penthouses, one atop the other, and struggled with how best to bring them together as a seamless whole. Turrett Collaborative Architects stepped in, building the custom stainless steel slide to connect the East Village properties.

At the time of the construction, Turrett Collaborative Architects described the unique project on their website; "In this transformation, two identical 1-bedroom units, one atop the other, were combined into a duplex 2-bedroom home with the option to descend in the usual way on a new Italian-made "Rintal" stair, or more speedily, in a seated position, careening through the new double-height atrium. The half-tube stainless steel slide starts on the top floor near the office, and lands below near both the living and dining areas. The sculptural slide is housed in a newly created 18’ tall double-height space, which includes custom designed glass railings. The image of the stainless steel curves in front of the oversized window to the city beyond, to say nothing of the irrepressible glee of grown adults on the slide, is surprisingly poetic; with careful detailing, the playground element is an unexpectedly elegant addition to the space."

The slide wasn't even the only unique touch; the 2,400 square foot apartment also features a game room and a putting green on the terrace. However, it looks like the property's new owner is taking a more serious approach. According to Curbed, the new owner plans to remove the slide and donate it to charity. Galfond reportedly sold the apartment due to a United States Justice Department crackdown on online poker which has forced the pro player to leave the country.
