American actress, singer, and model Zoë Kravitz, daughter of actor-musician Lenny Kravitz and actress Lisa Bonet, has been busy with the upcoming release of “The Batman” and directing her debut film, “Pussy Island” with rumored beau Channing Tatum. Recently, the 32-year-old star has also made strides in the real state industry with the purchase of a Westchester getaway. The Los Angeles native is based primarily out of Brooklyn with her $3.2 million Williamsburg apartment in a converted warehouse purchased in 2015. Now, the actress has acquired a newfound residence two hours from her Brooklyn Loft. Kravitz quietly purchased a charming retreat in the Pound Ridge enclave of New York’s Westchester County for $1.45 million. The property had previously been owned by actress Maggie Q who purchased the residence for $1,230,850.

Built in the 1800s, Kravitz’s newfound getaway was formerly a cider mill, known as Aaron Wood’s Mill. Spanning 2,592 square feet, the rustic structure has been converted into a two bedroom and three bath residence. With a stone pathway leading to the front door, the home opens to a soaring great room with a stone fireplace, dark wood flooring, and plentiful windows offering picturesque views of the natural landscape. The humble abode encapsulates a barn inspired aesthetic with richly aged barn wood, hand-hewn beams and columns, wide-plank floors, and a vaulted ceiling. The interior highlights a complementary modern kitchen equipped with stainless steel appliances, marble countertops, a long center island, and bar seating. In the adjacent space, the home leads into an open dining area and living room with a cozy fireplace.

Upstairs, the loft-like master bedroom nearly spans the entire floor. Since 2005, Colin Jost, a Harvard alum, has been a writer for NBC's Emmy-winning late-night comedy showcase “Saturday Night Live.” In 2011, the Staten Island native purchased a bachelor pad in West Village, New York City for $1,776,750 which would eventually become his longtime residence. In the years following, the 39-year-old comedic star has become co-anchors on the “Weekend Update” segment with Michael Che. He is set to star in an upcoming wedding comedy, “Worst Man,” alongside fellow “SNL” cast member Pete Davidson. Last year, Jost married “Black Widow” actress Scarlett Johansson after being together since 2017. The celebrity couple recently welcomed a son. At the young age of 24, pop culture icon and makeup mogul Kylie Jenner has already acquired an impressive real estate portfolio. The media personality owns various properties across Los Angeles and Hidden Hills, including a five-acre lot purchased in April of 2020 for $15 million and a $36.5 million palatial showplace in Holmby Hills. Meanwhile, her partner, Travis Scott is primarily based in Brentwood where he spent $29.3 million on two properties this past year. Additionally, the couple owns a $13.5 million home in the mountains above Beverly Hills.

In terms of New York residences, Jenner and Scott reportedly rent a townhome in Greenwich Village. Built in 1839, the building has served as home to plenty of occupants over the past nearly two hundred years including "The March King" John Phillips Sousa. For the past ten years, the property has been listed on and off the market with several brokers at a plethora of differing prices as high as $31.95 million. Now, the six-story building is once again available for purchase through “Million Dollar Listing” star Ryan Serhant at a price of $26.5 million.

The historic Greenwich townhome previously home to Jenner and Scott spans 8,700 square feet with six bedrooms and eight baths. The 22-foot-wide building has been completely redone by developer and owner William Rainero while Clodagh Design worked on the interiors and the outdoor kitchen was designed by Silvano Marchetto. Stepping inside, the space opens to soaring 18-foot ceilings, exposed original stone, and warm brick walls. The living area highlights a modern fireplace that leads into the 700 square foot garden. In 1991, the poster woman of American homelife Martha Stewart purchased an East Hamptons residence for $1.7 million. The Martha Stewart Living Omnimedia founder stated that, “It was the oldest house on the block and a total wreck,” yet “[she] decided [she] had to have it.” Over the years, the property would be renovated and become her longtime vacation home. However, she is now bidding farewell to the humble abode. While the transaction is an off-market deal, it is reported that the initial asking price was listed at $8.4 million but was finalized at a whopping $16.5 million. At nearly double the asking price, Stewart has made a massive profit and left her former residence to Kenneth Lerer, the former chairman of BuzzFeed and co-founder of the Huffington Post, and his wife, interior designer Katherine Sailer.

Built in 1873, the shingled cottage has been restored and renovated into a more contemporary space while maintaining its initial charm. Stewart, well known for her design skills, claims “it’s an old-fashioned house, but it has a clean, pristine vibe.” Although not much is known regarding the interior layout of the home, decorative elements include unique pieces acquired from various yard sales and consignment stores. With its original paneling and built-ins, the lovely vacation home features a glass-enclosed porch with teal-blue Mexican cement tiling which acts as dining area. Additionally, the space boasts newly leaded glass windows and plentiful wainscoting. Notable distinctive features consist of a marble vanity in the primary bathroom, a pink and yellow Venetian-glass chandelier in the formal dining room, and a collection of antique taxidermized fish throughout the residence.

Here are some of the questions and answers from the exclusive interview with Modell.

Seth Semilof: After college [studying sociology and psychology], what did you do Leslie?

Leslie Modell: I pursued my music career with various different entrepreneurial businesses in between. Then, somewhere around 2004, I started to get the real estate bug. We were moving around a lot within Long Island to New York, etc., and I said, “looks like a fun job.”  I am a people person. I love to talk, and I am a good salesperson. I have always done sales my entire life, so I thought that the connection was very strong for me to branch out into real estate.

SS: When you got into the real estate business, what was your strategy coming in as a rookie?

LM: As a rookie, it is really important to get in at the base. Get your foundation set and that foundation will carry you the rest of your career. When I started, I did some hardcore walking to various buildings, introducing myself to different doormen, understanding floor plans understanding, researching different buildings, and getting educated. That is the most important takeaway of today: being an educated agent is everything. Knowing exactly the questions somebody will ask you about a specific building because typically it is the same question. If you are one step ahead of the game, you are always going to be that much more educated to someone and to give a feeling of trust and security to that seller or that buyer.

SS: You started small to get the singles and doubles and grew. Tell us how you are able to be successful in that.

LM: It is all about networking, getting your voice heard, and getting your brand out there. I actually have a social media company I work with specifically for Instagram, Facebook, LinkedIn, etc. You have to get the word out. You have to keep doing deal after deal after deal. Get seasoned. Get confident because the confidence plays. I was never afraid of the price point because if you can do a one bedroom, you could do a four bedroom. Once you get the confidence to build your business and build the momentum, you go to the next level. That is why I tell people in my team there is no deal too small because that studio buyer four years later, could become that three- or four-bedroom buyer.

SS: Where do you see the city [New York] right now?

LM: The city is definitely bouncing back. Those COVID discounts are in the rearview mirror. There are some discounted and there are some values still out in the fields but not like there was. I have personally been involved in multiple offer situations, so I do see a really good upward trajectory toward getting out of this cycle and moving into the next cycle. My business personally has been phenomenal. I have lots of contracts out. I have lots of my listings either closed or in contracts. We are certainly getting traction in the market.

SS: Where do you see your brand going over the next three to five years? Tell us a little about what you foresee in the future.

LM: I see myself growing constantly. I always know there is another plateau to reach, so right now, I have been building out my team. I have three people on my team and the next step would be growing that team, constantly evolving, constantly growing, and maybe getting into new development in the future. The sky is the limit for everyone in this industry and that is why I love it. Nothing is too far of a reach. You have a goal, you set your goal, and you go for it.

Taylor Swift is not only an 11-time Grammy winning singer-songwriter and iconic popstar but also a surprising real estate investor. The acclaimed American artist has spent $50 million on a single cobblestoned street in the Tribeca neighborhood of Lower Manhattan, New York. Beside her $18 million townhome at 153 Franklin St., she also owns three units at 155 Franklin St. totaling near $30 million. In 2014, Swift purchased an $19.95 million penthouse duplex at 155 Franklin St. from “Lord of the Rings” director Peter Jackson. Later on, she purchased another $9.75 million unit in the same building.

Other notable residents of the charming brick building include Orlando Bloom, comedian Aziz Ansari, former New York Rangers captain Ryan McDonagh, and Steven Soderbergh. Now another unit, on the fourth floor of 155 Franklin, has sold for $9.99 million. While the space was intended to serve as a rental, the buyer reportedly fell in love with the unit and purchased it on the spot crowning them the title of Taylor’s swift’s new neighbor.

The classic 19th-century building formerly served as the Sugarloaf Warehouse before its conversion into a 6.5 story residential space. Spanning 3,532 square feet, the newly purchased Tribeca unit features four bedrooms and three baths. The marvelous great room highlights corner exposure, a woodburning fireplace, and oversized windows for plentiful natural lighting. The open chef’s kitchen is equipped with a quaint breakfast bar. The luxurious primary bathroom encapsulates a spa like atmosphere and offers a dressing room and private seating area. Decorative elements of the home consists of classic loft features such as cast-iron columns, exposed brick, and wood-beamed ceilings.

Recently, they represented the seller in the sale of penthouse PH-5701 at One Thousand Museum by Zaha Hadid Architects in downtown Miami for $13.8 million. This was the first condo re-sale above $10M in the last 5 years excluding Miami Beach.

The webinar was hosted by Haute Living's Seth Semilof and Kamal Hotchandani. The Alexander brothers joined the webinar from their Miami Beach home.

The brothers spoke of the real estate markets in The Hamptons, New York City, and South Florida and how each has adapted to the current times of quarantine. They talked candidly about how they and their agents are working to support their clients, new developments they are representing, and more.

Oren recalled how the market was going through difficult times when they started their business in 2009 and his outlook for the coming future. "This time it's not a financial crisis but a global pandemic. Though things have rightfully slowed down, we feel that the market and the economy will be back. There will be deals out there." He continued on how they are using the current times to plan ahead. "Before, our days were very fast-paced. This moment during quarantine has given us time to strategize about our future."

Tal went into detail about the New York market's current standstill. "Over the last month, there are no showings taking place in New York. We let our sellers what's taking place and our protocol. Before the crisis, the market was up; things were selling. I believe we will get back to business. In The Hamptons, the summer months are the busiest. People snatched up rentals in The Hamptons quicker this year through Labor Day weekend, creating an extended summer season."

On Miami, Oren looks positively on the real estate market coming out of the quarantine mode currently in place for the industry and life overall. "I do feel that South Florida has the most to gain out of it. People are putting value into their life and home," he said. "I feel the Miami market will be on top as we close out 2020. We have an amazing inventory that we are looking to start showing."

For the rest of 2020 in real estate, Tal said, "For New York, I think we will have a lot of pent-up demand (for movement). People will need to have more space or downsize."
