<p>It's no secret that Naples is becoming a place homebuyers are choosing to live in comparison to cities like Miami or Fort Lauderdale. Naples has seen an influx of new residents over the last few years. Real estate agent, Dante DiSabato, has helped his clients with buying and selling over $250 million in property. He's also one of Florida’s youngest members of Who’s Who in Luxury Real Estate, a global collection of the finest luxury real estate brokers in the world. DiSabato caught up with <em>Haute Residence</em> to discuss why buyers are calling Naples home and loving it as a destination:</p>
<h2>Why are homebuyers seeking Naples as a destination spot as opposed to Miami or Fort Lauderdale?</h2>
<p>People are choosing Naples versus Miami or Fort Lauderdale for many reasons. A few of the top reasons are density, traffic, land, and opportunity. Naples has a lot fewer people than the East Coast of Florida, which means the roads are less crowded. But what seems to attract most people to Naples over the East Coast is the quality of life. Naples has an incredible array of restaurants, world-class shopping, culture, art, water sports, golf, and tennis. It’s all close and easy to access, as are the beaches and waters of the Gulf of Mexico.</p>
<h2>What are the Top 3 attractions to Naples?</h2>
<p>It’s difficult to pick just three for the top attractions in Naples, but I’d suggest people check out the great shops of both 5th Ave South and 3rd Street South, our famous Artis-Naples (which features some of the world’s greatest musicians), and the Naples Botanical Gardens. But, I should add that Naples is also the best spot in the country for golf, having more golf holes per capita than any other place in the country, and, of course, we have some of the best sunsets in the country.</p>
<h2>Compare the cost of home value of Naples to Miami?</h2>
<p>The costs of homes are quite comparable to Miami’s, and I would say with confidence that our Port Royal neighborhood is the highest priced neighborhood in the country. It is truly beautiful.</p>
<h2>What affluent neighborhoods does Naples have to offer?</h2>
<p>We offer all different types of neighborhoods but the most affluent would be the aforementioned Port Royal, Olde Naples, Moorings, Park Shore and Pelican Bay. Each of them is on the water and offer a quiet and luxurious style of life. Each is unique, but close to each other, and convenient to all of Naples shopping, dining, and cultural opportunities.</p>
<h2>Describe an ideal Saturday in Naples?</h2>
<p>An Ideal Saturday in Downtown Naples would be what I did today! Wake up to the birds chirping and the sun shining. Take a walk to breakfast at Jane’s or The Cafe. Pack a bag for the beach and head to watch dolphins and get a quick tan. Grab lunch at Gumbo Limbo or Tommy Bahamas and then head home for a little reading and relaxation before the cocktail hour at Truluck's or Tulia. Dinner at Sails and finish it off with an after-dinner drink a The Continental with live music. Of course, others may prefer to add some golf, shopping, exotic car shopping and a sunset cruise to their ideal Saturday.</p>

More often than not, the property rests in a market buyers are not familiar with, comes with costs that may not be readily foreseen and requires abidance by local real estate laws home seekers need to learn. It is because of these subtleties that an experienced real estate agent can be a buyer’s greatest asset when seeking a second or even a third residence to visit several moths out of the year.</p>
<p>Haute Residence talked to Dante DiSabato, a Naples, Florida-based real estate professional with William Raveis Real Estate, about the intricacies of acquiring and marinating a second home.</p>
<h3><strong>What considerations should agents address with out-of-town clients looking to purchase a vacation home?</strong></h3>
<p>Location. Location. Location. Always try to focus on the long term value, which always stems from location. The goal is to create a relationship with the customer not just to sell them this home but to sell ALL of their homes in the market. Usually people move every 3-5 years here. Quality is also a good characteristic as well and a focus on what fits their lifestyle.</p>
<h3><strong>What are some of the major issues that could go wrong when buying a second home? How can an agent help clients anticipate them and avoid them?</strong></h3>
<p>There really are no unforeseen issues when buying a second home if you are working with a good agent. Make sure that your customer knows all of their estimated costs of the home per year as well as what they would need to do if there was a storm or natural event. This lays out all of the possible issues that could happen however most of the owners here in Naples are 2<sup>nd</sup>, 3<sup>rd</sup>, or 4<sup>th </sup>owners and are seasoned veterans when buying homes. This helps, however, I would also make sure they know the ins and outs of their home and or have a home watch person.</p>

<h3><strong>How many of Naples home purchases are for vacation homes? What makes the city a good destination to own a second home in?</strong></h3>
<p>I would say around 80 percent of our purchases are purchased for vacation homes. We were rated happiest and healthiest city in country for the 3rd year in a row. We have world class shopping, dining, beaches and weather. We are the golf capital of the world with more holes per capita than anywhere else. And being on the Gulf of Mexico we have spectacular boating and fishing. And the sunsets are mesmerizing every night.</p>
<h3><strong>What could be some of the costs of owning a vacation home that clients may not be familiar with when they start looking for a property?</strong></h3>
<p>Other than your normal house costs, such as taxes, insurance, utilities, you might have a home watch person for your home, which could be a cost to run the water, check the property, make sure everything is ok during the months that people are not there.</p>

<p>There are different rules and regulations when renting in Naples. There are many rentals, however, home owner associations sometimes will limit the amount of rentals per year to cut back on traffic in a certain neighborhood or location. However, rentals are getting harder and harder to come by due to an increase of people who want to be down here and try the market before they buy.</p>
<h3><strong>How can homeowners protect their newly purchased second home when it is vacant?</strong></h3>
<p>Hire a home watch person, increase security with cameras, locks and make sure to have hurricane windows.</p>

Sprawling to the west of Tamiami Trail toward the shore and reaching The Naples Beach Hotel &amp; Golf Club to the north and the Naples Pier to the south, the enclave is distinctly upscale with world-class residential and commercial opportunities in the midst of a fine shopping and dining mecca.</p>
<p>Haute Residence talked to Dante DiSabato, Naples-based luxury real estate agent with William Raveis Real Estate, to learn more about the neighborhood, whose charm and elegance have enticed high-profile buyers for decades.</p>
<h4><strong>What is the history of Olde Naples? How did the community come to be and how is his past reflected in its real estate?</strong></h4>
<p>The history of Naples and Olde Naples is still recent even by Florida standards. It was a fishing and hunting destination for wealthy northerners until it became more accessible thanks to the railway and the completion of the Tamiami Trail by county namesake Barron Collier in the late 1920s. But it really didn’t take off until the 1960s with communities such as Port Royal and The Moorings. Olde Naples is the original spot where northern visitors visited and it is still some of the most sought-after real estate in Florida.</p>
<h4>What is the architectural style in Olde Naples? Where does it draw inspiration from?</h4>
<p>In the last 4-5 years Olde Naples has gone through a transitional phase from Tuscan-style homes to cottage beach homes to now a clean-line, modern feel. New homes have a light, bright, airy feel. I believe the inspiration comes from the amazing architects and designers that we have, which include Stofft Cooney, MHK Architecture, and Kukk Architecture.</p>
<h4>How large is Olde Naples compared to other neighborhoods? How is Olde Naples different from the rest of Naples, including in terms of the price of properties?</h4>
<p>Olde Naples is approximately 23 Blocks long and 9 Blocks wide until it dead ends into the Gulf of Mexico. What makes it different is the fact that it is comprised of all different types of real estate including single-family homes, condos, villas, commercial, restaurants and retail. The neighborhood I call the Center of the Universe here in Naples is where you can walk to dining spots and the beach/Gulf all in the same day. It is an upscale urban beach lifestyle that people want. There is a wide variety of pricing but I would say it is in the top three of the highest priced markets in Naples, which would also include Port Royal and Aqualane Shores right to the South of Olde Naples.</p>

<p>The advantages of new construction homes include builder warranty and the current high-end building codes, which played a huge part in the homes barely even being touched during Hurricane Irma. There is also something to be said about new finishes and updated style!</p>
<h4>What types of amenities does Old Naples offer?</h4>
<p>Olde Naples offers world-class shops and dinning on Fifth Avenue South and Third Street South. It features many farmers’ markets, parades, and events, such as music and art festivals. It also offers walkability to the beach and the Gulf of Mexico for year-round sunsets. Not to mention it’s a boater’s and golfer’s paradise. It really has it all.</p>
